HISTORY
ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Chief Operating Officer and Jeff has been with the estimating department for more than 25 years.

ICI completed its first Cooper’s Hawk location in Oak Park, Illinois in 2017. Since then, our team has been contracted to build more than twenty locations (new construction restaurants as well as remodels, expansions and build-outs) for the restaurant group. Of note, ICI completed the restaurant group’s flagship location in the former historic Esquire Theater in Chicago’s Gold Coast, where it replaced Del Frisco’s Double Eagle Steakhouse.
Most recently, ICI was entrusted to build the restaurant group’s latest concept: Piccolo Buco by Cooper’s Hawk within Oak Brook Shopping Center in Oak Brook, Illinois. Construction was completed in summer 2022.

When building their first location outside of Texas in 2013, Perry’s Restaurants entrusted ICI. The 11,000 square foot build-out on the ground floor of Neiman Marcus in Oak Brook Shopping Center in Oak Brook, Illinois was a success. Perry’s then opened their second location in Illinois (this time in Schaumburg) and once again selected ICI as their construction manager. The 12,000 square foot restaurant opened in October 2020 and offers seating for 330 diners, four private dining rooms and a bar attached to a spacious patio. In 2021, ICI was then retained as Perry’s construction manager for concurrent renovations to five restaurants in three states.
Presently, ICI is contracted for new construction Perry’s Steakhouse & Grille locations in Richmond, Virginia and Vernon Hills, Illinois; as well as the restaurant group’s Carve and Verdad concepts in Austin, Texas.

Perry Restaurants’ recently retained ICI for the construction of a second Carve American Grille location. ICI built the craft-focused concept within an existing mid-rise, mixed-use development in Austin, Texas. The one-story build-out is comprised of 8,700 square feet of restaurant space with an adjacent 780 square foot patio.
Carve American Grille pays tribute to its parent company’s butcher shop beginning and incorporates hand craftsmanship into the dining experience. During construction, ICI faced multiple construction challenges including delivering mechanical and electrical systems sixty feet through shafts to the roof and installed new structural steel to accommodate sliding glass partitions around the entire perimeter of the restaurant.
The restaurant was completed in early summer 2023.

Del Frisco’s Restaurant Group engaged ICI for a fast-track remodel of the restaurateur’s Gold Coast location in Chicago. ICI completed significant remodeling within 11 different areas of the restaurant, all while maintaining operations and working around various special events that had been booked prior to construction award.
The fast track project scope included custom light fixtures and millwork pieces as well as brass finishes that highlighted their opulent private dining space called the Esquire Champagne Room. Located on the third floor on the voluminous restaurant, the space contained a bar with surrounding cocktail tables, a piano fireplace with lounge seating and was punctuated by a stunning centrally-located light fixture. [CONT.’D] Schedule adherence was critical as the restaurant group needed to be fully operational throughout the busy holiday season. ICI successfully delivered the newly remodeled space within the agreed upon parameters. ICI was subsequently contracted for upgrades to Del Frisco’s Denver, Colorado location.

Chicago’s Cantina Laredo marks the first location outside of the south. This dramatic 17,000 square foot, two-story restaurant enlivens the River North neighborhood while providing an upscale dining experience. The use of various stones and douglas fir tongue and groove wood on the walls and ceilings creates a warm yet contemporary atmosphere, augmented by custom art work throughout the spaces. The construction of this 17,000 square foot flagship restaurant presented the project team with significant challenges. Located in the heart of Chicago, the project was situated on a very tight urban site. Concurrent subway reconstruction within a quarter mile from the restaurant added complexity. One lane of State Street and one lane of Illinois Street was blocked for the majority of the construction and pedestrians used temporary walk-ways on both of those streets due to sidewalk closures. Due to these circumstances, job site safety was paramount. [CONT.’D]

[CONT.’D] Another important feat during the course of construction was the soil stabilization. The project site had been cleared of prior buildings in the early 1960s and had been used as surface parking in the intervening years. The foundations and basements of previous 19th century buildings littered the site to a depth of eleven feet; below which was soft Chicago clay.
Excavating the entire site and backfilling with engineered fill was cost prohibitive. The general contractor provided a foundation solution: leave the underlying fill in place and improve the fill layers using vibro-compaction. The entire site was treated in this manner and saved the owner over $140,000.00 and reduced the project schedule by nearly a month.

Chicago’s III Forks Prime Steakhouse, the first of its kind outside Texas and Florida, is a dramatic two-story, 16,000 square foot restaurant that enlivens the Lakeshore East neighborhood. The restaurant faces the internal Lakeshore East Park and therefore has both indoor and outdoor dining and social spaces that take advantage of the beautiful tree-lined park and the skyline views beyond. Once inside, diners are greeted with a material palette comprised mainly of walnut, glass, river stone and carrara marble. The millwork is designed to provide a warm “steakhouse” atmosphere in a sophisticated, contemporary and urban design aesthetic.
The primary dining area is a long, fluid space along the windows overlooking the Lakeshore East Park. To the left of this dining area and just inside the vaulted ceiling is a dramatic walnut and marble bar with suspended overhead bottle storage. Surrounding the bar are spaces that allow for varied dining styles; from larger tables for [CONT.’D]

[CONT.’D] parties of 6 or more to intimate booths for small private dining parties. Bold focal points bookend this dining and bar space. At the far west end is a striking fireplace and at the far east end of the vaulted space are two large, glass enclosed wine rooms. Substantial use of glass, fine walnut woodwork and imported tile creates a sophisticated and welcoming atmosphere.
A steel and glass staircase with leather-wrapped handrails leads guests to a rooftop patio. This upper level contains an outdoor restaurant for alfresco dining and drinking.
During construction, the roof of the building was opened into order to bring in larger elements like the steel staircase. Maintaining the integrity of the building and protecting it from the elements was of great importance. Additionally, as many as fourteen scissor lifts were used at a time for the construction of III Forks. This created the need for a detailed logistics plan and an extreme sense of awareness from the entire project team.

Puttshack is an upscale entertainment venue with more than 15 locations. The popular concept is currently expanding across the country. The recent growth resulted in a necessary expansion of their headquarters in Chicago and ICI was engaged as construction manager.
Puttshack’s headquarters is located in a 100-year-old timber structure high rise in downtown Chicago. The plans called for a two-floor, 11,000 square foot interior build-out to take place while Puttshack’s team was occupying a quarter of the project space.
Material lead times caused by lingering effects of the pandemic challenged the project team, but they were able to overcome them and the workplace opened to Puttshack employees as scheduled. [CONT.’D]

[CONT.’D] The workplace incorporates many of Puttshack’s entertainment venue design elements through the use of color, millwork, wall features and lighting fixtures. The interior build-out is an open design concept and the community spaces are intended to make the office feel like a home for employees.
The Clayton Chicago, Illinois
The Clayton is a 14,000 square foot cigar retail space on the first floor and private, members-only cigar club on floors two, three and the basement. The building is located at the corner of Milwaukee and Canal Street in downtown Chicago. Construction included the renovation of all four floors, the installation of four glass-enclosed humidors as well as recertification of an elevator and dumbwaiter. ICI installed new electrical and mechanical systems and created a new ADA compliant entry. The project required modification of the existing wood structural systems in order to support the mechanical equipment and ICI partnered with the design team and engineers to maintain the desired look while achieving the necessary modifications.
Due to its placement on a tight city site, materials were craned into the building through upper level windows. The space is finished in high-end materials such as marble, simulated reclaimed wood flooring, tile and light fixtures with a dimming package.

Kensington Development Partners is bringing a three-phase development totaling 70 acres to the far northwest suburbs of Chicago in Algonquin, Illinois. Phases 1 and 2 are comprised of retail stores and restaurants and the third and final phase will be residential. Current tenants include Raising Cane’s Chicken Fingers, Belle Tire, Portillo’s and Cooper’s Hawk Winery and Restaurants. Currently, ICI is completing utility, paving, concrete and curb work; two detention ponds; lighting; and landscaping.
The Enclave is the third development for which Kensington has retained ICI. In recent years, ICI also completed the Sawmill Station development in Morton Grove, Illinois as well as the Westmont Market Centre development in Westmont, Illinois

ICI concurrently completed the construction of two significant retail developments for Kensington Development Partners in suburban Chicago. ICI delivered Market Centre, located twenty miles west of Chicago in Westmont, first. Prior to ICI’s arrival, the 12-acre site at the corner of 63rd Street and Cass Avenue was an underdeveloped strip center. Several retail stores were closed, even though the area had seen population growth and nearby retail establishments were booming. Prior to Kensington’s acquisition of the land, ICI worked alongside them for a period of 10 months preparing cost models and a series of construction schedules.
ICI was retained as construction manager for the demolition of the existing strip center, associated site work and the core and shell of 112,000 square feet of retail space. Tenants include LA Fitness and an Amazon Fresh. Additionally, ICI delivered a Starbucks located within an eastern outlot of the development and a pad-ready site along 63rd Street for the restaurant Raising Cane’s.

ICI concurrently completed two significant Chicago-area retail developments for Kensington Development Partners: Sawmill Station in Morton Grove and Market Centre in Westmont. Sawmill Station, a 26-acre property located at the southeast corner of Dempster Street and Waukegan Road, was developed by Kensington in partnership with UK-based IM Properties. Prior to Kensington’s acquisition of the site, ICI worked alongside them for months on preconstruction budgeting and scheduling.
The lifestyle center includes approximately 240,000-square-feet of retail and entertainment space as well as a six-story, 250,000 square foot multifamily component. ICI’s scope of work included demolition of the existing Prairie View Plaza, associated site work, subsequent vertical construction of the retail and entertainment space and construction of several outlots on the site.

Lakeside Bank operates branches throughout Chicago and in several of the surrounding suburbs. ICI is serving as the bank’s construction manager as they undergo a regional expansion.
The Lakeside Oakbrook Terrace branch began construction in the fall of 2020 and was completed in early summer 2021. In addition to standard banking center components, the two-story, 8,491 square foot facility houses offices and meeting space for the bank’s leadership team. The facility offers a drive-through along the western edge of the building and parking is located on the northern portion of the site.
ICI also recently completed a two-story, 6,344 square foot branch in Chicago’s Bridgeport neighborhood.

ICI completed the Napleton Porsche Chicago dealership located at 570 West Monroe Street within the Presidential Towers development in late summer 2021. The space was previously occupied by a Walmart Neighborhood Market and ICI was initially retained for the demolition of the existing space. Once architectural drawings were finalized, ICI was hired as the dealer’s construction manager for the 27,000 square foot build-out and related façade work. The new dealership contains 10,000 square feet of sales space and a 17,000 square foot service department. ICI coordinated the City of Chicago permitting process and Minority Business Enterprise / Women Business Enterprise (MBE / WBE) participation.
The selection of ICI for the construction of the Chicago Porsche point demonstrates a continuation of an existing working relationship with the Napleton Automotive Group. ICI also completed Mid Rivers Maserati in St. Peters, Missouri, and a Nissan dealership in St. Louis, Missouri.

Several years ago, ICI began the phased process of separating an individual, multi-brand dealership into separate stand-alone facilities for long-time client, Fields Auto Group. Chrysler Jeep Dodge Ram, Mazda and Mercedes-Benz were operating out of a shared facility in the Asheville, North Carolina area. The first step in the multi-year process was the completion of a new 30,000 square foot Mercedes-Benz facility (completed in early 2022).
The 18,000 square foot new construction dealership elevates the car buying experience through an open floor plan punctuated with natural materials. The extensive use of glass gives the dealership the feel of a gallery showcasing the vehicles. Customer amenities include a lounge and adjacent beverage counter as well as EV charging stations. Additionally, the new dealership includes upgrades to the existing parts and service buildings and a car wash facility.

In continuation of an existing working relationship with The Exchange Automotive Group, ICI completed The Audi Exchange in St. Charles, Illinois in early August 2021. The project marks ICI’s fourth with the dealer.
The ground up, 26,000 square foot dealership was constructed on a redeveloped 3.5acre parcel. Sitework included fully developed wet and dry utility services, lighting, landscaping, and a 500 foot-long decorative concrete retaining wall. Dealership features include a 20-foot-tall angled curtainwall system, ‘honeycomb’ aluminum panel systems, and a 120 foot-long rolled and sloped interior soffit with integral lighting elements. The ICI team possesses an existing familiarity with Audi brand standards after completing the dealer’s Highland Park location. [CONT.’D]

[CONT.’D] ICI invested significant effort during a two-year preconstruction period as various construction scenarios for the parcel and dealership were vetted. ICI developed cost and scheduling estimates on multiple versions of the dealership prior to construction commencing.
In addition to the construction of the new dealership, ICI extended Woodward Drive adjacent to the dealership, widened Randall Road, and installed a new traffic signal at the corner of Randall and Woodward. The process entailed close coordination with the City of St Charles and Kane County Division of Transportation.
