Dear Doreen, I bought my house about a year ago from some investors who had bought it as a foreclosure. They fixed it up and sold it to us “as is.” Since moving in, we have found problem after problem costing us thousands in repairs. The most expensive so far has been the pool. It looked like a perfect, beautiful, sparkling pool when we bought. Neighbors said it had been left empty for over a year! The sellers never mentioned it. Don’t they have to disclose these problems? —Been Had Dear Been Had, There has been a good deal of press recently about these investor flips. Some law firms refer to it as “putting lipstick on a pig.” line 8 of the “as-is agreement” states seller and buyer agree premises is being sold in existing condition. Start by going back to your pool inspector (you did get inspections, didn’t you?) and reviewing his report together. Too Many Close Calls at Crosswalk
I
am writing in regard to the crosswalk that extends across Gavilan Peak [Parkway] to the community park, adjacent to Venture [Court], where I just witnessed the scariest, closest call I have ever had the displeasure to view. It was about 6 p.m., and a dad was walking across the road at the crosswalk, while holding his toddler and trying to also steer his toddler’s bike. Because the lights on the street at that intersection are so dim, an oncoming car didn’t see him and came within a few feet of hitting him at 35 miles per hour.

Literally, almost every day I see a close call, and I have had enough. It is the main entrance to the practice fields and the toddler park, and it is the gateway into the park for several large neighborhoods. Kids cross there all the time―probably more than any other spot. Gavilan Peak is a very busy fourlane street, and it is tough to time it just right to even get across in time in the best conditions. It is also an extremely poorly lit intersection (although I see these close calls all day long as well).
I live just a block from that intersection and, because my kids have practice at the park almost every night, I frequently witness near-death experiences.
The fact that there is a marked crosswalk is not enough. People do not slow down―they don’t even notice the signs at all. Even if the pedestrian technically has the right of way, we all know who is going to truly “win” in that situation.
Just a few days ago, a teenager came so close to being taken out by an oncoming car, he had to jump from his skateboard which was subsequently run over by the car.
…Although I only live a block away, I drive my son to soccer practice because I don’t feel comfortable crossing that street at night on foot. So much for buying a house so convenient

to such a great park. People have been trying to get a stop sign (or even a crosswalk blinking light system that would flash when pressed) at this spot for years to no avail. The sad thing is we all know what it will take to get something done about that intersection―a kid is going to have to get hit, and likely killed, by a car. Perhaps “traffic studies” have shown the crosswalk is adequate, but I am at this intersection several times a day, and it is abundantly clear to me that it is not. Anthem claims to be a community that puts kids first, so let’s live up to our reputation. And if you see a couple stop signs fashioned out of plywood, spray paint and 2-by-4s pop up at that intersection, you know who you can send the HOA violation to.

Editor’s Note In&Out contacted Maricopa County Department of Transportation regarding concerns about the safety of this intersection in February [“Treacherous
Crosswalk Needs Attention,” In&Out, Feb. 7, 2013], when spokesperson Roberta Crowe said MCDOT would evaluate the intersection “to see if more can be done to alert motorists of the crosswalk.” We contacted Crowe again who said an evaluation of the intersection in June failed to meet the criteria for a four-way stop. However, MCDOT is planning to conduct a second evaluation after Thanksgiving.
MCDOT asked the community to help identify days and times when pedestrian volumes are highest to help with the evaluation. Contact MCDOT Office of Public Affairs at ronaldcoleman@mail. maricopa.gov.
Crowe said, “Traffic engineers are also evaluating the crosswalk to see if it meets traffic safety criteria for a Pedestrian Hybrid Beacon traffic light,” a signal that would go from blinking yellow to solid yellow to red when activated by the pedestrian, and remain dark when inactive. Crowe reiterated that the problem might be more about compliance and enforcement. “A major issue appears to be drivers obeying traffic laws. The greatest traffic safety device on a roadway is the driver behind the wheel,” Crowe said. MCSO has set up a radar speed monitor at this intersection to record and display southbound traffic speeds.
Halloween Brings a Sense of Neighborhood Pride
W
ow, what a great Halloween we had in Anthem this year! The festival was awesome, the exhibitors were great and trick-or-treating night was unbelievable for us. I had the most wonderful children at my door from 5:30 to 8:30. There were children in strollers dressed for Halloween, teenagers dressed like everything you can imagine, and a lot of parents dressed in costume just walking with their children to keep them safe.
Everyone was pleasant and said thank you and talked to us about how their evening was going. Several of the teenagers sang a Christmas Carol to me and one young man whistled a tune for me. I am proud to live in Anthem among these great children.

oters in the Deer Valley Unified School District approved the district’s $158.3 million bond request [“Open that Envelope,” In&Out, Oct. 31] in the Tuesday, Nov. 5 election. At press time, results remained unofficial, however, according to the Maricopa County Recorder’s website, totals were 14,088 in favor to 10,687 in opposition. DVUSD Board member Michael Gregoire said there are still some late votes to be accounted for in the mailin ballot election, but not enough to change the outcome. The bond will fund more than $50
million in curriculum needs such as technology and equipment, $35 million to update five of the district’s older schools and $16 million for a new elementary school, if needed, in either Stetson Valley (just north of Happy Valley), or Sonoran Foothills (south of Carefree Highway, east of I-17). Other improvements include bus replacements, as well as air conditioning and security cameras on special services buses. “We just want to thank the voters of DVUSD for allowing us to make the improvements needed for their children and schools,” Gregoire said. “It’s heartening to see that the people of this district won’t drop the ball on funding, when the state has so many times. hopping at Norterra might leave you with a different kind of package to take home. A new storefront near Claire’s boutique isn’t selling fashion accessories or shoes. It features doggies and kitties, and they’re not for sale; they are up for adoption. Petique is the result of the collaboration between the Arizona Humane Society and RED Development. This second retail and adoption location for AHS also offers
fashionable accessories for your newly adopted or existing furry family member. (The first location opened at Biltmore Fashion Park in 2009.) Since AHS is a non-profit organization, purchases at Petique are tax-free and proceeds from sales fund services for all of AHS’ homeless animals. Dog Park Gets New Owner, Softer Name

nthem Pets had to let go of its ownership of Jackass Acres Dog Park, but the project, a labor of love by the late Barb Windgassen, will survive. “We are happy to report that [Jackass Acres owner Joe Airdo] plans to continue to keep the park open in memory of Barb,” said Jill Peterson, a board member of Anthem Pets. “And as far as he is concerned, it’s business as usual. This is great news for Anthem and surrounding communities. We could not be happier—her legacy will live on.” Owner Joe Airdo said the awardwinning eco-friendly park has been officially renamed Barbara’s Pet Park. “We had a very good relationship with Anthem Pets,” said Airdo. Airdo’s focus is on “just making 16

the park better. It’s people-friendly and dog-friendly.” New projects for improving the park include all new red rock that he said is easier on dog paws, as well as a new barbecue area, new trees and solar lighting.
Change in Fees
Airdo is honoring current dog park memberships through Anthem Pets until Dec. 31, 2013, but after that, membership fees will increase to $100 annually for up to three dogs per household. Membership through Anthem Pets was $40 per dog annually. Airdo said he preferred not to have pit bulls, but Barbara’s Pet Park is not just for dogs. “It’s whatever you’ve got,” he said. “If it’s weed season, I encourage you to bring your goat.”

Dump Hours Cut who use the dump on weekends have a longer drive Those

The New River Waste Disposal and Recycling Center, which used to operate 7 a.m. to 5 p.m. Wednesdays through Saturdays, now operates Wednesdays and Thursdays only, from 7 a.m. to 4:30 p.m. “We… had to go through a set of budget cuts at the end of our fiscal year, so we lost a few people,” said Stephen Hall, transfer station field supervisor. The budget axe fell on the New River station for a number of reasons, including the proximity of three other locations: one in Cave Creek, the Phoenix Transfer Station on I-17 and another in Morristown. Twenty-four miles makes the distance between New River Transfer Station and the Cave Creek site the shortest drive between any two Maricopa County Waste Disposal locations. The Cave Creek Station, 18 miles from Anthem, operates from 7 a.m. to 4:30 p.m. Wednesday through Saturday, providing the next best option for trash/recycling disposal on weekends.

n Wednesday and Thursday, Oct. 23 and 24, the Boulder Creek High School swim and dive teams made their mark at the Tempe Charger Invitational at Tempe McClintock High School. Competing against 16 other schools, the team broke multiple records, taking home several medals for individual and team events. “Assistant Coach Alice Martin and I were so proud of everyone,” said Coach Scott Newell. “We were hoping for some good swims and maybe to get some new state qualifiers out of this invite, but were not expecting the overall success and amount of time drops from many of the swimmers,”
Newell said. The success wasn’t just in the lanes. The Jaguar divers excelled as well. “Seniors Chrissy Badalamenti, Jared Hixonbaugh and Bryce Owens could all make ‘top 8’ in state this year,” said Newell. Their success so far gave the teams great momentum going into the state competition Friday and Saturday, Nov. 8 and 9 in Mesa. “We are very strong, especially in the girls’ freestyle events with two potential ‘top 8s’ in the finishers in Katie Moore and Krista Kolkebeck,” Newell said. “This will be the strongest and deepest overall team in BC’s short history.” io THURSDAY, november 14, 2013 |

ody image dissatisfaction and eating disorders are becoming prevalent in younger kids with each generation. Forty to 60 percent of girls ages 6 to 12 are concerned about their weight or becoming too fat, according to the National Eating Disorders Association. A study by the

Agency for Healthcare Research and Quality found that hospitalizations for an eating disorder rose 119 percent between 1999 and 2006 for children younger than 12. Dr. Dena Cabrera, clinical director for adolescent services at Rosewood Centers for Eating Disorders in Wickenburg, said she continues to see an increase in younger children seeking
currents » health treatment for an eating disorder in both girls and boys. And, she’s confident she knows why. “We’re very confused as a society about what is healthy and how to eat nutritionally. Eating disorders may be more prevalent in kids because we are so confused and they are so complex,” she said. Of course, there are many contributing factors. Julie Caldwell, an Anthem family therapist, has seen an increase in her practice of girls under the age of 13 with self-esteem issues and body image dissatisfaction. Caldwell believes media plays a part, but she also thinks a big contributing factor is more local and direct. “This is a community that’s focused on fitness and beauty. It’s not necessarily a bad thing, but it may play a part,” she said. Cabrera agrees. “You’d be surprised how many calls we [at Rosewood Centers] get from Anthem. You know, it’s such a fitness-based community, but I think we’re sending mixed messages… Fitness and health are important and finding that balance is critical. We don’t want our whole identity to be based on how we look.” Caldwell said the way we talk about our bodies is a major influence because children tend to take things literally. “I think we’re so focused on obesity and being fit. Where they are in this age, they are much more black and white and extreme… They think in terms of ‘skinny’ or ‘fat.’ ” There’s also a psychological factor at play that can lead girls and boys down the dangerous path to disordered eating. Caldwell said ages 8 to 10 is when there is a spike in anxiety and fears. It also happens to be the age when they are noticing their bodies’ changes. “Anxiety almost always precedes an eating disorder,” said Cabrera. Caldwell and Cabrera say instead of just focusing on size, shape and outward beauty, talk about character. For example, instead of saying

And, she said, teach them they’re worth eating nutritionally healthy foods. “I tell kids in my practice that their inherent worth and value is just there, no matter what. It doesn’t go up and it doesn’t go down.” The issue isn’t a girl-specific problem. Cabrera has treated several boys at Rosewood. And, according to a study published in JAMA Pediatrics, “By late adolescence and young adulthood, 7.6 percent of males were extremely focused on wanting more toned or defined muscles.” Cabrera suggests taking a household inventory on how you deal with stress and how you talk about your body. “Model healthy eating behavior. Be aware of our prejudice to size and weight. Eat in balance and variety. Start in the home by not focusing on body size, but rather a healthy approach to food and exercise. utdoor enthusiasts will soon have a new place to gear up.
Big 5 Sporting Goods plans to target its grand opening in Tramonto just in time for the Black Friday rush, Nov. 29. Scott Wiley, district supervisor, told In&Out why he’s had his sights set on a Tramonto location for a while. “There’s Lake Pleasant, Ben Avery shooting range, Anthem’s soccer fields, biking and hiking trails all nearby… I think it’s just a great recreational area with a lot of families, and we’re trying to fit a niche,” Wiley said. Opening in Tramonto Marketplace,
near Kohl’s and Bed Bath & Beyond, the chain’s product mix matches that of other Valley Big 5 locations, including athletic shoes, clothes and accessories, a variety of equipment for team sports, fitness, camping, hunting, fishing, tennis, golf, snowboarding and in-line skating. However, due to seasonal shipments, Wiley said hard snow gear like boots and boards may not be available this season at the Tramonto location. ’m not cheap, I am thrifty. What’s the difference, you ask? Other people call me cheap, I call me thrifty. I also like nice things, but can’t necessarily always afford them. When we moved into our second Anthem home seven years ago, I priced the different pool and patio decking choices and my thrift overruled my taste. I purchased a truckload of 12-inch-by-12-inch highly discounted

(but not too pretty) pavers off of Craigslist, had “cool-deck” sprayed around the pool, and made do. Like the ugly baby of Seinfeld fame, visitors, upon seeing my creation, would say “how nice!” with their mouth, while their eyes would scream “how come?” So after seven years of swallowing my shame and saving my pennies, I gave “baby” a facelift… with travertine pavers. Most people are familiar with
travertine tile and love it. The natural beauty of stone is hard to match. The tiles and pavers are both mined from quarries, usually in Turkey, and shipped stateside. Unlike other types of stone used around the home, travertine has holes and voids. A simple rule is: less holes equals higher quality. Inside the house, you want less holes. Since virtually all Travertine you find in the house has been honed and filled, the better grades will have less filling. The stone has color variation and the filling doesn’t; the difference is pretty easy to spot. Travertine pavers are different. While you want honed and filled inside, you’d need ice skates and elbow pads if you put it around your pool. The outside pavers tend to be more rustic and only lightly honed. This makes them not only safer to walk on, but cooler, as well—much cooler than regular pavers or concrete. They are also much thicker and more durable.

One thing I love about travertine pavers is that they are virtually maintenance free. While my old cooldeck started showing signs of aging after three years, travertine (like me, says me) gets better with age. It never fades or cracks (unless you own an elephant with golf shoes) and unlike the interior tile, requires no sealing. The challenge with travertine pavers is the price. The material costs double that of stone pavers, and the installation requires a bit more labor. I was able to stay on budget by doing all travertine around the pool and using it just for just borders and accents in the patio area.
