Q2 2023 DEAR RESIDENTS, Happy spring!

The Isleworth Community Association (ICA) will soon begin its spring cleaning and preparations for the upcoming rainy season.

Now that the falling winter leaves have subsided, we will begin cleaning the community’s storm drains, gate houses, mail kiosks, and rooftops.

In addition, we will be refreshing some of the landscaping around our gate houses and replacing some of the front gate landscape lighting and electrical infrastructure.

HOMEOWNER REMINDERS

DESIGN REVIEW BOARD

The Isleworth Board of Directors as of last year increased the efficiency and speed of the Design Review process whereby review meetings are held every 2 weeks, via a zoom meeting.

In addition, minor landscape, painting, and new roof replacement requests have also been made more efficient whereby the review process can be completed in less than 3 business days from the request.

We wish to remind our home owners any time you are planning landscape, hardscape, or exterior home changes, these enhancements are required to be reviewed by the Design Review Board before you begin any work. If you have any questions about this process, you can reach out to the committee by e-mailing the committee at drb@isleworth.com.

ROOF INSPECTIONS

Annually, the Association performs site visits to all homes for roof inspections. A regularly scheduled cleaning of your roof is important to prolonging its life, and your home’s value. Clean roofs throughout the community enhance the value of the entire community and are required as part of our ICA standards.

Therefore, when we detect a roof that requires attention, the ICA board will send a letter requesting the homeowner either repair and/or clean their roof within 30-days.

We thank those of you that have promptly responded to our letters in the past. When having your roof cleaned, we also encourage you to include your roof gutters and downspouts.

CRITTER CONTROL

The ICA will only remove wildlife from common areas of the property.

If you are having an issue with racoons, possums or snakes around your home, it is your responsibility to contact a trapper. Orange County does not offer wildlife removal services.

CONTRACTOR-VENDOR ACCESS PROGRAM

In the early 2000’s the ICA started a Contractor-Vendor registration process that requires all contractors who visit the community more than three times a year to register with the ICA. Registration for this program is $25.00 and normally takes 2 business days.

The process includes a background check, a sign off on the community rules and regulations, a photo of the vendor, and finger printing.If approved, the contractor/vendor will receive an ICA photo RFID access card that allows for expedited access into the community between the hours of 6:00am to 6:00pm Monday to Friday, Saturday 8:00am to 4:00pm. This access card requires renewal every year.

The ICA rules also provide for a homeowner to obtain an access card for their own domestic employees for an annual fee of $25.00 per employee. Applicants will undergo a background check, photo, and finger printing. If approved, they will also receive an ICA photo RFID card that allows for the same expedited access to the residence 24/7.

TENANTS

The ICA has a mandatory process for homeowners who wish to rent their homes. That process includes:

- An application to the ICA from the tenant or tenants

- An executed copy of the landlord/tenant agreement

- $500.00 application fee paid to the ICA

- An executed copy of the lease agreement

The turnaround time for an approval can take up to 4-5 business days. To receive a copy of the application and the landlord/tenant agreement please e-mail Dan O’Connell at dan.oconnell@isleworth.com.

COMMUNITY REMINDERS

VISITOR ACCESS

As of April 3rd, 2023 the visitor access protocols have changed whereby the gates will no longer accept phone calls or e-mails for visitor access.

We ask that our residents use one of the 3 credential-based methods we have provided (Web Access, Mobile Device or the Voice Mail system) to communicate your visitors to the gates.

Using one of these three approaches will ensure that residents’ requests for their guests’ access are accurately and easily documented. If you have not received your credentials, please reach out to dan. oconnell@isleworth.com.

PLAYGROUND

The playground’s groundcover was recently revitalized with child-safe mulch products. Divots were repaired and proper safety depths were achieved around the play equipment.

We ask that our residents and their guests refrain from driving golf carts into the playground, as the carts negatively compact the new mulch. We also ask our residents refrain from bringing their pets into the playground.

Unfortunately, the library continues to lose, rather than gain, books. The concept of the library is there for residents to be able to share children’s books for everyone’s enjoyment. Please help support the library for our entire community by (a) returning the books you have borrowed and (b) donating books your children no longer use.

PETS ON LEASHES

For everyone’s safety, it is imperative that your pet is on a leash whenever it is outside of your property. The leash cannot be more than 6 feet in length. It is the pet owner’s responsibility to always maintain control of your pet. The ICA also restricts having more than 2 pets of one breed.

These rules are also beneficial to the safety of your pets. Too often pets may react to wildlife or people unexpectedly, or become the targets of wildlife.

These rules are not just those of the ICA. Orange County Municipal code 5-29 states that failure to keep you pet on a leash can also result in a monetary fine from the ICA.

MOTORCYCLES

The Isleworth Community Association documents restrict the use or access of motorcycles into the community by home owners, guests, & delivery services such as Uber Eats or Door Dash.

You may want to check with the delivery service provider when placing your order, as many do use motorcycles and will not be granted access into the community. Isleworth Community Use Restriction section 7.7.3.

RETENTION POND

UPDATE: The good news is that, aside from some minor details, the work involving the main retention pond lift station at the front gate has been completed.

We have also re-graded areas around the storm drain to help prevent ponding on Conroy-Windermere Road.
