We are about to begin our Toys for Tots Campaign for 2011. We thought it would be a good idea to give you a little background on this amazing programme, how it started and where we are going with it. Toys for Tots began in 1947, when Major Bill Hendricks, USCR and a group of Marine Reservists in Los Angeles collected and distributed 5,000 toys to needy children. The idea came from Bill’s wife Diane. In the fall of 1947, Diane crafted a homemade doll and asked Bill to deliver the doll to an organization which would give it to a needy child at Christmas. When Bill determined that no agency existed, Diane told Bill that he should start one. He did and that it where it all began. Since then many have become involved including Walt Disney who designed the logo and first poster and Nat “King” Cole, Peggy Lee and Vic Damone who recorded the Toys for Tots Theme. As Coldwell Banker is a franchised corporation, each office is independently owned and operated. Toys for Tots has been supported by hundreds of Coldwell Banker offices across North America for many, many years. While Kim Webb was in Vermont one year at Christmas, she saw the banner flying from the Coldwell Banker office in Quechee, Vermont. It was a time when Bermuda was prospering and she wanted very much to do something to give back to Bermuda. On

approaching Coldwell Banker Bermuda Realty, they readily embraced the idea. Since then it has grown to be the number one toy collection drive at Christmas. Since the inception in 2001, when we were shooting to collect 250 toys the need has grown and last year we collected in excess of our goal of 500 toys. We were able to assist not only the Coalition for the Protection of Children who we work in conjunction with, but also many of the churches and other charitable organizations and the Hospital. We have many schools and companies that get involved and give their student and employees an opportunity to give back to the community. This year however, the recession has taken its toll on many more families in Bermuda. So, in addition to our Toy Drive, Coldwell Banker is planning a food drive to help supply the Food Bank that the Coalition for The Protection of Children offers. Many families in Bermuda now depend on the Food Bank for at least one main meal a day. Stay tunes, more on this to come. Everyone knows how expensive owning and operating property in Bermuda can be, and whether you are a member of a condominium management board or own a private home, the benefits of a hiring a competent property manager are many. Most of Bermuda’s largest commercial and residential developers consider property management a prudent investment and not an unnecessary expense. In fact, having a certified and experienced property professional can often save a building owner significant monies in operations and contract management.
Here’s some reasons why. Budgeting: A professional property manager will prepare an annual operating budget for the property and will provide you with monthly statements and reports on how the actual building expenses are performing against that budget. Developing a cash flow calendar is key to managing operating budgets, as expenses such as insurance and taxes are paid on an annual or semi-annual basis; painting might be once every few years; electricity, landscaping, pool cleaning and the like are paid every month and of course there needs to be cash set aside for future capital expenses such as the replacement of air-conditioning systems or appliances. And as older commercial and newer condominium buildings struggle with increasing vacancy rates, accurate expense management is one of the keys to financial success. A proactive property manager will require written contracts from all the major vendors and will regularly re-bid those contracts to ensure that you are getting the value from these service providers that you require. Operating benchmarks will be clearly defined and vendors will be held accountable for their commitments. Communication: The property manager is the go-between the owner and tenants or the service providers themselves. Too often the property owner is

in the dark about what is going on with regards the resolution of propertyrelated matters. As your advocate, a professional manager will ensure that there is a steady communication between you and the service providers and ensure that all instructions and answers are complete and professional. Homeowners who may be traveling, or live overseas, may not see their home for some time, yet they want to know what is going on, particularly if a hurricane is approaching the island or there is maintenance underway. Regular proactive dialogue is the key to success in any important relationship. Certified: There are an increasing number of small firms offering property management services and some of these lack the professional training and experience to deliver the world class expertise that a sophisticated property will require. When hiring a manager, make sure that the company or individual is properly certified. There are a number of certifications that are considered the best in the business, including those from the UK-based Royal Institution of a Chartered Surveyors or the US-based Institute of Real Estate Management. Relationships: Knowing who to contact when there is a problem to be resolved and more importantly, having that service provider respond in a timely manner, is the key to solving problems in a cost effective manner. Anyone can use the Yellow Pages of course, but a property manager with a deep network of trusted contacts and vendors who deliver when they say they are going to, is the key to having a problem resolved with minimal disruption. After all, time is money. Trust: At the end of the day it all comes down to trust. You want to work with someone who you trust will act in your best interests and who, as your advocate, will represent your concerns as if you were doing it yourself. Someone you trust with the keys to your home. Someone you trust with your check book. Someone you trust with your families most valuable asset. Working with a professional property manger will save you money over time and ease the burdens of property ownership. In fact, a professional property manager might even help you sleep better at night!
