Since 1982, ICI has completed award-winning schools, restaurants, retail stores, car dealership and workplaces. ICI employs 2 of only 26 Certified Professional Estimators in Illinois, 9 LEED Accredited Professionals, 27 SWPPP Certified staff and 1 Certified Professional Constructor. HISTORY ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Executive Vice President and Jeff has been with the estimating department for more than 25 years.

Plainfield School District 202 is the fifth largest public school system in Illinois by enrollment, serving students from Bolingbrook, Crest Hill, Joliet, Lockport, Naperville, Plainfield, Romeoville and unincorporated Will and Kendall counties. District 202 hired ICI through a competitive selection process in the summer of 2019. The first major project ICI is undertaking as the District’s construction manager is a new 81,600 square foot, twostory elementary school. The new facility will be the 18th elementary school within the District. The school is being built on a green-field site near downtown Plainfield. The facility will be of similar design to the other schools built during the District’s heavy growth period in the late 1990s and early 2000s. The new school will help create enough space in all the District’s elementary schools to allow for full-day kindergarten. It will also provide additional space for special education classes and districtwide programs. Construction began in the spring of 2020 and is targeted for completion in 2021.

In the fall of 2017, the SD 4 School Board initiated a long-term goal setting process. They identified the goal of bringing learning spaces to modern standards in order to improve the learning environment for students and staff. Improvements to Ardmore Elementary School are among the initiatives the District is undertaking. Ardmore houses two elements: one half is elementary school and the other half is the Early Learning Center offering kindergarten and preschool programs. ICI was retained as construction manager to complete two single-story additions totaling 7,400 square feet and 2,500 square feet of interior remodeling to the existing building. The ELC addition contains four classrooms, four student restrooms, two integrated therapy rooms and a staff breakroom with its on own restrooms and laundry room. This addition will be heated through radiant floor slab heating. The elementary school addition includes two offices, a conference room and a nurse’s office. Construction began in March 2020 and was completed in late summer 2020.

In 2011, ICI was selected as New Lenox School District 122’s Construction Manager. As soon as the working relationship began, ICI’s Vice President of Estimating collaborated with the District’s Business Manager, architect and members of the Administration to create a long term facility maintenance plan. The plan projected facility needs at each building within the District and the comprehensive document listed the improvement projects in terms of priority and cost. The document was adopted by the District Administration and Board and has served as a budgetary and planning guideline for them year after year. ICI has completed capital improvement projects from this list each summer since our working relationship began. The projects have ranged in scope and scale from small asphalt repairs to replacement of entire HVAC systems to the creation of secure building entrances, to name a few. In summer 2020, ICI replaced the entire HVAC system at Bentley School.

In the spring of 2016, Burbank School District 111 passed a referendum to fund the replacement of their existing K-6 facility, Luther Burbank School. Upon passage of the referendum, the District immediately commenced their search for an architect and construction manager. ICI was chosen from among sixteen construction management firms through a competitive selection process based on our scheduling expertise and portfolio of similar work. ICI partnered with the District and the architect throughout the design and preconstruction phase providing detailed cost estimates, project phasing and scheduling, long lead item procurement and site logistics planning. [CONT.’D] adjacent to the existing, occupied school. The first floor houses 12 classrooms, 3 shared learning spaces, 3 pull out spaces, a cafeteria and adjacent kitchen, a gymnasium and multiple ancillary spaces. The second floor contains 9 classrooms, 3 shared learning spaces, 3 pull out spaces, a library, art and music rooms, a maker space, special education areas as well as storage and a teacher lounge. The school incorporates many eco-friendly elements including geo-thermal energy, an expansive rain garden and sunshades.

ICI has partnered with Burbank School District 111 as the District’s construction manager since 2016. During that time ICI completed an award-winning new school, Luther Burbank Elementary, as well as life safety upgrades throughout multiple district buildings. Currently, ICI is underway on the construction of a significant expansion and renovation to Liberty Junior High School. Construction commenced in the spring of 2019 and the project is targeted for completion in the summer of 2020. Renovations to the existing school took place primarily during the 2019 summer break and the addition was constructed during the 2019-2020 school year. The project consists of repurposing and renovating several areas within the existing school to create future-ready learning environments and to improve space usage. Remodeled areas include the reception area, nurses room, administration area and the provision of a new FACS lab. The existing library will be converted into a new gymnasium. Five existing classrooms will be converted into learning-based collaboration spaces. [CONT.’D]

Burbank SD 111 Liberty Junior High School [CONT.’D] Burbank, Illinois

[CONT.’D] The construction program also calls for the creation of collaboration labs, a makers space and additional storage. Upon completion of the repurposing and renovation, the school will receive a bold, fresh paint concept throughout the corridors to enhance the interior environment. The main entrance to the school is being relocated to the expansion and will house a secure vestibule. The two-story expansion will also contain 8 science labs, additional classrooms, a library, an art room, special education classrooms, a two-story multipurpose space (shown above) and a collaboration lab. The school will also undergo significant site improvements including relocated and expanded parking, new walkways and landscaping.

Leyden HSD 212 East Leyden High School Franklin Park, Illinois

East Leyden High School was built over 90 years ago. Although the building was diligently maintained and updated throughout the years, the District felt it was time to prepare the facility for the next 100 years. ICI was retained as Construction Manager to implement significant enhancements throughout the school and the project was successfully completed in early 2020. The renovation scope of work included creating a new safe and secure main student entrance with a dedicated bus lane. The new lane and entry allows students to move safely and easily between buses and the school entry. Within the school, students experience a large, new cafeteria and student commons area. With a capacity of 650 students, the new cafeteria allows the District to reduce the number of lunch periods from five to three; thus improving the students’ schedules. The new cafeteria features a mezzanine level offering a student-run coffee bar as well as athletic offices and meeting rooms. The project incorporates several sustainable features including a green [CONT.’D]

Leyden HSD 212 East Leyden High School [CONT.’D] Franklin Park, Illinois

[CONT.’D] roof area. A greenhouse is also connected to the cafeteria – providing an additional “hands on” learning environment for science classes. The project also included an expansion that houses a new aquatic center. The facility includes two pools – one for competitive swimming and a second for diving and swim lessons. Patrons have access to an elevated seating area. Also included in the expansion is a fine arts wing. The new wing brings the choral and instrumental music rooms and the practice rooms together. The wing houses additional multipurpose space and an additional classroom. Last, a new preschool and daycare are included in the addition. Upon completion of these spaces, ICI renovated several existing areas within the building: a new girls locker room adjacent to the fieldhouse and four new science labs subsequently built in place of the girls locker room. The existing East Leyden pool was also renovated and converted into a new wrestling practice room. One of the most remarkable enhancements to the school is a courtyard created by the addition.

Leyden HSD 212 West High School Northlake, Illinois

West Leyden High School’s existing building was more than 60 years old and in need of an expansion and major upgrades. The District engaged their longstanding architect, SPM Architects, and ICI to work with them to design and build a 21st century learning environment for their students. The High School is comprised of seven interlocking rectangular-shaped educational wings that create a circular courtyard at the building’s center. However, the existing cafeteria, media space and kitchen were undersized and antiquated for today’s educational priorities. ICI began the construction process by relocating the eating space of the cafeteria and media center to a newly constructed portion of the inner courtyard. The newly created space replaced and enhanced the original cafeteria into a social area where students enjoy a welcoming, daylight-filled environment. The enhanced cafeteria includes an exterior student commons in the courtyard that doubles as outdoor instruction space. Additionally, the second floor of the expansion houses a spacious, student-[CONT.’D]

Leyden HSD 212 West High School [CONT.’D] Northlake, Illinois

[CONT.’D] centered media center overlooking the courtyard and is strategically located adjacent to student support areas. The expanded media center includes dedicated instruction areas and collaboration rooms for the students. The spaces transform the overall student experience. ICI also constructed a major addition and renovation to East Leyden High School. The District’s ultimate goal in the enhancements to both their schools was to develop “confident problem-solvers through authentic and relevant experience.” The updated learning environments were built with the intention of enhancing instructional experiences now and in the years to come.

Elmhurst CUSD 205 Edison School Elmhurst, Illinois

In 2018, Elmhurst CUSD 205 passed a $168 million referendum to make district-wide improvements to their learning environments. The first project as part of the construction program is a major renovation and expansion of Edison Elementary School. The project began in the spring of 2020 and completion is targeted for summer 2021. Edison is one of the only schools within the District not landlocked so it is a logical starting point for the construction program. The expansion at Edison will subsequently provide the District space to temporarily house students from Lincoln and Field Elementary Schools during future construction projects at those learning facilities. Edison was built in 1956 and houses grades K-5. The construction plans call for $18.1 million in improvements. An expansion will house four (4) new kindergarten classrooms and will ultimately provide the space needed to offer full-day kindergarten at the school. [CONT.’D]

Elmhurst CUSD 205 Edison School [CONT.’D] Elmhurst, Illinois

[CONT.’D] A major reconfiguration of the existing school will update and arrange classrooms in a pinwheel fashion, revolving around a new focal-point media center. The media center will act as a hub of collaboration, technology and self-directed learning. The renovation will also relocate and provide a new secure entry point and administrative offices. Life safety upgrades will be completed throughout the building, including electrical service upgrades and installation of a complete fire protection system. Last, ICI will provide a new outdoor play area for the school.

Elmhurst CUSD 205 Bryan Middle School Elmhurst, Illinois

In 2018, the CUSD 205 passed a $168 million referendum to make district-wide improvements to their learning facilities. All of the referendum-related projects will be spread over approximately six years beginning in 2020 and will be paid with three separate bond issues; and thus grouped into three series of construction projects. ICI is the District’s Construction Manager currently undertaking significant renovation and expansion construction projects at Bryan Middle School and Edison Elementary School (Group 1 of the construction phases). Reason being, the work at Bryan and Edison and will then provide sufficient space for those schools to take on additional students while Lincoln Elementary School and Field Elementary School are subsequently rebuilt. Bryan Middle School will undergo a two (2) classroom addition, creation of a secure entrance and upgrades throughout the existing school. The work has a budget of $10.8 million and a targeted construction schedule of April 2020 to August 2021.

Elmwood Park CUSD 401 High School Elmwood Park, Illinois

During the summer of 2014, ICI completed two concurrent expansion and renovation projects for District 401. In addition to an expansion and renovation project at Elmwood Elementary, the District embarked upon a major expansion and upgrades at Elmwood Park High School. Beginning in June, ICI constructed a 16,000 square foot addition housing six science labs, a tiered lecture area and common space for group collaboration. The labs allow the District to expand upon their current science curriculum; ultimately better preparing students for college. The expansion is situated along the front (northwestern edge) of the building for two reasons: it allows the school to develop a more secure entry point and it allows the school to repurpose several existing science labs into new learning space all while creating a dynamic, twenty-first century learning environment for the District. Elmwood Park CUSD 401 High School [CONT.’D] Elmwood Park, Illinois

[CONT.’D] The District also hired ICI for interior renovations to improve the mechanical function of the building. Additionally, all of the existing windows were replaced for enhanced energy performance. ICI was hired by CUSD 401 in early 2013 through a competitve selection process. When asked why the District selected ICI, former Business Manager Tom Zelek, provided the following insight: “We selected ICI for our Master Program based on the experience of the Team Leaders and their ability to plan and solve problems. Since 2013, ICI has partnered with Elmwood Park CUSD 401 as the District’s construction manager. During that time, ICI has completed award-winning expansions, renovations and life safety upgrades for the District. In the District’s recent capital improvement project, ICI is completing a major expansion, a renovation and significant site improvements to Elm Middle School as it transitions to a true middle school; accommodating grades 6-8. The expansion / renovation will also add critically needed occupational therapy / physical therapy rooms for the school’s special education program. The expansion / renovation is currently underway and is targeted for completion in the summer of 2020. The renovation work is taking place largely while students and faculty are out for summer break. The new construction component of the project will occur during the school year. The renovation work will ultimately allow for a reorganization and a refresh of the existing building. Walls will be demolished, restrooms will be gutted, new technology will be implemented, and the ceiling tiles, lights and doors will be replaced; along with a fresh coat of paint throughout. Upon completion, the school’s basement will feature [CONT.’D]

Elmwood Park CUSD 401 Elm Middle School [CONT.’D] Elmwood Park, Illinois

[CONT.’D] two art rooms with storage, a large flex space for professional development and small group work, a teachers’ lounge and office/storage space. The first floor will feature a new social worker office, conference room, special education space, a concession stand and a technology hub. The second floor will house an open concept library, two classrooms and an area for students with special needs. The expansion project component includes two areas of new construction to house 10 new classrooms and a second gym to educate the influx of new students (approximately 700). On the east side of the school, a two-story addition housing 10 classrooms (five of which will be dedicated to science) will be built. On the south side of the existing gym, a second gym will be constructed. The site improvement consist of new street paving, curbs, gutters, stormwater drainage, sidewalk and turf, as well as 30 diagonal parking spaces.
