1 Acre of Land in PAGET!
Asking $890,000
Asking $1,100,000
FANTASTIC OPPORTUNITY to own almost one acre of property in Warwick! This property is situated on the corner of Middle Road and Riddell’s Bay Road. There are 2 living areas – one which is currently rented and the other which is not habitable. It was once a very large, majestic house with beautiful wooden moldings and framings but is in need of substantial renovation or a complete re-build. The rented side is on the north and consists of 3 bedrooms, a combined living/dining, a small office/den and 1.5 bathrooms. When this side was added, the owners put in wooden beamed ceilings, lots of cedar accents and terra cotta tile floors - giving it a very rustic atmosphere. There is also a ruin on the western side of the property. The potential for this property is unlimited!
THIS IS A RARE CHANCE not to be missed - just over 1 acre of land in Paget within minutes of Hamilton! The property is in the exclusive Inglewood neighborhood just off of the Trimingham Hill round-about and is zoned as ‘woodland’ - however, the owner has received planning approval in principle to construct a house. Most of the property is covered in dense foliage but it is worth visiting to get a feel for the area. Contact us today and we will be happy to show you at your convenience!

Hurricane Season! Top 10 Tips...
1. Hurricane winds can cause trees and branches to fall, so before hurricane season trim or remove damaged trees and limbs to keep you and your property safe. Assess the rest of the property for areas of weakness; loose railings, gates and light fixtures can cause property damage during high winds.
6. Evaluate areas that may be prone to flooding and ensure storm drains are clear. Be sure you have a place to put all your outdoor furniture, equipment and pool items in the event of a storm.
7. In terms of food, there’s a good chance the power will go out so stock up on food that does not need to be refrigerated. Yes, this means junk food. Enjoy your free pass to binge eat Ben & Jerrys, you don’t get opportunities like this much anymore. Just get ready to burn off the hurricane fifteen after the storm passes, yes that’s a thing.
2. Create that perfect playlist! Sit down and organize your favorite music into a playlist that pumps you up. Then dance the night away! Some of our favourites “Umbrella” by Rihanna or “Rock you Like a Hurricane” by The Scorpions.
3. Host your friends so you’ve got company during
the storm. Make sure there is enough space for everyone to comfortably sleep (as some storms last overnight). Ask everyone to come early to ensure they make it before the storm hits and you’ve got extra people to double check all the safety precautions.
8. Have an indoor picnic - Light a candle and pop some champagne
to turn this evening into a romantic outing with your sweetie. Don’t forget the picnic blanket and wicker basket!
9. If you have generators, ensure they are properly maintained, tested and that there is an adequate supply of fuel available.
10. Learn how to make the perfect Hurricane: Batten down the hatches and ride out an approaching storm safely whilst enjoying this fruity and festive cocktail.
4. Build or restock your basic disaster supplies kit, including food and water, a flashlight, batteries, chargers, cash, first aid supplies, and most importantly the rum.
5. Occupy the kids by having them decorate t-shirts – gather up some supplies (markers, paints, stencils and any other art supplies) and get creative. They can spend hours designing their own shirt they can wear over and over again.
Ingredients: 2 ounces light rum 2 ounces dark rum 2 ounces passion fruit juice 1 ounce orange juice Juice of a half a lime 1 tablespoon simple syrup 1 tablespoon grenadine Orange slice and cherry for garnish
Squeeze juice from half a lime into cocktail shaker over ice. Pour the remaining ingredients into the cocktail shaker. Shake well. Strain into a hurricane glass. Garnish with a cherry and an orange slice. 6 Island Property News • Hurricane Season • www.ipn.bm
The World of Storm Systems Information provided by The Bermuda Weather Service A storm, squall, cyclone, typhoon, gale, hurricane, thunderstorm…the list could go on. There are many names out there for rainy weather. As Bermudians, we are adept at checking out the forecast and listening in on storm watches. The summer’s not the same without one or two hurricane warnings. But do we really know much about them? We use these names interchangeably but they do mean different things. There is an art to classifying, naming and tracking these monsters. While we’re no experts we can give you some basic insight into the world of storm systems, so you have some facts for your next hurricane party.
Classifying: Just because there are many different names for a storm system doesn’t make them all equal. According to Wikipedia, in general a storm is “any disturbed state of an environment or astronomical body’s atmosphere especially affecting its surface, and strongly implying severe weather.” They usually come with delightful disruptions to our normal sunny conditions such as strong winds, tornados, hail, thunder, lightening, heavy precipitation, etc… However there are some distinctions in the types of storm systems out there. For example the parent name for an area of low pressure with a circulation is called a cyclone. In the cyclone family there are many members, each having a different definition based on a number of factors. For instance, those tropical cyclone family members are called different names because of the legacy names the communities in that geographical area chose. Tropical cyclones that are known as hurricanes in our waters are called typhoons or simply cyclone in other ocean basins: Hurricanes
Occur in the Atlantic Ocean and northeast Pacific Ocean.
Typhoons
Occur in the northwest Pacific Ocean
Cyclone
Occur in the south Pacific or Indian Oceans
(A, B, C etc…) and rotating between male and female. Today, there is a master list which spans six years of projected hurricane names for use for the Atlantic & Caribbean region, which are continually rotated. That means the list of this year’s hurricane names will come up again six years from now. However for those storms that resulted in mass casualties and significant damage may be retired from the list. e.g. Hurricane Fabian was retired in 2003 due to the damage and loss of life in Bermuda. A Bermuda-wide community vote elected Fred as the replacement name.
Tracking: Most storms form in warm waters several hundred miles north of the equator. Storms frequently form in the warm waters of the Gulf of Mexico, the Caribbean Sea, and the tropical Atlantic Ocean as far east as the Cape Verde Islands. Systems may also strengthen over the Gulf Stream off the coast of the eastern United States, wherever water temperatures exceed 26.5 °C (79.7 °F). You may think that those seasonal numbers mean a lot – however the Bermuda Weather Service will quickly tell you, that no matter what the annual forecast is for Atlantic/Caribbean tropical activity… it only takes ONE to make it a busy season for our little island. It is important to remember that those forecast numbers are not forecasting Landfall. So, if all those that form remain out at sea, then that really would only affect shipping. However in an “inactive” or “below average” season you can have one that makes landfall numerous times in several different countries!
These types of storms are generally rapidly rotating storm systems characterized by low-pressure centers, closed low-level atmospheric circulations with warm air trapped in the center and they produce very strong winds and a spiral arrangement of thunderstorms that produce heavy rain and possible tornadoes.
For those who still want to know the averages… in the North Atlantic basin (from 1966 to 2009) 11.3 named storms occur each season, with an average of 6.2 becoming hurricanes and 2.3 becoming major hurricanes.
There are some situations that create stormy weather in summer that are not necessarily linked with the large monster tropical cyclones and in their own right can cause damage if one is not prepared. Check out some other distinctions of terms we’re familiar with:
It is true that the Atlantic Ocean peak of the hurricane season occurs in September and corresponds with low wind shear and the warmest sea surface temperatures. The month of September sees an average of 3 storms a year.
When is Peak Season?
Gale An non-tropical low pressure circulation with sustained winds between 34-48 knots (39-55 mph).
However, look at these numbers for October!! The month of October is such a close second busy season that we should SO remember that September and October are the peak for Bermuda’s hurricane activity. Over the past 160 years there have been only 10 less in October than September. Of special note is that in recent years October hurricanes have created the most damage – Fay, Gonzalo and Nicole!
Thunderstorm A type of storm that generates lightning and thunder. It is normally accompanied by heavy precipitation.
As June comes to a close and hurricane season starts to ramp up into high gear, meteorologists have their work cut out for them.
Naming:
You have a job to do as well – ensure your family has a hurricane preparedness plan, maybe aligned with the different stages of threat or warnings issued by BWS. Always check on the forecast and tropical update bulletins … the info is only a click away at www.weather.bm and if you are traveling during these months, even if you have a house sitter, it is best to hurricane protect your house before you leave. No one can secure it better than you!
Squall A sudden increase of wind speed by at least 16 knots, the speed rising to 22 knots or more and lasting for at least one minute. It is often accompanied by showers or thunderstorms.
Most of us are familiar with the naming of Hurricanes and storms. But there is an art to the naming system. Meteorologists long ago learned that naming tropical storms and hurricanes helps people remember the storms, communicate about them more effectively, and so stay safer if and when a particular storm strikes a coast. Generally, storms are named from a predetermined list, according to a phonetic alphabet
Get to know the terms and what they mean so you’ll be ready and maybe have a fact or two for your next summer party.
Don’t worry, we’ve got you covered.
Preparing for a hurricane can be stressful. At Argus, we work hard everyday to ensure that you are sufficiently covered so that you can do more of what matters most…like watching your son dance in the rain! It’s important to review your protection policy now, so that you can be at ease later. If you have any questions about your insurance coverage visit argus.bm or call the Argus Customer Service Centre at 298-0888. “Argus” and “Argus Group” means Argus Group Holdings and subsidiaries, including Argus Insurance
Prepare for Stormy Weather Expert Advice from BELCO Hurricane season is upon us again and reports suggest a more active season than usual. BELCO’s proactive approach to hurricane preparedness ensures that we are always ready in the event that a hurricane hits our shores. As an organization, we are dedicated to the safety of both the members of our community and our own employees. At the start of each hurricane season, we review internal emergency procedures and ensure all necessary equipment and inventory is in place. When a storm is imminent, BELCO establishes direct contact with the Island’s emergency services, while setting up our own command headquarters to manage electricity restoration after the storm. This year’s Hurricane Preparedness campaign focuses on the seriousness of tree trimming, as the top storm-related reason for outages is tree branches coming into contact with overhead power lines. In many cases, this is preventable by property owners cutting back trees and vegetation from BELCO power lines. It is critical, however, that the appropriate procedures are followed to ensure the safety of everyone involved. Although BELCO maintains tree trimming for its overhead main line system and major branch lines, tree trimming on private property is the responsibility of the property owner. If you plan to trim trees in close proximity to power lines, contact BELCO in advance at 299-2800 or at treetrimming@belco.bm so that an outage can be scheduled to ensure safety. Refer to BELCO’s Tree Trimming Policy, which can be found on our website,

Take advantage of good weather to trim trees, so that you can focus on the more immediate tasks in the lead-up to a storm. This will make repairs easier in the event that power is lost.
Here is what you can do to help:
• Survey your property and trim back the trees and vegetation no less than 10 feet from overhead power lines. Ensure they are maintained throughout the year. • Encourage others to survey their properties and trim any trees that could come into contact with overhead wires. • Look out for properties whose trees are in close proximity to BELCO power lines. If you see a property that has overgrown vegetation on major BELCO overhead lines, report addresses by sending information to treetrimming@belco.bm or by calling 296-3408.
@BELCOBERMUDA
• Use surge protection equipment to safeguard appliances and sensitive electronic equipment. Disconnect equipment when severe storms hit. • Have storm supplies ready and ensure that your property is secured and your loved ones are safe.

away or latch anything that’s loose and get anything that needs to be fixed done right away.
Before the Storm:
After the storm:
Shutters are intended to protect your windows during strong wind gusts. If they are not functional i.e. are partially rotten or have faulty hardware, their usefulness and integrity are compromised.
Take time to walk around your property. Check for damages and anything chipped or broken. With all the wind, salt and water from the storm many pieces, especially wood and metal, are going to be a little worse for wear. We are able to provide insurance estimates for your affected damage, however lowering your risk of a claim beforehand is recommended.
Whether metal or wood, shutters that are rotting, rusted, seized, or flaking will not be of much use to you. Inspect your shutters in advance of hurricane season and identify potential issues. BS&R are able to repair shutters, strip and refinish them, or even build new wooden ones if needed. The normal lead time for each service ranges from 7-21 days, so it is important to decide on whether you need to fortify your home weeks in advance. Additionally, your outdoor living areas, decking and fences should be inspected to ensure their sturdiness. Many of us have outdoor kitchens, cabinetry, pergolas, etc to make our outdoors as enjoyable as they can be. Make sure they are coated with the right kind of finish so they’ll last any weather and ensure that hardware is tightened and there isn’t anything loose before a storm. Stow
Assess whether any damage is minor or something that a professional should take a look at. If it’s a simple fix; tightening of hardware or a few missing screws/nails, go the DIY route. If the damage is considerable, call an industry expert to either fix or replace it. You have many options available to prepare your property before a storm. Avoid the hectic last minute preparations and plan your strategy in advance. Hurricane season is officially from June 1st to November 30th. Consider BS&R as you begin your plan to weather the storm.

Extra Care During Stormy Season Expert Advice from Surface Trends minimum but also protect it from other debris and liquids.
With warm weather here we usually look to getting outdoors and creating spaces that are perfect for us. Home projects get started and many of us get to tiling or re-grouting areas to prep for a busy summer season. However, with that warmer weather also comes wind and rain and the occasional hurricane. That could mean some definite repercussions for your tile and stone be it old or new.
It’s preferable to seal and protect your tile or stone during installation. For tile or stone areas that are already installed, there are ways to protect them for upcoming storms. Use a water repellent penetrating sealer, such as Laticrete Hydro Ban Waterproofing.
There are a number of issues that can effect your tile and stone during and after a storm. Between humidity, water & moisture damage and heavy winds they may be in need of some extra care. Most natural stones are porous. Almost all tile or stone products can benefit from a good sealing. Many products on the market, such as Laticrete, have been designed to beautify and protect the surfaces of stone, tile, and grout. This will not only keep water and moisture damage to a
Heavy winds are also a major issue for older tile and stone areas. Make sure to check all your areas for any loose tiles and get them prepared as soon as possible. Consider re-grouting for really damaged areas and watch for mold or mildew. So while your making your plans for summer or your next demo project take the time to think about your tile or stone, do it right and factor in all types of weather.
