Inventory is low, houses are selling and prices—which have been really slow to move— are beginning to creep up ever-soslightly.

Before you get too excited, though, there can be several thousand dollars difference in price between two similar homes on the same street. Pool, view lot, upgraded kitchen, overall condition… These things can have a big effect on price. If you need to downsize, a traditional sale can make that quite a bit easier. I can’t tell you if the trend is going to continue, but keep in mind you are selling and buying in the same market. Hall was named “Best Blues Guitarist” in Arizona two years in a row and inducted into the Arizona Blues Hall of Fame in 2000. On Friday, May 11, The Thaddeus Rose Band (a three-piece show band) will perform hits from the 40s through today. Thaddeus Rose is a regular performer at the Wigwam Resort. Week three will bring the Instant Classics performing oldies, classic rock and country. The six-piece band plays regularly at the Blue Martini Lounge in Phoenix, and was named a New Times Best of Phoenix Winner. Self-proclaimed as “Arizona’s favorite party band,” That Kool Band will round out the concert series with a variety from Motown to British invasion and disco. Each concert begins at 7 p.m. and will run about two hours. The venue is on the grass, so don’t forget something to sit on for you and your crew. io

ACC Gets Closer to Big Building Purchase

nthem Community Council’s wish to own the 36,499-square-foot building at 3701 W. Anthem Way, currently housing its HOA offices, may soon come true. Efforts to purchase the office building with community enhancement fund dollars progressed a step when at its April 25 meeting, the Board unanimously gave CEO Jenna Kollings the green light to sign the purchase contract between GE Capital and the ACC. Anthem’s Favorite Monument Makes History

nthem has only been here 13 years, but it already has a historical monument, thanks to state Sen. Lori Klein [R-Anthem]. Klein sponsored the bill to proclaim the newly installed Veterans Memorial as an official part of Arizona’s centennial celebration. Decorated Vietnam Veteran and friend Jon Corey, suggested Klein seek legislative designation for the memorial, Klein told In&Out. “I was thrilled my bill passed with no opposition… Having both branches agree unanimously on anything is a rarity, but it also underscores how all of Arizona recognizes Anthem’s achievement with the memorial,” Klein said. The Anthem resident and mother of three said, “I love Anthem and think it is one of the most inspiring and wellkept communities in Arizona.”

An Anthem resident since 1999, Smith served as Pulte’s manager of land development during Anthem’s construction, according to Community Operations Officer Neal Shearer.

Smith will be responsible for the maintenance and upkeep of all ACC parks and facilities, and will manage the department’s budget, which encompasses the largest portion of the ACC’s operating budget. The former facilities director for Estrella Mountain Ranch master-planned community in Goodyear, Smith began serving in his new role April 23. io

One resident questioned the need for such a large additional facility. The lender-owned building sold for $6.85 million in 2000. The current asking price is $2.85 million, but according to CFO Doug Greenstein, the ACC made an offer of $2.3 million on the facility. To fund the purchase, ACC is proposing to spend between $500,000 to $750,000 from the community enhancement fund as a down payment, with the remainder to be financed with a low-interest loan for 15-20 years. Doing so would leave about $4 million available in the enhancement fund for future projects such as performing arts space, sports fields/open space, an additional swimming pool, and parks and teen facilities. Current ACC assessments would remain unchanged.

future adjustment of wastewater rates might provide some relief. The hope was that the water company would deconsolidate wastewater rates from the Anthem-Agua Fria water district. Deconsolidation would mean Anthem wastewater rates would go down 24.8 percent (from the rates implemented on Jan.1 , 2011), and the rates in the Verrado, Russell Ranch and Corte Bella areas of the district would increase 62.98 percent. Anthem presented a proposal to graduate the rates over a three-year period. But on April 10, Judge Teena Jibilian recommended against deconsolidation to the Corporation Commission stating “deconsolidation would not correctly assign cost responsibility for all ratemaking components, and is therefore not in the public interest at this time.”

One simple sentence in my annual “Snowbird Checklist” evoked nearly as much confusion and controversy as the “cell tower sneak” of 2009. I wrote: “As long as the landscape is getting water, it’s OK to turn off the water to your house.” That seemingly harmless huddle of words prompted an email from a firesprinkled homeowner asking if turning off the water main would kill the water to the sprinkler system. It was my understanding that the sprinkler system bypasses the main, but the crack legal team at In&Out demanded I get answers.
