COMPANY International Contractors, Inc. (ICI) is a family-owned construction management and general contracting business in its second generation of leadership. Since 1982, ICI has completed award-winning restaurants, retail stores, schools, car dealership and workplaces. ICI employs 2 of only 26 Certified Professional Estimators in Illinois, 9 LEED Accredited Professionals, 27 SWPPP Certified staff and 1 Certified Professional Constructor. HISTORY ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Executive Vice President and Jeff has been with the estimating department for more than 25 years.

In November 2019, ICI completed on a new flagship location for Cooper’s Hawk Winery & Restaurants in the former Esquire Theater in Chicago’s Gold Coast neighborhood. Cooper’s Hawk took over the space after Del Frisco’s Double Eagle Steakhouse shuttered the location. ICI was retained for the remodel due to our existing relationship with the restauranteur and familiarity with the building; having completed a remodel of the space for Del Frisco’s just one year prior. The tri-level 24,000 square foot space includes polished wood wall panels and floors, touches of brass and grey metal and a stunning chandelier centered within the space. The restaurant includes a three-story wine tower, retail space and an open kitchen. Construction within the urban location and inside the iconic Esquire Theater presented several challenges. For instance, the building has no service elevator so anything brought to the second or third floor had to move up the stairs or be hoisted in from the outside. [CONT.’D]

When Perry’s Steakhouse & Grille was opening their first location outside of Texas in 2013, the restaurant group entrusted ICI. The 11,000 square foot build-out on the ground floor of Neiman Marcus in Oak Brook Shopping Center in Oak Brook, Illinois was a success Perry’s is now opening their second location in Illinois. Perry’s once again awarded ICI the contract. In late 2019, ICI started construction on the ground up restaurant in Schaumburg after receipt of the pad-ready site. Construction was recently completed on the 12,000 square foot restaurant and the restaurant opened in October 2020. The restaurant features Perry’s newest design elements and offers seating for 330 diners, four private dining rooms and a bar attached to a spacious patio.

After the successful delivery of an interior build-out in Oak Park, Illinois and ground up locations in Orange, Ohio and Clinton Township, Michigan; Cooper’s Hawk negotiated a fourth construction management contract with ICI for a new location in Downers Grove, Illinois. This flagship location includes a second floor bar, as well as patios on the first floor and rooftop. The building’s exterior features large format exterior stone and metal panels. A decorative staircase ties the floors together with a two-story wine display. Cooper’s Hawk’s design incorporates a multitude of high end finishes to create a sophisticated, yet casual dining experience. Wood plank ceilings and beams, stainless steel accents and bold light fixtures adorn the ceilings and walls. [CONT.’D]

ICI built its first Cooper’s Hawk Winery & Restaurants location in Oak Park in 2017. Since then, ICI has completed nearly twenty projects for Cooper’s Hawk varying in scope from new construction restaurants, to build-outs, to remodels, and renovations. In 2020, the restaurant group opened its furthest west location to date in Scottsdale, Arizona. Cooper’s Hawk’s design incorporates a multitude of high end finishes to create a sophisticated, yet casual dining experience. Wood plank ceilings and beams, stainless steel accents and bold light fixtures adorn the ceilings and walls. When asked why ICI has been retained for multiple concurrent restaurants, Walter Fisher, Vice President of Construction for Cooper’s Hawk, replied “I breathe a sigh of relief knowing that people in our industry still care deeply about the end product they deliver. We look forward to working together on many more projects.”

In mid-2019, ICI completed construction on the 6,000 square foot, ground up Barrel Club restaurant located Southwest of Chicago in Oak Lawn, Illinois. The 100-seat dining room offers guests a modern, yet comfortable atmosphere and the space comes complete with two patio areas and a private event room. The Barrel Club concept is centered around a wide-ranging offering of spirits, but with a focus on whiskey and bourbons. A floor-to-ceiling rack stocked with white and spiced rum, wine, Irish rye, bourbon, gin and moonshine are prominently displayed within the restaurant. The space offers a fine dining experience with an expansive menu of American fare and an emphasis on accessibility for all guests. The former Barrel Club owner, John Zawaski envisioned the restaurant to appeal to all budgets and tastes. “My wife and I go to Oak Brook for a nice dinner. I thought this could happen in Oak Lawn, too,” Zawaski said. “I’m very passionate about bringing fine dining to this area, but not too fine because I’m also a resident here. Everyone will be able to afford something at the Barrel Club.”

In early fall of 2017, ICI was hired by Del Frisco’s Restaurant Group for a fast-track remodel of the restaurateur’s Gold Coast location in Chicago. ICI completed significant remodeling within 11 different areas of the restaurant, all while maintaining operations and working around various special events that had been booked prior to construction award. The fast track project scope included custom light fixtures and millwork pieces as well as brass finishes that highlight the opulent new private dining space called the Esquire Champagne Room. Located on the third floor on the volumnious restaurant, the space contained a bar with surrounding cocktail tables, a paino, fireplace with lounge seating and was punctuated by a stunning centrally-located light fixture. ICI fulfilled the role of general contractor for Oak Brook Shopping Center’s upscale restaurant, Perry’s Steakhouse & Grille. The high-end steakhouse occupies the ground level of the Neiman Marcus building on the south side of mall. The 11,000 square foot space houses both open and private dining, an expansive curvilinear bar and adjacent lounge, an impressive glass-enclosed wine and liquor storage area, an outdoor patio, as well as a large smoker for preparing house specialties. A fast-track project schedule was required in order for the restaurant to be complete in time for the approaching holiday season at Oak Brook Shopping Center. The project opened on time and the restaurant immediately received a warm reception among the Chicago dining scene. [CONT.’D]

[CONT.’D] ICI was selected from among a group of prequalified general contractors to construct the restaurant group’s first location outside of Texas. ICI subsequently went on to expand this location’s patio and build their Schaumburg, Illinois location. The concept began more than 30 years ago as a modest meat market and today has grown to a premier steakhouse.

Mistwood Golf Clubhouse Romeoville, Illinois

In 2003, Mistwood Golf Club came under new ownership with a vision for making the course and its facilities into a premier golf club. The course was completely redesigned and in doing so became one of most extensive public course renovation projects in the country. To complete the master plan, Mistwood hired ICI to serve as the Construction Manager for a new clubhouse facility. The clubhouse was designed by Daniel Wohlfeil Design, Ltd. in the style of a Scottish Village. It replaced an existing facility that was demolished as part of the project. The establishment now has a clubhouse facility of equal caliber to their course. The new clubhouse facility consists of 27,000 square feet on two levels. Mistwood Golf Clubhouse [CONT.’D] Romeoville, Illinois
[CONT.’D] views of the golf course beyond, elaborate stone fireplaces and vaulted ceilings; new a Scottish pub called McWethy’s Tavern also with views of the golf course, indoor/ outdoor spaces, a pro shop, club locker rooms, cart storage and administrative space for the facilities’ staff. Construction began in 2014 and was completed in the fall of 2015. The golf course remained operational throughout construction. ICI partnered closely with course management to ensure the safety of patrons and also to minimize disruption to course operations.

III Forks Prime Steakhouse Chicago, Illinois

Chicago’s III Forks Prime Steakhouse, the first of its kind outside Texas and Florida, is a dramatic two-story, 16,000 square foot restaurant that enlivens the Lakeshore East neighborhood. The restaurant faces the internal Lakeshore East Park and therefore has both indoor and outdoor dining and social spaces that take advantage of the beautiful tree-lined park and the skyline views beyond. Once inside, diners are greeted with a material palette comprised mainly of walnut, glass, river stone and carrara marble. The millwork is designed to provide a warm “steakhouse” atmosphere in a sophisticated, contemporary and urban design aesthetic. The primary dining area is a long, fluid space along the windows overlooking the Lakeshore East Park. To the left of this dining area and just inside the vaulted ceiling is a dramatic walnut and marble bar with suspended overhead bottle storage. III Forks Prime Steakhouse [CONT.’D] Chicago, Illinois
[CONT.’D] parties of 6 or more to intimate booths for small private dining parties. Bold focal points bookend this dining and bar space. At the far west end is a striking fireplace and at the far east end of the vaulted space are two large, glass enclosed wine rooms. Substantial use of glass, fine walnut woodwork and imported tile creates a sophisticated and welcoming atmosphere. A steel and glass staircase with leather-wrapped handrails leads guests to a rooftop patio. This upper level contains an outdoor restaurant for alfresco dining and drinking. During construction, the roof of the building was opened into order to bring in larger elements like the steel staircase. Maintaining the integrity of the building and protecting it from the elements was of great importance. Additionally, as many as fourteen scissor lifts were used at a time for the construction of III Forks. This created the need for a detailed logistics plan and an extreme sense of awareness from the entire project team.

ICI served as construction manager for the fast-track build-out of a historic downtown structure into ZED451. Located in Chicago’s River North neighborhood, the classic building took on a new life and contemporary look. The two-story atrium of steel and glass is strikingly modern with an international twist. Clean design lines and warm wood overtones combined to give customers a comfortable dining experience. The space was comprised of a two-level dining and bar experince with a rooftop deck complete with wood seating, a grassy seating area and a skylight that allows a view of diners below. The floors were concrete pavers. Exotic wood finishes added to the unique decor. Because the ZED building is over 100 years old, ICI was extremely diligent in field measuring all aspects of the existing building to ensure that steel and glass for the new atrium fit to perfection.

Cantina Laredo Chicago, Illinois

Chicago’s Cantina Laredo marks the first location outside of the south. This dramatic 17,000 square foot, two-story restaurant enlivens the River North neighborhood while providing an upscale dining experience. The use of various stones and douglas fir tongue and groove wood on the walls and ceilings creates a warm yet contemporary atmosphere, augmented by custom art work throughout the spaces. The construction of this 17,000 square foot flagship restaurant presented the project team with significant challenges. Located in the heart of Chicago, the project was situated on a very tight urban site. Concurrent subway reconstruction within a quarter mile from the restaurant added complexity. One lane of State Street and one lane of Illinois Street was blocked for the majority of the construction and pedestrians used temporary walk-ways on both of those streets due to sidewalk closures. Cantina Laredo [CONT.’D] Chicago, Illinois
[CONT.’D] Another important feat during the course of construction was the soil stabilization. The project site had been cleared of prior buildings in the early 1960s and had been used as surface parking in the intervening years. The foundations and basements of previous 19th century buildings littered the site to a depth of eleven feet; below which was soft Chicago clay. Excavating the entire site and backfilling with engineered fill was cost prohibitive. The general contractor provided a foundation solution: leave the underlying fill in place and improve the fill layers using vibro-compaction. The entire site was treated in this manner and saved the owner over $140,000.00 and reduced the project schedule by nearly a month.
