The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. A Non Bermudian can purchase a house or condominium in Bermuda subject to certain restrictions. To qualify, a house must have an ARV (Annual Rental Value) of over $126,000 and a condominium an ARV over $25,800. Once the buyer enters into a contract to purchase a property they will be required to submit an application through their attorney for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,546. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Development.
After 31 March 2017 the license fees are due to increase to 8% on a condominium and 12.5% on a house. As per the Bermuda Immigration and Protection Act 2007 a Non Bermudian may not buy vacant land or commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year. We are in a fabulous position here in Bermuda to have weather people long for. Now it can be a bit temperamental but hey it’s not 54f in the middle of August like our friends in the UK enjoy! With this fabulous weather comes the chance to fully enjoy our homes both inside and, most importantly, outside. Now there are a lot of options when it comes to outdoor living and many spaces you can enjoy. The choices are endless as to what you can do. But one thing is for sure, it doesn’t have to cost a lot to make your outdoor areas a sought after space.
Comfort:
I think we can all agree that comfort is at the top of all our lists. Who wants a space that’s awkward and uncomfortable to be in? The whole idea is that this space offers a retreat to relax and enjoy the outdoors. So comfort is key.

Re-designing your old unused shed to create a dreamy retreat or kid play area has become wildly popular. Many sheds are being tricked out to create studio art spaces, reading nooks, play houses, mini guest bedrooms, a place for wine with the girls, anything! And a little magic to your outdoor space and think about those hidden relaxing places you could create. It’s easy to create a space outdoors that you’ll love and continue to use. With a little imagination and some brainstorming you can have it. It’s all up to you, simply decide what you want to use the space for – sitting, lounging, eating or entertaining. A few minimal additions may be all it needs to transform an ordinary backyard into an outdoor kitchen, open-air living room or rec room that adds to the comfort to your home and extends the time you spend in the yard.
One rule of thumb is - the more comfortable a space is the more likely it will be used. The biggest way to do this is via the furniture. Choose pieces that are both comfy and functional. That way you’ve got pieces that people will love to be on, while also allowing you the ease of storage or the functionality you need. For instance, having a bench that also acts as a storage box for tools or toys (the less you have to go in and out to get things the more you’ll enjoy relaxing in your space) or buying stools or chairs that are stackable so you can have more or less room depending on the amount of guests you have.
Size:
Any space can become your own relaxing retreat, no matter the size. Be it a lawn, garden, porch, balcony or deck there’s room to create an outdoor space. If you only have room for two chairs, you can still create an intimate spot to escape (and sometimes those are our favorite places to be). Think about what kind of area you have and what you’d like to feature. If it’s a small balcony do you want an intimate breakfast nook or reading area? If it’s a poolside deck do you want an entertainment area? If you’re a grill master do you want an outdoor kitchen Julia Child would be proud of? You’d be surprised at how easy it is to jazz up an area simply by focusing on what you want to do in it.

There have been a lot of new ideas for what kind of outdoor living spaces can be created. It’s no longer just your typical Margaritaville bar outside. From hidden hideouts for kids to state of the art grilling kitchens to garden ponds to tricked out sheds these spaces

Creative thinking and the rise of online video tutorials have enabled home-owners to revamp their properties and create some amazing spaces, even if they are operating on a tight budget. Here are a few simple, affordable, low budget backyard DIY ideas that will optimize your outdoor space. Adapted from www.lifehack.org
Install Exterior Mirrors to Create the Illusion of Space in your Garden
While this may sound odd, clean and simple mirrors can be strategically placed in your garden to create the illusion of space. Whether you want to use interior mirrors or create a product that has been recycled from old windows is unimportant, as long as you fit them securely and position them in a way that makes your back garden appear bigger in size.
Make a Multi-Person Swing
Here’s another breathtakingly simple idea. It is possible to take a pallet and some discarded rope to create a functional, multi-purpose swing. Pallets can be sourced for free from local warehouses or supermarkets. Brand new lengths of rope can be purchased for a nominal fee of between $5 and $15, depending on the size. You can then secure the rope to each corner of the pallet. Remember to ensure that it is hung safely from a sturdy tree branch.
Use Exterior Latex Floor Paint to Bring your Patio to Life
The concrete tiles on your patio are an often overlooked aspect of your garden, but typically they can present a dull and faded aesthetic. You can correct this with a single tin of exterior latex floor paint. This will add color to your patio, while giving the surface tough and long-lasting protection. Be sure to apply two coats, and use non-glare paint to create a low level of sheen.
Invest in Low Cost Rope Lighting to Line the Boundary of your Garden
Rope lighting is sold in fixed lengths. It’s waterproof, and can be used to line the boundary of your garden, creating a chain of light that illuminates the space at light. You can even put it on an automated timer. You can also use ropes as dividers to separate the rope from the lawn or decking.

Install a Chalkboard Outside to Create a Multi-purpose Play Area
Rather than creating extravagant solutions to embellish your garden, you can sometimes make simple additions that will revolutionize the space and drastically improve the layout. Create a large chalkboard using plywood and chalkboard paint. By securing it to a fence, you can turn your garden into a recreational area with multiple dimensions where children can express their creativity. It can also serve as a positive focal point for their interaction and activity.
Develop Dens and Play Pods from Shower Curtains and Hula Hoops
In terms of creating an interactive and fun space where children can play, it is important to offer them a colorful den or hide away. This can be created extremely cheaply, simply by suspending hula hoops from a tree branch Then attach a shower rail using clips to the perimeter of the hoop. Now your children have a play pod that they can make their own.
Create a DIY Outdoor Bar
Create a functional bar using two wooden pallets. Cut a 1-inch by 3-inch board from a hardware store into four pieces. Using a drill, attach the two pallets using the four wooden strips. Paint the palettes in whatever color you like and let them dry. Attach 3 paving stones on top using cement glue.
Create a Unique Terracotta Pot Table
To make a table from a terracotta pot, you’ll need a large terracotta pot, a large terracotta tray, and outdoor paint that will weather well. Be sure the pot is tall enough to sit at a good height for a table and make sure the tray sits on top of the pot without sinking in. Paint the bottom edge of the pot rim and the edge of the tray. You’ll have a unique outdoor table that can also act as a storage spot.

Creative and subtle uses of tile and stone can make any pool area a stunning oasis to retreat to. We all know that pools and the area outside of them are made from a variety of tile and stones depending on which you choose. There are many sizes, colors, textures, types, and materials natural stone can be made from but there are some things you need to keep in mind. The first and foremost is your budget. Your budget can tell you the kind of tiles you can get for your pool because the more intricate the design, the more expensive the tiles are. Setting a budget can also help you purchase something that is within your allocated amount. The next big factor in choosing stone or tile for your pool is whatever the choice, a good tip for outdoor areas is to choose one that is slip resistant (especially if used in pools and walkways). This may seem like a pretty obvious one but it’s something to keep in mind. A pool deck material that is frequently considered is flagstone, a common term for any type of flat slab of natural paving. This type of stone is ideal for around a pool because it has a non-slip surface, resists moisture and heat, and can withstand constant use. Choosing something that is durable and fits in with your design aesthetic is
also important. A popular stone tile for outdoor use is tumbled Travertine tiles, as they are easy to maintain, have a very elegant appearance, do not get “hot” to bare feet, add real value to your home, easy to install, and are excellent in the Bermuda elements. Pool builders, especially, have come to depend on this material’s porous nature and tendency to remain cool to the touch. Many pool designers also prefer Limestone (something we are not strangers too here in Bermuda) and not only construct decks using this material, but also prefer to use its good looks for pool coping. Commonly, floor tiles are blue or white, which reflects light, and make it more attractive. Blue and white are good for deeper water because it can distort the colors of the tiles. Avoid using dark colors for the base of the pool for it will be less evident as to the depth of the pool. You can try using contrasting bands of colors for an attractive touch. You can also try using bright colors and creative patterns to add splash and life in the pool. We’ve all seen natural stone and tile as a great flooring and pool option however these days tiles can do a whole lot more. With many shapes, sizes, colors and textures you’ve got limitless choices when it comes to creating the pool of your dreams and an outdoor Shangri-La.
