The Non Bermudian’s to buying Property In Bermuda by Sharon Cranfield of Cranfields Property Ltd. A Non Bermudian can purchase a house or condominium in Bermuda subject to certain restrictions. To qualify, a house must have an ARV (Annual Rental Value) of over $126,000 and a condominium an ARV over $25,800. Once the buyer enters into a contract to purchase a property they will be required to submit an application through their attorney for a “License to Acquire” to the Bermuda Government along with a consideration fee of $1,546. Currently the cost of the “License to Acquire” is 6% of the purchase price for a condominium, 8 % of the purchase price for a House and 6.5% for properties that are part of a Tourism Development.
After 31 March 2017 the license fees are due to increase to 8% on a condominium and 12.5% on a house. As per the Bermuda Immigration and Protection Act 2007 a Non Bermudian may not buy vacant land or commercial property. Non Bermudian owners of property may be granted permission to rent their property by the Immigration Department of the Bermuda Government. Permission rarely extends to periods of more than a year. Some of the lucky few can spot a “diamond in the rough” - the current state of an older home may be a turn off, but the possibilities may be priceless. There are a number of reasons to choose an older historic home and a lot of ways to add more value to the older home you already have. With a few do-it-yourself projects, and potentially hiringing a general contractor, you can turn any older home into a labor of love that will bring countless advantages and enjoyment for you and future generations to enjoy.
Refresh Your Hardware
An easy way to add value to your older home is to refresh and maintain your doors, windows, and hardware. They’ve been in the air, water and sun for many years so make sure paint isn’t flaking, the wood isn’t warping, and all your hardware is polished. If the hardware is outdated or beyond repair think about replacing it. It will give you a fresh new look to your unique older home.
Embrace the Uniqueness
A lot of newer homes tend to be part of large developments, so they may look the same. Older homes are often more unique. They come with unique design flairs you might not see so readily today. Beyond Repair: How Maintenance Improves Home Value Whether your property is an investment vehicle or ‘home-sweethome’, as a property owner your ultimate desire is for your property value to increase over time. In order to maximize your property value, repairs and maintenance are key. “Repairs and maintenance” is often used as a general term for any work that is required at a property, but it can actually be broken down into categories. The first category is emergency repair work, which occurs as a reactive response when something goes wrong. An example would be a blocked pipe or a leaking roof. These repairs don’t improve the value of a property; they are just the bare minimum requirements to maintain the property in adequate condition. Emergency repair work, on its own, is not sufficient. If you want to see real increase in value, you must move beyond repair into maintenance. The routine maintenance category is the regular, recurring upkeep that must be done, for example cutting the grass, cleaning the tank or repainting. The third category is preventative maintenance. These are items which ideally should be regularly addressed to ensure the number of emergency repairs are kept to a minimum. Checking the roof for cracks, removing invasive plant growth, regular pest control, clearing gutters and drains and scheduled air-conditioning servicing all fall into this category. The next category, investment maintenance, is the planned replacement of any item in the property that depreciates in value. Examples would include upgrading flooring, light fixtures or cabinetry. This pre-planned maintenance provides a level of control over the standard, and value, of the property. The last category includes the addition of new elements to the property, or capital works. You may choose to add a dishwasher or install an air-conditioning system. These types of projects assist in increasing the value of the property and the rental return. If a property owner only attends to emergency repairs, over time the property will be worth less, however, with careful consideration of the full maintenance spectrum, the property can experience less aggravating emergency repairs, be more efficient, achieve more rent, attract a better quality tenant and the value of the property is likely to increase.

In Bermuda, we are blessed with amazing historical buildings with large windows and colonial shutters. However time is a fickle mistress and those beautiful windows and shutters can end up drafty, cracked, and worse for wear. Design and efficiency have evolved in leaps and bounds over the past couple of years. Today we look for not only windows that provide air and light, but also windows that are energy efficient, ascetically pleasing, interesting in design, and strong & long lasting. With the rate that technology is moving, we are constantly pushing the limit to create and build custom designs like never before. Yes, a window is still a window and shutters look relatively the same. What we’re talking about are the details and materials that go into them; the type of wood, the mechanisms used to put them together as well as the design of panels, hinges, and panes. We love taking at a standard piece and pushing the envelope to provide an innovative design or rework them in a unique way. One of the biggest factors that has changed the way we build our windows and shutters is the use of Accoya materials. Shutters have traditionally been constructed from solid woods that have proven to endure outside elements.
