Every year, it’s a good idea for all of us to pay a visit to our primary physician to do a checkup. Are we in better shape than the year before (won’t that be nice), not quite as healthy or just about the same? As real estate professionals, guiding buyers and sellers through the twists & turns of a capricious and often unpredictable economy, we also ought to take a pause at this time of the year for a market checkup. Is the sales & prices annual chart pointing North or South?

When you look at the entire map of the US, you’ve got to feel good about the real estate market at this point. It is expected that the number of existing home sales will be close to 5.4 million this year, in other words even better than 2015 (5,250,000 sales) which was a great year. Low mortgage rates and a large pent-up demand made up for a record low (and further declining) inventory and a substantial median price increase in the nation. Depending on where you are on the map, you may however question these findings. Stats differ considerably according to price levels and locations. We don’t have 1 real estate market, we have hundreds (correction: thousands). Two weeks away from saying goodbye to 2016, all of us now see a different sky from our windows, from clear-blue to a bit cloudy. Nothing strange about this. It’s a big country. The clouds keep on changing in size and color, from one state to the next, from one region to the next, from one neighborhood to the next. Let’s look up and watch a couple of these clouds. One is called “home ownership”. The concept, it seems like, is being challenged today. People just don’t buy the way they used to, whether because of a lack of means or a lack of interest. The home ownership rate stands at 62.9% at this point (second quarter number). It is down 9% from its peak of June 2004 (69.2%). All age groups are affected, as a recent Bank of America study shows. Take a look. In the 3 years from September 2013 to September 2016, the homeownership rate for the less than 35y old is down 1.6%; for the 35 to 44 age group, it’s down 2.7%; it is down 2.2% for the 45 to 54; down 1.3% for the 55 to 64 and down 2.2% for the over 65. We know that the millennials are not (yet?) super-excited about homeownership but, of course, affordability is the main factor in the aftermath of a financial crisis, a tepid recovery and a fast & furious price appreciation. In the San Francisco Bay Area, arguably the most expensive market in the country, Zillow notes that while homes used to cost 3 to 4 times the median household income in the 70s, they now represent 9 to 10 times the median income. Something has got to give.


Another grey cumulus is called “foreign demand”. It is down by recent years’ standards, particularly at the high-end. It’s not for a lack of interest, quite the opposite in fact. It’s just that a lot of would-be buyers now have a lot less money to buy what and where they would like to buy. Take the Chinese buyers for example. In a context of wild surge in the cost of homes in the big Chinese cities and the fear of a debt-fueled bubble amid a slowing economy, they are anxious to invest abroad but their “savings” have shrunk big time this year due to consecutive stock market crashes. The slow but continued weakening of the yuan against the dollar (especially in the wake of a Fed rate increase that can only push the dollar higher) is however accelerating an exodus of cash out of China for those people who still have plenty and know ways to transfer their money in a safer place like the US. Realtors here have been very appreciative of such scenario, as the huge flow of Chinese investment kept the luxury market afloat over the last few years. Year over year, overseas investment rose 50% during the first 9 months of 2016. In September alone, $78 billion (with a B) have left China, according to Goldman Sachs. At first sight, this looks like a welcome sign that the happy days may not be over for American trophy-homes sellers and their agents, but be ready for a wake-up call: Beijing is about to impose tight controls on the outbound money flow, whether from Chinese companies or wealthy individuals. Beware. Between you & I, if you have a home to sell over $10M, you may not want to sit on it too long…. Let’s close this blog on a positive note. The worldwide economic slowdown, like everything else, is relative. Granted, we all have to be concerned with real global challenges like the hazardous flux of foreign investment and other uncertainties, but all such challenges have yet to negatively affect the many-many lucky ones among us who happen to be wealthy. In fact, as YouGov reports in a recent Luxury Portfolio blog post, the population of rich people on planet Earth more than doubled in the 5 years that ended last year. Here are the stats concerning the growing number of $10M+ Net-Worth Individuals of all continents over that 5 year stretch: • North America: +118% • Europe: +31% • Asia-Pacific: +10% Globally, the wealthy, according to YouGov, have grown in numbers 72%. I hope that you are (or soon will be) one of them!
