6 REASONS
WHY YOUR HOUSE SITS UNSOLD Look at the “days on market” figure; a bigger number is a black mark on the property. Here, continued from last week, are factors affecting that number…
3. Bad Location or Messy Neighbors Minimize what you can’t change. Plant trees to obscure your neighbor’s mess. Install a water feature to mask traffic noise. Or, reduce the price or offer incentives such as paying buyer’s closing costs.
4. Agent Marketing Once your home is activated on the MLS and broker sites, it spiders out to hundreds of other sites online where 85% of buyers begin their search. Inaccurate Send your real estate property descriptions, questions to Doreen.Drew too few, or unattractive @ColdwellBanker.com photos (or worse, too many or none at all) will work against you. 5. Seller Has Changed Brokers Frequently This sends a message that the seller is fussy or difficult to deal with. (Yes, we all have access to the history of your house through MLS, Zillow etc.) 6. The Market Out of anyone’s control—winter weather, for example, has affected sales in many U.S. markets. If a prospective buyer can’t sell their home, they can’t buy yours. Inventory levels, ease of financing, supply and demand… These are factors we have to consider—and live with.

Watch the Clock!
e have a sunlight W surplus in Arizona, but the rest of the country is changing its clocks to soak up another hour of rays.
Daylight Saving Time begins Sunday, March 9 and ends on Sunday, Nov. 2. This is the time of year when Arizona syncs up with Pacific Time, so if you visit California or Nevada, leave your watch alone. If you go to Utah, Colorado, or New Mexico, you’ll now have to set it forward one hour. Central Time will be two hours ahead instead of one, and Eastern Time will be three hours ahead instead of two. This also means nonlocal broadcasts will run one hour earlier, so be careful not to miss your favorite shows.

First in a series of seminars in 2014, this presentation targets students in grades 5–9 and their parents, but is open to all ages as well as non-Anthem residents.

hile Tim Fyke (Parkside) and Roger Willis (Country Club) run unopposed for the two seats on the Anthem Community Council, several incumbents and newcomers are jockeying for the opportunity to serve their community on the HOA boards for Parkside, Country Club and the Village. Anthem Country Club Community Association (ACCCA) Seven candidates are competing for three seats. Incumbents Stephen Champion (president) and Rick Kesselman are being challenged by Donna Gloshen, former ACC president, and newcomers Gregory Kosko, Cheryl Monaghan, Fred Shipley and Ed Varney. Parkside Six candidates are vying for three open seats. Thomas Woodward is defending his seat against ACC board veteran Michael Gregoire and Vonalee “Butch” See, former Parkside board member. Newcomers
Brett Willden, Teresa Oorin and B.J. Mcllnay are also vying for a chance to serve. The Village (condominiums) Five one-year-term seats are open, as per the association’s bylaws in which all seats terminate annually. This year, the Village, operating with its new HOA manager, Jo-Ann Greenstein, wife of ACC CFO Doug Greenstein, is looking to modify the bylaws to allow for staggered terms. A bylaw modification requires a minimum vote by 75 percent of property owners in order to take effect. If the modification passes, the April 2014 election will be governed by this modification. io Friday, March 14 Deadline to vote: Close of business for paper ballots; Midnight for electronic ballots. Monday, March 17 Election results to be verified Tuesday, March 18 Candidates to be notified of results

Council Approves Assisted Living Facility Decision Moves to Pulte
By Karen Goveia kgoveia@anthemnews.com
It was January when the community first heard that a developer of a largeWEISMANDESIGNGROUP scale assisted living facility had its sights set on one of the last remaining large land parcels in Anthem. A month later, the project made it past the first hurdle of Council approval. Its fate now lies with Pulte who holds veto power. LANDSCAPE ARCHITECTURE

At its first formal meeting in its newly renovated civic building on Feb. 26, Anthem Community Council rubber stamped the proposal in less time than it took for the board to consider a later agenda item involving a New Year’s Eve party in the park. The developer, Seattle-based Merrill Gardens, hosted a public meeting on Feb. 6 inviting residents of adjacent Treasure neighborhood to discuss its proposal to build on land owned by Canyon Church of Christ at the southwest corner of Daisy Mountain Drive and Meridian Drive. An informal survey of about 80 residents in attendance drew 60 responses in favor of the project and 14 against. 14

Not a Variance
A last-minute language change prior to the meeting redefined the request as a “land-use change” on the property zoned for school/church use, not a “variance” as previously stated. The language change requires a change to the supplemental declarations affecting the property. Carolyn Rodgers, who entered into a lawsuit with Council in 2010 regarding land-use changes, questioned how the community would be involved in changing the supplemental

Rodgers quoted the court ruling identifying the “restrictive declarations or covenants are a contract between the subdivision’s property owners as a whole and individual lot owners.”pgAs 14 such, Rodgers said, property owners should be granted more involvement.

“We’re following the process,” said Board President Holly Matson. Rodgers pressed further, “So you won’t say whether the community will be involved or not in changing the supplemental CC&Rs… that’s my question.” Board member Rob Linder said he felt the community is very involved. “The fact that there’s open meetings and things weren’t just pushed through months ago demonstrates that everyone is trying to get everyone involved,” he said.
Next Steps
It’s up to Pulte to determine whether the request will be labeled a variance or will require an amendment to supplemental declarations, according to ACC’s legal counsel Mark Sahl. io

ou may have seen the unique Ragnar signs on Anthem’s sidewalks and trails recently and wondered, “What’s Ragnar?” Ragnar is when you and 11 of your buddies tag team against other teams of 12 for 200 miles in an overnight relay. Each team participant runs three legs, with each leg ranging from three to eight miles. While one runs, the others pile into two support vans until their turn arrives. There are 16 Ragnar races nationwide; Arizona hosts “The Ragnar Del Sol” which takes runners from Wickenburg to Tempe… via Anthem. On Feb. 21 and 22, the Ragnar Del Sol ran through Anthem, stopping gratefully for shut-eye and a shower at Anthem’s luxurious Community Center. “I think this is heaven,” said Danleia Ahumada from Gilbert, as she cooled off, cleaned up and reveled in the digs at the community center. io
