The sales market in the $2 - $5 million Bermudian sector remained active last year (2010) as people took advantage of the opportunities to be had at this level of the market. For example, new inventory, priced correctly, moved quickly to SOLD status. One such property was a large house on Trimingham Hill which was listed by Coldwell Banker Bermuda Realty in September in the $2 million range; and sold within 2 weeks (also by Coldwell Banker). This shows that if a property is priced correctly for today’s market it will sell!

Notwithstanding some success stories; the market has been more difficult with banks scrutinizing their lending practices, alien licences taking as long as 10 months, reluctant buyers and economic concerns. But, all this is good news for the Bermudian buyer hoping to break into the local ‘higher end’ home market.
In 2009, there were 12 sales with an average sale price of $2.49 million and this year we have seen 19 houses either closed or contracted; the highest being sold for around $3 million. Average selling price for 2010 was $2.24 million. Inventory reached 58 in 2010, however 19 of those have been either rented or withdrew from the market due to the fact the market would not support the seller’s asking prices. Most leases are for a period of approximately 2 years with sellers hoping that the sales market will be more buoyant by the end of 2011/12. That leaves us with 19 houses currently on the market between $2 million and $5 million available to Bermudians only. With a new Premier in place and signs that the world economy is improving consumer confidence appears to be slowly returning. Activity has been restricted to the $2 - $3 million range, and sellers are willing to look at offers. As agents advising our sellers of the current prices, we often experience a case of ‘don’t shoot the messenger’ but many realise that the real estate market has changed. After all, it is unlikely your stocks could be sold at 2008 prices therefore wouldn’t it then follow that your house might not be worth the same either?

Price Smartly - 1. Sellers often say “Let’s start at _____ and see what offers we get…prospects can always make an offer’. With this thinking, you are immediately eliminating the prospective buyers who might realistically qualify for your home. Buyers’ time is valuable too and they will select to view homes they perceive in their realistic price range to view. You don’t want to miss these people by overpricing at the start. 2. You can still build in “bargaining room” into your price, but keep a smaller negotiation range so you can price closer to market value. Listen to the ‘Opinion of Market Value’ offered by your Agent Rhonda Casling and her team, and then consider a investing in a bank appraisal if you’re still not 100% convinced. This will also help tremendously because if your future buyer needs financing, the bank is only going to lend what the home’s current market value is assessed at. Working with realistic numbers to establish market price is much saner and smarter than using your ego, your neighbor’s or co-worker’s opinions or your memories to price your home. Make sure Buyers Remember Your Home - A good agent will ask the Seller not to be present when the property is being shown. A Seller being present can distract the buyers from their key purpose which is to see if the property will meet their own needs in the near (and possibly distant) future. Buyers also wish to be able to talk freely, which they certainly are not likely to do with the Seller around. Plan for pets - If you have pets, especially a dog, please remember that it is best to have them out of the house (or if they have to be inside, at least assure they are secure-crated if possible). Again rather than have the prospective buyers focus on how a dog will react to them, help the Prospective Purchaser stay focused on your home. Even the most gentle dog is a distraction and you want prospective buyers to remember your home for itself, not as “that house with that dog”. Make showing as easy as possible - If you are rigid with the timing of showing your home you might be eliminating key prospects. While it’s not always easy, try to make your home as accessible as possible because the last thing you want in this market is a prospect missing seeing your home because the showing options were so restrictive. You can certainly request 24 hours notice for a showing so that you have time to tidy up and not feel ambushed. Clutter and Other impressions - Get all of the dirty dishes out of sight; make sure the sink is clean and the laundry is out of sight. To ensure that buyer prospects see your house, de-clutter – take running shoes, coats, or even kids toys and remove them out of sight. If a lot of paperwork is piled on a desk or kitchen counter, tidy up and put it away. Surface areas count – please keep these as neat and clutter free as possible. Cared for homes are more attractive to buyers. Light & Airy - Open blinds and curtains, have some windows open and fresh air coming in whenever possible. Light is very important and most all homes show better with their natural light, but if it’s a darker day in particular (or close to dusk), be sure to put all interior lights on for the showing. Prepping before going on the Market - If your carpets are a bit drab and older, have them cleaned by a professional; wash the windows, give the house a thorough cleaning; paint the walls and roof if necessary and have the yard/garden uncluttered, trimmed and possibly colored with some blooming flowers to best ensure best curb appeal. Investing a few dollars and time before going to market can net you a higher return than you might see otherwise at the closing table. Patience - Just 3 years ago, it was often just a short time on the market before you got an offer on your home. Today with more inventory from which buyers can choose, plus more broad economic challenges for many people, some homes are taking 3-4x’s the length to sell. So if you want the best offer sooner rather than later, price right, prep well, show easily and then, be patient. The good news is that people are still buying but sellers need to step even more up to the plate to make the properties appealing and accessible.
