FROM THE BOARD ROOM by Lou

While the World Meteorological Organization has officially retired the name Ian because of its toll on life and property, we all know that the fifth strongest storm in U.S. history still impacts our lives, our routine, and our community.

While we here in Tara Woods were spared the more than 150 deaths attributed to Ian, we all have been deeply affected by the impact of the storm.

We are building back. Each day we see more homes being repaired. Each day your Homeowners Association advocates with Community Manager, Angi, to address issues that need attention to have our community built back better. Progress is being made. While we can see it, we all know much more has yet to be done. Therein is the frustration that all of us feel – be it trying to get a new roof on our home or trying to get a contractor to replace the siding on our house – all the while seeing issues in our community that need to be resolved.

All these issues are being addressed and will be solved even better than before. Your Tara Woods Homeowners Association continues to evolve to address today’s issues and concerns.

A few years ago, the Board voted to have Board meetings each month rather than ending Board meetings in April and starting back in October. This year your Board agreed to conduct monthly Homeowners meetings each month. This change will

help keep residents current on all information relative to what’s happening in Tara Woods.

In addition, the Board is implementing an FMO legislative liaison to keep residents alerted to pending legislation in Tallahassee that can potentially affect us in a land leased community. Look for more details. Thank you to ALL our volunteer residents who work on our behalf to make our community better.

HEADS UP – If you are leaving sunny Florida for a while, be sure to

1. Remove all potential flying items.

2. Fill out 2023 Emergency Registration Form (copy in the May Columns) and submit it to the Hometown Office.

Earlier preparation is 90% of the battle

Thank you.

DID YOU KNOW THAT --- the Tara Woods Homeowners Association has twenty-six Board related groups with responsibilities ranging from an Activities Liaison to the Welcome Committee. A hardy thank you to all our residents who have volunteered to serve us in many different areas. Thank YOU!!

TARA WOODS HOMEOWNERS ASSOCIATION NEWS

The below article is being reprinted from the January/February FMO Magazine. I would encourage anyone reading The Columns to read this article. There are several interesting articles in the FMO Magazine that would be of interest to the community.

To obtain a copy of the FMO Magazine join the FMO. Current dues are $25.00 per year or three years for $65.00. Find out what is going on behind the scenes. I do not recall who used the slogan “An informed consumer is our best customer” but it holds true for the FMO. Become

an informed consumer.

Membership applications are on the back bulletin board or go to www.fmo.org and join online.

We can’t continue to leave it up to our neighbors because, one day, our neighbors will not be there, and neither will the FMO.

Questions, comments or concerns, I can be reached at 239-220-2369 or stuartberman34@ yahoo.com.

Thank you.

WHAT IS “PROSPECTUS?”

Webster’s Collegiate Dictionary defies this as “A preliminary statement of an enterprise, as a business undertaking, a literary work, etc., giving advance information calculated to arouse interest and win support.”

The structure, required content and various topics relative to the Landlord/Tenant relationship are contained within the opening pages of FS723, commonly referred to as 723 or the “Florida Mobile Home Act.” The contents of FS723 may be amended by the Florida Legislature each year. Regardless of whether they are or not, an updated version is printed each year and is available from DBRP (Division of Business and Professional Regulation) (850488-1122.) Any changes go into effect on July 1st of the enactment year, it is highly recommended that all residents of mobile home parks obtain a current copy of FS723 and its accompanying chapter of 61B-29 through 33 and 35 of Florida Administrative Code. FS723 & you prospectus is required reading for all HOA Officers, per FS723-0781/ A copy of your specific prospectus can be obtained from DBPR.

In the world of Manufactured / Mobile Homes this is a legal document that a home buyer is required to receive, in accordance with FS723.011, from the seller. FS723.012 sets forth the required items that must be included in the contents of the Prospectus/Offering Circular and the order and location of them within FS723. Depending upon whether you are buying from the park owner or a private party will determine what prospectus you should be receiving. Private parties are authorized to pass on their existing prospectus. Essentially the Prospectus

that you receive is part of the contract that you agree to when purchasing a Home in a “Land Lease” community. It defines the legal name of the community, declaration statements, the name and address of the mobile home park, the name and address of the person authorized to receive notices and demands on the park owner’s behalf, a description of the mobile park property, the number of lots in each section, the approximate size of each lot, the setback requirements, and the minimum separation distance between mobile homes as required by law (appropriate building codes) the maximum number of lots that will use shared facilities of the park and if the maximum number of lots will vary, a description of the basis for the variation. These, as well as many other pertinent information points about the park you have just bought into are also contained in FS723-012.

Many aspects of your day to day life in your new home are governed by your prospectus, Among a few, but not limited to, are what your rent will be, how rent will be collected, including utilities, included amenities, rights to assembly, rights to privacy, required 90 day notices of any proposed rent increases, the rules and regulations of the park owner, etc.

Your prospectus, as well as a current copy FS723, your lease agreement, your insurance policies, HOA By-Maws, etc. are all very important documents and should be safely secured. It is recommended that you make copies of all of these documents and keep them readily available, possibly on your computer or a thumb drive.

ENTERTAINING NEWS

Welcome to May! Here at the Entertainers, we are finally getting a bit of a break so our snowbirds can wind down and head back north. Our year-rounders are finally getting some free time to take a break, maybe go on a little vacation… What’s that Pat Dunning and Janet Daly? Not so fast?? Yup, you heard that right, we received our scripts for our 2024 play!!! Without giving too much away, it’s called “Daddy’s Girl” by Gary Ray Stapp; it’s a Two Act play and it’s a comedy! Your Entertainers have already done the initial readthrough, and we are excited to get to work and make these funny cast of characters come alive! So, over the summer, we need to start to learn not only our lines but also the personalities of the roles we have been given in order to give this wonderful play justice! Keep on practicing and we will see everyone back in the fall when official rehearsals start back up again.

Enjoy your May events in Tara Woods. By the time you read this, I will already be back home in Canada freezing my…. Maple leaves off!

TENNIS NEWS TENNIS ASSOCIATION:

We wrapped up our tennis season with a BBQ and we are looking forward to the next season. We were all glad to see new faces participating in the four Round Robins that we have every year that are open to all skill levels.

OPEN TENNIS

It is great to see that a lot of our new residents have joined us to play at our Open Tennis which is played every Monday, Wednesday, and Saturday from 9:00 – 10:30 AM.

As a lot of our seasonal tennis players head north, there will be less people showing up for Open Tennis, but it is still available all three days all summer long.

If you have an interest in playing tennis, stop by the courts and check it out. All skill levels are welcome to join us on the courts.

TENNIS LEAGUES Men’s League White Team – Stallions

The team had a fun and successful season. The White teams had their yearend meetings and are looking forward to next season.

Just a note for some of the new players around the community: Based on your skill level, both of the teams are always looking for new players.

White Team – Mustangs

The White League season has ended. Our last match against the Admiralty Admirals ended in a 3-3 tie, a fitting end to a very competitive year.

A new White League Mustangs team has been drafted for next year; we are looking forward to competing again. The new season will begin on November 7th and run through the end of March 2024.

Wishing everyone a safe and enjoyable summer. ~

Blue Team – Tigers (Pictured Below)

Frank Neveu, the Blue Team Captain this past season, is leaving Tara Woods. We wish him and his wife, Carole, the best.

Next season’s captain of the Blue Team Tigers will be Don Swartz.

The picture shows the team’s appreciation of Frank’s dedication to the team.

Women’s League Women’s Team – Angels

Congratulations to the 2022–2023 SWIFT League champions! The Tara Woods Angels women’s tennis team returned to league play after a two-year absence and had an outstanding year. We finished the season with 52 matches won and only 20 losses.

The success of the team can be attributed to the great play of all team members – Trish Martell (captain), Carole Neveu, Debbie Doty, Gail Bergin, Jean Moriarty and Mary Sandre (co-captain). Subs Linda Engel and

Priscilla Taylor also played and won matches for Tara Woods, which was greatly appreciated.

A special thanks to Dick Heffron for his advice and coaching throughout the season.

The team was in first place from start to finish. This will be a tough act to follow, but after a short celebration we will start planning for next season.

Thanks to all of the fans who came by the courts to watch the games; your support did not go unnoticed.

ROUND ROBINS – Next Season

Our Round Robins are scheduled for the fourth Saturday of the month, excluding the month of December.

The dates for next season’s Round Robins are November 25th, January 27th, February 24th, and March 23rd. These Round Robins take the place of Open Tennis on those four Saturdays.

The New England Club held their Bon Voyage Party on Saturday, April 8th. Delicious Heavenly Pizza, tossed green salads, and warm fruit pies with ice cream were thoroughly enjoyed by all. Congratulations to the trivia challenge winners, Team #3, captained by Mike Renzulli. Maine Strong!!! We were happy to welcome four new members: the Cauldwells and the Cherrys. MID-ATLANTIC SOCIAL CLUB

We welcome Tara Woods residents from Delaware, Maryland, Pennsylvania, Virginia, West Virginia and friends from all over the country. Check out our postings on the bulletin board in the Clubhouse for contact information and upcoming events. If you have any questions about our Club, please contact one of the officers (names posted on each newsletter).

In March we elected a new president, Gerri Linder, and she is busy already. In April, we honored our past president, Judy Brda, with a pizza party supplied by the Club complete with a cake. Our theme was “It’s a Mystery” hosted by Linda Elliott. When each member arrived, they were given a new name (pinned to their back) and had to spend the rest of the meeting trying to find out who they were! We will have casual meetings in June and August this summer on the Veranda.

LIGHTNING SAFETY TIPS

Your TW CERT Team reminds you that SWFL is often called the Lightning Capital of the US, some would even say the world. Stay safe by following these lightning safety tips.

calls for thunderstorms, postpone your trip or activity, or make sure suitable safe shelter is readily available.

• Go indoors. Remember the phrase, “When thunder roars, go indoors.” Find a safe, enclosed shelter when you hear thunder. Safe shelters include homes, offices, shopping centers, and hard-top vehicles with the windows rolled up.

Lightning Safety Tips

Learn indoor and outdoor safety tips to protect yourself and your loved ones from lightning.

Indoor Safety Tips

Even though your home is a safe shelter during a lightning storm, you might still be at risk. About one-third of lightning-strike injuries occur indoors. Here are some tips to keep safe and reduce your risk of being struck by lightning while indoors.

• Avoid water. Do NOT bathe, shower, wash dishes, or have any other contact with water during a thunderstorm because lightning can travel through a building’s plumbing. The risk of lightning travelling through plumbing might be less with plastic pipes than with metal pipes. However, it is best to avoid any contact with plumbing and running water during a lightning storm to reduce your risk of being struck.

• Don’t touch electronic equipment. Do NOT use anything connected to an electrical outlet, such as computers, laptops, game systems, washers, dryers, or stoves. Lightning can travel through electrical systems, radio and television reception systems, and any metal wires or bars in concrete walls or flooring. Equip your home with whole-house surge protectors to protect your appliances.

• Avoid wi ndows, do ors, po rches, an d concrete. Stay away from windows and doors, and stay off porches. Do NOT lie on concrete floors or lean on concrete walls during a thunderstorm. Lightning can travel through any metal wires or bars in concrete walls or flooring.

• Don’t use corded phones. Corded phones are NOT safe to use during a thunderstorm. Do NOT use them. However, it is safe to use cordless or cellular phones during a storm.

Outdoor Safety Tips

Although no place outside is safe during a thunderstorm, you can minimize your risk by assessing the lightning threat early and taking appropriate actions. The best defense is to avoid lightning. Here are some outdoor safety tips that can help you avoid being struck.

• Be aware. Check the weather forecast before participating in outdoor activities. If the forecast

• Seek shelter immediately, even if caught out in the open. If you are caught in an open area, act quickly to find shelter. The most important action is to remove yourself from danger. Crouching or getting low to the ground can reduce your chances of being struck, but it does not remove you from danger.

• If you are caught outside with no safe shelter nearby, the following actions might reduce your risk of being struck by lightning:

- Immediately get off elevated areas such as hills, mountain ridges, or peaks.

- Never lie flat on the ground. Crouch down in a ball-like position with your head tucked and hands over your ears so that you are down low with minimal contact with the ground.

- Never shelter under an isolated tree. If you are in a forest, shelter near lower trees.

- Never use a cliff or rocky overhang for shelter.

- Immediately get out of and away from ponds, lakes, and other bodies of water.

- Stay away from objects that conduct electricity (such as barbed wire fences, power lines, or windmills).

• Separate from others. If you are in a group during a thunderstorm, separate from each other. This will reduce the number of injuries if lightning strikes the ground.

• If you are out in the open water and a storm rolls in, return to shore immediately. If you are on a boat in open water when a thunderstorm rolls in, return to shore immediately and seek shelter. If you are unable to return to shore, boats with cabins offer some protection. If caught in a storm in a small boat with no cabin, drop anchor and get as low as possible.

• Don’t stay in open vehicles. During a thunderstorm, avoid open vehicles such as convertibles, motorcycles, and golf carts.

• Don’t stay in open structures. Avoid open structures such as porches, gazebos, baseball dugouts, and sports arenas. These structures won’t protect you from lightning.

• Avoid open spaces. Stay away from open spaces such as golf courses, parks, playgrounds, ponds, lakes, swimming pools, and beaches. Seek shelter immediately.

• Don’t stay near tall structures. Stay away from tall structures, such as telephone poles and trees; lightning tends to strike the tallest object around.

DO YOU KNOW WHERE THE AED’S ARE?

Last week’s CPR /AED training event sponsored by the CERT Team and Neighbors Helping Neighbors prompted the suggestion to have our whole community know where these life saving devices are kept.

If you’re wondering what an AED is – and why they seem to be located in most offices and public buildings, you’re not alone. In fact, because these devices are now commonly

available, more people than ever before are curious about them. So – just what is an AED?

An AED, or automated external defibrillator, is used to help those experiencing sudden cardiac arrest. It’s a sophisticated, yet easy-touse, medical device that can analyze the heart’s rhythm and, if necessary, deliver an electrical shock, or defibrillation, to help the heart re-establish an effective rhythm.

This one is located at the north entrance of the Clubhouse.

This is in the entry area of the Craft Room near the tennis courts.
