Chances are likely you have dealt with real estate I personally… perhaps through either renting an apartment or buying a condo or home. While these experiences can be very valuable, they are not necessarily the experiences Penny MacIntyre that will set you up for success when you enter the commercial real estate market. Being able to talk business day-one can make all the difference in the success of your site search for commercial property. Whether starting a new clothing store, doctor’s office, nursery, health spa, warehouse or relocating your existing jewelry shop or office space, the principles of searching for new commercial space remain the same. Here are the key elements of what you need before you contact your commercial agent to begin your search. This guide will save you time, money and hopefully headaches. The most important tool to have for a new, expanding or relocating business is your “business plan”. Your plan will help you start to define the essential Who? What? Where? When? And How? of your business idea. Consider turning to the Bermuda Small Business Development Corporation at www.BSBDC.bm / call 441.292.5570 and the Bermuda Chamber of Commerce at www.bermudacommerce. com / 441.295.4201 as useful resources to get a business plan moving. The same questions you address in your business plan will help when you set out your site search requirements, begin to seek financing and are ready to submit an offer for space. Commercial landlords for rental properties are especially interested in reviewing a prospective tenant’s business plan as part of the approval process when considering rental offers. This helps them feel secure about engaging in a contract with a prospective tenant. Your search for space can be made easier if you have the following pieces of information when you contact your agent. • First, estimate how much space you need. The commercial industry in Bermuda states space in square feet. • Second, outline what kind of layout requirements are necessary such as reception area, private offices, board meeting room, open floor plan for workstations or displays/ showroom/treatment areas and storage areas. • Third, identify location options by stating which parishes of the island work best. If in

the City of Hamilton, determine what parts or streets in town are preferable. • Fourth, set out your operation requirements such as after-hours air-conditioning if your business will operate outside the often standard hours of 8am to 6pm, walking distance to transportation for staff, private parking, etc. If retail, understand if streetlevel space is a must or if upper or basement floors could work. Doctors’ offices may require extra plumbing, small treatment rooms and privacy. Warehouses may need loading bays for delivery trucks and climate control. • Fifth and lastly, prepare a budget: What the maximum is that you may pay in monthly rent or how much might you spend should the space need to be builtout and furnished? When establishing a commercial budget, be certain to account for additional running costs which include paying real estate taxes, tenant electricity and service charges above your monthly rent. Monthly rent is also referred to as base rent and excludes the above costs. Not all buildings nor all landlords are alike when it comes to renting space. Some rentals may offer an all-inclusive rent while others do not. It’s always important to understand all your costs such as cleaning, maintenance and repairs. Note there are two applicable real estate taxes if your space is located in Hamilton: Bermuda Government Land Tax at a rate of 4.4% and Corporation of Hamilton Tax at 4.8% -- both assessed on the annual rental value. Most landlords require a security deposit on rentals. If you are considering buying a property, a deposit will be required if your offer is accepted. Once you have your site search requirements defined, you should have an idea of how long of a lease you will need. Will it be a short-term lease of 1 year or should you consider a longer lease term (often preferred by landlords)? If you are seeking financing, lending institutions generally require longer lease terms subject to the amount of your business loan. As with buying or renting a car, home or other asset, cash is king, but if your source of funds will be provided by a bank, note that seeking financing after you have your business plan prepared and having a pre-approval loan letter to-hand will enable you to accelerate your site search and likely help you reach agreed deal terms faster. In business, time is of the essence and more so when you are searching for the perfect site for your business operations. Government’s Solar Energy Rebate Programme: Be sure to understand the opportunity of your Investment By Andrew Davis – Project Manager, Solar Bermuda Ltd.

In my last article, I discussed the true investment opportunity of installing and implementing solar energy solutions into your residential and/or commercial property; the return coming immediately from reduced electricity bills as well as from Government’s existing rebate programme. Recognising the upfront capital investment required for installing solar photovoltaic systems, the Department of Energy introduced two rebate initiatives in an effort to support more Bermudian property owners to be able to take advantage of the various solar energy solutions. They are: The Solar Water Heater Rebate Initiative and the Solar Photovoltaic Rebate Initiative. The difference between solar water heating and solar photovoltaic systems is that solar water heaters use energy from the sun to directly heat water instead of using electricity. Solar photovoltaic systems convert light energy from the sun into electrical energy, which in turn provides power to relevant household appliances.

Solar Water Heater Rebate Initiative (SWRI) Any residential owner who wishes to install a solar hot water system in their dwelling is eligible for the solar hot water heater rebate. The rebate itself is available up to a maximum of $1,500 and is limited to one rebate per assessment number. It is important to note that whatever solar hot water system you install, it must meet minimum standards specific to design, reliability, durability, performance and safety.

Solar Photovoltaic Rebate Initiative (SPRI) The SPRI provides $1 (one dollar) per Watt of installed DC photovoltaic module capacity up to a maximum of $5,000 per applicant. This means that for every Watt of energy your photovoltaic module(s) generates, you will receive a $1 rebate to a maximum of 5000 Watts (or $5,000). There is a maximum allowance of $5,000 per applicant and again, only one application per assessment number is permitted.

Other things you should be aware of: For both rebate programmes, your solar or photovoltaic installation must be completed by a certified solar photovoltaic installer. In addition to having the confidence that they are fully qualified to complete the installation, a certified installer should also be able to assist you with the rebate application process. You can find a list of certified installers and more information on minimum standards, etc. on the Department of Energy website ~ www.energy.gov.bm. Also on the Depart of Energy’s website are the information packs and application forms for both rebate programmes. So what are you waiting for? Decreased electricity bills, the opportunity to sell back excess power to the electric light utility, decreasing one’s personal carbon footprint and ultimately investing in the long-term sustainability of Bermuda and the World... solar energy is clearly an investment worth considering.
