Even consider hiring a landscaper on a one-time basis to plant some shrubs or give the front yard a
• Kitchens & Bathrooms. Updates in these two rooms are among the smartest remodeling projects when it comes to “upping” the resale value of a home. There is no need to put in new kitchens and bathrooms but re-facing existing cabinets, applying a fresh coat of paint or replacing tarnished pulls and knobs with new hardware might be just the quick fix a kitchen needs to make it look and feel like new. Resurfacing an old tub makes a huge difference, replace rusty shower curtain rails and make sure the grout is mold-free! • Improve the Lighting & Hang More Mirrors. Updating lights and lighting fixtures is another simple enhancement that does not require a major investment. In addition, replacing recessed lights in reception rooms with an affordable chandelier or installing accent lighting to draw attention to artwork or other room features can create an entirely fresh ambiance. Mirrors reflect light and make rooms seem larger • Freshen up a Fan. Look up! Try turning the blades the other way up. They can be spray painted and install a new pull chain. If lights are included, try different shades. • Paint. Applying a couple coats of paint can make a remarkable difference and is always a low-cost, high-return project. A warm, neutral wall color can make a room seem more spacious, create a more modern feel and appeal to a wider variety of buyers. • Flooring. Consider sanding, staining & sealing wooden floors. When seeing prices of over $1,000,000.00 for the average Bermuda house, one would hope that there are no extra fees. Unfortunately, it is not that simple. Buyers are unaware of these extra fees which can make the dream of home ownership difficult to achieve. Stamp Duty: Believe it or not, the biggest expense associated with buying a property is stamp duty. On average stamp duty is between 2-7% of the property price depending on the value. In 2009, the Bermuda Government amended the Stamp Duties Act 1976 to allow exemptions for stamp duty on homes purchase for $750,000.00 by first-time buyers subject to certain conditions. Under the amended legislation, in order to qualify for the exemption you must: a) be a Bermudian purchaser or a Bermudian purchasing with a non-Bermudian spouse; and b) never have owned more than a 25% share in a property in Bermuda; and c) live in the property for 3 years following the purchase; or d) commence building within 3 years from the date of purchase if the property is a vacant lot of land; and e) purchase the property for the fair market value. Although not expressed in the legislation, if you are purchasing the property in the name of a Trust, stamp duty is payable on the transaction. Legal Fees: Another expense is your attorney’s fees. In Bermuda the Bermuda Bar Association sets the recommended minimum fees payable in terms of real estate transactions but it is simply a guideline. As a purchaser, you should ascertain the legal fees before choosing your attorney. The Property Law Group provides our clients with a comprehensive breakdown of the total fees payable on their transactions. The other fees to consider are: Arrangement fees which are charged by your lender on the amount of your loan or mortgage. This is typically 1% of the amount borrowed. Government Alien License Fee which only applies if you are purchasing the property with a nonBermudian. The current application fee is $1,335.00. Appraisal fees determine the market value of the property. Typically, a lender will have the property you wish to purchase appraised to ensure it is good collateral for your loan. If your home is not considered good collateral then, your lender may not provide with all of the financing needed to purchase the home. In such cases you may: a) consider renegotiating the purchase price; or b) rescind the agreement (only if the agreement was subject to financing); or c) find a way to make up the difference between what the lender will give you and what you need for completion. Purchasers should consider using a specialist conveyance attorney who will be aware of all of the extra costs. A specialist attorney will also be able to answer questions and guide purchasers through the home buying process.
