Overview ZGF

ZGF Architects LLP (ZGF) is a 470-person architecture, planning, urban design, and interior design firm with offices in Portland, Seattle, Los Angeles, Washington, D.C., and New York. In the last 40 years, the firm has completed a diverse portfolio of work for clients in transportation, recreation, education, industry, government, business, and healthcare. We continue to receive commissions that demand responsiveness to multiple client and user groups, and that require architectural solutions able to withstand exceptional public scrutiny.

ZGF has been instrumental in the development of design guidelines and land use policies, programs, and master plans that have provided the framework for hundreds of millions of dollars in public and private investment. Many of these projects have been coordinated and funded through unique partnerships between private developers, property owners, city, county, and state agencies. Our experience in mixeduse projects includes master plans, guidelines and strategies for development of distinct districts, the design of the infrastructure, institutional, and private projects that are implemented in these districts, as well as individual mixed-use projects within the core of a city.

In addition to receiving the American Institute of Architects Architecture firm award, ZGF has been honored with more than 500 local, regional, and national design awards, including four Laboratory of the Year awards from R&D Magazine, four Modern Healthcare awards, three Federal Design Achievement awards, and the Presidential Design Award. Buildings have been featured in a number of national and international publications, including five monographs. In the foreword for “Between Science and Art,” Allan Temko, architecture critic for the San Francisco Chronicle, summarized the firm’s work by saying, “each of their buildings is true to its site and historical context, its functional and spiritual purpose, and above all, the psychological, as well as physical needs of the individuals who actually live and work in them.”

Silo city Beijing, China

ZGF has developed, as part of a competitionwinning scheme, a master plan and architectural concepts for a new 860,000 SM district in Beijing, China.

The area is designed to be a mixed-use, selfsufficient 570,000 SM residential community with more than 5,000 residential units integrated with schools, a medical clinic, shops, restaurants, entertainment venues, and services. The master plan is based on a greenway that lies diagonally across the area and serves as a central spine of amenities for the development. Active streets of retail run diagonally through residential districts, establishing an open-block concept and an alternative to traditional residential district

structures. The design team looked to successful districts in the United States that embody the lifestyle and image the developers were seeking, such as Greenwich Village and SoHo in New York, and the Pearl District in Portland, Oregon.

By comparing the way that these neighborhoods handle density, housing types, and amenities for residents, the team was able to define a successful mix for the new Beijing urban district to attract young professionals and first-time home buyers with active lifestyles.

The project is being completed in seven phases, with the last phase scheduled to be complete in 2010.

Tongzhou City Hall Beijing, China

ZGF and our local associated architect won first place in an international design competition to design a new 230,000 SM municipal complex, which includes a city hall, police department, conference center and other governmental office buildings.

The design will establish a modern and ecologically-friendly precedent in the area while still respecting the local culture.

Shen Ming Zhi Yuan International Plaza Beijing, China

A 1.8 million SF complex of landmark buildings for the new research park in the DaXing District of Beijing.

The project consists of office, hotel, retail, exhibition space, entertainment and laboratory space. The design concept was inspired by the layout of a typical Chinese garden with a large water feature in the center. ZGF won the first place of the competition.

Beijing Medical Zone Beijing, China

ZGF was shortlisted in an international competition to design the 1,200,000 SM Beijing Medical Zone, the second phase of the Zhong Guan Cun Science Park.

The Zone consists of the Beijing University Medical Center (210,000 SM), Beijing Xie He Medical Center (196,000 SM), China National Institute of Health (111,159 SM), and other public support buildings (90,000 SM). Located on the north side of the park, this complex makes up a very important component of the Science Park. Beijing University Medical Center includes a general hospital with 1,200 beds, as well as a

Women’s Center, Child Center, and Cancer Center with a combined total of 1,200 beds. Xie He Medical Center contains a general hospital with 2,000 beds and a Clinical Center.

Hefei Meiling Project Heifei City, China

ZGF has developed a master plan and architectural concepts for a new 500,000 SM district in Hefei City, China.

The area is designed to be a mixed-use, self-sufficient residential district with 350,000 SM of residential units integrated with an elementary school, shops, restaurants, entertainment venues and services. The site, which used to contain old factories and is now a City rehabilitation project, is situated between a major road and the Nan Fei River. Active streets connect one to the other, establishing an open-block concept and alternative to a traditional fully-enclosed residential district.

Portland, Oregon

ZGF designed this new 23-story, 550,000 sf mixed-use building in Portland’s emerging west end district to meet two LEED Platinum Certifications and serve as a laboratory for cutting-edge, sustainable design strategies.

It features street level retail space, four floors of office space for ZGF, 17 floors of apartments, and five levels of below-grade parking. The building has an eco-roof, rooftop garden and terrace space, complete fitness studio, and a theatre. Four wind turbines sit prominently atop the building representing the first U.S. installation of a wind turbine array on an urban, high-rise.

Twelve | West serves as not only an anchor in a rapidly transforming urban neighborhood,

but also as a demonstration project to inform future sustainable building design. Located immediately south of Portland’s well-known Pearl District—an acclaimed urban renewal district that is considered a model of live, work, and play mixed-use development—Twelve | West’s site was selected in part to serve as a catalyst for additional transformation in the West End neighborhood. The goal is to create a significant retail and pedestrian connection to the Central Business District in the southeast and the mixed-use neighborhoods to the north and west of the West End.

Four Wind Turbines produce 10–12,000 kWh of electricity per year. Monitoring of wind conditions and turbine performance will improve knowledge for future projects.

Solar Thermal panels heat 24% of hot water used in the building, offsetting natural gas use.

Roof Gardens clean, detain and filter rainwater and significantly reduce roof temperatures in warmer months.

Low-e Glass admits 55% of visible sunlight but reflects 70% of the associated heat, reducing energy use for lighting and space cooling.

Efficient Central Cooling plant in the nearby Brewery Blocks provides chilled water for space cooling.

Water-efficient Plumbing Fixtures help reduce water use by more than 44%.

Rain Water Harvesting piping gathers 273,000 gallons of rainwater from the roofs.

Condensation of 13,000 gallons of water from the air handler system will collect during summer months.

Rainwater Re-use in toilet flushing on the office floors, and to irrigate the green roofs, reduces use of city water by 286,000 gallons per year.

Water Storage Tank temporarily stores up to 22,000 gallons of rain-water and condensation for re-use.

Operable Windows provide occupants fresh air, cooling, and a connection to the outdoors.

Exposed Concrete moderates indoor air temperatures. Mass is cooled with cool night air in the summer months and absorbs excess heat throughout the day.

Passive / Chilled Beams provide energy-efficient cooling on the hottest days.

Daylight Sensors switch off electric lights when there is ample daylight, reducing lighting energy use by 60%.

Under-Floor Air Distribution efficiently delivers moderatetemperature air directly to occupants.

Personal adjustable floor vents provide control over ventilation.

Seattle, Washington

As Seattle’s downtown has expanded to the north, ZGF has been involved in the master planning and design of major institutional and mixed-use developments, along with the transit connections linking these evolving urban neighborhoods.

This involvement began in 1987 with the siting, master planning, and design of a phased 1.2 million SF campus in South Lake Union for the Fred Hutchinson Cancer Research Center, now in its sixth phase of office and research facility development. ZGF has since master planned a 15-block, mixed-use complex in the Denny Triangle neighborhood, envisioned as an urban campus of 3.5 million SF of office / retail

and 500,000 SF of residential space arranged around a multi-block public open space. The new 2300 Fifth Avenue development, also designed by ZGF, was the first project under the guidance of this master plan. The new complex—designed as two interlocking towers with two levels of underground parking—serve as a northern gateway to the city. The northeast corner features a glass curtainwall to further denote the visual terminus of the state highway.

The Seattle Streetcar project, for which ZGF provided urban, platform, and landscape design, links these and other South Lake Union districts with the heart of downtown.

Daniels Development Company Fifth + Columbia

Seattle, Washington

ZGF designed the 43-story Fifth + Columbia office tower Located in the heart of Seattle’s financial district. It is intended to add a new contemporary form to the skyline, classic in style yet evolutionary and emblematic of 21st century Seattle.

The approximately 750,000 SF tower will be highly visible throughout the city with sustainable design features making a bold statement about the new workplace environment and prosperous future of Seattle. This project is unique because it saves and reuses the sanctuary and develops a 670,000 SF project on the remaining site. The program includes ground floor retail, a hill climb, expansion athletic space for the adjacent and

historic Rainier Club, and office and residential uses above. The tower hopes to achieve LEED-Gold certification with sustainable features that include rooftop photovoltaic panels and a rainwater reclamation system.

The Fifth + Columbia Tower offers an inspired response to a unique contextual condition, incorporating design innovation, environmental stewardship, and historical integrity to preserve two existing structures and create a viable commercial property.

Hines Fourth & Madison

Seattle, Washington

Working with Hines, ZGF designed this 38-story, 1.2 million SF mixed-use development which received an Energy Star Award and provides office space, retail, and 637 underground parking spaces.

Primary objectives for the design of the Fourth & Madison Tower were to maximize the size and efficiency of the individual floor plates, to create an architectural expression that distinguished the building from its taller neighbors in Seattle’s financial district, to respect the adjacent historic YMCA, and to relate to each of the four surrounding streets, as well as take full advantage of 360 degree views of the city.

Working closely with the City of Seattle Design

Review Board, ZGF was sensitive to appropriate scaling and massing of the building, introducing design features that improved the quality of the project from a civic and marketplace perspective, with minimal impact on the surrounding buildings.

The building plan takes advantage of the site’s steep slope by providing through-block shopping arcade connections in both north-south and eastwest directions, with major building lobbies located on each street bordering the site. The massing of the building is expressed as two intersecting towers—a 38-story tower sited on the north half of the block, and a lower 32-story tower on the south side of the site.

U.S. General Services Administration Federal Center South Complex

Seattle, Washington

ZGF is designing a new 175,000 SF office building to provide a consolidated, regional headquarters in Seattle for the U.S. Army Corps of Engineers, which features innovative workplace design strategies, and seeks to exceed the client’s aggressive sustainability goals.

As part of an integrated design team effort, Sellen Construction and ZGF developed a design solution that would balance programmatic, functional, and aesthetic objectives; resolve aggressive budget, scheduling, and construction realities; and set new standards for high-performance, cost-effective, and sustainable design of workplace environments.

The final proposed solution seeks through siting,

orientation, building form and massing, material selection, and construction to respect the historic context of the site and the nearby Albert Kahn Building; to improve pedestrian and vehicular connections of the larger site and surrounding community; to embrace and restore the natural wetlands and environmental character of the Duwamish River; to provide a distinctive identity for the Corps that is in keeping with their mission and objectives; and to offer employees and visitors a high-performance space that promotes user health, productivity, and performance.

RELATED PROJECTS INVOLVING ZGF • C Street Urban Design Planning and Implementation

San Diego, California

GED / ZGF’s plan for the San Diego Civic Center Development is fundamentally about creating an engaging and energetic place that would be highly accessible to the community, and replace an aging downtown complex with a more pedestrian-friendly and environmentally oriented civic heart.

After a comprehensive, community-based selection process, which included proposals from three development teams, the Gerding Edlen Development Company / ZGF plan was selected based on a design that includes opening up the site, allowing the now blocked vistas to be reclaimed and reconnected to the urban fabric.

The plan proposes reopening B Street and Second

Avenue between A and B Streets to vehicular traffic, reconnecting the Civic Center with the neighborhood and also making the Complex more accessible and welcoming for retail uses. Plazas, fountains, landscaped pedestrian promenades, and pocket courtyards are the backdrop to this active center for civic and everyday life. From its solar photovoltaic panels and garden rooftops to wind turbines and a central cooling and heating plant, the proposed new city hall complex along with mixed-use buildings, and shared below-grade parking will reflect the community’s vision while meeting or exceeding a LEED-Platinum rating.

Honolulu, Hawaii

Under a real estate development agreement with The University of Hawaii, Townsend Capital, LLC with ZGF as the planner and designer, won a competition to privately develop, own, and operate the Cancer Research Center of Hawaii.

The 360,000 SF facility was to be developed on a 5.5-acre site adjacent to the University’s John A. Burns School of Medicine on the Kaka‘ako waterfront in Honolulu. The building was to be comprised of research laboratories, administrative, office and conference space, out-patient cancer care, prevention and ancillary services, physicians’ offices, and parking.

The orientation of the design competition concept worked naturally with the climate—the south facing being more closed with deep openings protected by sunshades, the north being largely glazed and open. Roofs of all of the lower buildings in the complex were intended to be planted. The arrangement of open spaces is inspired by the Hawaiian tradition of dividing the land into ahupua`a. The upper courtyard is covered by a thin sheet of water, which flows through a lushly landscaped ravine, falling into a grotto at the ground level and a stepped series of gardens and gathering spaces along the clinic wing.

ZGF’s Central Platte Valley Urban Design Plan has profoundly influenced more than a decade of building and infrastructure projects in Denver’s former rail yards.

In the subsequent two decades, ZGF has been involved in the planning, design, and development of several projects that are implementing and testing the adopted Urban Design Plan. Setting the precedent for civic architecture with the Speer Viaduct Replacement, ZGF subsequently led the design of the 20th Street Viaduct Replacement / I-205 HOV; an extension of the 16th Street Transit Mall into adjacent Lower Downtown; concept planning for the extension of light rail into the valley; and completion of the new

Speer / Platte River bridges. More recently, ZGF developed a plan for the LEED-Gold certified Environmental Protection Agency, Region 8 Headquarters building and the highly sustainable transit-oriented development, Belleview Station.

ZGF also worked to plan and design a highdensity, mixed-use development that would include 1,900 residential units, 400,000 SF of office space and over 200,000 SF of retail space in a 2.4 million SF community.

Wexford Science + Technology / GERDING EDLEN DEVELOPMENT Carnegie square

Pittsburgh, Pennsylvania

ZGF won this competition project Located in the heart of the academic, cultural, and healthcare center of Pittsburgh and led by the development team of Wexford Science+Technology and Gerding Edlen Development.

The proposed development was envisioned to enhance the physical realm through high-quality, sustainable, urban, architectural design of a series of buildings along Forbes Avenue. It would fulfill a longtime goal of the Carnegie Museums of Pittsburgh: to establish a new place where commerce, education, art, and culture intersect yielding a vibrant mixed-use environment. Included in the development plan was a diverse mix of

office, residential, and hotel buildings, in a highly pedestrian-oriented environment, with landscape and urban amenities, vibrant retail uses, and opportunities for social interaction.
