TORONTO, Ont. — Travellers on Highway 401 driving through Toronto have likely noticed the Radisson Toronto East Hotel at the Victoria Park exit. It’s a distinctive building with three prongs radiating out from a central core. It was once a Viscount and a Travelodge, but has flown the Radisson flag for a number of years. This hotel is the latest acquisition by Sunray Group, a nine-year-old hotel company that has been on a roll recently. In a deal that closed Feb. 28, Sunray acquired the 240-room property with a full restaurant, lounge area, 8,000 square feet of meeting space, an indoor pool and fit-
ness area. Kimwest was the previous owner of the building and it was managed by Westmont Hospitality. Sunray will now be both owner and manager. Kimwest has already spent a large amount renovating the property’s guestrooms. Sunray’s plan is to expedite renovations of the public areas and to add finishing touches to the guestrooms, working with a designer. While they don’t plan any changes to the footprint of the building, they are looking at development of another complementary business on the 3.5-acre property. The deal has been in the works for two years.
“We felt it was a great location,” Ray Gupta, president and CEO, told CLN in an interview at the newly-acquired Radisson, adding that the nearby Highway 401-Highway 404 intersection is arguably the busiest in Canada. This Radisson is the latest in a series of acquisitions by a company that has seen its portfolio of owned and operated hotels almost double from 11 properties to 21 during 2014. Room count for the portfolio stands at 2,350. Most of the properties are in Ontario, but three Comfort Inns and a future Marriott are in Quebec. Sunray has made three acquisitions so far
this year, the Radisson Toronto East, the Comfort Hotel Airport North and another hotel west of Toronto. Other existing and future projects include the Best Western Plus in Leamington, Ont., and conversion of the former Champlain Inn in Orillia, Ont., to an Ascend Collection property. While the basic Best Western property improvement plan (PIP) called for $2 million in renovations, Sunray spent $4.5 million to renovate the former Pelee Days Inn to include a brand new waterpark in a 10,000-square-foot atrium, a jungle gym that accommodates 80 children, indoor basketball and indoor virtual golf. Located on Lake Erie within an hour’s drive from the American border, the property is benefitting from the lower loonie and falling gas prices that are bringing Americans across the border. The 94-key property was full for March Break, although it hadn’t yet been fully integrated with Best Western’s reservation system. The 57-room Hotel Champlain Waterfront, in Orillia, is a historic property that is being totally gutted. Letters and documents uncovered during the reno will be used as artwork in the guestrooms. (As a matter of interest, rooms at the hotel cost $3.50 each in the 1920s.) Sunray is a family business, with Ray Gupta as president and CEO; Sandeep Gupta as vicepresident; Wally Gupta (Ray’s brother) as senior vice-president and CFO; Wally’s son Gaurav Gupta as director of strategic marketing and information technology; and Sandeep and Wally’s cousin Shaun Gupta as director of real estate and development. Two non-family members, Al Richards and Lori Anderson, round out the management team.
