How to Lock in a Lower Rate

“I read in one of your articles that you’re licensed on all levels of care, and when a client moves in, the rate will NEVER increase? What happens when that person’s needs change? As they get older, and the level of care they need increases, won’t their rate increase?
A:
When someone moves into one of our Anthem homes, the rate is based on the level of care needed at the time they move in. In time, their required care will most likely increase. But, we will never raise their rate for the rest of their life! Where this becomes critically important is in the planning phase.
Let’s say, for instance, your mom is beginning to have stability issues and you feel a fall may be imminent. If she moves into ASR or ASL before she falls, her rate will be lower. But if you delay, and wait until after mom falls and breaks a hip, her level of required care is now quite a bit higher and her rate will be established at the higher rate. Knowing this could save someone many thousands of dollars over time if they are proactive and move into an assisted living home before the fall happens. The difference between Supervisory and Directed level of care could be up to $2,000/month! Multiply that by just two years, and that’s $48,000 savings for not procrastinating.

Pulte/ACC Give Senior Living Project Green Light
M
errill Gardens, the senior living complex proposed for construction near St. Rose church, cleared a major hurdle when Pulte/ Del Webb transferred declarant rights to the Anthem Community Council. [See, “Council Approves Assisted Living Facility,” In&Out, March 6, 2014.]
The property, previously zoned for use by a school or church, prohibited Merrill Gardens from developing the site. According to Anthem’s governing documents, reassignment of property usage rights fell under the jurisdiction of Pulte/ Del Webb. ACC sought
the reassignment from Pulte/Del Webb, but the developer simply transferred declarant rights to the ACC, effectively giving it the decision. The ACC promptly amended the CC&Rs for the property, allowing construction of the senior living facility to progress.
Fyke Elected Board President
T
im Fyke was seated for a second term on the Anthem Community Council, representing Parkside, and newly elected Roger Willis began serving his first term representing Country Club. After the two were seated, officers were elected. Holly Matson, former president of the board, moved to elect Fyke as new president by unanimous vote. Roger Willis was voted in Tim Fyke as vice president. John Birdseye accepted the secretary position and John Balzer remained treasurer.

t’s been almost three years since Ace Hardware called it quits on its Anthem Way location, leaving residents to fantasize about what might fill the space. Many wished for a specialty food store such as Sprouts or Trader Joe’s. Goodwill tried to take the space in 2012, but was stymied by Council. Now, under new ownership, Ace plans to reopen at 3440 W. Anthem Way by October. Regency Centers, the property management company for the plaza, intended to bring Ace back to Anthem once new franchisees could be found, said Rona

aynhia Stott has dreamed of starting an Anthem area community garden for about two years. “After this New Year’s I thought, ‘You know, we always talk about it, but never do anything about it.” Stott said. So, she got a group of friends together to start planning. That group has quickly grown to about 60 people since January. They are not alone. A report by the National Gardening Association
examining gardening trends from 2008-2013 shows community gardens are burgeoning. Two million more households reported participating in a community garden in 2013 than in 2008. And, about 35 percent of Americans are growing food at home, up 17 percent in five years. Millennials (those ages 18–34) are among the fastest growing population of at-home or community garden growers, up 63 percent within the study period. Better Food. Stronger Community. Supporters of community gardens say the activity contributes to local identity and pride. According to the American Community Gardening Association, community gardens bring together people from diverse cultures and different generations and provide a rewarding,
therapeutic and educational activity. The organization said research shows children who participate in the garden learn better in all school subjects. Some gardens share the surplus with local food banks and the elderly, and the garden itself functions as a an attractive focal point. Stott hopes an Anthem garden would provide a place the community can come together to

The Logical Amenity. These types of gardens, often planted in urban areas, are becoming more popular in suburban developments. In fact, agriculture— community gardens, orchards, even fullfledged farms with livestock—are the hottest amenity designed to attract buyers, enhance the sense of community and increase property values. Ed McMahon, senior fellow with the Urban Land Institute, told NPR more than 200 developments with agricultural amenities already exist in the country. “Golf courses cost millions to build and maintain, and we’re kind of overbuilt on golf courses already,” he said.
Next steps? According to Stott, her group is still in the planning stage. They don’t yet have land and are still applying for non-profit status. They don’t have an email list or Facebook page where interested parties can keep up with developments. But, she did present her idea to the Anthem Community Planning and Development Committee on April 8, and she said it was wellreceived.
Stott looked to nearby communities for guidance with the formation of Anthem’s garden and focused on the Mesa Urban Garden. MUG rents plots of land

ee swarms are a common sight during spring and hives, if near a home, usually require removal by a professional beekeeper. Last week, one Anthem family learned just how big a problem it is if a swarm finds its way into the walls of your home. It was their son who first noticed a few bees flying around the roofline of the family’s two-story home. After spotting an increasing number of bees in the days ahead, a closer look revealed a quarter-size hole just under a roof tile— the portal for the bees. With their roofline nearly 30-feet above ground, Chris and Krista Blundell wisely decided to call a bee removal expert. Nathan Heller of Phoenix Bee Removal donned a full bee suit, grabbed an extension ladder and got to work on the hive which he estimated to be about two-weeks old. But, the family’s bee problem didn’t end there. The large honeycomb the bees created also needed removal. According to Heller, the desert heat would melt the honeycomb and leave a mess of honey to run inside the exterior wall, and seep through the drywall, staining the walls and ceiling. The easiest way to get at the honeycomb, Heller determined, was to pull back the roof tile directly above the entry hole and cut through the roof. An estimated 10-pounds of honeycomb was removed, then the roof was repaired. The process took less than 90 minutes. Professional bee extermination can cost $100 or so, but when a structure has to be opened and repaired to remove a honeycomb, that figure can easily approach or exceed $1,000.

hile I cannot claim even a fraction of the humility and insight that Pilgrim had, I can relate to the burden of having too much stuff. And by stuff―I mean junk. One of the biggest complaints I get from relocating real estate clients is that homes here don’t have attics or basements for storage. I say, “Free yourself! Leave all that crap in Kenosha with the cows and the curd. Make your move a spiritual quest for minimalism!” (I don’t really say that because they’d think I was on furlough from the wombat warehouse.) We all know we don’t need half the junk we have. When I rid myself of my surplus flab a few years back, I had hangers full of clothes that not only didn’t fit,

they reminded me of heftier days. Didn’t need ‘em, didn’t want ‘em, so I tossed them. How wonderfully freeing! Most of us watch in horror when we see extreme hoarders on TV, but I think we all have a tiny pack rat living inside us. Sorry, moms, you’re the worst. From baby clothes to children’s scrawlings that look absolutely nothing like a “moo-moo,” you just can’t part with some stuff. Free yourself! I’ve had the unfortunate experience of going through the possessions of relatives who have passed. Most ends up in the dumpster. The only thing remaining is the guilt of having to do the deed. My daughter Emma is quite the artist and I used to save every scrap she scribbled. Thanks to the magic of modern technology, I now scan

everything onto the computer and back it up so it’s immortalized. We do the same thing with school work worthy of keeping. As for baby clothes, we kept one legal-size storage box of memories for each kid. We carefully sealed them and tossed them in the attic where they will likely sit quietly for 20 years.
So much stuff you accumulate, but know you’ll never really use again. (Trust me, your daughter won’t want that plastic high chair she had as a kid when she has children of her own.) Free yourself and help someone else who can really put it to good use. Be free, be free. And... peace, pilgrim!
