The easy-to-navigate way to shop for homes and condos • New listings every week WOW!...Is the response we are getting from everyone out there in the community about our new publication and how easy it is for them to find a home! I was quite taken aback this week as people called and emailed us to tell us how much they enjoyed looking through our paper. "Finally they got it right" said one reader, who was always frustrated when trying to read real estate ads that were in no particular order or were too small to even read. One lady liked the map we used to help her locate open houses, being new to the city she was not familiar with all the street names and having the homes separated into districts made it much easier for her. Many businesses have started to contact us as well and are shocked to find that our advertising and business directory is so affordable, being that it is delivered to over 40,000 readers each week. "It's a great vehicle for us to expose our business to consumers interested in the housing market", said a Home Inspector this week to me. "Having a publication that is consumer friendly is hard to find and we need to be where the home buyers are". Green Homebuilding

Why should home buyers purchase a green labeled home and if they do go green what shade should they choose? One of the common errors home buyers make when considering whether to purchase new or resale is that they don’t fully consider what the true carrying costs of the home will be. With the rising costs of utilities which are sure to soar in the next decade and the ongoing costs of home maintenance these expenses are not given the weight they are due. The one way to ensure the home will have low energy carrying costs is to purchase a home built to one of the green labeling programs available in Ontario. With numerous players in the game, the task of sifting through the various programs can be confusing and daunting let alone the “green washing” which seems rampant in the new housing market. The names which probably strike a cord with most home buyers doing any research in this area are Energuide, Energystar, LEED, Greenhouse and Built Green. The first program mentioned “Energuide for New Homes” is really not a program as much as a way of labeling a home for its energy consumption. This is simply an Energy Rating based on a scale of 1 to 100 with 100 being the David Brix, Terra View Homes most energy efficient. A standard code built home in Ontario would be in the mid seventies while an Energystar rated home would be on average over eighty. This is not a green building program, but its title “energuide” being so close to the Energystar name has certainly led to some buyer confusion. The Energystar program is a green building program which currently in Ontario is focused solely on reducing a homes energy consumption. This program requires a builder to register with NRCan to use the label and for the home to be tested by a third party. This is important as it gives the homeowner the proof that their home met the requirements of the program and is built to this standard in terms of air tightness and energy consumption. The LEED program is relatively new to the Ontario residential market but has certainly gained recognition in the commercial industry. It is an acronym for Leadership in Energy and Environmental Design and unlike Energystar encompasses much more than just energy consumption, but touches on all aspects of green building from site stewardship to renewables. This program has 5 levels of certification from simply “certified” to “platinum”. This program is quite onerous for the builder to administer so there are inherent costs which will be passed on to the buyer. This program like Energystar is third party verified. Greenhouse is a program created by an Ontario corporation and like LEED it touches on all aspects of green home construction, is third party tested but does not have levels of certification but a simple pass and fail. The newest comer to Ontario is the Alberta based Built Green program. This program seems to have taken all the good of the aforementioned programs while eliminating the headaches inherent in some. It is a program constructed for builders by builders so although it is comprehensive in its scope it is much easier to administer for the builder and thusly the associated time for its administration is minimized. The program has 4 levels of certification from bronze through platinum and has been referred to by some as LEED light. This program is again, certified by a third party which provides comfort for the buyer that the builder is delivering what he/she has promised. There are few thing in life as stressful as buying and moving into a new home so spending the time to ensure that the buyer has weighed all their options before “leaping” is well worth the investment.
