Revenue Management Strategies Quality data is always an essential aspect in relation to revenue management strategies. Hotel Revenue Managers Insights

H

otel revenue managers look at the behavior of guests and potential guests to get the most out of the property. They calculate what rooms should be sold to which guests for what price, aligning the products with the customers. A revenue manager has a very heavy workload, and sometimes the weeks and months can get chaotic, but there are a few reports that are vital to help managers keep tabs on their property’s success. Effective revenue managers’ work very hard and whether they look at reports daily or weekly, the numbers give a unique insight into the inner workings of the property. No matter what the week looks like, there are a few reports and data sets that revenue managers should always keep a close eye on and should never miss to review the following; • Reservations. Look at what has been booked from the previous day and pinpoint; – Which market the booking came from – At what price where they booked – How far in advance they were booked and what trends surface • Price analysis. Pricing is a major player in whether the Facility / Hotel is booked or overlooked. Revenue managers need to determine necessary pricing adjustments for high or low activity days / seasons or what the market is reflecting.

• Channel analysis. Look more in-depth into the segments that are booking rooms every week, review and have a target market to the respective clientele. Preparing your organization for marketing automation

I

f you are considering using marketing automation in your hotel, you need to first prepare your organization in the following ways: 1. Know your guests IF you are going to get the most out of your marketing automation solution, you must go through the process of defining the types of guests who stay with your hotel up front. Marketing automation relies on segments you create based on commonalities in your guests’ data. Do you want to communicate with guests who have stayed a certain number of times with the hotel or spent a certain amount of money? That’s one segment. What about guests who previously booked through an Online Travel Agency (OTA) ? That’s another segment. You need to think about the different ways you can slice and dice your guest database before you start automating the messages you send to them. 2. Collect the right data Very early on in your hotel marketing automation journey, it will become clear that data quality is everything. Of course, having accurate, current email addresses is critical. So, it’s important to train and incentivize your front desk staff to have incoming guests verify or provide their email addresses upon check-in. They should also, if possible, make note of the guest’s reason for the stay, as well as whether they’re traveling alone, with a spouse, or with children. Having this data can help you get very specific with your database segments, so you can deliver highly relevant content that is more likely to be successful than generic blast emails. Simply collecting guest emails is the first critical step of this process, but data can extend to purchase and stay history, geographical location, and even interests. For example, you could market to golf enthusiasts specifically based on previous tee time bookings. 3. Leverage data across departments It’s important to look at the data you already own, and align goals across departments, to get a full 360 view of your guests. In cases where insights and goals are aligned, a more synergistic relationship can be achieved. For example, the revenue management team has unique insights into a hotel’s guest database to leverage for marketing campaigns. Revenue managers also need to be in lockstep with sales managers, especially where corporate business is a significant portion of occupied rooms. And often revenue management is the final authorizer for corporate rates. Given such high cross-functional integration, revenue teams are starting to get more involved in marketing and sales-related technology decisions.

4. Test on a small subset of your database first Most organizations cannot wait to get started with marketing automation. However, it’s important to run tests with smaller subsets of your database to see what’s working and what’s not working, so you don’t cause a massive spike in opt outs, or worse, spam reports. Every hotel’s customer base is going to be a little bit different, so take time to test on small samples to see how they respond to your new marketing capabilities. It’s also a good idea to warm up your IP address before you jump into marketing automation with both feet.

5. Have patience Ultimately it takes time to get hotel marketing automation working. It requires discipline and commitment as well as buy-in from multiple stakeholders within multiple parts of the organization, including marketing, operations, revenue management, and sales. When implemented correctly, marketing automation really can be a boon to hoteliers that are looking to be movers and shakers in the hospitality industry. However in all the excitement surrounding this emerging technology, it’s incumbent upon hotel marketers to be cognizant of the issues that can arise, and to therefore prepare their organizations accordingly. With the right alignment of goals across departments, maximum profitability can be achieved.

Different strategic plans have been used in terms of public participation, for example, offering halls for conferences, offering trips around hotels and lodges at no or subsidized cost or charitable events, which increased hotels visibility to the clientele which in turn reduces the gap in terms of customer attraction to the facility for future usage or reference. Enticing offers aid in productivity due to the increased demand of the product and services. For example, in terms of packaging most hotels give tempting offers which makes a client pay for services they weren’t intending; including wines and free massage spa.

n recent periods, hotels with great public image have invested greatly in marketing to sell their inventory. Not only marketing is required in larger hotels but also smaller hotel to ensure great productivity is achieved. Marketing has proved to be a strategic plan in realizing business profitability. Online participation has yielded a positive impact on many hoteliers due to the ability to reach a large audience. For instance, online booking has reduced the amount of man- work required to facilitate it. Guests now have the ability to book reservations at their comfort without requiring any movements but just a click. Tracking all the booking links in different websites can be tiresome hence the introduction of channels managers, this involves the ability to control online channels in order to facilitate sell of hotel brands, services and products. Due to the introduction of online booking, payment has also been included in online engines, now guests can book and pay at the same time with limited time spend. Marketing does not only involve sell of inventory but also creating a brands image and awareness. Marketing has had an effect

The Marketing Mix principles narrows to four for products and seven for services but not limited to the same as you see some is all about 27 principles depending on your business perspective�

Also use of 2 in 1 method, For instance, offering free sodas for customers who buy one box of pizza, this encourages most customers to visit the hotel since they will be required to spend less than required on a product and service but in real sense build customer intimacy to the hotel or facility. Generating weekly or Monthly exhibitions and recreational activities and creating spaces for fun activities gives the guests a relaxing mood and also it gives them time to enjoy services offered by a particular hotel. This also generates revenue, since while having fun clients will be tempted to buy snacks and also pay for services like swimming among other services which are paid up on use within the hotel.

Mercy Ndegwa, the lady with a passion for hospitality for Over 25 years Give us a brief history about yourself Mercy is a single Mother of two – Richard and Diana and a first borne of Six siblings’ who were all depending on me and I thank God who helped to see me through and since developing a career was a challenge then I opted for some part time jobs to create a living for the entire family. In the year 1983- 1984 I studied Secretarial & Reception course at Rift Valley Technical Training Institute (RVTTI) at Nakuru and later joined Stem hotel, Nakuru as the Secretary to the Managing Director where I was mandated with the role of booking appointment for the Director and managing the hotel reservations desk with his supervision who then become my mentor of which transformed me to developed some passion on hospitality industry. How has the journey been in your passion for hospitality? First of all I started working in a family owned business and then went on to join refresher courses in Kenya Utalii College where I familiarized myself with few management courses which was trickeries while working at The Stem Hotel. After a while I started a green grocery for few months during my maternity break before embarking in field of hospitality once again this time, I decided to work at the Kenyan coastal which was very vibrant then at Shell Beach Likoni before I got an opportunity in Eldoret in 1999, that is at Racecourse Inn which has since changed ownership up to now the Baringo Progressive Co. Ltd which offered me an opportunity as a supervisor and later as a Hotel Manager to date. Racecourse Inn is Located in Uasin Gishu County along Kisumu – Eldoret Highway just past ASK showground in Eldoret with Over 40 staff, having Accommodation facility of 120Pax, Five (5) conference halls for all kinds of meetings and seminars cum Restaurants.

Who has been your greatest mentor? My Mother – a teacher by profession has been the great role model; she opened up the platform to the hospitality industry and The Late Thuku, Director - The Stem hotel. What can you describe as your best moments? During the Somali peace talk summit which lasted for over 8 months, the hotel experienced high revenue generation and profitability which transformed the hotel to the current status. What can you describe as your worst moment? In every business there is always those low moments, for me it was in 2016 when business was very low and almost ended up with me

giving up but due to management support we managed to contain the Suppliers’ and Debtors’ debts, Bank Facilities and Salary Arrears which had accrued for months. What has been your main challenge towards this journey? In the early periods having a job and being a single mother was a bit heavy and having a little salary of Kes. 4,000/=, but this couldn’t stop me in pursuing my passion for I had no other available options when you have dependants, what I also learned is that Money is not enough but job satisfaction and passionate of what you do is key to success. I look forward to retire in the Hospitality Industry as a proprietor of a hotel in the future but for now is to move Racecourse Inn to greater heights within the County.


MANAGEMENT FEATURE I advise that on staff poaching, please consult and have smooth transitions for we are in the same industry and customer loyalty is key for we still maintained our clientele no matter the challenge. Who has been your forefront target clientele? Mostly schools, NGOs, churches, Groups have been our target clientele and customer satisfaction is our Motto on top of also offer pocket friendly rates. Personalized service deliver on a one on one relationship has kept the business going from one season to another no matter the stiff competition of over 50 hotels in the vicinity in the past decade. Parting shot to Peer Hotel Managers… Other than being in the hotelier industry, what else do you do? I am a counselor to many both men and women and also to our esteemed customers. How can you describe your progress in terms of competition? Competition is at its peak and we are able to cope and sustain our customers due to our uniqueness on how we do serve our customers who comes from Busia and Nakuru

almost every weekend. On competition, It was sad one day I reported to job and all my peer employees had reported to the next new establishment and we had Guests and event coming up. As a manager I learned a deep lesson on hospitality that you must be able to work on all areas, have backup network of casual employees and to peer owners and managers,

To all managers, I do advice them to run their current establishment as their own for reward will come automatically.

Make place better than how you found it and be loyal to yourself then others.

Remember you are an employee not the owner, do respect the juniors and have open office platform and avoid confrontation with staff.

Event Calendar 2018 Insight Hospitality East Africa will be running the 3rd Edition of hotelier’s conference and Expo this year as a B2B Model of reaching out to the hospitality Industry as part of enhancing our reach out programme to the industry apart from the publication – Hotelier magazine which is a quarterly B2B magazine for the hospitality industry and beyond.
