Since 1982, ICI has completed award-winning restaurants, retail stores, schools, car dealership and workplaces. HISTORY ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Executive Vice President and Jeff has been with the estimating department for more than 25 years.

ICI concurrently completed two significant Chicago-area retail developments for Kensington Development Partners: Sawmill Station in Morton Grove and Market Centre in Westmont. Sawmill Station, a 26-acre property located at the southeast corner of Dempster Street and Waukegan Road, was developed by Kensington in partnership with UK-based IM Properties. Prior to Kensington’s acquisition of the site, ICI worked alongside them for months on preconstruction budgeting and scheduling. The lifestyle center includes approximately 240,000-square-feet of retail and entertainment space as well as a six-story, 250,000 square foot multifamily component. ICI’s scope of work included demolition of the existing Prairie View Plaza, associated site work, subsequent vertical construction of the retail and entertainment space and construction of several outlots on the site.

ICI is currently underway on the construction of two significant retail developments for Kensington Development Partners. ICI is scheduled to deliver Market Centre, in the town of Westmont, 20 miles west of Chicago, first. Prior to ICI’s arrival, the 12-acre site at the corner of 63rd Street and Cass Avenue was an underdeveloped strip. Several retail stores were closed, even though the area has seen population growth and nearby retail establishments were booming. Prior to Kensington’s acquisition of the land, ICI worked alongside them for a period of 10 months preparing cost models and a series of construction schedules. The new development will feature 112,000 square feet of retail and tenants include LA Fitness, Starbucks and Raising Cane’s.

For more than 15 years, ICI has worked for Walmart on 75+ new construction, renovation and expansion projects across the country. In 2020, Chicago-based Milhouse Engineering & Construction and ICI partnered to bring a new concept to the city’s Chatham neighborhood. Walmart Health is the retailer’s new, state-of-the-art health center located within 7,500 square feet of existing sales floor space within the Chatham store. The health center provides affordable and accessible healthcare for members of the Chicago community right where they shop. Walmart Health is partnering with local health providers to deliver a variety of health services regardless of a patient’s insurance status. The Walmart Health in Chatham was delivered by Milhouse Engineering & Construction and ICI as part of a larger scope to extensively remodel the existing store to update it to the latest Walmart prototype. Additionally, our companies partnered to concurrently deliver a small-scale remodel to the Pullman store. [CONT.’D]

Since 2006, ICI has worked with Walmart building ground up stores and remodeling and expanding existing locations across the United States. Based on our performance throughout the years, ICI was selected by Walmart to become a prequalified professional services provider under their General Contractor Resource Optimization (GRO) Program. The program is intended to create cost, manpower and schedule efficiencies and foster a more collaborative relationship between Walmart and its contractors. General Contractors within the program are assigned a region of the country and have the opportunity to oversee the construction of a specified number of projects over a defined duration. The scope work varies from store-to-store but is comprised primarily of store remodels and re-branding initiatives. ICI is prequalified for the Indiana and Illinois regions. Throughout our working relationship, ICI has completed more than 75 projects for Walmart.

Mariano’s Fresh Market Chicago, Illinois (Lakeview)

The Mariano’s Fresh Market in Chicago’s Lakeview neighborhood was built within a development on a site that had been vacant since 2005 due to a fire that destroyed the existing Dominick’s. The development is called 3030 North Broadway and is a 260,000 square foot new mixed-use, multi-story retail development that also houses a fitness center, two levels of decked parking totaling 245 parking spaces and the 7,500 square feet of small retail stores on the ground level. ICI was contracted to build-out the 73,000 square foot Mariano’s Fresh Market, occupying both the first and second levels. The development marked ICI’s third Mariano’s store; having completed a ground up store in Orland Park, Illinois and the build-out of the Ravenswood store. ICI went on to build another new construction store in Lombard, Illinois. The development opened in summer 2016 and transformed this formerly longvacant site into a pedestrian-friendly “town square” dynamic.

ICI was contracted by developer/ owner Barrett & Porto for the interior build-out of the Mariano’s Fresh Market in Chicago’s Ravenswood neighborhood. ICI also worked closley with the tenant, Roundy’s Inc. throughout the duration of the project. The build-out is within a multi-tenant retail development located on approximately 3.5 acres at Lawrence and Ravenswood Streets. The store is 88,300 square feet: 10,500 SF on the first floor, 75,000 SF on the second floor and 2,800 SF on the third floor. Shoppers entering off of Lawrence Avenue enter via a multi-story glass atrium with a cafe and casual seating. The northern portion of the atrium space contains escalators leading to the second level. The 75,000 square foot second level contains an expansive grocery selection as well as specialty areas such as a BBQ station, a sushi station, a bakery and a large deli. The third level contains administrative areas and access to the attached parking deck.

ICI was hired by developer Bradford Real Estate Companies for the construction of a new 74,000 square foot Mariano’s Fresh Market grocery store and the associated site work. Located at 142nd Street and LaGrange Road in Orland Park, this new location marked Mariano’s 31st store in the Chicago area. As the Construction Manager, ICI was heavily involved with team members from both Bradford and Mariano’s during the preconstruction phase to assist in scheduling and value engineering and ultimately competitively bidding the project. Sitework on the 8.5 acre parcel took place in early 2015; construction on the building was completed in early 2016. The project marked ICI’s second Mariano’s store; the first being an interior build-out of Mariano’s Ravenswood location. ICI has since gone on to build two more stores for the grocer: an interior build-out located at 3030 North Broadway within Chicago and a new construction store with associated site work in Lombard.

In the spring of 2016, ICI was hired by developer Bradford Real Estate and The Kroger Co., (parent company), for the demolition of an existing Kmart Store at the corner of Roosevelt and Finley Roads in Lombard, Illinois. The 10.5 acre parcel was being scraped to make way for a new 74,000 square foot Mariano’s Fresh Market. Sitework was completed by late fall and The Kroger Co. then retained ICI for the construction of the new Mariano’s Fresh Market. The new store was constructed through the winter months and opened in summer 2017. To date, ICI has built four Mariano’s stores: 2 interior build-outs within the city of Chicago and 2 suburban, ground up stores.

Jewel Osco opened their new 61,940 square foot prototype store in Deerfield, Illinois in the summer of 2017. The grocery store is located at the corner of Waukegan and Lake Cook Roads in Deerfield, Illinois. The store opening was significant for ICI as it marked a continuation of our existing relationship with the grocer; a relationship that originated in 2001 and entailed 7 store renovations throughout the Chicagoland area and one new construction store in Downers Grove, Illinois. The Deerfield store was a complex build. The new store was constructed between an existing strip center and a small portion of the existing Jewel store that remained open during construction. [CONT.’D] The construction site presented several logistical challenges. Shoppers for the existing Jewel as well as the adjacent tenants entered and exited the strip mall in close proximity to the east and north of the tight site. Deliveries for the adjacent tenants passed the western border of the site. As a result, the project required close coordination with the surrounding tenants and strict adherence to all ICI safety policies. In recent years, Jewel-Osco has undergone a significant refresh in the Chicago marketplace. The grocer has remodeled more than 70 of their 185 stores. The Deerfield store is yet another steps toward the retailer’s goal of maintaining a consistent Jewel brand.The striking façade of the new store incorporates a mixture of metal panel and masonry. The design of the Deerfield location signifies a departure from other Jewel Osco stores and establishes an updated, fresher look. Additionally, it provides increased offerings and amenities such as fresh sushi, a juice bar, a customer seating area as well as expanded departments (floral, pharmacy, seafood / meats, express check-out lanes).

Waterway Carwash operates 20 locations in five cities and as the business began an expansion into the northern suburbs of Chicago, they hired ICI as their construction manager for multiple upcoming locations. ICI began working with Waterway in 2018 on their Highland Park location. Our team renovated and added onto an existing car wash resulting in a 8,800 square foot facility. In addition to building modifications, ICI was responsible for infilling existing underground tanks and installed a new underground detention system. The facility was also brought up to Waterway’s current brand standards throughout the interior and exterior. ICI was subsequently contracted for the company’s Vernon Hills and Skokie locations.

After the successful completion of the Waterway Carwash in Highland Park, Illinois, ICI was contracted for the retailer’s Vernon Hills location. Completed in the fall of 2020, Waterway Vernon Hills consisted of the renovation of an existing 4,300 square foot gas station and convenience store. The interior and exterior of the facility were completely transformed to the client’s brand standards and layout specifications. The carwash entry and exit were revised to accommodate new pay stations. Vacuum stations and detailing areas were also relocated. ICI is now contracted to complete the forthcoming Waterway Skokie, a 4,000 square foot new construction gas station and convenience store with a separate 5,300 square foot car wash.

The Clayton Chicago, Illinois

The Clayton is a 14,000 square foot cigar retail space on the first floor and private, members-only cigar club on floors two, three and the basement. The building is located at the corner of Milwaukee and Canal Street in downtown Chicago. Construction included the renovation of all four floors, the installation of four glass-enclosed humidors as well as recertification of an elevator and dumbwaiter. ICI installed new electrical and mechanical systems and created a new ADA compliant entry. The project required modification of the existing wood structural systems in order to support the mechanical equipment and ICI partnered with the design team and engineers to maintain the desired look while achieving the necessary modifications. Due to its placement on a tight city site, materials were craned into the building through upper level windows. The space is finished in high-end materials such as marble, simulated reclaimed wood flooring, tile and light fixtures with a dimming package.

ICI completed the build-out of 6 tenant spaces within Block 37 for retailers. In addition to these tenant build-outs, ICI was contracted by the developer for multiple base-building projects. ICI constructed the mall’s management offices, installed utility services for the development’s parking facilities, completed wall insulation in tenant spaces throughout the building, installed access panels and 14 aluminum framed glass advertisement panels. The 8,200 square foot build-out for the management offices included tenant spaces, break rooms, and operations spaces in six remote areas of the mall on four different floors. The work also included new framing and drywall, mechanical and electrical services, distribution and finishes.
