Questions & Answers Real estate agents, not unlike other business professionals, are only as good as the answers they provide and the advice they dispense. Aside from hard work (non-optional), they rely on knowledge and skills to distinguish themselves from competitors. Everything being equal, greater knowledge and sharper skills equate to better reputation and more sustainable success. There is one question that all agents should humbly ask themselves, as they look in the mirror: “do we always, for certain, know what we are talking about when we advise clients”? They do or they don’t. Telling home buyers or home sellers what to do and how to do it, without actual knowledge or proper certification, can be very hazardous & expensive for those principals who gave their trust to a Realtor. In the heat of negotiation with a client, it may sometimes be tempting for some unscrupulous agents to guess an answer or deliberately fabricate a wrong one in order to close the deal. Every profession counts imposters within its ranks. It is just that, as said earlier, consequences in a real estate transaction happen to be a lot more costly considering the price of a home. Good agents (all of them minus a few bad apples) only say & do what they know or believe to be true. If they don’t know or if they are not sure, they say so and turn to experts for definite answers. No pretending. They are not attorneys, they are not CPAs, they are real estate agents, smart and honest enough to understand their limitations. Even if and when some agents are in fact also licensed attorneys or CPAs (more and more Realtors have the relevant education and title), they ought to put these qualifications aside to avoid any conflict of interest. What hat are they using to get a client into a contract that they benefit from? It must be clear. The duties real estate professionals have are essentially the same at all price levels. However, when you are talking about multi-million dollar properties, the road is filled with a lot more landmines. There is obviously more
money involved and bad strategies or decisions are more damaging. For the most part, people who are wealthy are also brainy. They rightfully expect knowledge and integrity. Want to know what the ultimate challenge is when testing those two qualities?... Working with international clients at the high-end. That’s the ultimate challenge. For many reasons. One is obvious: many buyers or sellers who come from another country do not speak our language, or too little to fully comprehend the subtleties, intricacies and consequences of a real estate contract/transaction. There is a lot of explaining to be done. Another reason, often overlooked, is that the mere fact that wealthy buyers from another land do not ask many questions is that… they do not know what questions to ask. They are in the dark. They don’t know the laws, the rules, the system. They need a guide. That’s what you call a Realtor. They need to rely on the agent’s advice to do (or have done) whatever is needed to complete the transaction, and much more. The list of to-dos is long and some are too specialized for an agent to handle directly. This, however, does not relieve the agent from the duty of orchestrating the entire transaction and eventually turning to experts for all answers the agent cannot legally or competently provide. Let me guarantee, for example, that when an Asian buyer who only spends a week or so in town, signs a purchase agreement on a multi-million dollar property the day before catching a flight back to the old country, the Realtor better answer all the logical questions, even if none of them are actually asked… Some time ago, we, at Intero, held a “Prestigio Symposium”, from the name of our global high-end marketing program. Real estate agents must recognize that they don’t know everything and cannot do it all. Their success, over time, is in knowing who to surround themselves with: people they can trust; people who are true experts in their specialized fields. Success, with international buyers & sellers, is largely based on the strength of the agent’s own affinity group.
