Brisbane Premium Market Brisbane’s Premium market is made up of just four office buildings – One One One Eagle Street, Riverside Centre, Waterfront Place and Riparian Plaza. These four towers have a combined area of approximately 200,000sqm and house the majority of Brisbane’s major legal and accounting organisations, as well as many banking and financial organisations. At the conclusion of Q4, 2012 the vacancy rate across the entire Premium market was just 5% or 11,000sqm.

RIVERSIDE CENTRE
All of Brisbane’s Premium Grade office towers are located within the Golden Triangle. Having been the city’s preferred commercial location for over 30 years, the Golden Triangle’s current challenge is the availability of vacant land for future development. With ‘greenfield’ sites basically non-existent, the next development opportunities in this location are likely to arise as a result of site amalgamation and/or demolition of existing office buildings/retail centres. However, these types of development plays are unlikely to be financially viable or fundable in the current risk adverse environment.
Despite the softening that has occurred in the Brisbane CBD office market during the course of 2012, the availability of Premium space remains relatively low, particularly contiguous floor space for major office users. The vacancy across levels 44-46 in One One One Eagle Street is the only area in excess of 4,000sqm currently vacant and available for lease.
Looking forward, some commercial development activity outside of the Golden Triangle may create backfill vacancy within the Premium market over time. The two most significant office schemes are ISPT’s Regent (54,000sqm) and Grocon’s 480 Queen Street (64,000sqm). Both projects are subject to significant levels of pre-commitment and are unlikely to be delivered before 2016 at the earliest.
