ith his insatiable appetite for design, the sensual dolce of Felix Cohen’s architectural score sweeps through the tropical landscape of 3114 North Bay Road with a panoply of luxuriating home décor, custom-built furniture, and exotic finishes that combine in a colorful arrangement of the curated 11,500 square feet oasis. From the moment one enters the property through a covered gate, the topographical vastness secludes you in and greets you with the warmth of lush greenery and topiary against the backdrop of Brazilian Ipe Wood paneling sweeping you into an airy space among sleek interiors, illumination of natural light, and the use of shadow. Cohen’s composition of balance is the perfect sonata that gesticulates a sensual chord, open to interpretive views that drifts between the indoor and outdoor environs. Designer of Italkraft, Isaac Bulnes individuates, “The interior design of this house achieves a style; rare in that it is at once fabulously opulent, indulgent, yet stoic, sober, and modern. It’s purely sublime and refreshingly new.” One of the most compelling rooms is the library. Richly finished in a shimmering veneer-grey oak with a brushed silvery surface, the cantilever shelving throughout breaks the orthographic profile and elevates the beauty of the meridian line. The ambitious pairing of furniture in robust, steely tones and millwork create an understated elegance. Felix shares, “The kitchen is the centerpiece of art that is the connector to the downstairs living spaces.” The priority of the design was to have it flow into the dining and living room and read as one-mega space, with each room having its own distinctive flair. Proportioned long and lean, the complexion is striking and nouveau in the regard that the millwork resembles furniture stylized pieces in Italkraft’s European aesthetic rather than conventional cabinetry with the flush of Miele and Sub-Zero appliances. Isaac adds, “ Finishes are in a segmented grey oak veneer that gives the surface character, with an elevation that is equally strong and stridently

monochromatic.” The island accommodates seating for six without breaking up the shape. The ensemble of haute style elements and awe-inspiring art marinate in an eccentrically seductive ambiance in the main room of where the dining room and media lounge meet, with direct access to an outdoor resort-inspired experience. Manager of Superhive, Jason Smith reveals, “3114 was purely design driven by the large television in the main room. The idea was to avoid blockage of the exterior view and to keep out the glare from the sunlight. The solution was to consolidate by placing an Intelligent Home Automation System that allows the television to come down from the ceiling. A professional sound system, operational lighting, and shading are on the same switches giving you a true entertainment experience. As we say power up the popcorn.” Outside the main room leads you to a pathway where you actually feel you are walking on water to the private spa and steam room, eloquently finished in Spanish tile. The master bedroom boasts glass walls from floor to ceiling with unobstructed, Southwestern views of the Biscayne Bay. Walk-in closet spaces are wrapped in suede and are repeated as an embellishment to the drawer-fronts and plush handles. The structure of the closet interiors are finished in premium matte-lacquer, rarely seen in the closet business and even more rarely produced with this level of quality and softness to the touch that you can expect from Italkraft’s precision. Internationally-acclaimed luxury furniture brands were hand selected by Felix Cohen to include: Hermes; Baccarat, Christofle, Henge, and Bvlgari to name a few. Other amenities include an upstairs living room with Roches Bobois furniture, Rose Gold shower fixtures in every bathroom, wine cellar, a 2,500 square-foot roof garden with a scenic backdrop of the Downtown Miami Skyline on the third floor. JULIAN COHEN places emphasis on why technology is relevant to our everyday living and discusses the buyer of tomorrow. ELEVATE: Who is the Julian Cohen Team client? JULIAN COHEN: My client is someone that strives for the superlative real estate experience. Professionalism and honesty go hand-in-hand with being well-versed in on and off-market properties, while having an instinct about the ideal home to fit the essence and lifestyle of each of your client's needs. As a Miami native, I have a vast cognition of the luxury marketplace and the dynamic of its bountiful neighborhoods and communities that surround the Miami locale. Attending Leysin American School in Switzerland has given me the tools to develop a strong International and referral based clientele. Word-of-mouth is the most instrumental public relations you can give to a sales agent/broker in a competitive and long term industry. ELEVATE: What differentiates the Julian Cohen Team from others in the luxury residential marketplace both with new developments and investments? (Miami, Los Angeles, NYC, & Internationally) JULIAN COHEN: My father, Felix Cohen has introduced me to the world of architecture and design in which has installed an inherent knowledge of what particular client desires are and what's acquired to fulfill their needs. He has the most impeccable taste of anyone I've ever met. Being bred into a family-oriented luxury home development business of over thirty years, I've been fortunate enough to consult with my father on many properties and been exposed to different materials, styles and textures that not only enhance the intimate connection for the right buyer, but sell at the highest price for the client; to include major record breakers such as 3 Indian Creek Island which closed at $47 million in 08/2012, and still holds the highest price single family home sale in Miami-Dade County history. These tools have become priceless for me in my own practice in understanding a product to consulting on architecture, custom finishes, and floor plans to land acquisitions. ELEVATE: Please express in your own terms why technology has an impact in real estate today and why you feel Compass as a brokerage firm has monopolized the market in terms of technological advancements of listing prowess? JULIAN COHEN: It is our job to stay in the know-Technology has become prevalent in the way we move with the times and gives us a larger scope of our clientele base. Compass has clearly been a pioneer in developing
in-house tools such as market analysis and client to realtor interactivity, in which has not only made it convenient and at the disposal of its agents, but revolutionized the industry as the top leading brokerage house in terms of marketing. ELEVATE: With art and technology in mind, what are the technological advancements that make people feel at home? (Prospective buyers' must see list? (Lighting elements, bathroom spaces, kitchens, etc.) JULIAN COHEN: Seamless and simplify are the words that come to mind. Autonomous luxury is what every client wants on their bucket list. From cabinetry to refrigeration, home theatres to security; the most successful companies are the ones that are making your home a freeing life experience so you can spend more time indulging and less time worrying. ELEVATE: Art is subjective to every avid collector. Do you find that the more renowned artists attract your discerning clientele rather than the emerging artists or do you work from a more conceptual aspect to the overall design of each property? JULIAN COHEN: Art is extremely subjective; hence, in the Cohen developments', art is usually an eclectic mix of renowned and emerging local artists. I tend to notice more often than not, that prospective buyers inquire about the less recognized artists. Art is all about how it makes you feel in the space you stand in. ELEVATE: Can you share any other developments that the Cohen family is collaborating on together? JULIAN COHEN: We are constantly working on the next development. We are working on acquiring a spectacular piece of land to build the next era of 3 Indian Creek with unprecedented design. There is an insurmountable amount of wealth coming into Florida from overseas, New York and California and the primary focus has been on $15 to 30M dollar properties, instead of the $50 to 100M dollar properties. What is unique to Miami is the waterfront living that has originated as a boaters paradise. It's only a matter of time until this thought process transgresses to the Miami market. We need more developments to cater to the roughly 1800 billionaires and that is where our vision is focused. Why not build a $100M dollar home on Miami Beach? Where do we hit our ceiling? RYAN SHEAR As a Principal of Property Markets Group, Miami-native Ryan Shear is primarily responsible for general company operations, with a concentration on PMG’s Southeast portfolio. JON PAUL PEREZ Before joining The Related Group in 2012, Jon Paul Pérez worked for The Related Companies in New York for six years. There he oversaw all aspects of the development process for more than 900 units, with direct responsibility for financial modeling, design programming, and construction management. He also participated in securing capital for the firm’s $900 million distressed opportunity fund. When The Related Companies purchased 425 unsold condominium units in Fort Myers, Florida, in 2009, Mr. Pérez was instrumental in selling all of the units within eighteen months. DAAN ROOSEGAARDE Dutch artist and innovator, Daan Roosegaarde is a creative thinker and maker of social designs which explore the relation between people, technology, and space. Roosegaarde has been driven by nature’s gifts such as light emitting fireflies and jellyfishes since an early age. In the living/seating room area, LED strip lighting creates the ambiance against copper beams, allowing the architectural beam to speak as a structural art piece. Between the wall light, concrete LED tile serves as the backdrop that sets the focal point on the art wall. The layering of track lighting is on a magnetic LED strip light that allows the client to position the directional light fixtures to glow a spotlight on the guitars. I am seeing more often in homes the integration of full bars in the living space. Clients feel more comfortable getting creative with this space incorporating cutting edge materials and funky design concepts whereas in the kitchens they may desire a more “timeless” look. - Designer of Italkraft, Candace Matlock
ELEVATE: With the niche of your artistry being Pointillism, a technique of painting in which small distinct dots of color are applied in patterns to form an image, Pointillism is also referred to as a style of 20th-century music composition. There is a relative connection between notes of color and multi-phonic notes of giving the sound a texture in consummate Jazz performances. Is this why you gravitate towards depicting legendary Jazz musicians in your collective? EM: Yes, I do use Jazz as my main focus when I am doing my Pointillism art because both are universal art forms. When doing Pointillism to create my Jazz characters, I listen to Jazz music as I create my masterpieces. For instance, when I created my art piece on Frank Sinatra, I listened to his music. It gave me a personal vibe to create a more realistic portrait of my subject matter. ELEVATE: What is the parallel between the subject matter of your art and creating a cognac brand? Is it a feeling that moves you or do you feel the music carried in the process of palate precision? EM: Just like my art, the cognac brand that I have created is very exquisite and appealing to those who desire the finer things in life. Smooth Jazz music plays an instrumental role in developing a great cognac. This is why my slogan states “Enjoy the smooth taste of Excellence.” ELEVATE: Who are your artistic influences? Are there any artists, both Jazz musicians, and painters that you are inspired by in the Miami marketplace? EM: My mother was a great artist and as a young child, I used to watch her create masterful art pieces. It’s innate for me to express myself creatively as an artist. One of Miami’s own that I enjoy listening to is Gloria Estefan. Her music has different rhythms that create a soulful, sultry sound. A commonality we share is that we were both inducted into the Las Vegas Hall of Fame/Walk of Stars. As far as an artist in the Miami marketplace that inspires me, I can only think of the one and only, R.J. Hohimer. His Jazz paintings not only reflect the music of an era, but his brush strokes show the colors and rhythms of Jazz. I like
the way he adds bright colors to enhance his paintings that radiate a glow into the introspective scenario of each particular canvas. ELEVATE: How did you get your start in the art world? EM: The first piece that gave me world recognition as an artist was my completion of Jazz Legend, Duke Ellington. Thanks to his granddaughter and on behalf of Mrs. Mercedes Ellington, she accepted the painting with gratitude and considers it as one of her greatest possessions. I was one of the first artists to be interviewed on a Jazz Television show called “BET on Jazz.” Other celebratory who have my piece of Duke Ellington include Wynton Marsalis, Steve Harvey, Isaac Hayes, and Tom Joyner to name a few. ELEVATE: At your core, you are a philanthropist and mentor. What drives your desire to give back to chosen causes? EM: I give to several causes because I feel that it is important to help others achieve the greater things in life. One of my main causes that I contribute to is the Make a Wish Foundation because it gives hope to kids and makes dreams come true for those who are battling illnesses. ELEVATE: Who is Eugene Mosley? Entrepreneur or artist? EM: I am both an entrepreneur and artist. I enjoy the challenges that they both create towards making something special and they both can be hard at times, especially when one is a perfectionist. ELEVATE: Both with your liquor and product brands, you call them Legend and Legacy. Is there a deeper meaning behind the name you have chosen, or is it about the Jazz legends who made a footprint in Las Vegas and giving back to the community that you are heavily connected to, as well as leaving a legacy of your own for others to inspire to? EM: It is true that I am inspiring to leave a Legend or Legacy behind for my family and a pattern for others to follow. That is the primary reason behind both of my brand names. Of course, the Jazz Legends who made a footprint in Las Vegas were very inspirational to me because Las Vegas is
my home and will always have a special place in my heart. ELEVATE: As the only artist that was inducted into the Las Vegas Hall of Fame/Walk of Stars and with a Las Vegas Star placed in front of the Paris Hotel, do you feel a sense of acknowledgment? EM: A recollection of one of my fondest memories as a child growing up in Las Vegas was walking down the strip and seeing an artist painting and signing autographs. I knew then that this was something that I wanted to do when I grew up. I have been fortunate enough to have my art sold at the Regis Galerie in the Venetian Casino and made history on December 16, 2015, with my star placed on the Las Vegas Walk of Stars. Another accolade for me is having my star positioned five stars away from one of the most prestigious entertainers, Sammy Davis Jr. ELEVATE: In your own terms, can you express the technique behind creating an influential cognac? EM: The vineyard and aging process is a key component in creating an influential cognac. In the town of Cognac, France there are five different regions in that town that have different climates that produce grapes to make cognac. For a novelist cognac connoisseur, you must know that a cognac is a white wine first and then it distills twice to make a fine cognac. My cognac is aged from the age of 20 to 50. I really don’t get into young aged cognac due to my level of taste and quality. Cognac is considered a sipping spirit; however, it is the perfect cocktail-making drink due to its unique flavor and aromas. ELEVATE: What is your appeal about entering the Miami marketplace? EM: Everyone knows that Miami is the place to be, not only does it have a multi-cultural environment, but it’s an appetizing melting pot for elite products. I don’t want to be just another brand owner in Miami. My main focus is to educate others on the history of art and Jazz by fusing my passion and celebrating both mediums. In the end, you have something that makes you feel differently than before you experienced the space.
