When a Desert Home Has a Maritime Theme Dear Doreen, My husband is being relocated for work so we are moving back east this summer. I have interviewed a few Realtors about selling my home and have been very upset by their responses. We have made our home very custom which I believe adds to its value but have gotten comments like “this doesn’t really fit arizona” and “this looks like something you would find in Cape Cod.” So now what do we do? I found that to be a detriment in some cases but a real plus in others. Worse: A Blocked Sidewalk or Open Garage?
I
had an email conversation with… [the] Anthem Parkside manager about a gentleman on North Courage Trail, who refuses to put his trash can in the street for pick up as the trash company directs. Instead, he continues to place his trash cans on the sidewalk, which means to walk up Courage Trail on trash day, you have to go in the street to get around his can. This “gentleman” even came outside to yell at my wife when she tried to unblock the sidewalk so she didn’t have go into the street with the baby stroller. Probably 50 to 100 kids… have to step into the busy street on their way to and from school. When I was told by [the Parkside manager] there is no rule prohibiting … blocking the walkway, I asked what I could do to get that changed. Her comment was “I would suggest that
we would have to increase the quarterly assessments in order to have a compliance manager in the community on trash pickup days looking for cans placed incorrectly, should the rule be amended in such a stringent way.” Days later, I got a letter from the HOA because our garage door was left open. The door was open for less than a half hour while my wife attended to the needs of our 2-year-old. So to recap: Too costly to make and enforce rules to protect kids; more important to enforce rules to… close your garage door and, if necessary, leave your children’s needs unattended. — Donny Fiant, Anthem Got Something to Say? n Tuesday, May 22, John Garde walked into the In&Out office with a story to tell. As we listened, Garde’s words came with some difficulty. It was evident he wanted to share and perhaps, purge haunting images of what happened exactly one year earlier. On that very day in 2011, a monster tornado struck Garde’s hometown of Joplin, Mo. In a relative instant, entire neighborhoods were flattened, 157 lives were lost, and survivors were left with little, but hope. The 200-mph twister was the deadliest tornado ever recorded and thought to be the seventh deadliest tornado in American history. Garde and his wife, Sharon, watched from their winter home in Anthem as horrifying images played out on television. “We were shocked,” Garde recalled. “We tried to call family

members, but all the cell towers were damaged.” Dazed, the Gardes packed for the worrisome drive home. The meteorological facts of Joplin’s twister are simple and astounding. The EF-5 tornado was as rare and as big as they get. The nearly mile-wide monster touched down at 5:41 p.m. and in just minutes, cut a six-mile path of sheer devastation. But John Garde’s story isn’t one of facts. It’s a human, emotional experience that even that long drive to Joplin couldn’t steel him for. “We were not prepared for what we saw,” he said. “Homes were flattened.” Several loved ones were injured. One of Sharon’s relatives did not survive. “It’s a horrible

way to die,” said Sharon, choking back tears. “I still cry, a year later.” The Gardes’ house was damaged, but not lost. The tornado appeared to change directions in their lawn. One year later, the Gardes now live full-time in Anthem. “We love our children and our families. Anthem is a beautiful place to be. Anthem Triumphs in Water Battle

n a stunning change of course, the Arizona Corporation Commission voted to deconsolidate the Anthem/ Agua Fria Wastewater District, Tuesday, May 22. The decision counters the Recommended Opinion and Order issued to the Commission April 10, recommending Anthem’s wastewater rates continue to be combined with those of Verrado, Russell Ranch and Corte Bella areas. The deconsolidation plan will be phased in over three years beginning Jan. 1, 2013. Anthem Council reports the savings to Anthem ratepayers will be approximately $2.4 million per year after the phase-in is complete. Wastewater rates will be calculated on the ratepayer’s average winter water use.

dark chapter of Anthem’s history is approaching closure as possession of the property at 3727 W. Ashton Court was turned over to Parkside Community Association. With no interested parties attending the May 17 auction, Parkside—the lienholder on what is now known as the “arson house”— made a bid of $47,335.98, the outstanding lien amount, to formalize repossession. The home burned down two years ago and homeowner Todd Weiss was
convicted of arson.
Following a 30-day period in which current owners could redeem the property, Parkside will decide to sell the property as-is, or tear down the rubble. “Parkside’s main objective is to get a livable home on the property, and have their current expenses reimbursed. If tearing down the home would make the property more sellable, then [Parkside] would definitely consider that option,” said Council Spokesperson Barb Evans. io

bout the only thing worse than having your garage door spring snap when you are trying to start your busy day is having it snap while your car is halfway out of the garage while you’re trying to start your busy day. Bummer, dude, better get Maaco! (Note: The likelihood of the door smashing your car is low, but I liked the visual.) A garage door torsion spring is a lot like your crazy uncle that doesn’t get invited to many family functions. No one can really tell when it will snap. When it does decide to go, you’ll want to get it fixed as quickly as your A/C in August. The reasons for torsion spring failure are many. Sometimes it’s just a defect; a weak spot waiting to happen. It can also be under too much strain due to improper installation, bad door alignment, or poor overhead door maintenance. In some cases, the installer used an undersized (or even a used—gasp!—spring) and you never knew it. Others are just plain worn out. The average spring has a life expectancy of about 10,000 cycles. Our door cycles eight times a day on average, which means I’m subjected to the garage-o-guillotine about every three years. I went with a heavy-duty spring to minimize risk. Replacing a broken spring isn’t on my list of DIY projects. The money you might save is offset by the time it

will take you, the specialty tools you don’t have, and possibility of catching a torsion spring winding rod in your melon as you adjust to the learning curve. A properly torqued spring can release about 500 foot pounds of energy, or the equivalent of catching a bag of cement dropped from 10 feet*, which will leave a mark for sure.
