‘My Short Sale is a Steal!’ Dear Doreen, I know my house must be worth more than my agent wants to list it for. He explained that because it is a short-sale I have to make it attractive enough for someone to wait what might be months for my bank to give an answer. He also said if I price it too high, I won’t get anyone to make an offer, and something about time being short. But I feel as though I am almost giving it away. What do you do in this case? –Selling Short Sadly Dear SSS, There are a couple things to remember as a short-seller. 1) You are not making any profit on this sale, so what it sells for really doesn’t matter to you. What matters is what the bank will accept. 2)Your agent is right that buyers typically will not pay top dollar for a short-sale because there is the assumption of deferred maintenance along with a long waiting period. Buyers need incentive to stay in the game. 3) and, time is of the essence, as your agent correctly states, if you have a foreclosure date looming. There’s a good chance your agent’s pricing is correct. Best of luck in your sale! —Doreen

Musical Tales For Young and Old… By Young and Old

A

esop told timeless tales holding meaning for children and adults alike, and ProMusica Arizona brings its youth and adult performers together for delightful musical renditions of these and other tales for its season finale. The concert will also take the audience through tales of a gypsy dancer, the bird-man Papageno and his magic flute, and sirens who tempted Odysseus and his men. As the concert progresses, so will the musical difficulty. A point of pride is the performance of “The Sun and the North Wind,” written specifically for this concert and composed by Boulder Creek High School trumpet player, Bill Fitzgibbons. Orchestra conductor, Kevin Kozacek, and Fitzgibbons have been working hard toward this performance. io

our daily routine probably doesn’t involve much thought about trains in general or the Daisy Mountain Railroad, in particular. But to 81-year-old Paul McRoberts, it’s huge. Conductor McRoberts doesn’t just drive the locomotive and cars, he drives it with passion. “I’d been interested in trains and in 1977 or ’78 my wife Mary Jeanne and daughter Tracy bought me an HO Gauge Silver Streak train,” said McRoberts. At first, the train went around the family Christmas tree–then moved to the basement where the set grew–along with Paul’s passion. “I had a lot of track and a lot of equipment,” McRoberts said smiling. “It was at least 12 feet by 15 feet,” recalled Tracy, who also lives in Anthem. “We had villages of houses, towns with stores, a mining and logging area, a pond with fake fish and wildlife and various other buildings all over. The track was an elaborate serpentine system with switches and loops; there was a ‘command center’ with at least two engine controls. He converted two bookshelves into storage for over 200 train cars and engines.” When McRoberts moved from Ohio more than six years ago, he had to leave the train behind. But his passion didn’t stay in Ohio with it. Last fall, (Continued on page 17)

(Continued from page 15) with his youngest grandson in tow, McRoberts went to take a ride on the Daisy Mountain Railroad and noticed a “Train Operator Needed” sign at the depot. Not only did McRoberts get a train ride, he also got the job as the DMRR Conductor. “I applied and I got hired!” he said. While McRoberts, in essence, left one train for another, he now can actually drive.

There is one other passion that may be even bigger than his love of trains. With a laugh, McRoberts said, “I can’t explain it. It’s just a fun job being able to please these kids.” When asked what else he enjoys about the job, he replied, “Yeah right! What else is there? You see these kids and they just light up. When I walk back to open the caboose door, ‘Thank you, Conductor, thank you, Conductor.’ They are just in awe!” io

Teens Learn by Doing

Y

oung people are usually on the other end of an accusation when it comes to graffiti, but thanks to an assignment by the Advanced Language Arts Department at Desert Mountain Middle School, six teenage boys armed with paint set about obliterating—not creating—graffiti on Carefree Highway. The assignment, the brainchild of seventh grade teacher JoAnn Schwarting, incorporates concepts from her doctoral research in the Educational Leadership and Innovation program at ASU West. The goal: Engage students in project-based learning to develop 21st Century skills. “We had to research something that would better our community,” said Zach Williams, 14. Williams is the spokesperson for his group of seventh and eighth graders who chose to study graffiti; its pros and cons, its costs and cultural implications. “They did everything: framed their research, made action plans, held meetings,” said Schwarting who, along with co-teacher, Kathleen Stell assumed more passive roles of mentor and coach. The teams identified needs in the community such as better exposure for small businesses, extended child care and improved recycling efforts. Williams said, “When you drive into an area that has graffiti, you instantly get negative feelings about the area. Without graffiti you don’t get those negative feelings and you feel safer.”

Student teams had to partner with a community mentor to execute their plan, once developed. The graffiti crew partnered with Graffiti Busters (who provided paint) and set out to obliterate the mass of offending scrawl on the elevated portion of Carefree Highway near Tramonto Marketplace. “There was one hate-statement against the police,” Williams said. “Every time you drove by you’d see it. Now it’s not there anymore.” While the graffiti is gone, it’s the 21st Century skills—the ability to collaborate, communicate, organize, problem-solve, think critically, assess the viability of information—that will provide lasting value. “It was hugely powerful,” Schwarting said. “The parents were just blown away at how articulate the kids were,” during the celebration when students presented their projects to parents and thanked their community mentors. nthem residents and guests will have some shiny new workout equipment at the community center this month. Some of the gear is new and some is to replace aging machines. According to Kevin Shaffer with ACC, “The fitness equipment budget was moved into the reserve fund and a practical replacement cycle was developed to help us replace chronically broken machines or machines that we no longer can get parts for. This predetermined schedule also helps us keep the facility well-maintained and up-to-date on a regular basis. The budget for this particular cycle was over $50,000.” Watch for four new recumbent bikes, three ellipticals, two adaptive motion trainers, two total body arc trainers, and one each of the following: shoulder press, lateral raise and leg raise/dip machines. “Staff and residents are very excited for the new “toys” and appreciate the reinvestment into the facility,” said Shaffer. io 20 |

o you have a favorite dessert that has the power to instantly take you to your happy place? One that sends light-speed messages to your brain that all is good in the world? No wars, no recession, no bills, no nothing; it’s just you and the dish. Fortunately, I have a laundry-list of these dishes that transport me to nirvana. I’m a lucky guy. Bananas Foster is way at the top of this list. I can still recall, in detail, the first time I ordered the highly recommended delight; it was an extravaganza. The maître d’ was notified, and he swooned into action. He practically walked on air as he rolled out the Bananas Foster cart and promenaded towards our table. He took his position tableside in his tuxedo and began his performance. It was like watching a world-renowned conductor presenting a symphony. His hands graciously moved in all directions as he worked. His crescendo moment was reached when he flambéed the ingredients and a 3-foot flame danced for the crowd. He was gorgeous, movie-star gorgeous! (Pause… deep breath.) OK, I’m back. I began to frequent this restaurant too often, just for the desert and performance. I had become a Bananas Foster stalker. It was time to reclaim my life. How could I do that? Simple: I learned how to prepare this dessert, sans the cart, the tux and the good looks. But at least my family and guests are happy. Now that’s nirvana! Ciao, Bella! io
