Unit Dimensions and Square Footages. There are two generally accepted methods of measuring the boundaries of units in residential condominiums. The first method is based on the description of the boundaries of the Unit, as set forth in the Declaration of Condominium, and generally only includes the airspace with the Unit (the “Engineering Method”). The other method, which is customarily used in sales brochures, generally measures the Unit to the outside finished surface of exterior walls and to the centerline of interior demising walls, includes portions of the adjacent Common Elements of the Condominium (the “Architectural Method”). The estimated square footage of the Unit, as determined under the Architectural Method, will be greater than the estimated square footage as determined under the Engineering Method. The Architectural Method is generally used in sales materials and may be provided to allow a prospective buyer to compare the Unit with units in other condominium projects that utilize this method of measurement.

You can reduce your risk by not using tobacco products such as cigarettes, cigars and chewing tobacco. Alcohol use is also a contributing factor, so it is important to consume in moderation. Beyond tickets to local and national events, packages to major sporting affairs like the Kentucky Derby, yacht excursions to castles along the AmalďŹ Coast and celebrity meet-and-greets, Crawford and her crew will craft the ultimate VIP experience— whatever, wherever, whenever you want it. “Anybody can book a tour,â€? she says. “You don’t need me for that. “I love the whole experience of the furniture business, from suggesting furniture designs to visiting the manufacturers and finally getting to see the end product in our showrooms.”
THE AMERICAN DREAM EL DORADO FURNITURE’S CARLOS CAPÓ BUILT HIS FAMILY BUSINESS FROM THE GROUND UP. By Jennifer Leslie Kramer When Carlos Capó learned what the new name of the family furniture store on Calle Ocho would be, he was concerned. “It has many different meanings, but El Dorado is also a bull dolphin or mahi mahi,” he explains. “I was afraid people would think we were a fish market. But that was the name of the boat we used to flee the island, so it was a meaningful choice.” Nearly 50 years later, with 13 showrooms from Kendall to Palm Beach and 1,000 employees—20 of which are family

members—Capó can rest assured the name didn’t prove to be a problem. As owner and vice president of purchasing, Capó regularly visits showrooms across the Tri-County area and determines the company’s product lineup, which recently welcomed the LIV collection, a modern line of bold furniture pieces that add a pop of character to any room. “The pieces have great details using mixed media, which make them more unique and exciting than your typical modern furniture. I like to call it modern with some seasoning—just like a chef, you need the right spices to make something great,” he explains. “It debuted about four months ago, but we’ve been introducing it a little bit at a time as we’ve cherry-picked from our vendors.” For more information, visit eldoradofurniture.com.

CARLOS CAPÓ Fleeing Cuba with his family at only 17, Carlos Capó held onto hope for a better life in America. His family left everything behind, including a furniture business his grandfather started in 1925. While the family wasn’t able to pick right up where they left off, it took only seven short months for them to open El Dorado, thanks to a $10,000 small business loan. “That money gave us an incredible amount of power to help us get started,” says Capó. “In the beginning, we were manufacturing and selling the furniture, but we decided it was best to focus on the retail side, which we could have the most control over.”

ELDERFLOWER HIGHBALL Ingredients:
We’ll Drink to That MIAMI NATIVE CARIN LUNA-OSTASESKI BRINGS HER AWARD-WINNING SCOTCH HOME TO SOUTH FLORIDA. After spending 17 years behind a desk, Carin Luna-Ostaseski was ready for a change. She’d always had a love for whisky, and appreciated the variety and nuances in each bottle, not to mention the hard work and dedication of the whisky makers barreling product for future generations that they may never have the chance to taste themselves. “Soon I began experimenting for my friends and family, blending different single malt whiskies in my kitchen,” she recollects. “I was like a chef, and time after time, there was one blend in particular that everyone really loved.” And just like that, a star was born. A blend of Speyside, Highlands and Islay malts, SIA appeals to a contemporary palate. With a high malt content and notes of vanilla, caramel and citrus, this is definitely not your grandfather’s scotch. “But don’t call it a ‘women’s scotch,’” says Luna-Ostaseski. “I’m fighting tooth and nail against that stereotype. It’s a whisky for people who love whisky.” And by the number of local lounges already carrying the brand—Ball and Chain and the Regent Cocktail Club among them—that’s quite a few people. And whether you’re drinking it neat—as Luna-Ostaseski prefers—or mixed into a craft cocktail, one thing’s for sure: you’ll want another. For more on SIA, visit siascotch.com. 48

LargeScale THAT’S WHAT YOU’LL FIND IN THE 2015 LINCOLN NAVIGATOR. By Steve Siler Luxury automobiles are more than just cushy seats with wheels. They can also be defined by their abilities, power, space and sense of occasion. And if any kind of luxury automobile fits all these bills at once, it is the luxury SUV. As one of the original lux-u-vees, the Lincoln Navigator is as much a household name as the Cadillac Escalade and the Land Rover Range Rover. And there’s no mystery about what it stands for: pure luxury in large-print form. The experience starts as you approach it. The Navigator’s nose was freshened for 2015, blessing it with a new twin-port grille treatment with horizontal and new headlamps with LED running lamps that give it a unique “light signature” recognizable from a block away. In back, a new tailgate boasts a single band of LEDs that help accentuate its width. It’s a mild but effective update that should keep the vehicle looking great for years. 52

Indeed, even in luxury SUVs, the back row is a space often treated as an afterthought, but the Navigator’s may be the best in the business. But the best place in the house may be the driver’s seat. It is there that one sits in full command of the Lincoln’s prodigiously powerful turbocharged V-6. Now, if you’re thinking that a V-6 sounds like it has two cylinders too few to power a truck this large, we’ll point out that the twin turbos help it outmuscle many a V-8, and after spending the week with it, we can attest that not only is the 2015 model the quickest Navigator in history, it is also the quietest and, for those of you with boats and horses, can also tow the most: up to 9,000 pounds. All that and better fuel economy, too. It’s a win-win-win situation. With space, style and a satisfying driving experience, the Navigator offers high level of luxury, no matter how you define it. Oh yeah, and it has cushy seats, too.

That’s what ArtRage does, thanks to virtual tools such as an oil brush, a paint tube and a pencil. In addition to the simulation of painting on a canvas, ArtRage for iPhone keeps track of the amount of paint you’ve used and how wet or dry it is. Import photos, trace images overlaid on canvas, and have the app choose colors from them automatically as you paint. Multi-touch gesture support allows for shortcuts to eliminate the need for a bunch of controls cluttering up your device’s screen. And if you’re enamored of your finished works of art, you can easily export them to your photos or email them to yourself.

In addition to Fort Lauderdale, Auberge is also on board for a Miami development near Museum Park and another in New York. “Auberge is not flashy; they are consistently high-end, low-profile,” says Rosso. “They see Florida as an international market. They talk to us about Brazil and other places. We hope to continue working with them.” Units at Fort Lauderdale’s Auberge Beach Residences & Spa will range in price from $1.8 million to $8 million. Developers hope to break ground by September, with the first tower being completed in 22 months. Choices will range from one-bedroom units to penthouses with seven bedrooms. The 17-story north tower will have a curved facade of expansive cascading terraces and 56 larger residences. Already, buyers have been heading to the sales center from Fort Lauderdale and around Broward County, as well as from northeastern cities like Boston and New York and the Midwestern hub of Chicago. “This is the first real luxury condo in Fort Lauderdale, located at the best site,” says Rosso of the overwhelming interest in the project, which offers 500 feet of beachfront with water views, a pool and deck, lush gardens and a beautiful spa. Such promised amenities in this prime oceanfront location are in part why NFL Hall of Famer Dan Marino became interested in living there.

The timing is perfect for the local star and his wife Claire to spread their wings. “We’ll become empty nesters as the last of our kids heads for college in the fall,” says Marino, who spent many years living in Weston and Parkland. “I’ve known Related Group head Jorge Perez for quite some time, and after learning of this project I was excited about the opportunity to live on Fort Lauderdale Beach.” The interiors of Auberge Beach Residences hold the promise of a life of quiet opulence and staggering beauty. Meyer Davis Studio in New York, a firm that has designed 1 Hotel South Beach, W Chicago Lakeshore Dr. and Paramount Hotel in Manhattan, will also handle this project, utilizing natural materials to highlight the unexpected. They believe that great design works on many levels, weaving together bold looks with striking details to create both immediate impact and lasting memory. Interiors ranging in size from 1,500 to 5,000 square feet will be a subtle sanctuary of refined taste that complements the natural setting. Open contemporary floorplans will feature continuous glass railings, which enclose oversized terraces, some with garden-inspired private pools. Auberge is also known for its fine cuisine, so the team at Meyer Davis is designing the living spaces around a spacious contemporary chef’s kitchen. The waterfront location of the property was a factor in every design decision. “This beautiful stretch of coastline’s serene and calm environs informed our design direction from palette to material choices,” says Will Meyer, a principal in the firm. “We’ll create a sense of place unique to the destination that takes cues from the graceful style of Auberge Resorts, whose properties are acclaimed for timelessness and intimate, understated elegance.” The architecture, by Nichols, Brosch, Wurst, Wolfe & Associates

of Coral Gables, will be a departure from coastal contemporary and traditional designs. Two glazed structures with sleek, organic facades will strike a balance between natural form and restrained sophistication. With each residence capturing unblemished ocean views, the design promises to blur the boundaries between interior spaces and the outdoors through the use of tones and textures endemic to the seaside location. The project’s public areas will offer a sense of community in a design that is described as a casual and upscale “urban beach retreat.” Neutral tones and natural wood finishes promise a gallery-esque backdrop ideal for showcasing topnotch contemporary art, which will be installed throughout the property. The showstopper will be La Maternidad, a monumental bronze sculpture by Fernando Botero. “Original works of art will infuse the project with energy and sophistication,” says Jorge Perez, founder, chairman and CEO of Related Group and one of the world’s major collectors of Latin American art as well as a $40 million benefactor of the eponymous Perez Art Museum in Miami. “Botero is among the most renowned artists of his generation. The introduction of his La Maternidad to the property’s permanent collection signifies our commitment to introduce an unmatched luxury lifestyle and cultural experience to Fort Lauderdale.” Naturally, that lifestyle includes al fresco dining, and to that end, the property’s open-style restaurant will offer views of the ocean and an outdoor bar and veranda with seating. The spa will mirror the company’s outstanding West Coast properties offering natural beauty products and relaxation treatments inspired by the seaside locale. “Everything about Auberge involves the essence of things,” says Rosso. “They offer the best spas, the best service and the best food. We will convey it.”

Ricky Martin may be only 43, but he’s already led quite the prolific life. He started his
career at 12 as a member of the boy band Menudo. After a stint starring on the soap opera General Hospital, playing—naturally—a Puerto Rican singer, he recorded a number of albums in Spanish and performed on the 41st Grammy Awards, making a splash. But it was the release of “Livin’ la Vida Loca” in 1999 that brought him worldwide fame and success. Since then, Martin’s done much more than just sing: he’s guest-starred on the Fox TV show Glee; been a coach on The Voice Australia and The Voice Mexico; written a children’s book, Santiago the Dreamer in Land Among the Stars, and launched Piccolo Universe, an online community for parents and caregivers from all corners of the world to celebrate and share the joys and struggles of raising kids. No doubt the fact that Martin is a dad himself had something to do with that. In August 2008, he became the father of Matteo and Valentino, twin boys who were born by a surrogate mother. During a radio interview on Univision MIX 98.3, Martin talked about the most difficult question one of his kids has ever asked: “‘Dad, was I in your belly?’ and I told him, ‘You were in my heart and you are still in my heart,’” Martin told Fernanda. “So I explained further, because I couldn’t just leave it at that, ‘There was a woman that I adore with all my heart that helped me bring you into this world. She lent me her belly so that you could come and when you were born she put you in my arms.’ And he said, ‘Ah, ok,’ and he kept playing.” Martin has made it clear that he’d love to add to his brood at some point. “If you ask me if I want to be the father of a little girl, [I’ll say] not one, four,” he said. “I’m just getting started with this fatherhood thing and I’m going for more. I come from a big family and I like noise and chaos in my house. My pants are made out of Velcro. So they just stick to me everywhere I go,” he joked about his sons during an ET interview. “A lot of people say, ‘But Rick, kids, they need stability.’ I’m their stability. They were born

If you ask me if I want to be the father of a little girl, [I’ll say] not one, four. I’m just getting started with this fatherhood thing and I’m going for more. I come from a big family and I like noise and chaos in my house. on the road, so they come with me everywhere, and they like it. If they spend too much time in the same place, they go, ‘Dad, what’s next?’ They’ve been to every museum in the world, they’ve been to every zoo in the world, so they’re having a good time.” And there’s also every possibility that one or both kids will end up in “the business” with Dad—at some point, anyway. “They have something. They have something going on,” Martin says. “It’s very beautiful to see my kids playing drums, with a beat. At least one of them. The other is a little bit more hippieish. He’s more into nature and water and swimming and flowers. But there is one that is very musical, so let’s see how it goes.” Martin’s passion for children starts at home, but certainly doesn’t end there. Martin has helped children in the recently inaugurated Tau Center in Puerto Rico. And among the many honors he has received for his various humanitarian efforts are the International Humanitarian Award by the International Centre for Missing & Exploited Children and the Hispanic Heritage Award for his work through the Sabera Foundation in
rescuing three orphan girls from the streets of Kolkata. Martin has also collaborated with the International Organization for Migration on the Llama y Vive (Call and Live), a campaign aimed to facilitate the prevention of human trafficking, protection of the youngest victims of child trafficking, and prosecution of the traffickers. For his work against human trafficking, the United States Department of State named him one of its Heroes in Ending Modern-Day Slavery in 2005. Last year, right after releasing the new album A Quien Quiera Escuchar, Martin spoke of the passion he feels when standing before a crowd speaking out against children who are forced into prostitution and pornography. “Not only in Puerto Rico, all over the world, here in the United States, [it’s] huge numbers, when it comes to kids that are becoming slaves,” he told Reuters in an interview. His other big cause, he said, is the “fight of my community, the LGBT community; it’s something that I won’t get tired of.” And there’s no question that Martin’s adoring public will never tire of him.

RAISING THEM RIGHT “These days, you can’t assume anything when it comes to the Internet and social media. With my eldest, I try to teach by example and point out those times when someone really messed up by posting a single photo or status update. I explain it’s just like a dinner party; you need to be on your best behavior. Communication is one of the most important things to master, and social media has taken that away from the younger generation. The Internet is incredible and has opened up a lot of possibilities for them, but you have to keep a close eye.”
QUALITY TIME “My boys are really into sports, so we go to a lot of sporting events together. The girls especially love Frozen and Disney on Ice. We recently went up to Orlando to see the special Frozen Disney on Ice tour. We stayed in a hotel and ordered room service—just me and my girls—and they were in heaven. “We’re big believers in accomplishing what we want, whether it’s something that same day or within the year as a whole. I always drive home the fact that with hard work, anything can be accomplished. Both kids are extremely hard workers and they see how committed I am to my career.”
“After a while, it’s natural to wonder what your purpose is in life. Being a dad identified that purpose for me. It changed my y perspective in everything I do, from my health th to how I look at driving the speed limit. It factors actors into every decision I make, every day.”
RAISING THEM RIGHT “I haven’t fought any of the social media challenges. Some parents are very restrictive about it, but I would rather educate them. A real world education is about pulling no punches, and I’d sooner have them prepared for what to expect as well as any consequences that may occur, rather than keep them sheltered and naive.”

“I’m not a big believer in there’s not enough time. I have an extremely demanding career, and there’s never been a time when I haven’t been able to make it work. You can hide behind that, and the kids will suffer for it. I’m committed to not comprising. I just make it work.”

LIFE LESSONS “Both of my boys are a product of divorce. I try to manage my personal life as a single dad and ultimately to lay out the example of ‘do what I say, not as I do.’ I know I wasn’t the greatest role model for them in that regard, but I’ve spoken to them at length about it. I hope they take that education to heart.”
RAISING THEM RIGHT “I’m not their friend, I’m their dad, and that’s a sobering reality because I’m so close to them and I love them so much and naturally, I want to share everything with them. But there is still that that line, and the clearer that line became, the better our relationship got.”
MAKING THE TIME “There is absolutely no choice to be made. They come first. I let all my business partners and clients know that. If it’s a problem then we’re not the right match.” 86

The experts all seem to concur that bohemian-chic and rustic style weddings are all the rage for 2015. That means comfortable, unfussy, personal and cozy. Instead of fancy, formal linens, explore the option of rustic wood tables set with simple china and beautiful wine glasses. Twinkly, small lights or unfettered bulbs hung at various lengths lend a glow to the room, especially a small one; or, if outdoors, consider white or amber lanterns. For extra emphasis, choose copper or bronze elements instead of silver and gold. “Twenty years ago, it was all about sit-down dinners. Three or four years
and joy. The next moment—the one where you start thinking about rings, dresses, tuxes, venues, caterers, et al—can bring on the anxiety. As spring segues into summer, we decided it was the perfect time to address some of the latest things to know about what’s happening in the world of weddings.

Also this year I’ve seen a lot of brides going back to outdoor weddings—but maybe on a farm, with wood tables, some lace accents‌a more rustic feel.â€? HEN INTERNATIONAL DESIGNER GEOFFREY BRADFIELD and his associate Roric Tobin were commissioned to create the interiors of this 3,000-square-foot beachfront penthouse in Fort Lauderdale, they were instantly inspired by the sweeping water views. “The sun-drenched light and serene, calming colors are so like the Indian Ocean where I grew up,” says Bradfield, who was raised on South Africa’s Eastern Cape, on a family farm built atop a promontory overlooking that expanse of water. “I immediately envisioned a beautiful garçonnière by the sea.” Bradfield, who is based in New York and Palm Beach, had worked for this client before, designing the interiors of the French gentleman’s earlier home in Princeton, NJ; it was an estate with sweeping grounds and a decidedly French point of view. “My client is now semi-retired and divides his time between his main residence in Paris and this penthouse pied-à-terre in Fort Lauderdale,” says Bradfield. “He is passionate about sailing and has his yacht moored in the vicinity.” The client enters this bachelor apartment via an octagonal foyer with a marble floor and four faceted mirror corners showcasing Art Moderne sconces in nickeled bronze with white bent panel glass. dominated by an oil on canvas by French artist and poet/ literary critic Charles Le Quintrec. “The painting appears to suggest an aerial view, and introduces the first accent of color into the interior,” says Bradfield. Reflected in the mirror facets is the first glimpse of the Atlantic Ocean, which draws the eye toward the open-plan living room. Bradfield knows that his client spends a great deal of time in that room enjoying the ocean views, entertaining friends and listening to music, his passion. “The additional rooms perform a secondary role, used mainly for guests,” says the designer of his client’s routine. The signature lush, hand-carved carpet, custom designed by Bradfield and executed by Stark Carpet, sets the tone for the entire living room. Together with the magnitude of the ocean in the background, the space, with its elegant furnishings and wall of custom cabinetry in dark walnut which houses the client’s collections and library, is a perfect respite. Adding emphasis to the rich tone of the wood, a pair of Empire armchairs in mahogany with gilt-wood moldings flank the sofa. Quilted throw pillows in burnt orange and cerulean silk add vibrant color to the otherwise neutral foil. “For me, modern design is the most intriguing, but I am not interested in the ‘icy cold’ variety,” explains Bradfield. “I attempt to achieve a more rooted, tactile brand of modernism, embracing comfort, form and function.” Since art is invariably the centerpiece of Bradfield’s interior design—he has a penchant for museums and began collecting at age 22—he was able to work that magic in the living room. He has orchestrated the apartment’s clean lines, creating the perfect showcase for a

pair of contemporary canvases and various vignettes of sculpture. The placement of the client’s bronzes from Colombian sculptor Fernando Botero, Hungarian avant-garde sculptor Joseph Csaky and French artist Andre Gilbert exemplify his ability to create visual drama. Here, with broad brushstrokes, the owner can see the designer’s humorous and eclectic allusion to the history of Modern Art, juxtaposing antiquities and works that span two centuries. The owner approaches his sumptuous bedroom through a sophisticated ribbon of framed mirror. Like the living room, the walls are upholstered in raw silk, enveloping him in an acoustic serenity. A study in contrasts, the room endorses the quest for comfort, informality and lightheartedness. “It is my goal to integrate a sense of visual wit,” says Bradfield. Introducing the grandeur of the ocean is the giant yellow Sunflower Woman by Edwina Sandys, a multimedia sculptor and painter, and the granddaughter of Sir Winston Churchill. This bright, painted aluminum piece perfectly satisfies both the artist’s and the designer’s senses of whimsy. “The room immediately comes to life,” says Bradfield. A pair of mirrored niches featuring classic Greek vessels flanks a corridor approach to the marble and clean-lined master bathroom through expansive dressing rooms and reflect the amazing view. Like the rolling sea outside, each room in this splendid penthouse apartment is fluid and graceful, expertly rendered by a skilled practitioner of modern style and design. “What makes the residence so enormously appealing is its very simplicity— the emphasis on comfort and the joyous focus on nature and art,” says Bradfield. When the owner saw his finished residence for the first time, he was simply delighted.

By Jennifer Leslie Kramer If you’ve been in Miami for any length of time, a simple reference to “Michelle” conjures images of crispy fried chicken, ham and blue cheese croquetas and blistered squash blossoms—favorites from the empire of eateries she has created. Her restaurants, from Michy’s and Sra. Martinez to Crumb on Parchment and Seagrape, have been lauded by locals in the know and industry bibles like Food & Wine and Gourmet. But Bernstein wasn’t always convinced she would be a chef. “There was no big ‘aha’ moment,” she says. “It wasn’t until years later, in the thick of it at Azul, did I realize this was my career. I still sometimes scratch my head and wonder how it all worked out.” Since opening Michy’s nine years ago, Bernstein is the first to admit how drastically the South Florida dining scene has changed. “What we used to consider casual can now be fine dining; there’s literally been a 180-degree shift,” she says. Because of that, along with the need for something new and a constant urge to never stop 110 inWESTON MAGAZINE
creating, Bernstein and her husband-cum-business partner, David Martinez, shuttered Michy’s at the end of last summer to prepare for a complete overhaul. “The time was right; we had been thinking about it for years,” she admits. “Once it closed, we took a step back. We weren’t sure what we would do or what exactly we wanted from the space. But it gave us some breathing room to pursue other projects.” Such projects include her new Saturday morning program, SoFlo TASTE, a menu at MIA’s new Centurion Lounge set to open this summer and a partnership with Memorial Cancer Institute to create a collection of healthy meals for oncology patients receiving chemotherapy treatments at the hospital.
