Designer’s Paradise: Brooklyn’s Best Kept Secret
B
rooklyn is the epitome of a diamond in the rough. Its sharp edges and rough exterior are a large part of its appeal. Brooklyn is cool precisely because everyone in Brooklyn knows it is cool. Brooklynites have always taken great pride in their borough. We know, to the marrow of our bones, that we come from the greatest place in the world. Now, it seems like the rest of the city is finally catching on. Brooklyn’s popularity has exploded in recent years. Designers, artists and artisans of all types are flocking to the borough in pursuit of a trendy, affordable place to set up shop. The gentrification of Manhattan has certainly contributed to the emergence of Brooklyn as an economic and cultural powerhouse. Skyrocketing rents in Manhattan during the previous decade greatly contributed to the influx of creative talent into Brooklyn. Interior designers, furniture makers, craftspeople, and artists generally need a

great deal of space in which to work, and this is something that Brooklyn has been able to provide in spades. Downtown Brooklyn, DUMBO, Williamsburg, and more recently the Brooklyn Navy Yards, have been able to provide the space that these artisans require. This space generally comes in the form of lofts and underutilized industrial spaces. In particular, The Brooklyn Navy Yards saw 15 new tenants sign leases last year, many of whom were designers, manufacturers, and artists. In addition, Brooklyn’s close proximity to Manhattan has allowed its businesses to remain near the heart of New York’s financial community, and given them access to larger international markets. From 2000 to 2006 alone, Brooklyn saw a 33.2% increase in the number of interior, industrial and graphic designers, writers, artists, and producers inhabiting the borough. Compare that with a meager 6.5% growth in the same fields in Manhattan, and it is apparent that Brooklyn is now the cultural and artistic heart of the city. Over the past decade, venues like Bkyln Designs have showcased established and up-and-coming talent in Brooklyn. Most recently, Bkyln Designs (organized by Auster Agency) sent a contingent to the 23rd Annual International Contemporary Furniture Fair in May. (Details about this event can be found on our website’s blog: interiornewyork.com/category/blog.) And it’s not just designers and craftspeople moving into the Brooklyn. appeal of the borough. Newly opened restaurants, bars and nightclubs have greatly contributed to Brooklyn’s nightlife, not to mention its economic prosperity. These trendy hotspots are giving the residents a reason to stay in town in the evenings and spend their money. As longstanding Manhattan nightclubs like CBGB and The Cutting Room have gone out of business, new ones have popped up all over Brooklyn, bringing exciting new musical talent to the
borough. In fact, Brooklyn’s popularity as a brand has increased so much that businesses in the borough are flourishing just by putting the word “Brooklyn” in their names. Businesses like The Brooklyn Brewery and Brooklyn Burger have long been aware of this marketing ploy, but it seems like everyone is starting to jump on the bandwagon. Over the past few years, two wineries with the word Brooklyn in their title, Brooklyn

Oenology and the Brooklyn Winery, opened in Williamsburg, and the Brooklyn Soda Works opened in Clinton Hill. Brooklyn’s brand has become so popular that the name is being associated with everything from beer and salsa to Nike sneakers and Absolut vodka. The problem is that we all know what happens to anything that becomes too hip and trendy- eventually the market becomes oversaturated, and you cease to be cool. I would argue that in the case of Brooklyn this will not happen. First of all, Brooklyn was cool before it became trendy and will still be cool even if its popularity in the outside world wanes. Secondly, Brooklyn is likely to remain less expensive than Manhattan for the foreseeable future, no matter how much gentrification takes place. I don’t think the popularity of Brooklyn has in any way reached its Apex. The burgeoning artistic and design scenes in Brooklyn are still in their infancies, and largely remain a well kept secret. The more people find out about the amazing talent coming form these communities, the more they are likely to grow. As it is, Brooklyn remains a Designer’s Paradise! His house deserves to be unique; it’s his office, his favorite meeting place, a classroom, and the site of frequent company parties. Most importantly, though, it’s a childhood promise kept. Anthony Lolli
has always done things his own way. While other real estate brokers were fixated on Manhattan sales, he started a company specializing in Brooklyn rentals. When the recession hit and other real estate firms started closing down offices, he decided it was the perfect time to expand. So it should come as no surprise that when he built himself a house, he wasn’t afraid to make it exactly the way he wanted. Lolli, 33, is a real estate investor, developer, and the founder and CEO of Rapid Realty. Over the last two years, he turned Rapid from a single office into the largest rental-based real estate company in New York City, with more than 45 franchises throughout the five boroughs, Long Island and New Jersey. He’s immensely proud of Rapid’s incredible growth and of creating a company wide culture that promotes young entrepreneurs (half of Rapid’s franchisees are under 30), but of all of his accomplishments, the one that puts the biggest smile on his face is his house.
On a Bay Ridge block lined with colonial houses painted in deep blues and greens, Lolli lives in a breathtaking white contemporary-Italianate mansion that unapologetically stands out from the crowd. His house deserves to be unique; it’s his office, his favorite meeting place, a classroom, and the site of frequent company parties. Most importantly, though, it’s a childhood promise kept. Lolli grew up in a one bedroom shack in Brooklyn Heights. His parents both Grand Spiral Staircase that reaches all floors (below) worked multiple jobs to keep food on the table. At the age of six, Lolli promised his mother that one day he’d buy them a white mansion where they all could live. At 27, he kept his word. He bought a $1.2 million property, then spent three years and another $1.6 million renovating it, including turning the entire first floor into a self-contained apartment for his parents. Lolli and his mother moved in shortly after his 30th birthday. Sadly, his father never got the chance to live there; he passed away before the renovations were complete. As you walk into the house, past Lolli’s three dogs (who hold court on the front steps when they’re not snoozing in their heated doghouse), it’s impossible not to be struck by the beauty of the grand staircase, a masterpiece of mahogany and wrought iron.
The second floor is his private sanctuary, with a fitness center, gourmet kitchen,
and living room with multiple seating areas (each with its own flat screen TV). Go up another level—preferably via the ultramodern floating staircase in the living room—and you’ll find yourself in Lolli’s enormous home office, which takes up the entire third floor.

The office’s oversized sofas and inviting armchairs can easily seat ten, but the multiple skylights, giant windows, and high ceiling ensure that twenty or more could meet there without feeling cramped. It’s a good thing, too, since Lolli is often in meetings until 2AM. The overall aesthetic is sleek and modern, but never cold. Stainless steel appliances and glass fixtures combine with abundant seating to create an atmosphere that is simultaneously chic and welcoming – one that Lolli sought to replicate in Rapid Realty’s offices. Lolli prides himself in having an eye for design, which is evident throughout his home and all of the franchise offices, which he designed himself. He masterfully uses every inch of available real estate in the offices, carefully squeezing as much as he can from each space, resulting in a contemporary and elegant design that promotes maximum productivity.

As one might expect from a man who has been working 20-plus hours a day, 7 days a week for years, Lolli likes to mix business with pleasure, and his house is set up to do just that. The basement is split in two: on one side, a lounge-like billiard room; on the other, a cushy eight-seat movie theater. Both sides often double as meeting spaces.

Picking t he Perfect Pool
I
f you have any interest in getting a pool this summer- now is the time! That is, assuming you have the space and the money, and assuming you don’t already have one. If you already have a pool (and aren’t looking to upgrade) this article may not be for you. Skip it and read something else. In terms of the first two issues, the latter issue is not really as big an issue as the former. There is a pool to fit just about any budget. Metal frame above ground pools, or vinyl pools with inflatable top rings, are available for about $200-$350. Kiddie pools can cost as little as $30. Measure the Space The major problem, particularly in this city, is space. If you don’t have a backyard, you obviously can’t get a pool. If you do have a yard, chances are that it is pretty small. The first step is to measure the available space in your yard. You may have a garden or seating area that you want to maintain, or may want to keep some empty space for aesthetic reasons. In other cases, you may decide that you can devote most of your yard to the pool. Just make sure to leave yourself a few feet on each side so you can get around it to clean it, etc. Whatever the case, begin by measuring the space. To do this, take some wooden stakes or screw drivers and plunge them into the ground, and then sting a rope around them. Measure the diameter. This will give you a real sense of how big a pool you need and how much space it will take up. It is also at this point that you should think about the shape. While many pools are round, you may decide that you really need an oblong or rectangular pool (which generally have a different construction and can be more expensive). In Ground vs. Above Ground The next decision you need to make has a lot to do with the cost. In ground pools tend to be a lot more expensive, and take a lot longer to install, than above ground pools. Installing many above ground pools are an easy do-it-yourself job. In ground pools must be excavated and installed by professionals. There are a number of reasons to get an in ground pool, but they 28 INTERIOR NEW YORK JULY /AUGUST 2011

in sand and the liner installed. The liner is subject to wear and tear, and will probably have to be replaced every ten years or so. Vinyl lined pools can cost anywhere between $125 and $20,000 depending on the size and features. Before getting any in ground pool there are a few other things you should consider. First, an in ground pool may not be possible to install in areas where the water table is high. You will have to test your soil beforehand to make sure the pool can be installed. Second, you have to be aware of any zoning laws (i.e. how close you can install your pool to the fence) and if there are any underground power or are a long term investment. The good news is that installing an in ground pool can add permanent value to your home. They are a great solution for irregular spaces because they can be made in virtually any shape or size. They can be made to incorporate hot tubs, waterfalls, bubbling rock fountains, or even a cave grotto. The limits to what you can do with an in ground pool come down to your pocketbook, and your imagination. They also have the added benefit of not being an eyesore, and won’t block your view by sticking up four feet into the air. As I mentioned above, the main drawbacks of an in ground pool are the expense and the time involved for the installation. A concrete (or Gunite) in ground pool can cost anywhere between $15,000 and $40,000 depending on the size and the features. They usually take eight to twelve weeks to install, during which time you can expect your backyard to be a mess. The other problem with in ground pools is that they tend to be permanent, particularly if they are made of concrete. You won’t be able to get rid of a concrete pool if you decide you don’t like it a couple of years down the road. If you are unsure that you want to make that kind of a commitment, get a fiberglass 30 INTERIOR NEW YORK JULY /AUGUST 2011
in ground pool. They are less expensive (usually around $9,000 to $15,000) and are comprised of a simple fiberglass insert which is placed in a whole in the ground. They are available in a wide range of colors and styles, so chances are that you should be able to find one that you like. An even less expensive, (but not as durable) alternative in ground pool is a vinyl lined pool. Like concrete, these pools can be made in virtually any shape or size. Also like concrete, a whole is excavated a supporting mesh is inserted into the ground. The mesh is then covered

These models tend to max out at about 24 feet wide and 4 feet deep. Obviously, the bigger the pool, the more it will cost. They won’t last forever but you should be able to get at least a few good years out of them. If they develop holes prematurely, the holes can usually be patched if they are small enough. They are also very easy to install. In many cases you can install them yourself in as little as a day. For anything larger or more elaborate, you’re going to have to shop around at stores that specialize in pools. The pools available in these stores are far more durable and better constructed than anything you will find at your local Walmart. he art you choose for your home is an individual expression of personal taste. I can no more tell you what your taste in art should be than I can tell you what your favorite food should be. It is up to you to figure out what you like. What I can tell you is how to make whatever art you choose look its best, and how you can use it to compliment and enhance your home’s dÊcor. Here are a few simple guidelines for decorating with framed art: Room Size Matters In general, large paintings are going to look better in larger rooms. They are best suited to a living room or dining room, or any other place where you have a large empty wall. Empty being the operative word: a large painting will look its best when it has some room to breathe. Try hanging it behind the couch, above the dining room table, or over the mantle. Likewise, smaller prints or paintings will look best hung in smaller rooms, or even grouped together. While large paintings should stand alone, smaller paintings and prints sometimes need a few friends to help draw your eye. Just make sure that the frames are compatible. For a particularly narrow wall, try hanging a group of six or more smaller prints in a tall, vertical design. Keeping the grouping symmetrical is important, so stick with even numbers. A piece of artwork that is tall and narrow would work equally well in a narrow space. Furniture Size Matters When hanging larger pieces of artwork, the size of a painting should be smaller than piece of furniture you hang it behind. Generally, you want the artwork to be no more than 75% of the length of the piece of furniture. side than the couch, table, mantelpiece, bed, etc. Compliment, Don’t Clash Although it may seem obvious, your goal when decorating with art is to compliment your home’s décor, not to clash with it. An ultra- modern chrome kitchen may not be the best place to hang an Adirondack landscape. Likewise, a traditional farmhouse in neutral tones might not be the best place for a bold, abstract print. When choosing art for your home, it helps to make some effort to coordinate in terms of style and color. You don’t necessarily want to match the color of the painting with the walls, but you might look for a painting that contains touches of the room’s dominant color. If your walls are white, go nuts! A blank white wall is the perfect canvass (pun intended) for just about anything you want to put up. If you want to coordinate the color in some way, look to your furniture and/or carpeting. Bold, brightly colored artwork can add excitement to a room, while paintings in warm tones can create a more relaxed, cozier feel. When choosing artwork, think about how you use the space and what kind of mood you want to create. If your living room is the center of activity in your home, you may want to choose bolder colors there, reserving more subdued tones for spaces that should be relaxing, like the bedroom. If you have a monochromatic picture or painting that you really want to make pop, try matting it in a bright color, like red. Create Optical Illusions To make a small, windowless room feel larger, try hanging a landscape or seascape with a large expanse of sky. This can create the illusion of a window where none exists. In fact, any painting with a lot of light will do. For a more literal approach, try hanging a painting that depicts an open door or window and what lies beyond. To make a narrow room feel broader, hang an exciting, colorful print against
one wall and a large mirror against the opposite wall. The reflected art will give the room the illusion of being wider. Light Up Your Artwork There are many kinds of small lights designed to go at the top of framed art, in order to illuminate and draw attention to the piece. These lights can be found at any home center or lighting store. Installing them is as simple as clipping them to the top of the frame and plugging them in. If you hang pictures or artwork in the hallway, consider installing track lighting to lighten the area and ensure that your artwork gets the attention it deserves. Place Art on Shelves Smaller prints and paintings don’t necessarily have to be hung on a wall. Try hanging a shelf to display your art along with a few other decorative knickknacks. You can also hang a print on the wall behind the shelf to make the grouping look less isolated and more three-dimensional. INY

Outdoor furnishings need to be weather resistant. Outdoor cushions and pillows should be waterproof and resist mold and mildew. Be sure that anything you buy is specifically intended
for outdoor use. The furniture you buy for your outdoor space should be attractive but functional. You need a place to lounge, a place to read, a place to eat, and a place to sit around and talk with your friends. Depending on the amount of room you have, these may all end up being the same place, or at least in close proximity www.interiornewyork.com
outdoor furniture include: oak, redwood, and teak. Oak is generally the least expensive of the three, and is a great choice for its warm and inviting appearance. It is also a relatively soft wood, which means that it requires frequent cleaning and retouching to avoid fungus, mold, and mildew. Redwood is probably the most expensive type of wood used for outdoor furniture and, like oak, is relatively soft. As a soft wood, it can be easily scratched and dented, and will begin to fade due to the sunlight. It is used for outdoor furniture primarily because it resists decay and can withstand the elements. Teak is another great option for patio furniture. Teak furniture can be a little pricey, but it is by far the most durable.

These items include: decorative solar lighting, Chinese lanterns, garden sculpture, pottery, planters, wind chimes, weathervanes, pillows, fabrics, banners and flags, fountains, tableware and centerpieces. In terms of materials, there are three basic materials used to make outdoor furniture: plastic, wood, and metal. Plastic is the least expensive option in outdoor furniture. Aside from the relatively low cost, it has the benefit of being easy to move and easy to clean. However, the lightweight nature of plastic furniture makes it prone to being blown over in high winds. You may have to remove or otherwise secure plastic furniture on stormy days. The other drawback of plastic furniture is its general lack of sophistication. Although some plastic resin furniture is being molded into attractive designs, much of it is relatively simple in appearance. Plastic furniture is great if you want a casual look, but for a truly attractive outdoor space it may be worth investing in something with more aesthetic appeal. Wood is another great option for outdoor furniture. Several types of woods are used in outdoor furniture consecution, but simple pressure treated lumber is the most common and cost effective. The only problem with using pressure treated lumber for outdoor furniture is that, due to the chemicals used in the pressurization process, it is not suitable for cutting boards or food preparation surfaces. Another disadvantage of these chemicals is that they can cause screws, nails, and bolts to decay. The upside of using these chemicals is that they make the wood resistant to insects and decay due to weather. Other woods used in manufacturing

a light sanding. Another sort-of-wood option I should mention is the ever-popular wicker. Wicker furniture lends a romantic feel to your outdoor space. It is classic and classy. The only downside of wicker furniture is that it will require cleaning to avoid mold and mildew and can deteriorate over time. Metal is another great option for outdoor furniture. Different looks can be achieved by different types of metals. Wrought iron lends a Victorian feel, while more minimalist metal designs can lend either a modern or retro feel to your exterior landscape. By far, the most popular type of metal used for patio furniture is iron. Iron used in outdoor furniture is either manufactured through extrusion, casting, or forging. Cast iron is the most popular, while forged iron is the most expensive and considered the most durable. Iron furniture tends to be heavy, which may make it difficult to move around, but means it will stand up to high winds. The downsides of iron include the fact that it absorbs heat, so it can be hot to the touch in warm weather. It is also subject to corrosion and will need to be repainted from time to time. No matter what type of outdoor furniture you are interested in, do your research! Look around at different stores, websites, and magazines (like this one). Shop for bargains sales, and discounts, and always keep your budget in mind. Be aware of the amount of space that you have and only buy things that will fit that space. Detached Retina Symptoms Fast Action Can Save Your Eyes

re you afflicted with back pain? If yes, then there is nothing to worry as there are a few easy stretches that can help you fight the problem. These stretches help reduce the rigidity in the joints and muster the back and offer pain relief. ‘Extension’ is among the most straightforward stretches for sciatica and other forms of back trouble. Here, you have to lie down with your face towards the floor and your back towards the ceiling. Now bring your hands forward to the shoulders and place the palms forcibly on the floor. Go on to lift your upper body with the support of your palms. While lifting, ensure that your body is arched and your neck stretched. The knees to chest stretch is another good exercise for back trouble sufferers. Lie down straight on the floor. Fold your legs in the knees and pull the knees towards the chest. Now, hold both the knees with your arms, making sure the knees are touching the chest. While you hold your knees, make sure that the tailbone is straight. Stay in this position for a minimum of Fifteen to Twenty seconds. Another stretch that may help offer sciatic pain relief is the revolution stretch. For this, stand straight with your feet shoulder width apart. Softly, revolve your chest and shoulders in
one particular direction. If you’re rotating your body towards the right, then your right shoulder should be pointing in the same direction. Alternate with both the sides. Well, if you would like to do something simpler, you can try the hamstring stretch. Just sit on the floor with one leg folded and the other stretched out on the floor. What you’ve got to do is touch the toe of the stretched leg with both your hands. Hold this position for a few seconds and resume your original posture. You must swap with both legs. Sideways bending, when done regularly, can help back trouble sufferers handle their state too. You have got to sit on the floor and cross your legs for this exercise. Then bring your palms together and join them before raising them above your head. Keep your arms as straight as possible while doing so. Remember to keep them extended to the maximum as you bend towards a specific side. Then keep going with the same on the other side. Although highly effective, these stretches are usually more successful at remedying moderate back stiffness. Therefore, they may not be enough for those with dreadful sciatic agony. However, that shouldn’t dissuade you from giving the same a try to work out if they are working for your individual condition.
