HOW TO GROOM YOUR HOUSE FOR SELLING AND RENTING The best advice for selling or renting your home is to make your property look as stylish, spacious and eye-catching as you can before you offer it to potential buyers or tenants. We suggest you give attention to the following elements. INSIDE YOUR HOME Buyers and tenants generally prefer a home that they can just move into, without having to do anything else, so: A good spring clean before you put the house on the market is always a good idea. A buyer or tenant will perceive that there is less work to be done on a house that is clean and tidy. De-clutter. By packing away a few personal ornaments and smaller pieces of furniture, you can make your home appear more spacious. Keep your kitchen and bedroom cupboards uncluttered. Start packing clothes and utensils that are not often used. The more space, the better. Pick up all the toys off the floor before a buyer or tenant comes to view the house – you don't need any embarrassing accidents. Arrange every room in the house as neatly as possible. Neutralise your colour schemes as much as possible. Harsh or powerful colours do not always appeal to everyone. Walls painted with neutral colours may be better from a resale perspective. Make sure the walls and skirting boards are clean and are not cracked or damaged. Repaint where necessary. Repair any leaking taps and toilets. Replace or repair anything that is broken or missing, e.g. washing basin plugs, cupboard keys and locks, loose door knobs, and so on. Repair all sticking or squeaking doors and windows, warped cabinet doors and drawers, and all other minor flaws. Pay attention to any woodwork on your home and treat it accordingly if necessary. Replace broken or cracked windows. Make sure that all your lights are in working order and where necessary replace broken bulbs.
OUTSIDE YOUR YARD First impressions last, so:
YOUR GARDEN A well-kept garden will improve your chances of selling your property at the price that you want. Keep the grass mowed and the sides trimmed. Rake up any leaves that have fallen from the trees. Trim all dead leaves off the plants. Make sure that all toys and utensils are picked up and put away before a buyer comes to view your home. Keep the pathway to the front door clear and easily accessible. Maintain the shed and other structures in the garden, e.g. the washing line. Fix the cracks in the driveway. Poison and remove the weeds between the paving. Make sure the roof and gutters are maintained. Repair or replace any window putty that is cracked or chipped, and repaint once dried. Make sure that wooden window frames are maintained. Treat the wood if it appears weathered. Make sure that the pool is well maintained. Pick up any "mess" your animals have made‌ and that includes the most recent shoe or toy that has been shredded. In summer, it may help to give the garden a few drops of water before a viewing.
TO THE SELLER NEVER try to hide any serious damage, like damp or a leaking roof. You will be held responsible, even after the property has been transferred, if it is found that you knowingly omitted to relay this information to the buyer. In summer - open some windows and doors to let the air in. In winter - let some fresh air into you home for a while before a viewing. TIPS ON WHAT NOT TO DO WHEN A BUYER OR TENANT IS BROWSING When an estate agent is showing your house, let him do the talking. He knows what his client is looking for.
Make sure that the lawn on your verge is neat and the sides are trimmed.
Be friendly and welcoming, but don't have a conversation with the potential buyer unless asked a question.
Rinse off any rain splatters on the outside boundary walls, and fix the cracks.
Do not try to sell furniture and furnishings to potential buyers or tenants.
Paint the boundary walls if they appear faded or stained.
Do not apologise for the appearance of your house (as long as it is clean and presentable).
Repair damaged pre-cast walls or walls that are practically falling over. Give the palisade fencing and front gate a good paint-over if it appears faded. Make sure the locks on the front gates are in good working order.
Keep pets out of the way - it is preferable if you lock away big dogs that are not trained or used to strangers in the yard. Keep in mind that when you sell your car you go to all the trouble to make sure that it is in immaculate condition. Why not do the same with your home?

People, Pets and Parking – the three P’s of Community Management During July this year our second annual Estate Survey was conducted with around 120 residents participating. The results of the survey will be published during the course of the month and we would like to thank all those that participated in providing us with valuable feedback and identifying issues that require our attention. The feedback received was overwhelmingly positive as there have been some significant improvements in the ratings across all three our operations, and in particular the physical appearance of our facilities and buildings. I would also like to thank all our staff, contractors and service providers who have worked on the issues identified in the 2015 survey and continue to provide our residents and visitors with excellent service as reflected in this survey. With the hotly contested local government elections out of the way and with some time for the new mayor to settle in, we will soon be in touch with Tshwane’s regional management through our Estate Managers’ forum. A meeting will be facilitated by our new ward councillor, Mr Michael Strange, where we, along with other estates in our area, will meet to discuss various issues with senior city council officials in a constructive manner in order to improve service delivery to all our residents.
With only three short months left to the end of the year, there is still a lot for us to do in and around our estate, but there will not be an Annual General Meeting held this year. We will convene this meeting and a Constitutional Annual Meeting during the first quarter of 2017. The main reason for convening the next Constitutional General Meeting is to approve the Association’s Memorandum of Incorporation, which has been a number of years in the making. A new set of Association Rules is also on the agenda and members are encouraged to make submissions on both these important documents. The draft documents are available on our website and all submissions are considered by a working group that meets on the third Monday of each month. Submissions, queries and requests regarding this process can be emailed to wg2016@silverlakes.co.za. History of
Sotogrande Golf Course by: Yolandi Annandale
JOSEPH MCMICKING, FOUNDER OF SOTOGRANDE. A man named Joseph Rafael McMicking y Ynchausti and his wife, Mercedes Zobel de Ayala y Roxas, established Sotogrande Golf Course. Joseph served as a Colonel in the US Army during World War II. In 1962 McMicking approached his cousin, Freddy Melian, to help him find the perfect area to develop his resort. They decided on the property in San Roque.
In the 1970’s a famous photographer, Slim Aarons, captured Sotogrande on film while busy with a unique slither of the Sotogrande society. The photoshoot captured the sun-tanned bodies and the blue pools as well as the perfect green lawns. In the 1980’s sailing took off in Sotogrande. Although the people of Sotogrande were familiar with sailing, the first sailing championship took place in 1980. King Juan Carlos also endorsed a Yacht Club for the people of Sotogrande in 1980.
The cousins created Sotogrande, which they then moved to. They spent much time working on their vision of creating a community based on friendship. According to Joseph, a club is something that people join because they are friends, or potential friends.
In the 1990’s the Ryder Cup was hosted at Sotogrande. This was also the first time ever for Tiger Woods to compete in a tournament. Sotogrande is also famous for Polo. The first Polo field in Sotogrande was built in 1965 and is now widely recognized as one of the foremost clubs in the world. Over 20 tournaments are hosted at Sotogrande throughout the year.
In the 1960’s Sotogrande was known as the place where powerbrokers came to seek refuge from the world. It had the perfect Mediterranean sun, offering a sense of privacy through its landscaping. One of the things that attracted most people in the sixties was the low-key lifestyle that Sotogrande offered.
A remarkable part of the history of Sotogrande is its vision – a vision of balanced modern architecture, a healthy lifestyle where families can thrive to have better work, and life balances.

TECHNOLOGY: ARE YOU TECH-SAVVY? If you are like me, having grown up in a world before smartphone technology and instant messaging, the leaps and bounds technology has made and keeps on making can be quite daunting. I remember a time when the Telkom landline and snail mail were the be-all and end-all of my existence. My school days consisted of attending classes, taking part in various sports activities and then, when at home, calling all my school friends. I would sit on the landline for what was left of the day - even into the evening - until politely reminded to go and do some homework. Of course, in between the phone calls I would be watching television, which only started sometime in the afternoon, and writing to overseas friends on airmail letters. I must say, I am pleased that I grew up without smartphones and somehow managed to cope without owning a cellphone.

Now we are bombarded from all sides with the intrusion of technology - if it is not emails, it is direct messages, then Whatsapp messages, and let’s not even mention the hype generated by the various social media platforms! I am currently doing a part-time 9-week social media course under the auspices of the University of Cape Town. One of the first things this course teaches the learner is how social media is evolving and how new fads, trends and platforms continually come and go as people’s tastes change. What can be said, however, is that platforms like Facebook and Twitter are, for the foreseeable future, here to stay. If used correctly, they can offer fantastic opportunities for brand engagement and brand promotion in addition to networking possibilities. Silver Lakes has various social media accounts. Waterproofing has been completed, new graded screed & new floor tiles have been laid. • Upgrade & re-fitment of members’ bar is in progress by the operator, Café 41. • Installation of new tap bar-counter facility adjacent to the members’ bar is in process by operator, Café 41. • Upgrade & fitment of the convenient facility downstairs are in process by the operator, Café 41. UPGRADE OF GOLF CART PATHWAYS Construction of new golf cart pathways on the golf course is progressing well. Existing paved brick pathways are being replaced with cast in-situ concrete pathways. The new pathways are also constructed wider and golf cart ‘parking bays’ are also provided at the T-boxes and greens. We notice these are well utilised and certainly improve the accessibility & traffic on the pathways for all. Residents are reminded that walking on the golf course must please be along the concrete pathways provided, especially when golf is in play – it is also important to practise courtesy for golfers when in play on the golf course. Kindly do not walk on wet cast concrete pathways or enter the screened/demarcated areas where construction is in process. It is a dangerous area and we apologise for the current inconvenience during the construction period. The end result will be worth it. Some images of what happens behind the screens

FIBRE TO THE HOME (FTTH) The Telkom-appointed contractor is still in process with the installation of the sleeves into the existing underground infrastructure and the overhead installation on the estate. On 31/08/2016, at the official bi-weekly FTTH meeting with Telkom officials and their contractor, the following was reported: • Underground installation - 21 500 meters of the 22 000 meters completed. • Overhead installation - 6 000 meters of the 9 700 meters completed. (Overhead installation replaced where current infrastructure exists). • Network Room (located in Management Centre) - all civil work completed and fully fitted with the latest electronic equipment. Installation completed and ready for commissioning and testing. • Difficulties were experienced on site by contractor with installation blockages in the existing underground infrastructure and access to
GOLF COURSE IRRIGATION SYSTEM UPGRADE The installation of the new upgraded irrigation system on the golf course (’back nine’) is well on its way and in process. Installation work is continued over more than 3 holes at the same time, as was originally estimated, as it was found to be less interruptive than was expected. The contractor remains confident that the project will be completed as scheduled towards end of September 2016. • Phase 1 will be the done on the “back nine” - holes 10 to18 during this financial year. • Phase 2 will be done on the “front nine” - holes 1 to 9 - in the new financial year. Delays are experienced, causing inevitable extension of installation period. BUILDING WORK & BUILDING PLANS We often need to address the matter regarding the need for building plans. Please be advised that, as per our Estate Rules and the National Build Regulations (NBR) as well as the Municipality Requirements & bylaws, a homeowner is responsible for having municipalapproved building plans for any structures erected on their property. The homeowner actually sells the property in future with a copy of the municipal-approved building plan – more and more frequently we find that the purchaser requests a copy of the municipal-approved building plan and the seller then has difficulty in producing it. This leads to delays in sale as well as unplanned expenses at that stage of the transaction. Approved building plans are contract documents.
Homeowners are advised to ensure copies of municipal-approved building plans are kept in a safe place for future use. The HOA also has an official arrangement with the Municipality that building plans submitted for approval must be HOA-approved in terms of the estate rules before the building plan submission is considered by the Municipality for approval. Kindly be aware that construction work may not commence before proper building plans have been approved. Make use of a registered architectural practitioner to do it for you. Follow the full building submission process of the HOA and then of the Municipality. Application forms are available at our reception desk at the Management Centre. Do not build

In 1985, however, these bylaws were replaced by a single standard set of regulations – the National Building Regulations – which are applied equally by all Local Authorities throughout the country. These regulations provide architects and relevant building environment practitioners with all the requirements they need to produce documents (building plans) so that all our buildings will perform in a manner that will ensure healthy, structurally stable buildings.
No building plans are required for refurbishing work to an existing approved structure (e.g. changing or replacing wall tiles/ floor tiles/ built-in cupboards / kitchen cupboards/ light fittings/ceilings/ carpets/paint, etc).
All financial Institutions and Insurance Companies now require approved Building Plans (including Occupation Certification) before they will finance (or refinance) a property.
Once building work is completed, an official final inspection must be arranged with the building inspector of the Municipality as well as the HOA for the issuing of the Certificate of Occupation. (This is required for new buildings as well as for alterations & additions to existing structures.) Please see the notice regarding City Matters below. How Do The National Building Regulations Affect Me As A Home Owner? (Extract from article circulated by PIA*.) The National Building Regulation (NBR) is the legislation that governs all properties in South Africa, be it a home or an office block, a factory or a school, the building law impacts on all. These regulations are prepared by the South African Bureau of Standards, in terms of the National Building Regulations and Standards Act, 1977 (Number 103 of 1977), and are updated and revised regularly by competent role-players. No person, individual or organisation within the boundaries of South Africa may erect, alter, add to or convert a building without first obtaining approval from the local building control office of the local authority. This is a legislative requirement of the building laws of South Africa. South Africa’s National Building Regulations were originally produced as a set of functional guidelines for anybody wanting to build any type of structure. They were not intended to be prescriptive in terms of what people should build, but they do stipulate important “dos” and don’ts” – many of which are in fact mandatory. So if you are planning to build, this is a document you should familiarise yourself with. The legislation deals mainly with administrative matters such as the required building plans needed to be submitted before a building is erected so that the building inspector can ensure that the property will provide protection in terms of the elements and the general safety, health and convenience, and of users and occupiers of the buildings. An expansive interpretation of the Act, in light of the constitution, has enabled regulations relating to the environmental sustainability to be made. Prior to 1985, each city or town in South Africa independently regu-
City Matters Notice**
The NBR Act stipulates that a copy of the approved Building Plan must be available on site. Local Authorities are thus of the opinion that owners have the responsibility to – • Ensure that approved Building Plans exist for all structures on site. • Obtain an Occupation Certificate for all structures on site. Alterations and additions must also obtain certification (recertification) after approval and completion. Homeowners must visit the Local Authority to verify if copies of approved documentation can be obtained. It is recommended to conduct a proper survey as it might reduce the cost or negate the requirement to document (or re-document) “as-built” structures. Limited documentation (1995-1997) were destroyed in the 1997 Munitoria fire. Owners should verify that all “as-built” structures and existing occupation uses have been approved and are as such certified. New submissions to obtain Council approval for “as-built” structure (including subsequent alterations and additions) will be evaluated in terms of existing legislation which might require additional compliance requirements. The longer owners wait to rectify outstanding approval and obtain occupation certificates, the more legislation might be amended or new legislation may be introduced that will require additional compliance requirements. The City of Tshwane (previous ‘Stadsraad van Pretoria’) only started to issue Occupation Certificates during the late 80’s. ENVIRONMENTAL MATTERS Every month I try and give information that will still be relevant when you read the article, or do something different. Obviously when you read this article we would be past the Spring Day events of the past month (check our awesome photos in the social section) and well into summer. Elsewhere in the Intra Muros you will see the photos of our Spring Day events - fun for all, from running and cycling to a fabulous flea market as well as fun jumping castles and other to-doand-not-to-miss play equipment! We are busy with all our spring treatments of the gardens. The roses and erigeron at the club are coming into their own and will be a beautiful display in the next week or two. Adriaan and his teams are top dressing where necessary and will keep on watering during the evening until the water restrictions change. The irrigation that happens during the day in Pebble Beach is done using borehole water. They will be pruning trees and we are busy fitting the replanting of the entrance at the new gate in Silver Lakes drive into the budget. The first of the corner planters will soon be up and done.
The trick is to patiently wait for the first summer rains to bring that extra oomph to our gardens. It does not matter how much and what fertilizer we put down, on the golf course, in our gardens… nothing brings life to our gardens like that first nice and heavy rain. We are also planning on renovating the playground at the club - getting new equipment and changing the sandpit into a beach volleyball court. The soccer field will also be levelled so that we can start having a lawn that is weed and hard ground free. This area will be developed so that we can have an area where our bigger kids and teenagers can have fun and be actively busy in their off times. The tennis courts are still in process, but are ‘on hold’ until the building of a new halfway house on the golf course side is decided – or not. If we build the new tennis courts, they will be ‘in the way’ of the construction of this halfway house. Our new signage will be up on the golf course, at the club and gates – new design, new everything, not the faded ones that are all over the estate. It took a year or so of hard work, design and lawyers, but thanks a million, Mandy, for the perseverance and a great job! Part of the weekly events on our estate is the recycling we have been doing for nearly as long as the estate has been in existence. Please check out the dates and also take part in our recycling. Another thing that crosses my mind when I drive and walk through the estate is that we will all agree that we have one big asset that sells our properties - our estate! Silver Lakes Golf and Wildlife Estate sells our properties. Being on a golf estate AND having a game reserve pushes our prices up. Our asset, the estate, consists different parts: • Security • Golf Course and Club House, the Country Club • Game reserve with animals • Our own homes • To me a sore point - our streetscapes.

Obviously, being the environmental trustee, this is one of the most important parts of my portfolio - how our entrances look (the first impression) and how our streets look as you drive around the estate… how does it feel?
ries driving onto sidewalks, damaging gardens and irrigation, we used to keep them off our pavements, but it is not the case anymore. I am asking ALL of us to please stand back and think: “Do I still need those concrete balls and rocks on the sidewalk?” Could I please ask ALL Silver Lakers to remove these obstacles from the sidewalks? For the sake of Silver Lakes. For the sake of all our properties. Please let us work together towards beautiful streetscapes. Also, all of us who are on the golf course, think about the following: we have two streetscapes – street side and golf course side. So, please remember to also paint the golf course walls – walls on the streets and corners. Flowerbeds that are on the golf course must be cleared with the Greens Committee and will mostly be approved if the basis is lawn and trees or very low groundcovers. Another item permanently on our agenda (we even get lawyers’ letters about it) is our waterways and our water licences.
We try and look after our communal gardens through maintenance and keeping them tidy and clean of weeds. This will give the estate a tidy look and feel. We prune trees to open up so that the sun can shine below and to tidy up the estate. We have flower beds instead of dead plants. The golf course does the same and in that way opens up the branches of the trees not only to make the golf course more playable but also to let sunlight through so that the lawns of our beautiful golf course can grow and be luscious. It is so hard to have homeowners understand that not caring for their own property and garden on the street or golf course side do not only influence their own property, but that it influences ALL of our properties. If one drives into a space – be it a builders’ yard, a holiday venue, an estate, ANYWHERE – if it looks untidy it creates an impression of ‘don’t care’, and I care VERY MUCH, and so do most all our homeowners, but for the few which I can count on a hand or two who do not care, who do nothing to enhance the look and feel of our estate, who let their properties deteriorate to uncared-for houses (because with no paint and other maintenance, all buildings get far worse damage than only ‘look ugly’), I like to use the following analogy: it is like a fire. The fire can be contained until it reaches the ‘flash-over’ point. Then there is no stopping the flames from destroying everything in its path! Maintenance is the same. It looks okay for a while, but then the maintenance becomes so much that the building changes from a slightly unkempt look to the look of a ‘dump’. Luckily we do not have many such houses on the estate, and Danie and Mike work hard to keep it so. I would like to appeal to us all. Keep our estate tidy so that it can remain beautiful. The same goes for the gardens. Please look after your garden and love our green environment. Another ‘put-off’ element on the streets which spoils our streetscapes is the concrete balls and rocks that people put on the sidewalks. These balls and rocks are unfriendly landscaping tools which actually tell people to ‘bugger off’. Is that what we want to tell our neighbours and visitors? That we seem not to care. I know when we still had a lot of building activities and lor-
As you know from previous articles, we are in the process of checking that everything is correct regarding the water licenses that we have and that the practices of pruning and removing of reeds and grasses on the estate are within the guidelines of the Department of Water Affairs and Sanitation (DWS). The information below is an amalgamation of previous reports, suggestions of maintenance procedures and visits from experts. These include visits from the DWS officials and our Silver Lakes-appointed consultants, Schoeman en Vennote, on several occasions. The last visit included us, our consultant Francois Joubert (Schoeman en Venote) and Petrus Venter of DWS. Petrus Venter’s expertise within the Department of Water Affairs and Sanitation is ‘cleaner dams’. He, for example, is responsible for the projects at the Hartebeespoort dam. This visit resulted in a report which will go to Petrus, Francois and DWS and become part of the water license and procedure approvals by the department. The goal of the document is to act as the procedure in future for Silver Lakes to maintain our waterways in a way acceptable for DWS. • This will not only settle all the questions from homeowners and their lawyers; • More importantly, it will provide a guideline for all future work that will be done on the estate – for the golf course as well as the game reserve and our own gardens; • It will be acceptable to the Department according to the law and approved maintenance programmes; • It will be acceptable to the golf course as part of their programme to keep the golf course ‘playable’; • It will be acceptable environmentally and aesthetically to home owners on the estate. Historically: In the past the maintenance of the reed beds in the

Silver Lakes dams and streams was a project undertaken when necessary – mostly once a year. To keep damage to nesting birds and fishes to a minimum, a policy decision was taken to do all removal of reeds and other work in the Silver Lakes waterways in the winter months unless otherwise specified by experts. The removal and cutting of reeds were done in such a fashion as to still filter water so that contaminated and polluted water could be contained as well as possible. In the last year of draught, we had severe, excessive growth of reeds and thought it wise to cut and remove some of the excess reeds to allow for freer flow of water through the estate during the winter of 2016 as prescribed and approved by DWA during the abovementioned visits.
Other work done regularly is the prevention of erosion. The slopes of some of the dam embankments are so severely steep as to cause regular loss of soil into the dams by erosion. Part of the erosion is due to the fact that fish such as carp eat the vegetation keeping the embankments intact. These dams originated from the original farm before Silver Lakes golf course was developed some 25 years ago. Erosion of the embankments was historically prevented by rock packing in the dry (winter) season, using on-site rocks to pack the embankments. A new problem we have been faced with in the past summer season (2015/16) was the growth of a weed grasses identified by experts as ‘Ceratophyllum demersum’ or hornwort. These grasses may possibly be from dumping the contents of home aquariums into our streams. These grasses seem to be contained in one or two of the dams, but are the most visible in the dam on the 5th and 16th fairway of the estate and at the inlet of the large dam of the game reserve. We have had several experts come to give us advice on how to solve the problem, and since we needed the department’s input nothing has been done thus far. Petrus came with some ideas, but he is not that concerned since he believes the grasses are a result of exceptionally high volumes of nutrients in the water, e.g. sewage that gets spilled into the dam – thus, just nature’s way of cleaning our dams. And when he took a sip of the water on the 5th I did think it was quite clean… He has also mentioned checking out the dragonflies – they only breed in clean water – and as we were standing there, there must have been at least 6 flying around us. We are creating our own Silver Lakes Policy for the maintenance of the waterways: 1. Water testing 3- 4 times per year, depending on the necessity. For example, after severe sewage pollution from ‘pop-ups’ on the estate
or the regular spillages the estate receives from upstream sewage systems. Regular testing will happen at least 2 times a year. 2. All reed cutting to be monitored in the following manner: • Fully-grown reed beds need to be maintained as filters at all inlets into the dams – be it storm water or streams from other neighbouring estates; • All reeds on the embankments will ONLY be cut shorter – this is to help with protection against soil erosion; • The only reeds to be fully removed must be in the body of the dam; • Of these reeds, at least 30% of the original reed body must be kept for regrowth – all may only be removed if it was discussed at the Environmental Committee meeting and approved as such. • Reed removing will be done in the early autumn – April to May when most of the birdlife is inactive and the water is still warm enough for staff to work in; • Reeds will similarly be cut and NOT removed in shallow water ways such as along the 18th and 8th fairways. This measure is part of the erosion protection program. 3. Weed grasses in the dams: • As previously mentioned, the reports we have received on the weed and the treatment of the infestation are that it is not a very aggressive plant. (I know it does not feel so in Silver Lakes, and we will work together with DWS on this matter.) The plant grows in slow-moving waters only; • These plants are free-floating and do not have a root system; • The plants are dense and may deprive the bottom growers and fish not only from sunlight, but also of oxygen; • These weeds, which are water grasses, seem to ‘hibernate’ in winter and are mostly under water. From an aesthetic point, the weed is unsightly and needs some removal. From a water perspective, the water is pristine and clear, as shown by Petrus. We also have many different species of dragonflies – they ONLY breed in clean water – so the dam that upsets all the golfers and homeowners makes the Department happy. To them it is a near perfect ecosystem in the process of rectifying itself. • It is suggested that it is ecologically sound not to remove all the plants since it is allopathic, which means it removes all the blue and green algae from the water. These we have plentiful of in Silver Lakes, meaning the murky water which it will clean as it has been doing in the dams on the 5th, 16th and the game reserve. If one goes and have a look, one will see the water is crystal clear. It will also not necessarily spread to the other parts of the dams where there is quicker flowing water. • As also mentioned in previous articles, we investigated different ways to remove the weed as efficiently as possible, leaving some and taking out parts. You will remember from these previous articles there were suggestions that the dam is emptied and cleaned, to chemical treatments and other biological treatments such as introducing grass carp – all of these were discussed with Petrus and we came to the conclusion that we will have to gather more information while working together with him; • As described above, the weed may be part of a cycle in the dams to rectify the composition of the dam to more pristine. If we leave the hornwort, the dam will in time become more pristine and clean, more ecologically balanced and we may be able to see more birds, more insects of beauty – but it will be ‘ugly’ to the people visiting our golf course, to the homeowners. In the meantime our suggestion is:

• Removal of the hornwort weeds and floating algae. Since this is only an aesthetic measure, the suggestion is that the areas in direct vision of the homeowners and golfers be removed by handheld drag nets; • This will only be done as and when needed, and for NOT more than 2/3rds of the dam. It will NOT be done near birds’ nests and all fish caught in the action will be replaced back into the dam.
In our game reserve we are feeding the animals, but they are all healthy and well looked-after by our game rangers, Douw and Honest, and our residents working group. Some of the kudu found a way to escape and we have had them visiting the golf course. We will fix the problem ASAP, but it may take some time since it has to do with them crossing private properties from the one phase to the other where the old wall between the golf course and the game reserve has been removed, and now these clever animals found an easy crossing.
4. Erosion protection of the embankments has always been consistent with the general yard stick of the Department of Water Affairs and Sanitation so as to not enlarge the footprint or storing capacity of the dams. All erosion protection is done with rock packing of available rock on site, and only on the embankments as and when needed; • The only exceptions where gabions will be used is when the embankment might be too steep and other means of keeping the rock in place will be needed; • Another exception will be two areas in the game reserve where the previously steep embankments are now the only way for animals to traverse around the dam after construction of new homes on the previously open stands. These gabions will allow for a flat grassed surface for the animals to cross the stands along the embankment; • No enlarging of dam embankments has and will happen due to the above. • Using ‘waste material’ such as grass cuttings, chipping the pruned branches for mulch and compost, and recycling plants to help with the reclamation and developing of the embankments was a great plus on our side from the view point of the DWS representatives; • One of Petrus’s suggestions was that we start planting the embankments with plants so that the roots can keep the soil together. This we will do in due course and we will try and mimic what we already have on the embankments.

Join our weekly recycling efforts (the calendar will be somewhere with Kathy’s articles), and even when you prune or remove plants, mulch them for compost and protection against water vaporising into thin air. And please, if you have any plants you would like to donate to our efforts to establish the ‘green belt’ around our dams, keep all plant material inside Silver Lakes. Start your own composting bin. You will not only save on compost, but your plants will thrive with ‘wetter feet’. Enjoy!

Social side! Woman’s Day Tea The annual Woman’s Day event has always been a hard one to pull off. This year we took part in the Woman’s Day event as organised by Cecilia Raath and Yolandi Ehlers. With nearly 200 women in one room and awesome speakers who discussed topics dear to the women’s hearts, it is no wonder it was a great success. To all the ladies who decorated the tables so beautifully, thanks for setting the stage for a magnificent morning!
Silver Lakes hosted the event and sponsored the waiters, wine and some of the food. We also provided the beautiful handbag and handmade brooch the best dressed table won. The brooch was designed and handmade by jewelers who started out their careers in Silver Lakes – Thea and Johannes Albertyn. Johannes, an engineer, decided to join Thea and help with manufacturing her beautiful designs. Their first office was in Gleneagles drive before they moved to their first little shop in Hermanus at the old harbor, African jewels. Thea later started two more shops – one in the mall in the town centre and one at the Arabella Hotel. Many of our residents still have designs made by this dynamic due. Thanks a million to Thea and Johannes for the beautiful brooch and handbag (one of the items for sale in the Arabella shop).
Silver Lakes Golf Estate Clubs Bird Club Our fledgling Bird Club has had 3 talks this year already. It is a special evening of fun where we have a meal, a glass of wine and a speaker. The first one with Faansie Peacock and in July it was with Ernst Retief of Bird Life Africa, and it is growing stronger as the months go on. In September we had Henk Nel of BirdLasser to explain the use of the App on phones for our guys to start with ‘atlassing’ – logging birds with BirdLasser . The information is gathered either for your own bird list – with GPS co-ordinates – and/or sent to different projects and research events. A place of heritage the irony of Fugitive’s Drift Lodge

South Africa is a country in need of a shared heritage, something we all can be proud of. Up to the present we have been living in a polarised society where we are, metaphorically speaking, waiting for war. Ours is a land of conflict and anger, of fear and violence, of blood and tears. That is the image the media and the politicians want us to believe. This is unnecessary. As a normal, middle-of-the-road, garden-variety South African, I see a different South Africa every day. I see it in the faces and the smiles on the streets of the country. We have had our differences and we still face enormous challenges, but the August elections have been a turning point. Ours is a nation that can work together, if only we can get the politicians out of the way. In a secluded corner of Kwazulu-Natal, three battlefields testify to this wonderful ideal: Blood River, Isandlwana, and Rorke’s Drift. To this day politicians have tried to turn and twist the truths of these great battles to suit their particular soapbox philosophy. Two years ago my wife and I spent a wonderful weekend at Fugitive’s Drift Lodge, the ideal springboard from where to visit these three battlefields. Fugitive’s Drift Lodge was founded by the legendary David Rattray. David grew up listening to the stories of an eyewitness to the Day of the Dead Moon, as the battle of Isandlwana was called by the Zulu warriors. He studied the battle from every angle and became a world expert on the event, giving several talks and lectures abroad, most notable being the 35 lectures he gave at the Royal Geographical Society in London. Long before the Day of the Dead Moon, which took place on 22 January 1879, 400 Boers set out to do battle with the Zulus in retaliation for the terrible loss of 500 men, women and children at Bloukrans, Wenen, and the murder of Piet Retief and his 90-odd men in February 1838. They formed a defensive circle with their ox wagons and made a covenant with God to honour the day and His name if He would give them victory. This took place on the banks of what was then called the Ncome river, but from 16 December 1838 it became known as Blood River because of the all the blood filling the river. The Boers defeated more than 10 000 Zulus. They immediately set out to capture the king of the Zulus, but he was killed by his own people. The Boers then immediately made peace with Dingane’s successor, Mpande, and they maintained that peace with Mpande’s successor, Cetshwayo. The Boers honoured their covenant by building a church and celebrating the Day of the Covenant every year on 16 December. Many years later the circle of 64 wagons was recreated in bronze - a fitting monument. In 1866, 28 years after the battle, the king of the Zulus, Cetshwayo, also attended the celebration and gave a conciliatory speech. A stone cairn in the middle of the present-day bronze wagons is the only evidence of this speech. Few people know about this speech and even fewer understand the significance. In 1879 the British rulers of the Natal colony, which did not include the land of the Zulus, found a feeble reason to deliver an ultimatum to the Zulus, leading to the Anglo Zulu war. They invaded Zululand, but found it hard to locate the Zulu army. The British commander, lord Chelmsford, made one of the worst military blunders in history, leaving a major part of his force undefended while he and the rest went scouting. The Zulu army fell upon the British camp and massacred more than a thousand soldiers. In what must have been the
eeriest scene imaginable, a complete solar eclipse occurred right at the most intense moment of the battle, hence the “Day of the Dead Moon.” One shudders to think at what it must have felt like to experience the sudden darkening of the field. A small British contingent escaped and crossed the Buffalo river, where a temporary field hospital had been set up in the Rorke’s Drift mission station under the leadership of captains Bromhead and Chard. That night the Zulus did their level best to defeat the British at Rorke’s Drift, but this time the British carried the day, resulting in 11 Victoria Crosses, their highest award for bravery, and the most ever awarded for one day. The events of Isandlwana and Rorke’s Drift have been immortalised in the 1964 film “Zulu”, featuring Stanley Baker and Michael Caine. The three sites are unique in the sense that they are relatively unscarred by development and agriculture. It is easy to imagine the advancing armies and fleeing soldiers, the fear, the blood and the terrible deaths of these young and old men. The Kwazulu-Natal battlefields symbolise the country’s history of struggles, victories and defeats like nothing else. At Blood River the Boers were the winners. At Isandlwana the Zulus were victorious and at Rorke’s Drift the British won. It gives one reason for reflection. Pete Seeger asked the question, “When will they ever learn?” in his 1955 song “Where have all the flowers gone?’ We were told the story of Isandlwana by a proud Zulu, Mpiwe Ntansi, a descendant of one of the Isandlwana soldiers. Mpiwe entertained us for three hours with a fascinating account of the battle. In our group was Tony Leon, former leader of the opposition, and also Brian Molefe, ANC stalwart, head of ESCOM and a Zuma confidant. Molefe later on mooted the idea that Rorke’s Drift was actually a Zulu victory, but he found no support for his interpretation. Mpiwe ended his talk by saying in a most modest tone, “No war was ever started by soldiers, it was always the politicians.” We all turned and gazed at Leon and Molefe. The pair suffered a drawn-out moment of embarrassment. If the common people of South Africa can learn and understand each other’s culture, history and, dare I say it, languages, we will have a wonderful future. It is sad to say that it is not in the best interests of the political class to achieve that goal. We have to do it ourselves.

Fugitive’s Drift Lodge was founded by David and Nicky Rattray in the late eighties of the previous century. David passed away in 2007, but Nicky, their son Andrew, and the rest of their team maintain the highest standards in this friendly establishment on the banks of the Buffalo River. The lodge, situated in a game reserve, is the spiritual home and birthplace of the battlefields heritage tourism industry. From here guests visit Isandlwana, Rorke’s Drift, Blood River, the Mangeni Falls and other interesting heritage sites. Tours are conducted by knowledgeable guides exuding passion and commitment to the cause. Their tales bring alive these famous battles which have shaped the country, often giving rise to deep emotions. Guests are accommodated in ten luxury rooms, cleverly set in the lush garden, offering privacy and beautiful views of the deep gorge and valley beyond. Guests often escape the heat by lounging in and around the swimming pool and sipping gin and tonics. Breakfast and dinner are scrumptious feasts, exhibiting the personal touch and taste of Nicky Rattray, and are served in the dining room, the walls adorned by numerous historic paintings, sketches, memorabilia and photographs. Dinner is preceded by drinks and snacks around the campfire. Lunch is served in the Charles Harford library, a spectacular setting for the unique collection of books about the battles. NEWS FROM THE MATURE GOLFERS With the end of the year fast approaching, the competitions for the eclectic honours and the singles knockout champion are heading for a tight finish. The present eclectic leader on stableford points is Rolf Hauter on 63 points followed by Pieter Grey on 60 points and two other golfers (Johan Grobbelaar and Doep du Plessis) are on 59 points. The best gross leaders are Fernando Vieira and Rolf Hauter both on 61 gross followed by Eugene Visagie on 65 gross and Francois Booyse on 67 gross. The other old boys are close on their heels and it will be a fight to the finish at the end of October. The singles knockout championships have now reached the semi-finals which are being played during September – congratulations to each of the four golfers who have made it through to the semi-finals stage of the trophy and plate knockout competitions. Above all this is the forthcoming 7th annual GOLF DAY hosted by the Mature Golfers. The Mature Golfer Champion for the day will be a huge challenge on 17 November 2016 at Silver Lakes. All aspiring men golfers over 50 years of age, all ladies younger and older and of course our sponsors are welcome to join us for the day. It is a shotgun start at 12 noon followed by a dinner and prize-giving after 5pm. Last year we handed out over 30 prizes ranging between the values of R1500 and R130. The entrance fee is a mere R270 and the Pro Shop at Silver Lakes has opened the tee sheet for reservations. For Silver Lakes gold members the cost is R150. The format for the day will be IPS. SILVER LAKES MATURE GOLFERS
MATURE GOLFERS TO ALL PROSPECTIVE SPONSORS The older and senior male golfers from all over Pretoria have a well-supported golf day every Thursday morning at Silver Lakes Golf Club. Our aim is to provide the senior golf enthusiasts with a structured competition that sets them up for an affordable game as well as a fair chance to also compete for prizes amongst their own peer group. This weekly golf competition for the elderly and mostly retired golfers is dependent on the generous support of our SPONSORS. In order to supplement this wonderful sponsorship and make the weekly golf experience more attractive and grow the number of participants targeted at retirees and those less affluent golfers, we have scheduled our 7th annual fund raising GOLF DAY at Silver Lakes. This has always been a very successful annual event with over 120 players participating in a shot gun start at 12 noon. At last year’s GOLF DAY and dinner over 30 players each went home with a wonderful prize. A generous portion of funds raised at the GOLF DAY will be donated in support of the PAUL JUNGNICKEL home for the disabled (NPO registration no. 022731). The PARTICULARS of the GOLF DAY are as follows: 1. Date : 17 NOVEMBER 2016. Shotgun start at 12h00 with registration from 11h00. 2.Only players 50 years and older may enter including ladies sponsors may enter up to 2 younger players at a reduced fee of R170 per player - see details below. 3. Competition format is Individual Stableford - separate prizes for ladies and younger players. 4. Cost/Fee: R270 per player which includes green fees, an early dinner and many wonderful prizes.

THE COOK ON THE CORNER I LOVE YOU ‘BERRY’ MUCH I love making summertime treats that don’t kill your summer bikini body. I mean, if we blink it’s going to be December already, which translates into a warm summer holiday and long lazy days around the pool or at the beach. But just because you’re planning to look good around the Christmas table, it doesn’t mean you shouldn’t spoil yourself every now and then. I love making desserts with fruits – it’s so flavourful and fresh and generally a lot healthier than deep, chocolate desserts. We’re fortunate enough to live in a countr y with an incredible selection of fresh products – especially fruit. Did you know that the best fruit from our orchards and farms actually gets exported to all the corners of the globe and we get left with the leftovers? Not that I mind at all, because if this is what the leftovers look like, just imagine what the best of the best looks and tastes like? We have such a large selection of fruit and I’m constantly encouraging clients to make better use of these products instead of just eating them raw as part of your diet routine. I use fruits in everything from glazes for meats to desserts, salads and sauces! And then the leftover fruits get turned into jams before they turn. Why don’t you try adding

Or create your own grilled apple and mint sauce for a leg of lamb for Sunday lunch… The recipe below is a casual and traditional take on incorporating fruits into a dessert. It’s a great place to start if you’re not yet sold on eating fruits for dessert. It is quite simple to make, but strikingly beautiful and really delicious. You can easily turn the tart into a large, family-size serving by increasing the diameter of the pie tin – it will not change the baking time or the quantities below. Just remember to use a very sharp knife to cut the pastr y into slices for your guests. You can also adjust the recipe for the seasons, using an array of fresh, beautiful and seasonal fruits.

WHITE CHOCOLATE AND BERRY SUMMER TARTS Substitute the fruits with whatever you can find at your local grocery store, but remember to add different colours and textures. You can prepare the elements beforehand, but only assemble about 30 minutes before you wish to serve to avoid the pastry from getting soggy. 1. Preheat your oven to 200 ºC. 2. Defrost the puff pastry and lay out on a floured surface. You can use a rolling pin to smooth out any cracks, but this is not always necessary. Cut the pastry into rounds and press into mini pie tins (or into a larger pie tin if you prefer). 3. Prick the bottom of the pastry with a fork. Melt the butter and then brush all over the pastry. 4. Lay a layer of baking paper in the pie tins and then fill each pie tin with baking beads or with dry beans or pulses that will weigh the pastry down. Bake in the preheated oven for 20 minutes, then remove the beads and baking paper (carefully! Don’t burn) and return to the oven for 5-10 minutes to allow the pastry to brown slightly. Remove from the oven to cool. 5. While the pastry is baking and cooling, make a white chocolate ganache. Cut the white chocolate into small pieces and place in a mixing bowl. In a microwaveable jug, heat the cream and the salt to boiling point and then pour over the chopped chocolate. Allow the chocolate to melt for a few minutes before you start mixing it to form a smooth ganache. If there are stubborn lumps, return to the microwave for 10 seconds at a time, stirring to rid the ganache of lumps in between. 6. When you’re ready to assemble your tarts, place the pastry rounds on a platter and dot the chocolate ganache all over the base. You can spread it if you’d like, but I use dots so that I can lean the fruits against the white chocolate to create height in the tarts. 7. Next, place the berries onto the pastry, arranging them as you wish – even cutting the fruits in half to add diversity. 8. Once you’re happy with your tart, combine the honey and the hot water to make a glaze for your fruits. Using a pastry brush, dot and brush the honey mixture over your fruits to get that classic shine on a fruit tart. 9. Serve as is or with a scoop of vanilla ice cream.

ThermaVein is entirely new technology to the Aesthetic Industry. The needle is inserted into the vein every 1-2mm and a microwave current is delivered. The vein absorbs the heat energy from the microwave current. It coagulates the blood in the vein and then seals the walls of the vein together, thus destroying the vein. ARBOR DAY is celebrated in September, and on this day we are all reminded to plant a tree. Although an indigenous tree should be your first choice, any tree suitable for your specific area will be a practical gesture towards “greening” the environment. The word “greening” does not refer to the green canopy eventually created by a tree. The real reason for planting trees is the miraculous way that allows the leaves, through the process of photosynthesis, to take carbon dioxide from the atmosphere and release oxygen back into it.
TREES FOR 2016 ARE THE FOLLOWING: Ficus thonningii (common wild fig) This is a medium to large (± 15 metres) semi-deciduous tree with a dense, leafy crown and light to dark grey bark. Fruit is a fig borne singly or in pairs. It is a fast-growing tree and fairly cold and drought resistant. Eight trees produce enough oxygen for one human to survive one year. The process of photosynthesis requires a constant flow of water. The water comes from the extensive and deep root system of the tree. The complicated submersible suction system of the tree allows sufficient water to be available for its life-sustaining processes. A tree can balance water levels within its cells and will allow water to evaporate, creating a cool, moist environment around the tree. In times of drought the tree will try and prevent unnecessary loss of water. The leaves curl and close up, and little evaporation occurs. Trees are good to neighbouring plants. At night, when they need less water, the upper root system near the soil surface will release a certain amount of water. As a result, seedlings and plants growing in the tree drip area will benefit. The Department of Agriculture, Forestry and Fisheries choose specific species every year to increase public awareness of our indigenous trees.
