COMPANY International Contractors, Inc. (ICI) is a family-owned construction management and general contracting business in its second generation of leadership. Since 1982, ICI has completed award-winning restaurants, retail stores, schools, car dealership and workplaces. PEOPLE Our team of more than 65 has been carefully assembled throughout the years and the formula has proven successful: the average length of employment for an ICI team member exceeds 10 years. ICI employs 2 of only 26 Certified Professional Estimators in Illinois, 9 LEED Accredited Professionals, 27 SWPPP Certified staff and 1 Certified Professional Constructor. HISTORY ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Executive Vice President and Jeff has been with the estimating department for more than 25 years.

Mall St. Matthews Tenant Spaces & Improvements Louisville, Kentucky

ICI was contracted by Brookfield Properties for interior demolition and improvements at Mall St. Matthews in Louisville, Kentucky for the interior demolition of the existing, twolevel Forever 21 retail store and creation of a warm dark shell for three future tenants. The scope within the existing Forever 21 store included demolition of the escalator system and infilling of the decking. ICI also moved the existing elevator and built a new elevator shaft for the future second floor tenant. Upgrades also included replacement of the electrical service, switchgear as well as removal of the old rooftop units and installation of the new. On the exterior of the building, ICI created new openings in the façade for three future tenants. Construction was completed within a five month period.

Oakwood Mall Tenant Spaces & Upgrades Eau Claire, Wisconsin

When Macy’s shuttered it Oakwood Mall location, it left one of the mall’s five large anchor spots vacant. In preparation of a new tenant, Brookfield Properties contracted ICI for the partial interior demolition the 104,000 square foot store. ICI demised the existing space into two tenant spaces of 39,000 square feet and 65,000 square feet. Additionally, ICI was contracted to replace the existing electrical service and switchgear. The final portion of ICI’s scope included building a 1,600 square foot vestibule and new front entrance. The new entrance allowed for a 1,400 square foot expansion for new tenant, Hobby Lobby. To prepare for the new tenant, ICI was responsible for demolishing the old rooftop units and adding roof curbs for the new units (supplied by Hobby Lobby).

Since 2006, the ICI team has honed our skills in Walmart procedures and best practices on 75+ construction projects from coast to coast. For more than 15 years, our team has completed projects ranging in scope from $18 million new construction stores on 50+ acre sites, to intricate 3-wall expansions within occupied stores, to concurrent multi-store remodels. This experience brings us to where we are today: entrusted with implementing new prototypes and concepts, responsible for partnering with and training an emerging general contractor, and a member of their limited General Contractor Resource Optimization (GRO) program. The program is intended to create cost, manpower and schedule efficiencies and foster a more collaborative relationship between Walmart and its contractors. [CONT.’D]

ICI built its first Cooper’s Hawk location in Oak Park in 2017. Since then, our team has been contracted to build eight new restaurants and completed remodels and build-outs on more than ten other Cooper’s Hawk properties, including the company’s Restaurant Support Center in Downers Grove, Illinois. Of note, ICI completed the restaurant group’s flagship location in the former Esquire Theater in Chicago’s Gold Coast, where it replaced Del Frisco’s Double Eagle Steakhouse. New construction locations include: Clinton Township, Michigan; Orange, Ohio; Downers Grove, Illinois; Morton Grove, Illinois; Scottsdale, Arizona; Sarasota, Florida; Chandler, Arizona; Gilbert, Arizona. ICI concurrently completed two significant Chicago-area retail developments for Kensington Development Partners: Sawmill Station in Morton Grove and Market Centre in Westmont. Sawmill Station, a 26-acre property located at the southeast corner of Dempster Street and Waukegan Road, was developed by Kensington in partnership with UK-based IM Properties. Prior to Kensington’s acquisition of the site, ICI worked alongside them for months on preconstruction budgeting and scheduling. The lifestyle center includes approximately 240,000-square-feet of retail and entertainment space as well as a six-story, 250,000 square foot multifamily component. ICI’s scope of work included demolition of the existing Prairie View Plaza, associated site work, subsequent vertical construction of the retail and entertainment space and construction of several outlots on the site.

Westmont Market Centre Westmont, Illinois

ICI concurrently completed the construction of two significant retail developments for Kensington Development Partners in suburban Chicago. ICI delivered Market Centre, located twenty miles west of Chicago in Westmont, first. Prior to ICI’s arrival, the 12-acre site at the corner of 63rd Street and Cass Avenue was an underdeveloped strip center. Several retail stores were closed, even though the area had seen population growth and nearby retail establishments were booming. Prior to Kensington’s acquisition of the land, ICI worked alongside them for a period of 10 months preparing cost models and a series of construction schedules. ICI was retained as construction manager for the demolition of the existing strip center, associated site work and the core and shell of 112,000 square feet of retail space. Tenants include LA Fitness and an Amazon Fresh. Additionally, ICI delivered a Starbucks located within an eastern outlot of the development and a pad-ready site along 63rd Street for the restaurant Raising Cane’s.

Perry’s Steakhouse & Grille 6 Locations in Illinois, Texas and Colorado

When Perry’s Steakhouse & Grille was building their first location outside of Texas in 2013, the restaurant group entrusted ICI. The 11,000 square foot build-out on the ground floor of Neiman Marcus in Oak Brook Shopping Center in Oak Brook, Illinois was a success. Perry’s then opened their second location in Illinois (this time in Schaumburg) and once again selected ICI as their construction manager. The 12,000 square foot restaurant opened in October 2020 and features Perry’s newest design elements and offers seating for 330 diners, four private dining rooms and a bar attached to a spacious patio. Most recently, ICI has been hired as Perry’s Steakhouse & Grille’s construction manager for concurrent renovations to five of their locations across three states. Improvements to the following restaurants are currently underway: Frisco, Sugar Land, and Woodlands, Texas; Lone Tree, Colorado and Oak Brook, Illinois. Each restaurant is open throughout construction. The scope of work varies by location but largely includes transforming each of the restaurants into Perry’s newest scheme: a vibrant color palette with modern touches punctuated by details that celebrate the local community.

Block 37 Tenant Spaces and Base Building Chicago, Illinois

ICI completed the build-out of six spaces within Block 37 for retail tenants. In addition to these tenant build-outs, ICI was contracted by the developer for multiple base-building projects. ICI constructed the mall’s management offices, installed utility services for the development’s parking facilities, completed wall insulation in tenant spaces throughout the building, installed access panels and 14 aluminum framed glass advertisement panels. The 8,200 square foot build-out for the management offices included tenant space, break rooms, and operations spaces in six remote areas of the mall on four different floors. The work also included new framing and drywall, mechanical and electrical services, distribution and finishes.

Streets of Woodfield Tenant Improvement Schaumburg, Illinois

In 2018, ICI was retained by ShopCore Properties under a preconstruction agreement to perform a series of cost studies on various options for repurposing the Streets of Woodfield Shopping Center. The real estate group had recently added the asset to its portfolio and needed cost consulting services to evaluate a course of action on the property. ICI subsequently completed 15 cost studies for ShopCore varying in scale and scope from $150,000.00 tenant build-outs / repurposing of existing spaces to $30 million new construction alternatives. Throughout the cost estimating and preconstruction process, ICI built massing models in-house using REVIT, Sketch-Up and AutoCad in order to accurately extract material quantities from the models. In late 2021, ShopCore engaged ICI for tenant improvements to the Restoration Hardware Outlet within Streets of Woodfield and that project is currently underway.

Louis Joliet Mall Digital Tree Joliet, Illinois

The “Digital Tree” consists of screens and display clusters presenting community news, mall events, store offers and social media updates, along with selfies taken by patrons utilizing a photo booth located near the tree. The structure consists of LED lights, mirrors and twenty-six LCD screens. In all, one hundred and thirteen tems hang in the tree. As part of the construction, ICI built an AV and equipment room in the office of the mall and installed a new transformer to run all of the computer and video components of the tree. One of the more challenging parts of the project was running power and data from the AV and Equipment Room to the center court of the mall, where the tree is located several hundred feet away. The power and data was run through occupied stores, common area soffits, exposed common areas of the mall and at times, several feet in the air. The work was completed primarily at night and on off-hours.
