I Property prices are lower than they were 2 or 3 years ago, of this there is no doubt, and what we need to recognize here is that property prices are still considerably higher than they were 10 years ago. This represents a significant return on investment for those people who bought property at that time. Buying a property and investing in Real Estate is still one of the best investments you can make in the long term. As agents we see our job as interpreting the market trends and guiding you successfully through Sharon Cranfield the buying and selling process. We aim at facilitating a rewarding experience for both parties. The Real Estate Market isn’t dead, it is just slow. The slow turnover means that properties are on the market longer, increasing supply. This reduces demand. Our free market economy runs on supply and demand so naturally this oversupply causes properties to compete for buyers. With competition such as this, the first thing that has the most affect on a winning outcome is cost and so we see a lowering of asking prices to make them more appealing to the market. As properties drop to a price acceptable to more people in the market, they are snapped up. YES, they are being snapped up! I can give you numerous examples at all different price points of this. Single family homes that have sat for a year and suddenly sell or small condos where vendors have been desperate to move on for months find a buyer and close in 30 days. Things that are priced to appeal to the market will sell. Vendors are not losing on their initial investment if they bought 10 years ago or more. They may have even doubled the amount of money that they put into the property originally. This wouldn’t have happened by keeping their original down payment amount in the bank at low interest for all those years. It is a gamble that has paid off for them. The gamble of not selling it 3 years ago at the height of the market didn’t pay off quite so well. But then who knows the exact moment when the market is at its peak or when it has bottomed out? I can’t tell you if house prices will continue to decline but I do know that everything else is going up, therefore inflation is going up, the value of cash is going down. The value of cash goes down, the value of tangible assets (like property) goes up in line with it.
