A thought-provoking film hits the Foreign Film Series this month at AMC Weston 8 Cinemas. As part of the City of Weston and the Arts Council of Greater Weston’s Foreign Film Series held at AMC Weston 8 Cinemas, the Danish film Love Is All You Need will be presented on Monday, Feb. 13. A perfect script for Valentine’s Day, the story holds another message besides one of just romance: When a hairdresser who has lost her own hair to cancer learns that her husband is having an affair, she travels to Italy for her daughter’s wedding and meets a widower who still blames the world for the loss of his wife. Viewers will have a lot to think about in this revealing film, which is part of a series of five foreign flicks. AMC Weston 8 Cinemas is located at 1338 SW 160th Ave, Sunrise.
Pass the bits and pour the bubbly: The Food & Wine Festival at Weston Town Center (aka the Metropica Food & Wine Festival) is back. From 2 p.m.-6 p.m. on Sunday, Feb. 12, a combination of live music, food/ wine demonstrations and interactive retail vendors will be on hand to provide tasty treats and fine wine from both local and nationally recognized restaurants and wineries, while the children rock out in the Kids’ Corner with a photo booth, Catabella electric train and bounce house, plus face painting by Frozen’s Queen Elsa of Arendelle, music, kid-friendly eats and snow cones. The popular annual festival, supported by inWeston, benefits the charity H.O.P.E., whose mission is to provide immediate “hand up” to people in the community who become unable to make ends meet due to job loss, disability, a health crisis or other emergencies. The more, the merrier: Renew your vows in a group ceremony in Cooper City.
For those lovebirds out there longing to renew their wedding vows, there’s something romantic about saying “I do” (again) during the Valentine season. Couples are asking to keep invited guests limited to six, and kids will need to have adult supervision at all times. Two decades after opening, Sagemont School in Weston offers topnotch education—and much more—to students from the U.S. and around the globe.
Twenty years ago, The Sagemont School was created to fill the need in Weston for a top-notch private school to add to the excellent educational options in this area. It didn’t take long before the families of students attending the Lower School Campus expressed a desire for the school to expand to include middle school and high school. Today, Sagemont has developed into a top-ranked college prep school, with its graduates sought after by the finest colleges and universities in the nation, among them Harvard, Cornell, Columbia, Purdue, Duke and the U.S. Military Academy at West Point— and of course, the top universities in Florida, including University of Miami, University of Florida and Florida State University. A lot has happened at Sagemont during its first two decades: they’ve expanded facilities to include a state-of-the art Athletic Center and physical conditioning facility at the Upper School Campus, which has also added on a spacious Performing Arts Center that includes art studios, music studios and a 150seat black box theater, while the Lower School Campus recently transformed the media center into an Innovation Lab that offers the younger students weekly experiences in STEAM (Science, Technology, Engineering, Art and Math) where students’ successes are measured using the 4 C’s: communication, collaboration, creativity and critical thinking. Along with academics, Sagemont has built an excellent reputation in competitive sports and the arts. Students and teams have received numerous accolades in music, drama, art and athletics, while Sagemont athletes have won numerous local and state titles. The school even has its own rock band, Sagemont Synergy, which plays at various local events. The Sagemont school embraces diversity as the student body represents over 60 countries and has a well-developed international program for traveling high school scholars who come from around the globe, engaging in a homestay program and adding to the positive blending of cultures at the school. By Alison Ryan
There are simply no words to comfort a family who’s lost a child, but an 11-year-old Davie boy has found a way to help other children cope with losing a sibling. After Aidan Scully’s sister, Taylor, passed away from serious health complications when she was only 10 days old, the boy kept seeing a butterfly wherever he went. “We went to a butterfly release for my sister, and when we released our butterfly, it stayed for more than 10 minutes on a branch over my head. I knew it was Taylor,” says Scully, who always sees a butterfly nearby. Aidan, who was only 7 at the time, starting writing a book, My Sister is a Butterfly, about dealing with the loss. “I want kids to know that we are never alone. You’re always near someone that’s close to your heart, whether they’re here or not,” he says. “I hope my book will give others an outlet to speak about their stories.” Miami-based artist and muralist David Le Batard felt a connection to Aidan’s work and illustrated the book, which is now available online. The family hopes to get the book into local hospitals and therapists’ offices. A portion of proceeds will go to a charity that aids in infant loss. My Sister is a Butterfly, $14.99; visit www.

Protect them from the South Florida sun’s UV rays with a Tailored Dog visor. Do you protect your dog’s eyes from the sun? Vets say you should! “While dogs love the outdoors, and should be allowed to enjoy it freely, preventing excessive UV light exposure may be beneficial in preventing ocular damage, most notably corneal inflammation and cataract formation,” says Dr. Robert Swinger, owner and medical director of Animal Eye Guys of South Florida. Fort Lauderdale resident Rita Green, whose dog Ranger is a celebrity of sorts on bustling Las Olas Boulevard (seriously, the popular corgi has his own Facebook page under “Ranger for Mayor of Las Olas”), has created a line of fashionable and functional visors to shelter our furry friend’s eyes from the sun’s harmful rays. “I designed the line because Ranger is out in the sun 365 days a year, so it’s imperative for me to protect his eyes,” says Green, founder of Tailored Dog, Inc. “Ranger is 10 years old and his eyes are very healthy for his age. Do we know for sure that it’s because of the visor? No, but we think it was a contributor.” The “Visors in Vogue” come in five sizes and prices range from $29.99-$34.99. Green also sells rain coats for dogs, which come in three sizes and range from $89.99- $94.99; visit www.tailoreddog.com.

Owner and CEO of the Melissa Miller Group with RE/MAX International and Local Representative with SportStarRelocation.com DAVIE
“I
love helping sellers achieve their goal of selling their home and finding their next one, whether they are moving up to a bigger home or downsizing to a condo on the beach, offering personalized service and the international exposure and reach of RE/ MAX. As the Director of the Sports and Entertainment division of the Melissa Miller Group, I am the local representative of SportStarRelocation.com—we offer concierge service to professional athletes, entertainers and corporate executives relocating to Southeast Florida.”
On choosing an agent:
“For many, their home is their most valuable investment, so you want to make sure they are getting top dollar—and that requires diligent efforts to market the home properly. You would not want to entrust this task to an agent that only offers putting the property on the MLS. Research the agent’s credentials online and determine not only how long they have been in the business by verifying their licensing, but also ask for references and testimonials and read online reviews. You want to feel comfortable with your agent, have a level of trust and know that you can reach them when you need them. Regular communication is the absolute key to a successful sale.”
Predictions for 2017:
“In 2017, all indications are that we will see continued growth for Southeast Florida. We see a steady demand for homes in Weston, Southwest Ranches and Pembroke Pines west of I-75. North Broward areas, such as Parkland and Coral Springs, are also very popular. We have started to see some indications of relaxed guidelines and higher loan values from lenders, which will open the door for buyers with less-than-perfect credit. We also see interest rates rising slightly this year, making purchasing right now very attractive to buyers and sellers. The good news is that we are still at historically low rates when you look back at the double digit rates of years ago.”

“We find large islands that can accommodate space for family and guests are in demand. We also incorporate wine cooler/ beverage centers into these islands and dress them up with waterfall legs to create a standalone furniture piece. Grays and whites are in for cabinet colors.”
Predictions for 2017:
“We’re seeing bar counter trends going out. More and more, we are cutting the bar peninsula and creating a seamless countertop sitting area. This allows for unobstructed kitchen views, more work surface area and an open kitchen concept. LED lights are a must for under-cabinet and overall general lighting. Quartz is in—it’s maintenance-free, stain-resistant and has a lifetime warranty. No more full-height backsplashes—now we see and use mosaic or other tile material for them. Natural stone is going out. Trends have moved toward porcelain tile. Once again, it’s maintenance-free and stain resistant. We have porcelain that looks like wood, can be used outside as pavers, looks like marble, etc.” inWESTON MAGAZINE

“M
y partners, Jorge and Jaime Murra, and I have been in the real estate business for over 30 years overseas and more than 15 years in Southeast Florida. We’ve developed residential and commercial projects in Miami-Dade, Broward and Lee counties. We’re very excited about what we are doing as developers, and even more excited about the people we are doing it with. We bring to our work the human touch that modern businesses are lacking in order to make the process simple and fun for everyone participating including our buyers.”
The concept of Oak Park:
“When we first considered the property where Oak Park is being built, we found a farm with trees and stables but we also saw land that could potentially become a community of large estate homes with contemporary architecture blended into the beautiful existing landscape of oak trees. The market for luxury homes is always hot in the area, but buyers were calling for new things; new options. Young professionals are inclined to more contemporary and modern designs, and that’s exactly what we based our project on: a fresh new look perfectly balanced with the existing nature. Our buyer is very sophisticated, and Oak Park is all about sophistication. Each of the homes at Oak Park is constructed using a design-build approach with all-hands-on-deck collaboration where we work closely with the buyer to design, budget and build a true masterpiece. In this process, we build what our buyers want, not what we think they want. We are by far the best-priced luxury project in West Broward and the response from the buyers has been astonishing. We anticipate being sold out by the end of 2017 and completely built by the end of 2018.”
Why West Broward is it:
“West Broward—especially Davie—is the perfect spot to establish a residence. The proximity to I-595 and to I-75 provides a strategic location with easy access to schools, major airports and financial centers, yet you are in a quiet, magnificent area perfectly surrounded by parks and nature. We strongly believe that our unique location and exclusivity makes Oak Park the best option for the luxury market in Broward.”

I specialize in listing and selling luxury property in South Florida. For the past 15 years, I’ve made Weston my home, where I’m raising my six-year-old son. It’s where we live, work and play.”
On choosing an agent:
“The fact is, only 10 percent of over 300,000 realtors in Florida actually do the work. I run a boutique-style real estate business. We take care of absolutely everything a client can imagine. My clients get 100 percent of me. I don’t hand off my clients to an assistant or new agents. “M
y family has been in the real estate development business for four generations. I’m extremely proud to build upon our 100-year legacy and continue to develop spectacular luxury residences. I’m passionate about design and bringing to life a vision. My team is not simply constructing a building; we’re creating someone’s dream home.”
On current real estate trends:
“The most dramatic trend in the South Florida market is the return from suburban sprawl to an urban lifestyle. Homeowners of all ages, from young professionals to baby boomers, are ready to trade their large suburban homes for luxury condominiums with an indoor-outdoor, carefree lifestyle close to the beach, Las Olas, the Performing Arts Center and a thriving downtown.”
How amenities appeal:
“Riva stands out among luxury condominiums because of its unique riverfront location and its total environment. We’ve created a new luxury condo niche for buyers who want an active waterfront experience as part of their lifestyle. This includes a lap pool, a 4,000-square-foot fitness center and convenient access to the water, as well as unique enhancements such as private paddleboard storage and a secluded yoga space. All residences have extraordinarily large 70-foot terraces with summer kitchens and ocean or city views. Additional amenities unique to Riva include a private water sports center, a private dock where residents can launch their personal paddleboards or kayaks, and private boat slips suitable for powerboats up to 35 feet. We also have a private water taxi for residents of Riva to enjoy a quick trip across the Middle River to the tennis courts, shopping at the Galleria or a sunset cruise to Las Olas Boulevard.”
Predictions for 2017:
“Continued mixed-use development of the downtown Flagler Village area is a draw for millennials and will nurture the arts and technology scene. As a result, downtown commercial real estate will continue to remain strong. Fort Lauderdale will continue its growth as the center of Broward County and as a complement, not a rival, to Miami. It has the advantage of being a sophisticated, cosmopolitan city with a small-town feel.”

“T
he most important thing buyers and sellers need to know about the South Florida market today is that it is a fast-moving market, and if you snooze you can lose. You need to be up to date and work with an experienced, tech-savvy agent who has his finger on the pulse of the community you’re interested in. Contracts can be tricky, and negotiation and handling of the transaction are key to closing your deal.”
On choosing an agent:
“Choose someone you trust, who you feel comfortable with and who has proven results in the market you are interested in. We live, work, play and network in Weston, and have for almost two decades. We have our finger on the pulse of the city and love to share our knowledge and insight with our clients.”
Predictions for 2017:
“Forecasters are predicting a strong year ahead for South Florida with little risk of a downturn. Mortgage rates will continue to rise gradually; as well, home values will slowly increase in the South Florida market. Weston and Parkland will continue to remain in high demand, primarily due to A+ public schools, low crime and improving job markets. We’re looking forward to the millennial home buyers finally coming to the the table to buy.” ONLY IN SOUTH FLORIDA….
“Recently, Dean received a phone call from a past client from his previous job in New Jersey. The client was looking at inWeston magazine and spotted a familiar face in a two-page real estate ad. He said to his wife, ‘I think I know this guy. He’s my old golf pro from New Jersey, and if it’s him, there is no need to look any further.’ He made the call, we all got re-acquainted, and the story ended with a SOLD sign in less than one week. Also, we represent big names in contemporary manufacturing from Italy, giving our clients the latest in design, functionality and diversity.”
The 411 on design right now:
“We have noticed a significant increase in ‘out of country’ clients that have made investments here to either resell or rent their properties. We’ve had to adjust to some of these demands, creating more accessible/affordable packages for immediate delivery. It has been a mixture of cultures and demands, so we’ve been working closely with construction companies to evolve together.”
Predictions for 2017:
“Based on the last few months, we believe 2017 will be the year of mixed patterns, tufted-back sofas and the beauty of imperfection: reclaimed, natural and organic looks.”

The decision to purchase a home or condominium is more a function of lifestyle choice and not a mandate that one is better than the other. By Linda Marx
While new and exciting condominiums offer stunning kitchens, oversized balconies, party rooms fit for the most demanding, and fantastic children’s playrooms, there are still families and couples who prefer the extra space and privacy afforded by a single-family home. Real estate experts agree that the decision of which to purchase rests mostly upon the type of living a potential buyer desires. “Condominium living is a different style than what is found in a single-family home,” says Bob Catania of the Holly and Bob Catania Realty Group in Weston. “People know what they want when they call us.” In a condo, Catania says, neighbors are living above and below you. Some condo boards don’t allow pets. Kids’ activities and well being are constant issues plaguing parents. At the same time, condo living is less of a hassle than the overall responsibility of owning a home. “As a single-family home

owner, you are required to cut the grass, have insurance, and maintain irrigation and landscaping,” says Catania. “And while it is good for the kids to have space to run around in a private yard, owning a condo is less of a headache.” Julian Consuegra, developer of Oak Park in Davie, believes houses are the better choice for families while the children are growing up. “Houses give the sense of a family having unity,” says Consuegra. “The green space is very important for kids to enjoy during their earlier years. And if parents entertain a lot, the house is a smarter way to go.” The choice, of course, is up to the buyers, who generally know their own needs when they approach a realtor or developer. But they do like to ask questions. Melissa Miller of the Melissa Miller Group in Weston sits down with her buyers and talks for at least an hour so she can learn all about their lifestyle. “If buyers have children and are open to any price range, they ask about good schools, enough space, a yard, etc., and we go west to find single-family homes,” says Miller,
who says prices for nice homes usually range between $350,000 and $500,000. “Anything below $350,000 usually needs a fix up, and it can be war to find something at this price.” South Africa native Adele Pick, who works with Coldwell Banker and has lived in Weston for 27 years, believes people know what they want from the beginning and are eager to be shown those types of residences. It is not the job of the realtor to convince them what they need, although, like Miller believes, it is fine to answer questions while showing different options. “If it’s a yard, pets and kids, and the buyers are on a budget, they often ask for single-family homes,” agrees Pick. “They also want great schools, which Weston has.” For other types of buyers, condominiums, even with their restrictions and space limitations, fill the bill. With no budget considerations, high-end condos often appeal to those buyers who are divorced and want to be near their children, or emptynesters and world travelers who seek a hassle-free lifestyle. Some condo buyers are older and want an elevator for security and safety reasons. But most

of these types of buyers share the desire for easier, stress-free living that a condo offers. “We have buyers who don’t want to worry about maintaining a home while they are away,” says Pick. “Some of them are foreign. These buyers are a definite segment of the Weston market.” Pick says foreign buyers often want condos and sometimes single-family homes that have been completely renovated. They repeatedly ask for topof-the-line residences that offer the “wow” factor upon first sight. In short, they are steadfast in their needs. “Foreign buyers today want contemporary and new condos and single-family homes,” she says. “They have lots of money and want the best, whether it’s an apartment or house.” In general, condos are the best idea for empty nesters and snowbirds who, like constant travelers, like to lock up and leave. Still, a decision between a condo and a home with a yard has a great deal to do with the age of the children, believes Dean Sklar of the Sklar Group in Weston. “Some buyers have children who are a little older, and they are ready to downsize. So we show them condos and sometimes coach homes.” The coach home is popular for many reasons. This housing concept is usually part of a group of four or eight homes in a two-story building each inWESTON MAGAZINE
73
ABOVE: While there is not an abundance of them in the suburbs, coach homes like the ones shown here are available in some areas of Weston.
“There are coach homes in the upper $300,000s and lower $400,000s for three-bedroom, two-bath options, mid- to upper$500,000s to lowmid $600,000s with golf or lake views.” —Sheryl Hurwit

with a separate entrance and garage. The dwelling looks like a single family home with trees and lots of beauty surrounding it so the buyers get the best of private living with a little less of the responsibility of maintaining a large residence. Coach homes with four bedrooms and a two-car garage are very popular now, many real estate experts agree. Although there aren’t an overabundance of “luxury” coach homes in the suburbs, there are some in Legends and Courtside at Weston Hills Country Club. “There are coach homes in the upper $300,000s and lower $400,000s for threebedroom, two-bath options,” says Sheryl Hurwit with Coldwell Banker, adding that “mid- to upper$500,000s to low-mid $600,000s with golf or lake views are great choices for some buyers.” These are higher-priced than those in Mariposa, which doesn’t offer the luxury buyer the kind of views that are most desirable. Those options with elevators or impact glass can get more money if the rest of the unit is updated.
Overall, single-family homes in Weston range from around $300,000 for a small threebedroom, two-bath with two-car garage to more than $4 million for the newer, more luxurious homes of 8,000 to 10,000 square feet in the Windmill Reserve series. However, foreign buyers who want to rent a condo will have to own property for a year before being able to rent, Hurwit says: “The exception is the coach home that can be rented immediately, twice yearly for a minimum of six months.” The decision to buy a home or condo is major for any potential owner. And all issues, regardless of price, need to be checked off before families or couples make a decision. “Factors include the desire for large or small space, many or fewer amenities, privacy, geographic area, affordability, and the school district if that applies,” says Paula Silberberg, managing broker of Douglas Elliman’s Fort Lauderdale office. “The buyer’s preferred lifestyle is always what constitutes the choice.”

You Ought TO Know
W Whether you’re buying or selling real estate this year, let our experts be your collective guide. By Dr. Mary Jo Almeida-Shore
Without a doubt, few life events are as thrilling as buying or selling a home. Of course, as is the case with most of life’s great milestones, the process brings with it equal parts excitement and stress and can be pretty overwhelming. As a buyer looking for a dream home, essential considerations include location and size of the home, price, property taxes, neighborhood offerings, and the general fit to individual lifestyle needs. For a seller, finding the right buyer, pricing the property properly, and giving the home curb appeal are tantamount. For both, buyers and sellers, other vital considerations include finding the best insurance and title guarantee companies to meet their unique needs. InWeston interviewed experts in the industry to spotlight best practices and essential considerations when buying or selling a home, to ensure a smooth transition for all parties involved. A top recommendation for both buyers and sellers is to hire an agent. Eric Solomon, residential sales broker for Solomon Homes, stresses, “Buying or selling a home has a lot of moving parts and surprises along the way. It takes a seasoned and caring realtor to help you predict and navigate through the process to keep your best interests at the forefront.” “When buying a home, an agent will find numerous properties through the MLS and acquired knowledge of the local market to provide the client with the available properties and negotiate the best price and protection,” adds Matt Simon of Douglas Elliman Real Estate. “Many times, a buyer/ renter can fall in love with a property they see and get overly excited without thinking of certain ‘hidden’ issues the property might have. An agent will know the questions to ask about the property itself, which can quickly eliminate or enhance the buyer’s interest. What the agent knows to ask inWESTON MAGAZINE

might not necessarily come naturally to the buyer/renter. This can potentially save the client a great deal of time in the looking process.” Important considerations for buyers, per Solomon, include floor plan, neighborhood, price point, comparables of homes in the neighborhood and roof age. “Buyers should inquire about age and life expectancy of major expenses such as roof, air conditioning, appliances, pool components, what the association covers and Sellers Disclosure on the property.” Laura Buccellati of ONE Sotheby’s International Realty also recommends that buyers consider the age and condition of the roof, air conditioning, and electrical wiring. “In Florida, ask about hurricane shutters or impact glass. It’s always good to know the reason for selling the property. It may be an obvious answer, like a job transfer, but it

could be due to neighborhood noise or other issues.” Andres Asion, founder of Miami Real Estate Group, shared his expertise about what buyers should look for when considering a home purchase. “Some buyers are looking for homes that don’t need any work, other buyers might see dollar signs when they see a fixer upper. Often, good opportunities might not be in buying in the newest building but in an older building next to the newest building. Rental income might not vary much between buildings, giving the buyer a higher rate of return if buying for investment in an older building.” Asion also suggests considering whether sellers are willing to finance; discussing building issues with the homeowners’ association manager to find out about special assessments (if buying a condo); hiring a professional to conduct an inspection and determining how fast sell-
“To give curb appeal to your home, use common sense. Eliminating clutter, removing personal photos to avoid personalizing it too much, adding a fresh coat of neutralcolored paint and landscaping always help with first impressions.”

ers need to sell. “If they are in a rush you might be able to get an even better deal.” When selling a home, the experts agree that hiring an agent, pricing the property correctly and proper staging are essential to pique interest from prospective buyers. An agent acts as a guide for a seller, factoring in the current market standards, providing CMA (comparative market analysis), showing what has sold and what is available, thus providing a realistic price point for the home. An experienced agent will market the property to garner the most interest from potential buyers, listing it on the MLS, giving other agents the opportunity to connect with potential buyers and advertising in print publications. Simon explains, “An agent will utilize special techniques in the advertising process to make the property as physically appealing as possible to the public. A good agent will take the time to make sure the property is showcased through photography in a clean, neat manner with close attention to detail. It is important to ‘stage’ a property to appear in the best condition possible. Furniture should be expertly positioned. If a property is being listed while vacant, an agent might feel it beneficial to furnish part of the property, giving potential buyers a certain vision.” Buccellati adds, “To give curb appeal to your home, use common sense. Eliminating clutter, removing personal photos to avoid personalizing it too much, adding a fresh coat of neutral-colored paint and landscaping always help with first impressions.”
Solomon urges sellers to price their property correctly. “Pricing is very delicate with everyone, and each home has a specific value. It’s important to set realistic goals in the beginning to avoid a bumpy road.” Asion agrees, “Look at the properties that have sold in less than 90 days and make note of their pricing versus the ones taking more than 90 days to sell.” He also advises showcasing great photos and video footage. Of utmost importance is making sure the property is in the best condition possible when showing to prospective buyers: neat, well-lit, with soft background music playing and a clean fragrance throughout. Asion also encourages well-manicured landscaping and adding outside lighting to the lawn. Solomon adds, “Pressure cleaning, lawn care, fresh colorful flowers, making sure the front door is clean and in good condition will give the home curb appeal.”
A Luxury Condominium to Meet your Changing Lifestyle Changing lifestyle circumstances may warrant a move to a different type of home altogether. For many homeowners—especially those with grown children—luxury condominium living offers amenities and conveniences over those of a traditional single-famiily house. Bradley Deckelbaum, principal at Premier Developers, is constructing
Riva, a luxury waterfront condominium in Fort Lauderdale, to address such lifestyle changes. “Needs change for families,” Deckelbaum explains. “For empty-nesters, school districts are no longer the highest priority. They desire a home that complements their current lifestyle, without the hassle of maintaining a yard or pool. Our residents are educated buyers who are in search of luxury, amenity-rich living in a convenient and desirable location. At Riva, the primary considerations for our buyers are location, amenities, convenience and walkability to shopping, restaurants and recreation. They want to live in the city, closer to where they might work and near the things they love to do. Many of Riva’s new buyers are moving from suburban single-family homes in favor of living on the water in the heart of Fort Lauderdale. We designed Riva with spectacular, spacious floor plans that feature expanded open kitchens and extra-large 70-foot terraces for true indoor-outdoor living. Each residence has abundant closet space and a private storage locker.” Riva stands out among luxury condo residences for its unique riverfront location and extraordinary amenities. “We have one of most amazing and serene waterfront sites in all of Fort Lauderdale,” Deckelbaum points out. “There basically is nothing but treetops between us and the ocean, less than a mile away. I discovered our site about the only way you can—on a paddleboard. There’s no other condominium where actively enjoying the river can be part of

your everyday life as it is at Riva.” He adds, “We have a private dock and a watersports center that offers personal storage for paddleboards and watersports toys and an easy launch onto the Middle River. Riva’s private dock also offers 22 private boat slips, suitable for powerboats up to 35 feet, with direct access from the river to the Intracoastal Waterway and the ocean. Getting out on the water is what the Venice of America is all about.”
Other Essential Considerations: Title and Homeowners Insurance Of paramount importance when buying or selling a home is choosing reputable and efficient title and homeowners insurance companies. A title insurance company ensures that the property title is free and clear of any encumbrances at the time of sale. Mark Bookstein, owner of Title Guaranty of South Florida, outlines the most important considerations when choosing a title insurance company. “You want to make sure it is a company you can trust, a company you can stand behind, run by individuals who pride themselves on providing knowledge, customer service and who genuinely care about their clients’ needs. Reputation, success, trust and competence—those are the four words we stand behind. Our clients depend on us because they recognize that we possess

the technical expertise to get the job done on time with unmatched attention to detail. Everyone at Title Guaranty of South Florida is dedicated to being accessible, efficient and responsive to your needs and requirements.” Mabel Mullan, director of marketing and client services, explains that Title Guaranty is a leader in the industry because they provide quick and efficient service, ensuring that their clients’ interests are protected and that they understand their rights and obligations. “We will not talk to you in legalese. We respond to your phone calls and emails, immediately, explain all fees and expenses clearly, double-check all legal documents to ensure that everything is in order and provide assistance from in-house attorneys.” Homeowners insurance typically covers property, liability, contents, loss of use, assessments, medical payments and damage caused by fire, theft, vandalism, windstorm and hail, and various other hazards. Nestor Rodriguez, president of Insurance Consulting Group and a 20-year resident of Weston, shares the following advice with clients before they buy or sell a home. “Make sure you obtain a
current inspection that complies with state requirements; windstorm mitigation and elevation certificates. Property coverage should be calculated based on current appraisal. Liability should be increase by an umbrella policy of at least one million dollars over the primary coverage, since standard homeowners insurance policies carry low limits.” An important factor that should be considered when selecting a policy is the A.M. Best rating of the insurance company. “Make sure the insurance company is an admitted company, to be ‘State of Florida Guaranty Funds.’ The coverage should always cover replacement value of the property and its contents,” explains Rodriguez. “Make sure all appropriate credits have been applied and the limits of coverage are adequate to the risk. Various discounts may apply based on year of construction, updates to wiring, plumbing, electrical and roof. There are also credits applied for having an alarm connected to a central station, which includes fire, theft and smoke damage. The elevation of the property should be higher than flat base elevation.” Diana Rodriguez explains that she and Nestor chose to open Insurance Consulting Group in Weston because they saw the need for an experienced and knowledgeable brokerage company that can provide different options. “We had reviewed policies in our neighborhood and we noticed that they had not been reviewed for many years; therefore, they did not reflect adequate replacement cost values, which could be extremely costly at a time of loss.” The factors that differentiate which company/policy best suits each individual homeowner are the size and location of the property, the individual’s personal and business assets, value and type of contents, whether the property has a pool and the property’s protections. “Being in the industry since 1985 gives us a feeling of fulfillment, knowing that our service has helped many people recoup from a tragedy—the fact that no matter how bad a person or family or business has suffered from peril, we can always brighten their day when we show up with a check to pay for expenses, repairs, legal costs, and cover many other needs. Even when nothing has happened, we give our clients peace of mind knowing that their assets are protected if an incident should occur.”

redefine YOUR design
In 2017, maximize your interiors and make them zing. How, you ask? Our experts weighed in to help you out, whether your home is meant for entertaining or all about you. By Linda Marx
One way to make your space feel more spacious—and more conducive to entertaining—is to open the kitchen to the family/living areas to create one great room.
inWESTON MAGAZINE
91
B CLOCKWISE FROM RIGHT: Outdoor kitchens and living spaces are always a great idea for entertaining; flowers and candles throughout the home add a welcoming touch; barstools around the kitchen bar invite camaraderie; instead of a coffee table, consider a big ottoman that can double as seating.
Because homeowners crave carefree and elegant living, sometimes modernizing and maximizing our established rooms become the best forms of improvement. Keeping up with home furnishings trends is fine, but there are plenty of other ways to upgrade and make the most of interior spaces, especially in entertaining areas, guest suites and kitchens. “I’m in favor of opening up kitchens,” says Bill Marinberg of Studio 75 in Weston. “People today want lots of space and an eat-on bar where they can sit around and talk. We do quartz countertops that make islands look like stand-alone pieces of furniture.” Marinberg also suggests remodeling kitchen cabinets to make them more functional and pleasing. Improving function can also boost the aesthetic value. “Putting lights underneath cabinets creates a nice workspace in the kitchen,” he says about every home’s increasingly popular space with many uses. Angela Reynolds, who has designed homes for Kid Rock, Celine Dion and Elin Nordegren (the former Mrs. Tiger Woods), opened her own kitchen in Jupiter Farms so her children and friends could enjoy a large, great room-style space. Her kitchen and family room are now a single grand area that’s perfect for entertaining out-of-town guests and for hosting all types of dinners or cocktail parties. Mark Nadzam of Scan Design takes the great room concept a step further. He believes a good way to maximize space is to have ample seating, especially in any public living area where parties are hosted. “Using adjustable bar stools at the bar and counters are great so they can be lowered to chair height,” says Nadzam. “Ottomans are a great addition as well. You can tuck them away when they’re not needed and bring them out when you have extra guests. Plus, they easily add a pop of color and texture to the room.” Other ideas for great room spaces, like dining areas, indoor-outdoor pool-entertaining decks and functioning backyards, include adding a buffet, which is the engine that runs the show, and a long table with outdoor hurricanes and candles that add a subtle ambiance and glow. “Orchids are a good way to add color to an outdoor space,” says Nadzam. “You can also create color with outdoor pillows in the seating sections. And putting torches in the yard or patio adds depth and movement.” Rodolfo Remigio, director of general design for El Dorado Furniture, agrees that hurricane containers and candle holders (with lots of candles) along with a table set with doilies, china and festive decorative items like napkin holders, personalized name tags for guests, and charger plates, can totally transform the entertaining space. “Most important is to follow the same theme and color scheme,” says Remigio, who also believes it’s important to eliminate large pieces of furniture, which can block vision when there are guests. “Have portable chairs so they can be utilized at the right moment.” To enhance the media room or entertainment center for personal use or to improve the space for parties, California Closets designers suggest joining style with function to bring harmony into the room. They believe it’s important to “tame the technology” by installing electrical access within the system to hide all cords and cables behind the cabinetry. It’s also important to conceal large electronics by adding sliding doors to allow homeowners to cover flat-screens and

other electronics when not in use. They encourage personalizing the design with both closed and open storage in the media center: closed storage is ideal for hiding smaller equipment, while the open areas offer space for unique displays. Homeowners may also want to improve their guest suites so family and friends who are visiting will feel as if they are enjoying stay in a fine hotel or resort. To do this sensibly, it takes a combination of design, reliability, sophistication, budget and expert installation. In fact, existing guest suites can be redesigned to host overnight guests by simply merging art, furnishings and design as the focal point. For the sleeping quarters, Daniela Amaral, space planner and interior designer for Design Depot, believes the best way to maximize the area is to use a sleeper sofa that quickly becomes a bed when needed. “This does not compromise the decor, and today’s sleepers are just as comfortable as regular beds, flying in and out with ease,” Amaral says. The design team at California Closets believes it is wise to have

a guest room that can function as a convertible office. Files can be stored and technology concealed when guests arrive; for example, the printer can be placed in a cabinet with a slide-out shelf to provide quick access and the option to tuck it away when not in use. That sort of organization, efficiency and design come together to create a customized home office that will instantly become a modern guest suite with the addition of a few needed items to make the guests feel as if they are vacationing in a lovely resort. Nadzam suggests adding plush robes and slippers to the suite and a Keurig coffeemaker along with a basket of coffee, tea, biscotti and water. “A few books and candles in the room are also a nice touch so guests feel like they are vacationing at the best resort,” he says. Design director Remigio agrees that the warm fragrance of candles can also add appeal, as long as the scent doesn’t overwhelm visitors. He also suggests using tones of white and blue for tranquility, as well as adding new towels in the bathroom to create a totally different look, along with a decorative tray to display creams, body
CLOCKWISE FROM FAR LEFT: A wise option: Storage solutions with a combination of closed spaces for concealing electronics and open spaces for displaying vases and other accessories; Scan Design’s Nadzam suggests waterfall showerheads and under-counter lighting to jazz up the bathroom; flowers, water pitchers and candles are a few ways to make guests feel welcome; sleep more people with a cushy sofa bed.
lotions, mists and splashes. “I believe in adding fresh flowers to the bathroom, which makes guests feel as if they are staying in a boutique hotel,” he adds. But for more ambitious homeowners who want to delve into new construction, especially for the guest bath, Marinberg advises changing the stones to add more natural beauty. He says “gray is in” with darker vanities and lighter floors. “I would also add zing to the shower with waterfall heads and under lighting for the vanity with quartz countertops,” he says. Nadzam suggests the cool look of organic foliage, natural woods and wood grained tile flooring for the guest bath. “Keep it simple and organic,” he says. “Color can be added with artwork and fresh flowers.” Softening the palette, leaving more open space, and adding a few resort and spa-like touches to both public and private spaces will give homeowners the needed lift for nightly entertaining and for hosting overnight guests. Using tips from these experts together with your own imagination will work wonders for the decor.

Heart Smart Lifestyle Changes: Reduce Heart Disease Risks As the number one killer in the United States, heart disease continues to pose a significant risk for all Americans. But, what if you discovered that initiating simple David Lopez, MD lifestyle changes could make a world of difference in preventing the disease? Well, it’s a fact. According to the American Heart Association (AHA), making healthier lifestyle choices can substantially reduce your risk of heart disease. “Small lifestyle changes may have a big impact on reducing the risk of heart disease, and aid in prevention overall,” says Cleveland Clinic Florida cardiologist David Lopez, MD. Sounds easy, doesn’t it? Anyone can make healthy lifestyle changes. Simply making smarter choices in diet and exercise is a great start. For example, in general, everyone should get 30 minutes of moderate activity each day.
Dr. Lopez shares that being sedentary, or not moving, increases the risk for many chronic health illnesses, including heart disease. Since regular, moderate physical activity promotes a healthy vascular system, remaining active can be considered a huge step in the right direction towards prevention. “The key is to start slowly and to build up endurance, increasing to 30 minutes of exercise three to five times weekly,” recommends Dr. Lopez. Overall, healthy lifestyle changes that have a positive impact on reducing the risk of heart disease include: • Exercise regularly • Maintain a healthy weight • Watch cholesterol levels • Lower blood pressure • Regulate blood sugar levels • Reduce stress • Manage diabetes, and other chronic illnesses • Stop smoking
What can you do to improve your heart health? Know the risk factors, and be sure to talk to your doctor about the ones that apply to you. Dr. Lopez adds, “It’s never too late to evaluate your lifestyle choices, and make positive changes. Every healthy change you make can increase your quality of life, and help you live longer.”

T
he sweet seaside town of Deerfield Beach has long offered a respite to residents and travelers looking to step back into an era of low-rise buildings, shops and restaurants owned by locals who take pride in their little slice of heaven. It’s hard to imagine this town in the late 1800s, when it was a sleepy agricultural village named Deerfield for the multitude of deer roaming its shores. The light bulb illuminated in the early 1900s, when city fathers renamed it Deerfield Beach to let the world know it had one of Florida’s most beautiful beaches. The legacy continues today with its award-winning “Blue Wave” beach, named for its white sands, clear sparkling water and pristine condition. Steps from the city’s famed fishing pier is one of Deerfield Beach’s most beautiful upscale dining restaurants, Oceans 234, now refreshed by a $1.8 million renovation that brings the outdoors in at every angle. Located in the heart of the action, diners are treated to

people-watching on the promenade, beach volleyball and gentle waves, while savoring a new menu designed by newly appointed executive chef Brian Cantrell, who cut his teeth at well-established restaurants including Prime 112, Nemo, Blue Moon Fish Co. and A Fish Called Avalon. Such pedigree gives Cantrell the experience and intuition diners appreciate, with cuisine ranging from sushi and shellfish to center cut filet mignon and Veracruz snapper. “When fish is cooked simply and properly, the best approach is to let it shine,” says Cantrell. “Less is more with a great piece of fish; the flavors are perfect when they’re enhanced by smart cooking. I keep preparations simple and infuse creative ways to deliver big flavors without heavy or buttery sauces, dressings or marinades,” he says. What emerges are such mouthwatering dinner options as Pan Seared Salmon with wilted kale, white beans, grape tomatoes and truffle pea purée; Diver Scallops on butternut squash purée with cur-

Dedicated carnivores will relish the Dijon Herb-Crusted Rack of Lamb served with quinoa tabbouleh, Brussels sprouts and a cabernet reduction, or the Center-Cut Filet Mignon with Yukon mash, haricot vert, mushroom ragout and crisp onion. Those with smaller appetites will appreciate the wide array of salads and smaller dishes and appetizers, including delectable sushi, steamed mussels and a light yet filling kale Caesar salad studded with garbanzo beans, baby heirloom tomatoes, chipotle pepitas and shaved parmesan. Leave room for dessert, as talented pastry chef Maria O’Hara creates well-priced sweet treats (each just $10) that beckon to be shared. Favorites include Chocolate Trilogy or Oreos baked (yes, baked!) between chocolate chip cookie dough and a creamy fudge brownie served with blackberry cabernet and chocolate ganache, and Salted Caramel Cheesecake with berries and a caramel glass crisp. Newly added to the menu is a weekend tradition: Sunday Brunch, featuring traditional Eggs Benedict; a healthy Sundried Tomato Frittata with baby kale, feta, egg whites and a side of fruit; Steak and Egg Skillet; and a dish sure to transport you back to childhood: Cap’n Crunch Banana and Nutella French Toast with a whipped hazelnut spread. Infiniti’s old-school QX50 crossover still shines as the new, Benz-engineered QX30 joins the family.
By Steve Siler
A
merican drivers have embraced crossovers like a long-lost sibling, and Infiniti clearly got the memo. With no fewer than four crossovers plus the massive, trailer-towing QX80 SUV, to choose from. It’s easy to get them confused, especially since the two cheapest models, the QX30 and QX50, are in the same price range. In character, however, they’ve got their own vibes, so we’re covering both here just in case the idea of feature-laden crossovers at reasonable prices sounds infinitely pleasing.
2017 INFINITI QX30
The swoopy, stub-tailed QX30—which Infiniti pitches as a “premium active crossover”—is laser-focused on younger buyers, but after driving it a number of times since its U.S. media debut early last year, we predict the QX30 will find buyers of all ages who care less about traditional SUV capability—read: serious off-roading—than confident all-wheel-drive handling and elevated seats. The all-wheel-drive QX30 boasts creature comforts and glistening chrome such that no Infiniti should do without, plus some token off-roadiness, with 7.9 inches of ground clearance, kitschy skid plates and roof rails. Infiniti’s baroque design signatures are masterfully miniaturized into VW-Golf-like dimensions, and so the QX30 AWD becomes the modern compact crossover, Infiniti-style. But there are two more QX30 models targeting folks who don’t even need all-wheel drive. The base, front-wheel drive QX30 and QX30 Sport feature bespoke wheels, tires, front/rear fascias, interior accents

and more road-hugging suspensions that drop the base model by 1.2 inches and bring the Sport model nearly two inches closer to earth. Without the AWD model’s off-road drag and high stance, the base QX30 and QX30 Sport are essentially just fancy hatchbacks, of course, but few hatchbacks (or crossovers, for that matter) are as chic. While its look is pure Infiniti, every QX30 is imbued with a palpably German character, thanks to platform, suspension, and powertrain components that were developed by Mercedes-Benz for its own little hatchback, sold here as the GLA-Class. Sundry interior trim bits, too, are shared with the baby Benz, including things you interact with most, like the shifter, steering wheel, infotainment system, instrument dials, window switches and others. The decor is arguably more upscale than the Benz’s, too, but alas, the rear seat and cargo areas are similarly snug, with upright rear seatbacks apparently promoting perfect posture at the expense of relaxation.
wheel life
Mildly refreshed styling lends new life, including more legroom, to the QX50’s powerful ride.
The QX30’s shares the GLA250’s 208-hp 2.0-liter turbocharged four-cylinder and seven-speed dual-clutch automatic transmission, a powertrain that has zero trouble motivating a car of such prudent dimensions. Opt for the Sport, and the QX30’s otherwise aloof handling becomes decidedly Teutonic, and its upgraded brakes are among the best of any crossover/hatch/whatever-it-is that’s not a Porsche. The lowered stance and blackout trim adds intensify the Sport’s body, efforts matched inside by fantastic sport seats and a black faux suede headliner. At $39,495, the Sport costs a heady $8,500 more than the $30,995 base model, but Luxury and Premium trims are there to fill the gap. However differently they’re equipped, each feels more than upscale enough to wear the Infiniti badge.
2017 INFINITI QX50
The more things change, well, the more we sometimes wish they wouldn’t. Certainly, this isn’t always true, but with Infiniti, whose cars have become more robotic as they’ve grown more luxurious, certain enthusiasts and brand loyalists have become nostalgic for the edgier, more organic Infinitis of yore. Those folks should find solace knowing that the sporty, low-slung QX50 crossover—one of the original compact lux-u-vees—soldiers on, with little changed since 2007 when it was introduced as the 2008 EX35. Of course, with the average automotive lifespan being five to six years, and car years being like dog years times two, really, its nine

years on the market make the QX50 a veritable automotive centurion. But last year, a 3.2-inch wheelbase stretch and mildly refreshed styling gave the QX50 new life. The added distance between the front and rear wheels visually balances the exterior styling whilst yielding lots more rear-seat legroom. Its small-ish seven-inch touchscreen and serious case of dashboard button-itis make the interior feel rather past its prime, though the ergonomics remain quite sound and the driving position is sublime. Cargo room, incidentally, is roughly the same as the new QX30, so don’t expect to haul much more away from Costco on the weekends. You will definitely be able to haul more you-know-what, though. The 325-hp V-6 and seven-speed automatic are also vintage Infiniti, but the mill’s got guts and the transmission shifts decisively. The chassis delivers a composed ride along with a communicative chassis, and as one of the few compact crossovers with a rear-wheel drive basis (all-wheel drive is optional) the QX50 affords the steering a sense of purity and directness most crossover drivers didn’t know they wanted until they got it. The 2017 QX50 starts at $35,445, with AWD models starting at $37,225, though with so many already on the road, it may be worth checking out certified pre-owned models as well.
