Spectacular Properties Bierman Astor Estate - Ferry Reach
Let us introduce you to the 7 acre estate at Ferry Reach known as “The Bierman Astor Estate” which we now have listed for sale. This is a large tract of land with distinctive white buildings running along the waterfront that you will see across Ferry Reach as you pass the new airport. As a residence, the property already boasts 11 updated income producing apartments plus storage, mechanical rooms and workshops. With almost 5 acres zoned residential 1, plus 2.29 acres of woodland and 1700 ft of readily accessible waterfront - further development of this site is a definite possibility. The waterfront offers easy access possibilities for marine and institutional uses - a retirement community, a training camp, alternatively a marina with club and dining facilities, a farm for aquaculture or medical herbs and or a health retreat, these are some of the considerations which have been suggested.
The History
Originally built by William Vincent (Victor) Astor, son of John Astor, who perished on the Titanic, leaving Victor as heir to the great Astor fortune. Victor and his wife Helen enjoyed visits to Bermuda and in 1933 he identified this area as an idylic spot to build a “cottage” which he named Ferry Reach. Later this became known as The Astor and Bierman Estates. Plans were developed on a large scale incorporating local architectural features and no expense was spared to create “Ferry Reach” using skilled island craftsmen. What resulted was an interesting mix of styles with buildings following the contours of the site. Amenities included a croquet lawn, a very large pool, an aquarium, a full size theatre, a superb boat house and a private railway which ferried guests between the house and Bermuda Railway’s main line at Astor’s Junction. Astor’s train remained operational until the 1970’s. Victor Astor himself led an interesting life as long time spy and friend of Franklin D. Roosevelt, travelling the world on various missions from WW1 through WW2 on behalf of FDR and the US. FDR sailed with Astor to Bermuda and spent time at the Astor Estate (with its wide corridors built to incorporate his wheelchair) holding meetings out of the international spotlight and taking a little time to relax. Its time as a grand home may have passed but its charm and character lives on.

Home Security
Lock Maintenance: The KEY to Home Security We met up with locksmith Theresa Pedro for our annual “Family, Safety and Security” issue so she could unlock some knowledge for us all in 2020. After almost 20 years in the business, Theresa knows a thing or two about her trade and has been working solo ever since she took over from her father. However, just because Theresa tends to work on her own doesn’t mean she doesn’t love to help others and is always willing to give some useful advice—whether it’s for friends, family, residential or commercial customers.
simple tricks to let your locks last, especially after a storm full of salt spray and debris in the air! When locks are left for years without being properly cleaned, sea salt and dirt can build up within the lock and cause the inner mechanism to stick, as well as making the key hard to turn. Over time, this will put stress on certain components, severely shortening the lifespan of the lock and putting you at risk of it breaking at the most inconvenient time.
Your locks are an integral part of your home security—if your doors and windows are well-built and fitted, then they will offer some protection, but without the locks they may as well not be there at all. For this reason, you should treat lock checking and maintenance as an annual task to be completed at the end of hurricane season. This way, you can be fully assured that your home is as secure as it can be.
• Keep the inner mechanism clean and lubricated. Locksmiths have long used powdered graphite to lubricate the workings of locks, simply rub the teeth of the key with a sharp pencil until the surface is covered with graphite. Insert the key into the lock, which will then deposit the graphite into the lock. You can also try using white grease (also known as lithium soap or white lithium). Squeeze a small amount into the lock and run the key in and out a few times – wiping off the key in between – in order to distribute it properly and remove grime.
TEST YOUR LOCKS
The lock and all attached parts (such as the handle) should be well fitted and in good condition. Look out for loose screws and dented or damaged areas. Any issues that can’t be easily remedied by yourself should be looked at by a locksmith.
KEY HINTS FOR YOUR FAMILY’S SAFETY
• Test the lock with all relevant keys to ensure it opens and closes smoothly. Watch out for keys which you have to jiggle in order to lock or unlock the mechanism. This may indicate that the key is a copy of the original. • Have a safe place to keep your keys. This may seem like a simple and unnecessary tip, but it will save you a headache should anyone ever find their way into your home. • Never leave the keys inside the door, especially if your door has glass panels. If a burglar notices you leave your keys in the lock on a regular basis, all it takes is a quick smash of the glass for them to acquire your keys and let themselves in. • Prolonged use of a key which doesn’t quite fit properly may cause the lock mechanism to break internally after a certain amount of time. Use only the original keys where possible and any copies should always be cut from the original key, never from another copy.
CLEAN AND LUBRICATE YOUR LOCKS
One thing that everyone in Bermuda must deal with on an annual basis is Hurricane season, Theresa has suggested a couple of
• Clean your locks by wiping them over with a damp cloth. Do not spray water or cleaner directly into the lock hole.
THERESA’S DOS AND DON’TS…
• Traditional double dead bolts and slide bolts are dangerous (especially for the elderly) • Electronic deadbolts are a great alternative and are recommended over traditional dead bolts. Electronic gates also come highly recommended for young families with children and or nurseries. • If you are considering getting an alarm system, Theresa suggests one that is loud and will deter burglars! Don’t forget to put up your security system stickers on windows and doors, another great deterrent. • You can even find noise making window alarms at the Dollar Store! • If you are not in a position to put in a security system, Theresa has yet another simple (yet effective trick) for your ground floor windows. Simply set a stack of coins on the top of the window, creating a home-made alarm system! Should someone try to break in, the coin stack will fall creating an alarming sound for both the homeowner and the burglar. • Looking to install new locks? “Schlage” is Theresa’s brand of choice. Speak to your locksmith about various options. Theresa offers free estimates and advice.

10 TIPS TO EAT WELL FOR LESS Expert Advice from Keelin Hankins BSc RD, Registered Dietitian at Island Nutrition
As we all know it can sometimes be difficult to eat healthily on a budget here in Bermuda. Here are some tips to help:
1. TRY NOT TO WASTE FOOD
Did you know food waste alone now represents 22% of Bermuda’s total garbage? Be strict about buying only what you will eat. Plan your meals so all the ingredients on your list get used and freeze anything leftover that is due to go out of date.
2. WRITE A SHOPPING LIST
Plan ahead and try not to go shopping on an empty stomach as we tend to buy more.
3. BUY FROZEN, TINNED OR CANNED
Buying frozen/tinned/canned fruit and vegetables is key to eating
healthy on a budget. They come pre-chopped and ready to use. Not only are frozen fruits and vegetables just as healthy as buying fresh, they can be more convenient to cook! Just remember to rinse the salt of canned veggies if you have a tendency to high blood pressure. Buy canned fruits in juices rather than syrup where possible.
4. BATCH COOKING
Cook up big batches of meals such as chilli/bolognese/meat sauce/soup whilst bulking this out with lean meats or vegetables. This can then be frozen and saved for packed lunches or dinner for another day.
5. MEAT FREE MONDAYS!
Meat and fish are typically the most expensive food items on a shopping list. Try cutting down on your meat intake and add pulses/legumes (beans, lentils, chickpeas) to meat dishes to make your meals go further. Pulses and legumes can be some of the least expensive foods on the supermarket shelf. They are low in calories but packed with vitamins, minerals and fibre. They even count towards your 5 fruit and vegetables a day!
6. PACKED LUNCH
Improving Access to High Quality Nutritional Care Registered Dietitians providing Medical Nutrition Therapy Prevent and Manage Disease Paediatrics: including poor growth, behavioural issues, overweight, constipation, allergies, tube feeding and weaning Adults: including GI, cardiovascular, kidney disease, inflamation, obesity, cancer, wound healing, pregnancy and the elderly

Take a packed lunch and snacks to work to avoid those costly lunchtime meals.
7. FREEZE LEFTOVER BREAD
Preferably in portions (for convenience) and when it’s at its freshest (for taste). Store in an airtight container if possible to avoid “freezer burn”
8. BUY CHEAPER CUTS
If you are able to take a little more time with your cooking then buying cheaper cuts of meat such as chicken thigh or braising steak could save you quite a bit of money. These cuts tend to take a little longer to cook and contain more fat than leaner cuts.
9. SURF THE WEB
Cheap does not have to sacrifice taste! Looking online for recipes on a budget can be great inspiration for some healthy meals – as well as supplying you with a shopping list.
10. BUY CHICKEN WHOLE
From a whole chicken you will get 2 breasts, 2 thighs, drumsticks and wings plus a carcass for making stock. If you are concerned about your or your child’s nutritional health and feel you would benefit from support from a Registered Dietitian please contact us at Island Nutrition on 295-4082 or at info@islandnutrition.bm.

NEW Buisness Profile
ELEVATE your vacation rental Since the soft rollout of ELEVATE Host Services in September 2019 a lot has changed for husband and wife duo, Taylor and Thoshlae Williams. They now have several vacation rental properties they are managing across the island and the couple has recently won first place in the pitch pink category for the Bermuda Economic Development Corporation Rocket Pitch Competition. ELEVATE has also been selected for the 2020 Ignite Bermuda Accelerator Program. After meeting in their last year of university, Thoshlae (born and raised in Bermuda) and Taylor (Canadian) were very enthusiastic about traveling to experience local cultures and scenery. “I love staying in an Airbnb’s because, for one it’s much cheaper and you get to have a home away from home. You also get to experience a different part of the world,” says Taylor. To date the couple have stayed in vacation rentals in New York, Bermuda, and Toronto, to name a few. However, it wasn’t until October 2017 they really considered becoming Airbnb hosts/managers. Taylor and Thoshlae returned to Bermuda for their wedding in May 2018 but soon ran into accommodation issues for their wedding party, so they opted
to book an affordable Airbnb. “It wasn’t the experience we wanted during the week of our wedding,” says Taylor. “We ran out of water and the tub was clogged.” It was that experience that got them thinking that Airbnb hosts need management assistance.
ELEVATE Host Services was created to be a fullservice solution to vacation rental management. They wanted homeowners to have as much or as little assistance as required, so they decided on a tiered service level package system. They noticed there were companies handling vacation rentals from a booking perspective but only a handful were assisting with managing day-to-day tasks. “We pride ourselves on being responsive and demonstrating thoughtfulness towards our guests” says Taylor. Our guest and concierge services are another element that set us apart from typical property managers. “Imagine staying in a vacation rental and being able to book a private chef, personal trainer, or even an at-home movie night,” says Thoshlae. That level of luxury and convenience is what will really set us apart.
USEFUL TIPS TO HELP WITH
STAGING YOUR VACATION RENTAL 1. GET RID OF CLUTTER - Removing clutter from a room is a sure way to make a space look bigger especially in photos of your Airbnb. No guest wants to feel like they are in a junky motel. Extra items in a room that are not part of the decor or do not serve a purpose should be removed.

2. LIGHTS ON OR LIGHTS OFF - Nothing looks worse than looking at pictures of a house and some of the lights are on and then in a different picture the lights are off. It is important to be consistent if you want your unit to measure up to its potential. 3. ADD CHARACTER INTO YOUR DÉCOR - Having a story behind why you choose to bring certain things into a room makes it even more interesting and builds a connection with guests. If you do not have a theme have reasoning behind why items are included and part of your decor. 4. CLEAN THOROUGHLY - If you post pictures of a vacation rental and there is visible dirt or broken items, it goes without saying that you have failed at staging. Have your cleaner do a thorough cleaning on the day of your pictures or at least the day before. Chances are if your place looks extra clean in pictures guests will notice and be more inclined to book with you. 5. SHOW SPECIAL ITEMS - Many vacation rentals are setting themselves apart with welcome baskets, or special note cards. Showing these special touches in photos will entice guests to choose your rental unit over another accommodation. Think about what sets you apart and show that in listing images.
