Landings Forward Plan Moves Ahead Michael Knupp Chairman, Forward Planning Committee
The Landings Management Association (LMA) Executive Committee requested the Forward Planning Committee to review the previous strategic plan and update it with a new long range plan for the Association. A draft of the 2015 Forward Plan is currently under review by the Landings Management Association board of directors and the various association presidents. The plan is designed to provide guidance to the LMA’s board of directors as it considers decisions impacting the future of the Landings community. With this plan, the board can more effectively draft and implement programs serving LMA needs and fulfilling the expectations of the residents. The plan sets forth the long term health and vitality of our community. The plan is a living document and should be viewed as a permanent, continuous process of planning for the future and a vehicle for facilitating community consensus on important issues. The plan started with a vision that The Landings exists to preserve and enhance The Landings as one of the premier Sarasota communities of choice. Our goal is that the percentage change of property values in The Landings reflects a more positive outcome than any other Sarasota area residential community of similar status. The vision will be accomplished through tactics in seven strategic drivers:
1. Maintain and enhance the friendly and engaging culture which embraces diversity, continuing education, beautiful aesthetics and concern for the environment through active involvement by all residents in Landings activities. 2. Manage security as our top priority and promoting a safe walking, biking and driving community.

3. Effective management of the environment, common area facilities and road infrastructure. 4. Effective management of financial resources. 5. Enforcement of LMA covenants and restrictions. 6. Interworking relationships with the Landings Racquet Club. 7. Participating in the greater Sarasota community. It is important that the community’s culture is supportive of the strategies and tactics contained within the plan. To that end, once we have comments back from the LMA board and the association presidents we intend to seek community input through a “wants and needs” survey of ideas. The results of that survey will be incorporated into the plan and the final plan will be presented in a town meeting forum on a date to be announced. Only through active community support and communications can the culture continue to evolve and reinforce the values and principles that are important to ensure that sense of community pride that is necessary to maintain The Landings as a premier community. We hope you all will participate in these discussions as we move forward with the Forward Plan.

The Mike Davies Trophy USTA National Father/Son Clay Court Championship
Former Tennis star and Landings resident, Mike Davies passed away on November 3. As a player and an executive of the sport, Davies helped transform tennis into what it is today. “He had done so much for the sport of tennis over the years,” said Kevin Lechlitner, General Manager of the Landings Racquet Club. “The way we see tennis today, he’s responsible for a lot of it. He was an amazing guy.’’ Mike was inducted into the International Tennis Hall of Fame in 2012. On page 9, we have published one of the last interviews Mike had. It appeared in Play Sarasota Magazine, “One-on-One with Ray Collins”.

LMA Meeting Notes LMA APPROVES FISCAL YEAR 2016 BUDGET
LMA Pres., Don McMurray opened the meeting by complimenting Community Event Chair, Doug Day, Planning Committee Chair, Michael Knupp, and Finance Committee Chair, Marie Graziosi-Jacaruso. Day, for his organization of the Halloween event, Knupp for his work on the draft of The Landings Forward Plan, and GraziosiJacaruso for her work on the draft of the fiscal year 2016 budget. McMurray ended his comments by informing the Board that his home has not sold and did not have a projection of when the sale might take place.

Four unit owners continue to have an outstanding debt of $4,200. Graziosi-Jacaruso went on to present a motion that $11,295 be transferred from the 2015 operating budget to the 2015 reserve account for expenses related to the Nature Trail Bridge and main gatehouse air conditioning system. The motion was discussed and approved.
COMMUNICATIONS COMMITTEE
Co-chairs, Bob Manteiga and Joan Lowery had several meetings related to helping the community understand, appreciate, and use The Landings website. The committee plans to update many aspects of the website. All the changes, additions and updates are designed to make the website a useful tool for Landing’s residents.
Finance committee chair, Marie COMMUNITY EVENTS Graziosi-Jacaruso reported through Chairman Doug Day, the period ending September 30, the Board underspent by $62,101.81. announced more than 400 trick-ortreaters participated in the newly
organized Halloween Trail event. He thanked George Micolopolous and David and Marie Jacaruso for their contribution to the success of the event.
DRAINAGE
Committee chair, Jack Jost reported a contract has been awarded to C-Squared for $3,950 to relieve the driveway flooding at 5125 and 5127 Kestrelpark Place. C-Squared was also the low bidder for the drainage system work on the east side of Peregrine Pt Way. The LHA is working with affected homeowners to decide on an equitable distribution of the $27,737.90 expense. An additional drainage system challenge regarding driveway flooding at 1625 Landings Blvd. is in progress. The two major drainage problems on Peregrine Pt. Boulevard will fall into next year’s budget. Continued on page 28

Please be sure to look for your invoice or call Argus Management for a copy if you do not receive an

Well, here I am again. I wrote to the editor approximately six months ago expressing lack of sympathy for the guy who was fined for not paying his LMA dues on time and the next month the editor published a letter thanking God that I am no longer on the LMA Board. I write now re Frank Pipers’ letter published in the November 2015 Eagle. Frank Pipers sounds like a very competent guy. His recommendee, Rudy Blohm sounds even more competent. So let me give the history. I was elected to the LMA Board in 1996. Don Smalley was on the Board. Don was a revered engineer in Sarasota and was so competent that he took care of both the roads and the drainage in The Landings. Don created a 17 or 18 year schedule for repaving the roads. The annual budget included something like $20,000-30,000 for annual repaving. I was elected President in 2000. Thank goodness that Don was still on the Board and continued to do the roads and the drainage. I left the Board in 2004. In 2006 the then President, Bob Capo asked me to rejoin the Board. I said OK. When I was elected I found that Don Smalley had left The Landings and was no longer on the Board. Bob Capo put me in charge of roads. What did I know about repaving roads? Nothing. I knew absolutely nothing. Fortunately, I called up Don Smalley. Don said, you hire X as engineer to survey the road to be repaved and then you hire Y to repave the road according to the survey. (I modified Don’s suggestions by making sure I got at least two bids for each job.) I left the Board in 2009-2010. At some point thereafter the Board made the less than brilliant decision that if the Board ceased paving the roads, the annual dues would not have to be increased. So for the last few years the roads have deteriorated. How much will it cost annually now to repave the roads? I would speculate that it would be between $50,000$70,000. Maybe Rudy Blohm can tell us. Assuming we still have 702 taxable units, that amount would cause an annual increase in dues of between $71.22 and $100.00. That’s OK with me. I will pay my share but not more than my share. Rudy, I recommend that you find Don Smalley’s schedule for roads in the LMA files. I further recommend that you drive over all the roads in The Landings and make your own decision re which roads need most to be repaved. Larry Spelman

The use of golf carts on the roadways in The Landings are governed by the following regulations: • The golf cart must be registered with the LMA, with the name, address, a picture of the golf cart, and proof of liability insurance. A registration form may be obtained from the Main Gate. • A golf cart may be operated only during the hours between sunrise and sunset unless it is equipped with headlights, taillights, and turn signals.
• There must be a seat for all riders on the golf cart. • The driver of the golf cart must be a licensed driver, or at least the age of 14 accompanied by a licensed driver. Golf carts may not be operated in the Eagles Nest Area or on the Nature Trail. A first violation will result in a warning letter; a second violation will result in a 30-day suspension of the all automobile decal privileges of the owner; and each subsequent violation will result in a 90-day suspension of all decal privileges
Household Community Hauling Program
On Wednesday November 11, the LMA conducted one of its three times per year pickup of hazardous household waste. Sixteen residents took advantage of the opportunity to safely dispose of unwanted paint, chemicals, electronics, etc. Everyone participating expressed appreciation for the ability to divest of these unwelcome items without having to travel to the County collection site. Three computers were discarded. They will be cleaned of all data and refurbished by the Sarasota Personal Computer
Users Group for donation to the schools. The next LMA Community Hauling Date will be February 10, 2016. The pick-up location is at the north gate from 8-9 am. Also the date appears monthly in the notification section of the Landings Eagle. Reservations are needed and can be made by calling George Niel of Argus Management at 941-927-6464 starting a week in advance. Currently there is confusion as whether florescent bulbs will be taken in the weekly trash. Some have had them accepted while
others have had them rejected. Until we get clarification from the County continue to bring them to the next LMA pick-up. Please remember that TVs and computer monitors are no longer accepted by the County so if they are brought to the LMA collection site they will be returned. You can now put these items out with the weekly trash. Thanks go to Burt Frank, Harvey Greller, and Gary Warren for their volunteer efforts. LHA Meeting Notes By Dick Bayles

At its regular November board meeting, the Board approved the request to remove a tree on Flicker Field Circle. It reviewed the status of a proposed new driveway on Peregrine Point Circle West and has sent a letter suggesting specifications for the concrete to be used. The board approved the plans for a substantial addition to a home on Landings Boulevard subject to cautions about construction activity hours and vehicle parking to avoid disturbing the neighbors as much as possible. A variance may be required for a slight encroachment of a roof eave on a setback. The board approved a 2016 Fiscal Year budget that called for a $5.00 increase in the Annual Assessment to a total of $70.00. Invoices should have been received by Association owners by the time this article appears. Payment is due on or before January 1, 2016. Late fees and interest will apply for payments received after January 15, 2016. The next regularly scheduled meeting will be on November 10th at 7:00 p.m. at The Landings Racquet Club.

Many thanks to Doug Day for the work he has done to organize and put on a Halloween Spectacular Event. The event was attended by a large number of children and families. Also, many thanks to Mike Knupp for his work and the work of his committee in putting together the initial draft of the Future Plan for LMA. The plan is now distributed for comments from the Board Members and Association Presidents. The next step is to survey the residents for input on priorities, followed by a town hall meeting so residents can openly discuss the desired direction for future developments in The Landings. Finally, but by no means last, many thanks to Marie and her committee for all the work they have put into pulling the draft FY 2016 budget together. They met with the committee chairs (some more than once), reviewed spending
patterns over the last number of years, and pulled together a budget that should meet the needs of the association for next year and years to come.
New Construction:
A request was made to the HOA to submit an article to The Eagle reviewing the first – Purchase – teardown – rebuild in the history of The Landings. The home is constructed and the owners seem to be busy with moving in. There was some controversy over this process initially, but it would seem that the outcome (finished house) fits well into the community and can only benefit the value of our properties. I would suggest that this will not be the last purchase – rebuild property in our community. Thanks to the HOA for overseeing this project.
Home on the Market:
There have been a number of rumors concerning the sale of our home – it’s been sold, it was sold before I announced we were placing it on the market, etc. None are accurate. I made the announcement last month at the Board Meeting so we (my wife and me) could put our home on the market. The attempt was to dispel rumors and to allow the Board time to consider a transition when the time was appropriate. We plan to remain here as long as our home remains on the market. My plan is to remain on the Board during that time and to initiate a transition process when it is appropriate.

The big agenda item tonight is the discussion by the Board of the FY 2016 Draft Budget and hopeful approval. Again, many thanks to Marie and her committee for their extensive work.

The lack of inventory has not affected the sales for June in Sarasota
and Manatee counties, sales have increased and sale prices are up!
“There hasn’t been a string of four consecutive months with sales this high in the history of this region,” noted Association President Stafford Starcher. “The closest we’ve seen to these numbers was in the spring of 2004 - - over a decade ago.” “The existing inventory remains low in both counties, and that fundamentally tends to push price appreciation in a desirable market like ours,” explained Starcher. “We are seeing inventory levels down by double digit percentages this June compared to last year at this time.”

Yes, we have Spanish on Tuesdays. • Do you like living here? Yes, I like bike riding here and also my friend is moving here to a yellow house at the end of our neighborhood! • What is your favorite subject? Science because we do cool science experiments. Once we did an experiment with
ink. Another time, we made chocolate and vanilla ice cream! • What do you want to be when you grow up? A scientist because it looks like a good job to have. • What are your favorite books? The book made from the movie Frozen with Elsa and Anna. • What is your favorite movie? Frozen. I saw it in Columbus, Ohio and also on Christmas Eve here. • What is your favorite sports team? The Mountaineers! It was my Daddy’s school in West Virginia. We watch them play football on TV. And we go to the baseball games and eat popcorn. • Do you play any sports? Soccer. I started playing on
a team called Brazil this year. • What do you do in your spare time? Ballet, running, swimming, and painting. I like painting with all different colors all over the paper and I put the first letter of Lyla’s and my name on it. Sometimes I put the painting in a picture frame. • Are you a fast runner? I run faster than anything! • What is your favorite thing to do with your mom? Paint • Favorite toy? My Elsa Doll. I also like playing with my books. I pretend they are lily pads and run across them! • Favorite song? “Wheels on the Bus”. We sing it in the car. Also the song from Frozen. Sometimes I sing it in the bathroom.
• What’s your favorite food? Broccoli and chicken. (I put lemon on the chicken.) • Are there any foods you don’t like to eat? An Interview with Mike Davies There are only a couple hundred people in the International Tennis Hall of Fame, and one is quietly living in The Landings with his wife, getting credit for everything from the color of the tennis balls we use, to the chance to take a break between games. Mike Davies is a living legend, but not for what he did on the court—even though he was the best player in Great Britain at one point. This 79-year-old is known for what he did for tennis as a business. We asked fellow Hall of Famer and top announcer Cliff Drysdale for a comment on his former colleague, and here is what he said, “Mike turned ideas into reality. He played a good game on court but kept his best game for leadership and innovation. He led tennis kicking and screaming into the modern pro era. His legacy is that his changes both on court and on TV are alive and well today.” These days Davies is facing a much different challenge. His
health. He’s battling prostate cancer and asbestos poisoning. We began on that subject during a recent chat in The Landings Clubhouse, not far from where Center Court has been named after him. MD: I can take chemotherapy and that could hopefully extend my life, but there’s no cure. They said it’s Stage 4. RC: How does that feel? MD: Well, I took a couple months to get used to it. RC: Asbestos poisoning? MD: I’ve beat my brains out wondering how I got it. All I can think of is my hometown in Wales had an asbestos factory. I did spend the first 16 years of my life there. And they say it takes 60 years before it comes out. RC: You began in Wales, were the top player in Great Britain and reached the doubles final of Wimbledon in 1960. Yet somehow you’re in the Hall of Fame for what you did after your playing career. MD: In the end of ‘67 I had finished playing, I was 31, and

realized I better find something to do. So Vic Braden and I sat down and talked about putting together a tennis academy out in California. My first wife’s father had the first tennis academy that was ever built in 1953 in the South of France. But out of the blue came a call from Dave Dixon, the guy who created World Championship Tennis (WCT). After losing all his money in the first three months, Butch Buchholz said, “We can’t keep doing this. Call Mike Davies to help.” I went for 2 weeks and I stayed for 13 years. (WCT signed the best players of the era, they became “pro” rather than amateur and the popularity of the game grew dramatically.) RC: You are the reason we have yellow tennis balls. How did that happen? MD: We wanted to get tennis on television, but it wasn’t easy. We got complaints from the viewers that they couldn’t see the ball well enough. In a move to help that, I said to NBC, “You’re the professionals,
what color ball would work best on a blue court?” They said, “Orange.” We first played in Jamaica with the orange ball, but the courts there were green, and it didn’t work. I said, “We can’t use a different ball for different courts, so we have to get universal some way.” And around then we hit on yellow. RC: Don’t you feel powerful? MD: Ha ha, powerful. (Shakes head.) The one thing I regret—a friend asked, “Do you get royalties?” I WISH! RC: You also caused us all to be taking breaks between games. MD: Yes, we were televising a match, and when the players changed sides and kept moving, the director said, “Mike, when are we putting in the commercials?” I went out there on the court and told the two guys that we were putting chairs on the court and they had to stay seated for two minutes! The players had no interest in waiting to play. They didn’t want to do it. They had never sat down in their lives. The rule
was, “play is to be continuous.” But we put a guy on the court with a headset timing the two minutes. RC: So far you’ve changed the face of tennis (balls) and the pace of tennis (time-outs)! MD: Yeah. I was planning a tournament in Hawaii, but Rod Laver wouldn’t play if Illie Nastase played. Laver thought Nastase spent too much time ranting and raving and running around. So we put a 30-second time clock on the court. The sun was too bright to see it, so we put mosquito netting over the face. The only guy who went over the limit was Ken Rosewall! He forgot! An Interview with Mike Davies These days, players like (Rafael) Nadal and a few others abuse the time limit. They (umpires) don’t call it. It would better serve tennis if they put clocks on the court again. And the use of the towel has gotten . . . (whistles and twirls finger in air). RC: Can you trace what caused the boom of tennis in the 1970s? MD: Absolutely. We had a match between Laver and Ken Rosewall in 1972 that has been called, “The Greatest Match of All Time.” They played 5 sets. NBC pre-empted the 6 o’clock news on Sunday. That’s where we got an audience. That was the moment it all boomed. By the way, in the mid-70s, we were testing cameras in Vegas when a guy came along and said, “You need to get a shot of this kid.” We saw him and he was so good we rolled some film. It’s the video you see of Andre Agassi when he was 7. You can see our WCT logos all around him. RC: Wow! I’ve seen that

video. So, you are credited with making tennis a business. MD: The greatest thing I ever did . . . I arranged my own tournaments. We worked out deals. I did this around the world, on the phone 24 hours a day. There was no rhyme or reason to it. We’re going to have 20 tournaments. Each will have 32 players. $50,000 per tournament. The top 8 will qualify for the Finals. Nobody had played for that much money. I looked at a map of the world, and worked out a point system that is still used today. When we played in Tehran (Iran) the guy who worked in Europe for me said he spoke to the Shah’s people and told them, “We need good linesmen and ball boys.” The General said, “Ball boys are not a problem. And I can give you 20 of my best snipers for the linesmen.” The players said, “The calls were surprisingly good.” (Laughs hard.) RC: Any regrets over the years? MD: Lots of things, but

nothing serious. I made a lot of mistakes in my business career, but learned a lot. RC: Do you like the instantreview technology? MD: I had it in 1971 or ’72 in the finals in Dallas, but we had a thunderstorm and it played havoc with this electric system, so we had to cut it. RC: Best player of all time? MD: Roger Federer. But the guy who was close with shear talent was Lew Hoad back in the 1950s, but he had a short career due to back injuries. But if Hoad, Laver, Rosewall and the rest had been given equipment, coaches, trainers, doctors, lawyers, drivers— and they didn’t have to do one thing else like make hotel reservations and call cabs and airplane reservations— because we had nobody, and you couldn’t afford to travel with your wife. RC: Best female of all time? MD: You have to go with Serena Williams. But Steffi Graff would have given her a tough time.
RC: Why do you think tennis isn’t more popular in the media? MD: The ATP, WTA, and the USTA need to put a full-court press on the American press. I can’t believe we have major tournaments, and we don’t even get in the results column of USA Today. Golf gets inches and inches of coverage. That doesn’t happen by chance. You have to come up with story lines. When we did the Dallas finals, we invited journalists from around the world, wined and dined them, made sure they had gifts, we bribed them! That was a major thing for us. It paid off. We had some good matches. We were a rogue company, but we won a lot of those people over. I really can’t believe we can’t get the kind of ink that golf gets. There are terrible television ratings. RC: Why? MD: People would rather play. RC: Why aren’t there more Americans in the top of tennis?
MD: Just the cycle. That’s all. RC: How did you wind up in Sarasota? MD: I was living in New Haven. Butch (Buchholz) had asked me to look after the Pilot Penn tournament. One night (in 2000) they predicted a big snow storm, and I’m saying, “What on earth am I doing here?” So I pulled out some files, threw some clothes in the back seat, and said, “I’m driving to Florida, I’ll find a place.” RC: Your legacy? MD: I don’t know. I just think I improved the game. Butch (Buchholz), Barry (McKay) and I used to sit around at night after 3 hours of playing, 1 o’clock in the morning, find a cab and a place to eat, in Italy or somewhere where we didn’t know the language. And Barry used to say, “One day we’ll play for $100,000 a tournament. And Butch said, “You’re out of your mind.” We did it— and sometimes we created a monster because now the US Open is giving $3.3 million to the winner.

Follow-up to the Holiday Cheer for Cancer Kids By Henry Rhodes The Holiday Cheer for Cancer Kids program has gotten off to an excellent start this year. Thanks to Bob and Emy Stein, publishers of The Eagle and Siesta Sand community papers, word is spreading about this important program designed to bring happiness to cancer kids of Sarasota families during the coming Holiday Season.
As of Nov. 16, we have received family information for about 13 families from All Children’s Hospital of St. Petersburg. We expect to receive information for about seven to ten additional families by publication date. Volunteers have contacted us from Siesta Key and The Landings communities. It is truly wonderful to recognize how generous people can be especially during this time of the year. The families include children as young as two years old and as old as 19. Imagine being two years old and
not really understanding what is happening to you, or perhaps even more challenging to be a teenager, feeling left out, different and disconnected at a time when connection and belonging is all you want. Sarasota Memorial Hospital Rehab Pavilion – Fact sheet • Demolition of the 1960s Retter wing is under way, from the inside out. Exterior demolition began in September. • Construction of the $46 million, 74,000-square-foot Rehabilitation Pavilion began in November. It is scheduled to open in December 2016. • When complete, the 4-story Pavilion will connect on two floors to the south wing of the hospital, but will have separate entrances and covered parking to meet the complex medical, rehabilitation and mobility needs of patients with brain injury, stroke, spinal cord injury, amputation, neurological disorders and orthopedic and musculoskeletal conditions. • The ground floor will consist of covered parking with a dedicated entrance, drop off) and mobility garden; Level 2 will house outpatient
services and administrative offices; Levels 3-4 will be inpatient units. • The new 34-bed inpatient unit — which will replace the 30-year-old Comprehensive Rehab Unit on 9 and 10 East Tower in the main hospital— will have all private rooms and innovative design features to accommodate patients using a variety of mobility aids. It will include a rehab dining room, gym and mini apartment, just as the current unit does, to help patients re-learn daily living activities. There also will be a mobility garden to help patients walk on different surfaces. • Because the new facility will encompass the full array of Rehab programs, the name “Rehabilitation Pavilion” was chosen to highlight the fact that it brings the best treatment and therapies together under one roof.

Landings Racquet Club Hosts National Tennis Championships By Trebor Britt
Forty-Two Father/Son doubles teams from across the country gathered for the 2015 USTA National Senior/ Super Senior/ Father/ Son Clay Court Championships at The Landings. Fathers in their 60s competed with their sons in the Senior Championship and fathers in their 70s-Up competed in the Super Senior Championship. The entry of Robbie Ginepri and his father, Rene became one of this year’s highlights. As a touring player on the Professional Tennis Circuit, Robbie Ginepri played Andre Agassi in the US Open Semi-Finals in 2005.

Andrew, of Raleigh North Carolina and his father, Michael of Palm Desert California won the tournament and also won the Father/Son indoor Championships earlier this year.

Seating is limited for this event so please don’t delay. Season is just getting started and we have already seen a flurry of activity
at the Club. It is only going to get busier in the next few months. As you can imagine, on certain days of the week, parking is at a premium. Thursday mornings seem to be the most hectic. Along with the morning court reservations, we have three exercise classes, Watercolor painting, a MahJongg class and potentially two home league matches. In an effort to alleviate some of the parking strain during the morning hours, I would like to encourage members who live close to the Club and have the ability to walk or ride a bike over to do so. Thank you for your assistance in this matter.

Teresa Varela Manteiga is from Spain. She is a friendly neighbor residing on Starling Drive. Teresa and Robert, her husband, gave Spanish lessons at the Racquet Club last year; and she is a GREAT cook!! Teresa Manteiga’s Spinach with pine nuts and almonds/ Espinacas con piñones y almendras - To serve 4 • 1/4 cup olive oil • 1 large garlic clove, peeled and cut in half lengthwise • 1/4 cup pine nuts • 1/4 cup blanched slivered almonds • 1 pound freshly cooked spinach, drained and finely chopped, or 2 ten-ounce packages chopped frozen spinach, thoroughly defrosted and drained • 1/4 cup finely diced “serrano” ham or 1 ounce “prosciutto” or other lean smoked ham • 1 teaspoon salt Then use 6 skinned chicken breasts, put meat side down in baking dish. Bake at 2750 for 2 1/2 to 3 hours. After 1 1/2 hours turn chicken breast. NOTE: you can substitute 1 cup raisins for the ham. In a heavy 10 to 12-inch skillet, heat the olive oil over moderate heat. Add the garlic and, stirring constantly, cook for 1 or 2 minutes. Remove the garlic (optional). Add the pine nuts and almonds to the oil remaining in the pan and cook for 2 or 3 minutes, or until they are slightly brown. Add the spinach, ham (or raisins) and salt and toss together with a spoon until the ingredients are mixed and heated through. Taste for seasoning and serve at once.

The Landings seems to be a special place in the hearts of people who live here. Everyone seems to have roots somewhere else, yet considers living in The Landings a paradise. It’s easy to find people who want to give back to this community we care about. For example here are just a few: Tara Lamb and Judy Green, Real estate ladies who provide a yearly outdoor ice cream party for youngsters, and all our “young at heart” neighbors. They donate, bake and serve refreshments at morning coffees at the club, and various Landings gatherings. They are fun and love their job selling properties in The Landings. The Landoliers consist of at least 25 residents who love to sing, and give of their time to prepare for the popular Spring Musical Concert for all our Landings residents. Over the past 15 years, Lenora Jost has headed the rehearsals and leads the performances. Also, Barbara Rothman, provides the piano accompaniments for all to enjoy. Recently retired Adrian and Howard Feltman, along with their Committee, headed the popular Learning Group for many years. In season, they bring in a variety of guests to entertain residents on a Wednesday afternoon. The Feltmans have now passed the baton to Bridget Frymier and Selma Savern, who are the new co-chairs of the Learning Group. Ralph Ricapito, and Irv Kushner head the weekly Round Table Discussion Group, featuring informative presentations mostly by Landings residents. What a wealth of interesting neighbors with a variety of fascinating topics to stimulate our Thursday afternoons in season. Linda and Ray Lee, a Canadian couple are world class bridge players. They lend
their expertise and give free beginner and intermediate Bridge Lessons to anyone interested in playing. They give of their time in the evenings in season. Larry Lawrence heads the Editorial Committee, consisting of Landings residents, who meet monthly with the Publisher to provide you with this informative newspaper where you find articles of interest that provides a cohesiveness in our community and one we can be proud of and enjoy. Larry will note, “Everyone is welcome in the development of stories in The Eagle”. Many photographers for The Eagle cover the events. There are many “UNSUNG HEROS”: Those who serve on the LMA BOARD. They give many hours of their time to provide for our “best good” looking after our community’s common areas in a cost efficient and top notch manner. The ever-changing Assoc. Presidents, and their Committees, are so very important to our everyday neighbor’s needs. Then, when we are in town or away from home, there are people who volunteer to look after things to make our place a safe residence. Dick Bayles, always at the computer overseeing the Green Book changes for our use and convenience. Rudy Blohm, and Patricia Decker develop and work on Landscaping anytime they are called upon. In addition, Rudy serves on the LMA Board, and was instrumental in the reconstruction of the Gazebo, and Racquet Club
buildings. Patricia is also an active Racquet Club Board Member and they both serve on Committees in their Lakeview Condo Association. Patricia participates in the TNR (Trap, Neuter, Release) Program, endorsed by the County to combat the feral cat problem. Bonnie & Rob Dombrowski, a friendly couple eager to assist anyone with questions in our Fitness Center at the Racquet Club. They along with Lisa and Scott Bradley helped in updating, procuring and arranging equipment to best suite major muscle groups to meet the needs of our members. The Lending Library was established at the Club by Ralph Ricapito about twelve years ago with over 2,000 books. Mona Poyta, Jay Eisner and Ralph currently maintain, and stack the shelves daily. Movie Night was created by Colin Wendell, and Sid Wenokor. In season these two neighbors pool their talents to select, procure, and run the movies to be shown. These “Win, Win Movie Night Productions” are enjoyed monthly and get great turnouts. There are many, many more who roll up their sleeves and provide their helping hands and talents to make The Landings a better place to live. We also have many volunteers who contribute their time and efforts to making ALL OF SARASOTA A BETTER PLACE TO LIVE. Those who have lived in here a number of years have seen The Landings evolve into one of the premier communities in Sarasota; the cultural epicenter of this community is, without question, The Landings Racquet Club. Thanks to resident photographer, Gary Warren, we were able to dig back into the archives and offer this series of photographs that depict the various stages in the building of the 30 by 30 foot expansion of the LRC Fitness Center, which also included the addition of a handicapped bathroom and shower. Since these photos were taken, the fitness center has undergone additional renovations, the tennis courts have been resurfaced and the fences and lighting replaced, and The Landings Club House has been updated. In addition to bringing back fond memories, it is hoped that these photos will give us a renewed sense of appreciation for the hard work of Kevin Lechlitner, Dick Bayles, the LRC staff and Board of Directors. The next Photo Gallery (in the upcoming January issue of The Eagle) will feature “creative shots of The Landings”. Thinning lashes may be a part of the aging process, but they don’t have to be a permanent condition. One of the newer and most popular solutions is eyelash extensions, and acquiring them has never been simpler. A Lash Above, locally owned and operated, specializes in the application of beautiful, naturallooking eyelashes for people of all ages. Owner Beverly Katzenberger is an RN who had been working in dialysis for more than 20 years when her sister came to Florida in 2007 to visit her from California. They began talking about eyelash extensions, which Katzenberger had never even considered having done. “She said that where she lived, they (eyelash extensions) were just as popular as getting your nails done,” explained Katzenberger. “I knew then that it was only a matter of time before it would become popular here in Florida.” After Katzenberger received some intense training from Xtreme Lashes, an international cosmetic company focused specifically on eyelash extensions, she was ready to start her own business. So far, she hasn’t been lacking for customers, and with good reason. Human eyelash growth has four stages: growth, resting, shedding and re-growth. Your lashes continuously cycle through these stages, but as you age, eyelash follicles can slow or altogether stop producing new lashes. At that point, your eyelashes just don’t appear to have the same length and fullness as when you were younger and were producing lashes on a regular basis. A Lash Above offers a perfect solution. Katzenberger says that a two-hour initial session is all it takes to improve the volume and appearance of your eyelashes.
“I put on about 80 lashes per eye, about one millimeter away from the eyelid,” she said. “I use four different sizes of eyelashes, because natural lashes are shortest on the inside, longer in the middle and then they taper off on the outside.” The result is a realistic-looking set of lashes that beautifully frames the eyes and gives the wearer a confident, well-rested appearance. On average, humans lose about four eyelashes per day, and since lash extensions are bonded to natural lashes, they will eventually fall out as well. That’s why Katzenberger suggests coming back every two to three weeks and getting a touch-up, which only takes about an hour. 2016 Budget: Finance Committee thoughts By Don McMurray The approved FY 16 operating and reserve budget was approved by the Board of Directors at the November meeting. The changes are minor and represent a more theoretical change than a cost change. The increase in the annual assessment will be $6.00 per household. For the last few years the finance committee has been developing and proposing a reserve budget to cover the cost of major capital expenditures: example – road resurfacing; perimeter wall repair/painting; guardhouse repair; nature trail structures, etc. The goal is to plan for the eventual repair or replacement of items/structures that require a major expense and funding these expenses over a number of years, rather than in a one year operating budget. Previously, the committee chair would have to guess whether a major expense would occur in the next fiscal year and add that cost request to their budget request (cost center). The problem with this method is that it generates a radically changing budget periodically
that can significantly change the annual assessment from year-toyear. By planning, and funding projects over a number of years, the Board avoids the radical shifts in surpluses or deficits that could occur in any one year. I appreciate that this may be a difficult concept to grasp, but it really makes sound fiscal sense. Reserve funding is not a new concept, but it is for our Board and it has been difficult to comprehend, even for some board members. But by example, or really two examples: The Gazebo on the nature trail we just rebuilt it at a cost of $65,000. It has a life expectancy of roughly 30 years. So we can project the replacement costs (estimate) and collect funds for 30 years in anticipation of needing to replace this structure around that time. Using that same cost, it is easier to fund $2,167/yr. over 30 years than it is to come up with the total cost of replacement in one year. Second example is the road resurfacing project. We will be completing a section of our roads in 2016. When we complete that section
we will again project the cost and life expectancy of the roads and budget on a yearly basis, sufficient funding to have money available when the project needs to be completed again. Now, no one has a crystal ball and is capable of accurately projecting costs of a project 20 to 30 years in the future. For instance, oil price is at a major low right now which reduces that cost of the project today. When we need to do the same project again in 25-30 years oil (if we are still using it) may be 5 to 10 times more expensive. Thus the cost of redoing the project would be more expensive. However, this issue is addressed by the finance committee periodically having a reserve expense audit completed to update projected costs. Based on the new information, the reserve budget is adjusted to be in closer compliance with projects cost and needed revenue. Final work – the budget looks good. The operating budget covers the day-to-day expenses of LMA and the reserve budget is shaping up to cover the costs of our major capital expenditures.

Jost asked homeowners to make sure that originally installed swales are not blocked by vegetation or sediment build-up and that drainage pathways and storm water inlet grates are cleared of debris immediately following a storm.
April. Bids for repaving all the roads at The Landings is expected to fall between $150,000-$200,000. The price of oil, the availability of concrete and contractor availability are the three things that will dramatically affect the cost.
ENVIRONMENTAL Committee chair, John Carson reported the Committee is working on short-term and long-term goals. These goals will be shared with the Board as they develop. They may also apply for a matching environmental grant from Sarasota County. The maximum grant allowed is $12,000.
LAKES Lakes chair, Larry Lawrence reported an issue exists between the County and Florida Shoreline regarding the proper removal of the sediment shelf. The county is withholding payment, but hopes to resolve the issue quickly. The algae problem on several lakes is being addressed and a few key parts of the fountains on North Lake are being replaced.
ROADS LMA Pres., Don McMurray reported the road repaving bid specifications are done. Bids will not be solicited until January because repaving would not begin until mid-

is continuing throughout The Landings. Repairs and painting of a wall on Flicker Field Circle was completed. Work on the gatehouse continues and Jacaruso is seeking bids for road striping and reflector placement. The initial stages of the Speed Bump project are progressing. SAFETY AND SECURITY Chairman, Neil Goldman began his report with a motion requiring turn signals on golf carts, be added to the requirement for night driving. The motion was voted on and passed. Goldman presented a second motion that the first violation of a golf cart rule would result in a warning letter, a second violation will result in a 30 day suspension for all decals in the household, and a subsequent violation will result in a 90 day suspension of the decal privileges. A detailed discussion of the proposed fiscal year 2016 Budget took place. Board members reviewed the budget line item by line item. After an extensive review, the board voted on and passed a motion to approve the fiscal year 2016 budget.

In the Neighborhood: Unit 6 to 18 are considered boardwalk units and those are on the water, said Lou Furlong, president of the Treehouse Condominium Association. Other units look out to green space and are located more inland. All of these homes in the trees offer multiple open and screened terraces. In some units, however, owners have opted to enclose terrace space to expand the airconditioned square footage. “Every unit has views, some have views of the water and others have views of the oaks,” Furlong said. “There are a large number of very old oak trees and they set the character of the tree environment,” Furlong added. Owners of all 76 units have access to an exclusive kayak launch, Treiman noted. “So we have a number of kayaking enthusiasts,” Treiman told The Landings Eagle. The community is attractive to buyers looking to downsize from a larger, single-family home. “I’ve had a lot of single family [home] people come in, either from The Landings or outside The Landings, who want to get that single family feel that is maintenance free,” Treiman said. At 1,900 to 2,450 square feet, with three bedrooms and 2.5 baths, each individual unit has that spacious, “homey” feel — despite being a condominium. Original layout of the units feature a woodburning fireplace, and a one-car garage. “We use ours a lot of times,” said Furlong, who has lived in a Treehouse since 1999. “It is nice to have the ambiance of a fire.” “The units are wood-frame and built on concrete footers, and the living room has a very high vaulted ceiling,” said Furlong. Treiman said some potential buyers move from a condo on Siesta Key to the Treehouses — where they can relocate to the mainland, while still living in a tropical setting. The condos are all scheduled to get a new roof. “The materials are on site, and work should happen in November or December,” Treiman said. There is fairly little turnover at the Treehouse communities. “There are a lot of longstanding residents who just love The Landings and the Treehouses,” Treiman said. “It’s a beautiful, unique natural environment.” Of the 76 units, 33 are duplexes, and the rest are single units, Treiman said. The general Landings Management Association fees are $1,087 a year, and the fees for the Treehouse condominium

According to a historical account, when they were first built, Treehouse pricing ranged from a low of $200,000 to a high of $337,500 for a direct view of the Bay. In early September of 1981, only approximately 19 of the 76 were still available. On Today’s market, units fetch a higher price. Over the past year, units have sold for $380,000 to $450,000. Three units are currently on the market, including one under contract, as of press time. Two units are being listed for $429,000 and $444,000, while the third is a bayview unit that was listed for sale in November at $639,000. This unit features panoramic, full bay views with expanded square footage of 2,436 square feet. The unit features three bedrooms, 2.5 baths, a den, family room and enlarged kitchen. As with most Treehouse units, this one has multiple open and screened terraces. • A 2,139-square foot unit sold for $380,000 — or $199 a square foot — in October. • A 2,300 square foot unit sold for $399,000 — or $195 a square foot — also in October. • A 1,912 square foot unit sold for $450,000 — or $245 a square foot — in July. The unit was completely updated with upgrades that included a chef’s kitchen and bamboo floors. According to MLS information, none of the three recent units sold offered direct water views.
