The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. A Non Bermudian can purchase a house or condominium in Bermuda subject to certain restrictions. To qualify, a house must have an ARV (Annual Rental Value) of over $126,000 and a condominium an ARV over $25,800. Once the buyer enters into a contract to purchase a property they will be required to submit an application through their attorney for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,546. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Development.

After 31 March 2017 the license fees are due to increase to 8% on a condominium and 12.5% on a house. As per the Bermuda Immigration and Protection Act 2007 a Non Bermudian may not buy vacant land or commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year. Mulled Wine

Warm, flavorful, and always so comforting!

This month’s cover was inspired by our favorite winter drink: Mulled Wine. Vino lovers know what we’re talking about with this deliciously warm drink, perfect for a cold winter’s night. Originating from Europe mulled wine is made with red wine, a variety of cinnamon, spice and everything nice and just a hint of brandy. What a wonderful way to make your home warm and festive. It’s a perfect beverage to make for entertaining and easy for those not comfortable in the kitchen. PREP TIME: 5 MINS COOK TIME: 15 MINS TOTAL TIME: 20 MINS DIRECTIONS:

INGREDIENTS: 1 (750 ml) bottle of dry red wine 1 orange, sliced into rounds 1/4 cup brandy (optional) 1/4 cup honey or sugar 8 whole cloves 2 cinnamon sticks 2 star anise optional garnishes: citrus slices (orange, lemon and/or lime), extra cinnamon sticks, extra star anise

Combine all ingredients in a non-aluminum saucepan, and bring to a simmer (not a boil - you don’t want to boil the alcohol out!) over medium-high heat. Reduce heat to medium-low, and let the wine simmer for at least 15 minutes or up to 3 hours. Strain, and serve warm with your desired garnishes. *You can also place the oranges, cloves, cinnamon, and star anise in a cheesecloth. Then simply strain and pull out the bundle when ready to serve. Whether you’re holding a festive feast or hosting the ultimate holiday party, you can create something special for friends and family. There are many ways to host without being a kitchen Picasso and plenty of ways to prepare your home for guests. Here are our 6 tips for creating a holiday with all the fixings:

1. Choose a Theme

Introduce a conversation-starter and create excitement amongst guests by choosing a party theme. Host a “Winter White” party that asks guests to wear only white and offer white and sparkling wines and light-colored foods like shrimp, cheeses and shortbread cookies for dessert.

2. Add an Extra Splash of Colour Add colour to your holiday table by dropping a few raspberries into wine glasses filled with sparkling wine or club soda. Always keep frozen berries in the freezer during the holiday season. They are a pretty garnish for desserts and make even the simplest cocktails look more festive.

3. Dress Up Your Cheese Tray Put together a simple but spectacular cheese platter by providing a selection of 3–5 cheeses that have different textures and tastes. Soft cheese, like goat, pairs well with crackers and semi-hard cheese, like manchego, can stand up to the flavors of tangy jams or jellies. Serve smoked cheeses with nuts, such as walnuts, and aged cheeses, like Parmesan, with fresh, crisp vegetables such as celery or cucumber to highlight the flavors that develop during the aging process.

4. Practice “Mise en Place”

Have all the ingredients out and ready to go before you start cooking. This is a great way to discover you are short on ginger in time to buy more.

5. Think About the Atmosphere

Set your table accordingly. It’s what makes a dinner party a party. Your table scape doesn’t have to be over-the-top, but it should look nice. Candles are inexpensive, readily available, and a great place to start. Hosting a large party, consider some disposable holiday plates and cups for easy clean up.

6. Switch It Up

Make with something different at dinner. Instead of the usual turkey or ham try going with an organic chicken, like Bell and Evens organic chicken products. If you’re looking for something healthier and more environmental, finding products that are hormone free, no GMOs and humanely handled make all the difference. It is a fact that from a resale prospective bathrooms & kitchens are what speak to potential buyers. It’s important to know your way when you are thinking of renovating these key features in your home. Are you upgrading a property to flip it or is this your home for the long term? If it is your home for the long term you will likely want to include a few “spoils” for yourself and the budget will most likely be higher in this scenario. So where do you start? As this is an investment in your property, you need to find a team of professionals to work with. A huge mistake that people make is to hire individual tradesmen for each area of the work, this can lead to major headaches for you. Take the time to find a reputable team/contractor. Tubs also come in many varieties, whilst a Jacuzzi tub sounds great and may

be the right fit for you remember that there is upkeep involved. Again keep in mind if this is a flip project or a lifestyle choice. The major budget saver people choose is to keep an existing tub that looks good, however when the renovation is complete that old tub sticks out against the new. From our experience, we can not stress enough that if you are making an investment to renovate, don’t skimp and keep an old tub.

if you are shopping overseas and you purchase a brand that is not available in Bermuda you may wish to purchase replacement parts at the same time. Fixtures have a short “shelf” life with new designs hitting the market all the time. When parts wear-out and the design has been discontinued (or never was available in Bermuda) the chances are you will be replacing the entire fixture.


BS&R How To: Choose the right wood for your project Expert Advice from BS&R Group There is a world of wood out there that varies enormously when it comes to quality, grade, grain, durability, and last but by no means least, cost. When you’re deciding on new projects it pays to do your homework. Knowing the distinctions between woods can make a huge difference in how your project comes out. Just know that there really isn’t an exact answer to the perfect wood and there are a lot of factors that can determine the longevity of your project. It all depends on the project, how you’re planning on using it, and how long you’d like it to last for.

Types of Wood: As we said, there is a lot of variety when it comes to wood. But for the most part all woods go into two categories: softwood and hardwoods. About 80% of all timber comes from softwoods that are from conifer trees like pine, fir, spruce, and cedar. These woods get their classification for a reason; they can be easily dented or scratched. Softwood lumber also absorbs and loses moisture much easier than hardwoods, so extra care must be taken to maintain the wood’s stability over a lifetime. Hardwoods are often more expensive and sometimes more challenging to work with, their upside is that most are denser, meaning many hardwoods will last longer than softwoods. Examples of hardwood trees include alder, balsa, beech, hickory, mahogany, maple, oak, teak, and walnut.

In Bermuda, we tend to use a lot of both. Obviously cedar is a popular choice here as well as any wood that can last outdoors or for a long time like teak and mahogany. In our opinion the best type of wood for Bermuda is acetylated wood, like Accoya. Treated wood, like Accoya, allows it to withstand rot and the elements as well as be more dimensionally stable than other woods, perfect for our temperatures here in Bermuda.

Project Type: The largest determining factor in the wood that you will choose is the project itself. What are you building? Are you building a deck or installing new floors? In both cases we recommend using a wood that is durable, like hardwood. Typically, high-quality furniture is also built with hardwood owing to aesthetic and durability. As a general rule, hardwoods are more expensive than softwoods, mainly because of their attractive and durable grains. Softwoods are also widely used for furniture and in building components like windows and doors. If you’re building something with intricate carvings, using a softwood like pine is popular because it is softer and easier to manipulate. Take time to think about what you want to build. What is your project? How do you want it to look like in the end? What’s your budget? And finally where is it going and how is it going to be used? When it comes to wood, you’ve got plenty to choose from.

Clean your Cast Iron

De-fog your Mirror in Seconds Clean cast-iron without causing rust — Scrubbing cast-iron with soapy water is a no-no (it’ll strip away the seasoning on the pan built up from all those dishes). Instead, clean cast iron with a salt scrub to remove stuck-on bits of food.

De-crust a Microwave Soak a sponge in water, pop it in the microwave, and let it cruise around the turntable for a minute. This doublewhammy hack loosens all that gross caked on stuff inside the microwave (making it easier to wipe away later) plus it helps disinfect the sponge too!

Fixing a Slow Drain

When you shower, your mirror often fogs over even if you have a fan running. This makes the mirror pretty useless when you’re getting ready, but you can de-fog it in seconds with a blow dryer. All you do is point the blow dryer at the mirror and watch as the fog disappears. Before trying those harsh chemicals try pouring a 1/2 cup of baking soda and a cup of white vinegar down the drain. Cover the drain with a cloth or stopper for 5 mins then flush with a gallon of boiling water.

How to Fix a Running Toilet

Gather Loose Lids Utilize thrifty organizers to make over the chaotic space where you stash food-storage containers. A wall file mounted to a cabinet door is an easy solution for separating plastic lids from bases.

Combat Cross Contamination Have two cutting boards—one for raw meat, one for everything else. It will help separate uncooked meat juices from raw fruit and veggies, keeping you and your family safe from cross contamination. First, try jiggling the handle. If that doesn’t stop the toilet from running, open the tank lid and have a peek inside. Check out the flapper and flush valve, and clean or replace as necessary. If you continue to have a problem, drop a bit of food coloring into the tank. If you see the color seeping into the bowl, you may have a leak that requires further investigation.

Install a picture ledge above your sink A slender picture ledge from IKEA can hold more than framed photos. Add one right between your bathroom mirror and sink, and rest your favorite perfume or cologne, hand soap and lotion, scented candle, and hair products on top.
