We would all agree, there is a lot that goes into a home and whether you are buying or selling you need to pay attention to get the most out of it. Paying attention to the details now can not only help you in the price of the sale (either by boosting it if you’re a seller or lowering it if you’re a buyer) but also make the transition easier and simpler for all parties involved. Setting up the details now will allow you to make better and more informed decisions.

Sellers

When it comes to selling your home there is a lot to do. Prepping your home will not only help it sell faster but also makes it more appealing to potential buyers and could help boost the price of your home. Staging Staging a home is vital to its sale. Setting the scene for a potential buyer is key to help them see themselves in your space Keep personal touches to a minimum. Here and there can make a space more memorable but too many of these little details may actually make the viewer feel out of place. De-cluttering is also key to making a space seem larger and more attractive and don’t forget the closets too! Create inviting spaces by rearranging your furniture or creating gender-neutral bedrooms. Every room should have a purpose and be clean and inviting.

Landscaping Staging doesn’t stop on the inside of your home. Curb appeal is huge and it’s the first impression buyers will get of your home. Many buyers will tour a neighborhood and do a drive buy of a potential home first often deciding then if it’s even worth taking a look inside. Make sure your yard is up to par; take time to landscape and even plant fresh greenery or flowers. Many of us have outdoor living areas in Bermuda and we should show them off. Set up your outdoor furniture nicely or build a fire in the fireplace. Buyers often fantasize about enjoying their backyards so make it easy for them!


Use a Professional Cleaner It’s obvious your house has to be clean when trying to sell your home. But most people don’t think to hire a professional to do it. Your house needs to be show ready at all times! While cleaning your home yourself may seem like a good idea, think of all the little details that a pro can do to make your life easier and your home much nicer. Every surface should sparkle, from the floors to the windows to the grout in the bathroom. This is definitely an investment you should make, especially if you have pets. Think also about investing in a maid service if you are living in the home while you sell.

Get to Know the Neighborhood In real estate it’s all about location, location, location. Probably the first thing you should do as a buyer is drive around the neighborhoods you are interested in living in. Get a feel for the area and the people that live there. Walk the neighborhood’s blocks, spend time in restaurants, coffee shops or parks and make sure you feel comfortable there. As well consider the people in the area. Does the neighborhood value diversity as much as you do? Will you be surrounded by strollers or singles looking to mingle? Block watches and neighborhood meetings are signs of a tight community. If you find a neighborhood group, attend a meeting or two to meet people and ask questions. Subscribe to any neighborhood newsletters.

Notice the Details Get Some Paint on There If you want to sell your house in a short amount of time and with minimum hassle, it’s critical that the decor is up-to-date and attractive. A little bit of paint can go a long way. Not only does it cover up any stains or marks but also gives your space a fresh clean look. Neutral colors are recommended as they will not jar the eye and enable the viewer to see the features that your home offers. But neutral colors don’t limit you to shades of white and beige. With some planning and a sense for the effect of the color, you can use browns, greens and even bolder colors to highlight your home. Make sure to use premium paint and low VOC paints that can help reduce odors, fumes and dust.

When looking at a house pay attention to if the owners took care of their home or put any extra improvements into it. Is the house kept up? Are there any extra features in the home like a pool or entertainment area? What is the upkeep for those? Pay attention too if there is new paint, landscaping, windows or shutters, fences or decking, this will tell you if the owner took pride in their home and invested in it. Also look for improvements that owners have made to help with energy costs like energy saving appliances, solar panels or systems, insulated windows etc.. all are improvements that will save you money in the long run.

Buyers

It’s not just the seller that has a lot to do. There are plenty of details the buyers should pay attention to, whether it’s choosing their perfect dream home or simply navigating the quagmire of real estate and mortgages. Get an Inspection We can’t stress this one enough. If you have found the home of your dreams make sure that it’s not going to turn into your nightmare. Have a trained professional inspect the property for the quality, safety and overall condition of your potential home. There is a lot that goes into a home that you can’t see from just looking at it, from the wiring to foundation to plumbing and more. A home inspection can give you piece of mind. Often if there are repairs that are revealed through the home inspection buyers can negotiate to have the seller make the repairs or lower the selling price.

Know Before you Go Know where you stand with your finances and talk to your bank first on your options for buying a property. Some real estate agents won’t even work with you until you’ve been pre-approved for a mortgage. This is an important first step in the home-buying process. You don’t want to start house-hunting and fall for a home you can’t afford. Make sure to ask questions and find out all the details when it comes to buying a home. Know what extra costs there are on top of the buying price and shop around for a real estate agent that you feel comfortable with.

Design Hacks to upgrade your life!

Keep your furniture away from the walls When everything is pushed up against the sides of a room, it can look cluttered and messy. If you keep your couches, tables, chairs, and other items away from the walls it will create a feeling of having more space.

Use teapots instead of regular vases If you don’t have a vase on hand or just want to try a new idea, cut your flowers down and place them in a cute teapot.

Use a hollowedout book to hide an unsightly router If you’re averse to the idea of desecrating books for the sake of home decor, try using a binder or a pretty photo album instead.

Light an array of candles in an unused fireplace Firewood! Who needs it?? Add a few photos in there for an added DIY touch.

Hang a mirror behind a lamp Dress up your headboard If you’re tired of your headboard but can’t afford to have it reupholstered or replaced, try draping a piece of fabric (try a thin blanket or a large scarf) over your headboard to transform the look.

A designer trick for making rooms appear bigger and brighter is to hang a mirror behind a lamp. The light from the lamp will bounce off of the mirror for a brighter effect.


Find smaller plants for a clean look Get rid of big, bulky plants in your house that cause too much clutter. Instead, try finding small plants that are lowmaintenance so that they will look clean and healthy without taking up too much space.

A former corporate executive assistant and property assistant manager, Allow Me owner Marlene Bicchieri believes that concierge services are just what Bermuda needs. The Pieces:

Style and Design, Material, Build and Installation Style and Design – Firstly you need to determine an appropriate aesthetic for your project. There are numerous choices so you should do your homework to avoid second guessing throughout the project. Depending on the perceived difficulty of your project, you may want to seek a professional opinion. Materials

– Be it soft or hard wood, antique or modern finishes, it is important to determine how you want the piece to look and function before

it is built. If design is synonymous with aesthetic, then materials should be synonymous with practicality.

Build – Once the style, design and materials are agreed to, it’s hard not to think that the hard part is over with!
