Council to review parts of Town Center plan next year

Proud Mary

By Caleb Heeringa

Asked what will be on the table next year when the city reexamines its plans for Town Center, Community Development Director Kamuron Gurol didn’t mince words. “It’s going to be a big table,” he said. While it’s not a complete

rewrite, the Sammamish City Council unanimously approved a request from Town Center landowners to review most of the main facets of the development plan that was the product of several years of planning. The request, approved at the Dec. 11 council meeting, calls for: u A review of the city’s requirements for structured park-

ing and affordable housing. u Consideration of more city dollars going into storm water ponds and road improvements in order to kick-start development. u A review of the allocation of density and commercial square footage in Town Center and whether different portions of the See CENTER, Page 5

January will be a big month for Ace Hardware. Sammamish staff resolved Dec. 11 to work through the holidays on hammering out the details of a proposed land swap and development agreement that would allow the local hardware store to build a new building off 228th Avenue just north of Mars Hill Church. The project would provide a home for Ace after its current lease runs out in August 2013.

Though councilmembers attempted to outdo each other voicing their support for Ace and commitment to supporting the project, Community Development Director Kamuron Gurol and several councilmembers were quick to point out that fitting a hardware store and an associated surface parking lot onto a lot wedged between a wetland and George Davis Creek will be a challenge. Mayor Tom Odell called the parcel “one of the worst pieces of property in the city to try and do this in, in terms

of geography and topography of the place.” Gurol said city records show that environmental buffers that cannot be developed cover nearly 80 percent of the property, which would not provide enough developable land for the 11,000 square foot building, much less the surrounding parking lot. The development team working with Ace Hardware owner Tim Koch will be doing surveying on the land in the coming weeks to determine See ACE, Page 2
