ASK DOREEN

When Inventory is Low, Agents must be Active Dear Doreen, I am trying to buy and can’t find anything that doesn’t already have many offers put in. What is a buyer to do? I am afraid that the prices are going to skyrocket. —Anxious Buyer Dear anxious, Phoenix has had a 42-percent drop in its housing inventory recently and is projected to see prices gain 5 percent this year. But that does not mean all good deals are gone or that prices are going to skyrocket. Prices are still extremely low—often less than what it would cost to build the home. You just have to make sure your agent knows the area and knows the inventory. Some homes go on the market before hitting the MlS. an active agent will sometimes hear of homes about to come on the market and can pass that information to you. Make sure your agent is working on your behalf every day, and soon you will end up with a home that’s right for you. —Doreen

Victorian? Gothic? Or Just Baffling?

M

y wife and I were recently rejected on a courtyard gate installation by the LEC [Lifestyle Enhancement Committee]. Apparently, they felt our fleur de lis finials were too gothic and did not fit the architecture in the Country Club. Shocked, we drove around the neighborhood and found 10 homes with the same or similar finials as our gate submission. I provided pictures of the neighbors’ homes and appealed the LEC’s decision. We were once again rejected. Obviously we are more than frustrated with these people and the process. The LEC members seem to be clueless as to what the architecture is in the Country Club. After doing a little research, it turns out that fleur de lis finials are actually Victorian, not Gothic. Gothic-style finials are more in the realm of gargoyles and dragons.

A FRESH LOOK AT COUNTRY CLUB’S DESIGN GUIDELINES

Country Club is aware of the need to revisit the design guidelines. The Lifestyle Enhancement Committee is set to review several major areas of the 10-year-old code to determine if and how it should be updated. Resident input on proposed changes will be sought before submitting to the ACCCA and Council boards. Residents can weigh in by emailing Jody Cote at jcote@aamaz.com. Got Something to Say? FDA stops the madness with new sunscreen requirements By Tracy Begalke

T

he same thing that draws so many to the Arizona desert is the thing that can haunt us all summer long. That intense, glorious, unending sunshine. Valley-dwellers tend to respect the power of the sun, dutifully slathering sunscreen on our kids and ourselves. But finding the right product has not been a simple task. This year, sunscreen manufacturers will have to abide by a new set of rules. Beginning June, Coppertone, Neutrogena, et. al., will be required to change packaging

labels to more accurately communicate sun protection information. Sunscreens labeled as “broad spectrum,” must pass a test showing protection against both UVA and UVB sunlight, according to the FDA. UVA is the most common type of sun ray and can cause the most damage to our skin; UVB is filtered by the ozone layer causing less injury, according to the CDC. The new requirements prohibit the labeling of sunscreen as “waterproof” or “sweatproof.” The new labels may include a “water resistance” claim, but must indicate an effective time of either 40 minutes or 80 minutes, after which sunscreen must be reapplied. And gone will be the super-high SPF levels such as Coppertone’s Lifeguard Sunscreen lotion with SPF 100+. The maximum SPF level now allowed is 50. (Continued on page 18)

families look to Sadie Rubin, 7, gets another coat of sunscreen. Aerosols, while convenient, pose concern over inhalation of the fumes.

Did You Know? ONE BAD BURN

One serious sunburn during childhood significantly increases the chance of contracting melanoma, according to the CDC.

SPF EXPLAINED

Sunscreen works by absorbing or reflecting the sun’s UVA and UVB light. SPF—or Sun Protection Factor—is a measure of a sunscreen’s ability to prevent UVB from damaging the skin. A higher number indicates more protection. Here’s how it works: If it takes 20 minutes for your unprotected skin to start turning red, using sunscreen with an SPF of 15 should prevent your skin from turning red about 15 times longer, or about five hours. But, careful! Sunscreen needs to be applied every two hours, so don’t expect to be protected for five with one application. A sunscreen with twice the SPF will not block out twice as many harmful rays. After a factor of 15, the increased protection is only marginal. SOURCE: Skin Cancer Foundation

A Wild Dream-Come-True

M

ickey Ollson had a dream that was born back in the mid-1960s when he started raising exotic birds on his ranch, some 27 miles from downtown Phoenix. His passion for birds took wing and by the mid-70s Ollson’s interests had broadened. He began to trade some of his exotic birds for exotic mammals.

Today, Mickey Ollson’s Wildlife World Zoo & Aquarium lies on 95-acres in Litchfield Park, and displays more than 2,600 animals representing more than 400 species. Nearly 400,000 visit annually, including more than 75,000 school children.

DICK BUSCHER

Llamas, deer and wallabies were the first members of his mammal collection, which grew and grew until his dreams became a reality with the 1984 opening of the Wildlife World Zoo.

There are many ways to get around the park with the Africa Safari Train, the treetop Skyride offering a “bird’s eye” view, or the Log Flume Ride, which brags of longest acrylic tunnel in Arizona with a three-story, final-water drop.

Getting There Travel south on I-17 4.7 miles to Sonoran Desert Drive, AZ-303. Travel west on 303 for 29 miles to turn left on Northern Avenue. The Wildlife World Zoo & Aquarium is 34 miles from Anthem.

The first phase of the public aquarium opened in 2008, and another is scheduled to open this fall. Upon completion, this Sonoran Desert oasis will feature more than 60 indoor exhibits spread over 33,000 square feet. When combined with the aquarium’s numerous outdoor exhibits, the complex will be home to 400plus species of aquatic birds, reptiles, mammals and fish. Official Recommendations

The CDC recommends a minimum of SPF 15, and reapplication every two hours. A lotion-formula sunscreen ensures complete coverage, according to the FDA. Spray-on sunscreen, while convenient, is under investigation for the potential risks associated with accidental inhalation. Not a fan of all that lotion? Wearing light-colored clothing to reflect the sun, a wide-brimmed hat and sunglasses will reduce your exposure. Remember, while tan skin is often considered attractive, it indicates irreversible damage. io

FAST FACT SKIN CANCER INCIDENCE IN ARIZONA

Despite the sun’s relentless presence [Yuma, Phoenix and Tucson rank three of the top four sunniest cities in the United States), Arizona has one of the lowest rates for skin cancer incidents. About 12 out of 100,000 people contract melanoma, according the Centers for Disease Control, and the fatality rate is about 3 out of 100,000 people. Public Discussions Free 30-day Membership on ‘Civic Building’ Purchase Scheduled J T he Anthem Community Council announced dates for public discussion on the $2.3 million purchase of the building it currently occupies.

The purchase contract has been delivered to the owner, along with $100,000 earnest money. Council’s final approval of the purchase and renovation of what is now being called the “civic building,” is conditional upon an up to 90-day due-diligence period during which the ACC will solicit homeowner feedback. The final decision is targeted for the June 27 meeting of the Council. Council stated that the goal of the purchase is to “leverage more facility space to serve as a community gathering place and a civic hub.” Suggested uses for the building include administrative offices for the Anthem Community Council and community associations, quiet recreation space, a welcome and informational center, classrooms and meeting rooms, and possibly a law enforcement wing. Previous discussions have suggested meeting and classroom usage would be on a fee basis.

YOUR INPUT IS NEEDED

Have opinions on the project or ideas for usage of the space?
