ASK DOREEN

Caution! Before You Invest…

Dear Doreen, I want to buy my first rental property but don’t have enough cash for the down payment, closing costs, etc. Are there any investors who will lend me money to get started? I want to become a full-time landlord. Any ideas? —Landlord Wannabe Dear LW, An investor who would lend you money (if any) will be expensive. You will need to show you have liquid reserves for repairs. Most

of the investors I see want a minimum of 10–20% equity and 5–10% in cash reserves. If you don’t have the the cash reserves you could walk into a real financial hardship. Careful! Let history be a lesson. This is why we—especially in AZ—got in such a mess five years ago. “Investors” who didn’t know what they were doing jumped into the market and ended up in foreclosure instead. Again, use CAUTION! —Doreen

Hidden Treasure Forgotten in Oven Mitt… Until Too Late?

n Saturday, May 4th, there was a O knock on my door. It was a very nice couple inquiring if months ago I inadvertently sold an oven mitt at a garage sale.

I looked at them completely puzzled. They asked if maybe I had tucked something treasured or valuable inside the oven mitt and mistakenly sold it at a garage sale some months back. Still a little puzzled, I responded with “Oh … you mean my wedding ring?” And happily pointed out that my wedding ring was indeed on my finger. I praised them for their efforts in tracking down the mysterious “oven mitt lady” and wished them luck finding her.

Later that night while retelling this story to my husband, I gasped in horror as I realized, “Oh my goodness! I am Oven Mitt Lady!” I did put something inside an oven mitt and had completely forgotten I had. I’m the person they were looking for! I can clearly identify in detail the item inside that oven mitt. But, how on earth do I find them?

Hooks Still a Too-common Threat

T

hank you for the recognition of saving the other turtle from Anthem Way [“Happy End for Hooked Turtle,” In&Out, May 16]. I didn’t think anybody noticed (except the people in other cars that didn’t like me stopping there, lol). It’s not the recognition, but my 7-year-old Lindsey has been calling me “a hero” since we read the article, and that makes it so much worth it. I was taking her to school and realized it could not get back up the curb. Couldn’t live with myself if it had been crunched the next time we went by. In addition, we go [to the lake] on Mondays and Tuesdays sometimes with a magnet on a string and walk the

water embankments trying to collect hooks and such from the previous weekend. It’s usually a lot: We find more than 20 or 30 a week, in addition to miscellaneous string, lures and other fishing tackle. Most of the hooks are barbed. We hate to hear that happened to another turtle, and I wish there were a way to police this a little more. Often, we see a duck with a string hanging out of its mouth which is so frustrating. Anyway, I don’t want to soapbox it, but we are out there, trying to keep the hooks off the ground at our park, and I hope other residents do the same, because the danger is not only to turtles and ducks, but dogs and barefoot children, also.

licking of paws, reluctance to walk and blisters or sores on the pads. What To Do Walk your dog early in the morning or late in the evening and avoid hot sidewalks. Before going for a walk, slip your shoe off and feel the surface with your bare foot. If it is too hot for you, it is too hot for your dog. Dangerous Bath When the temperatures are in the 100s, the water sitting in your hose can be scalding and can cause severe burns to your dog’s skin. What To Do Run the hose to clear the hot water before letting it touch your dog. More Heat, More Water Always bring plenty of cold water when walking or hiking with your dog during the summer. When exerting themselves in hot weather, dogs may need twice as much water as usual to avoid heat stroke and dehydration.
