We have an amazing home by the beach, and I’m excited about fitting out the boatshed over the next few months. I’m less excited about the landscaping and planting another 15,000 trees over the following five years, but it will be rewarding to see the property covered in native trees someday.

I’ve been asked how I’ve enjoyed the building process and if it was what I expected. Well, I enjoyed parts of the build. Being hands-on, problem-solving

and seeing things take shape were all things I imagined I’d enjoy, and I did. But I didn’t enjoy project managing, chasing consultants, council, and wrangling tradies, and I didn’t like looking at the monthly invoices. As far as the finished product goes, it’s not what I expected either; it’s way better!

So, here’s a brief run-down of how I feel various parts of the build came out versus my original expectation.

Site prep and foundations - much worse than expected

Cladding & Roof – better than expected

The clean lines of the tray and the rain screen perfectly contrast the randomness of the cedar, and we love how the three work together.

Lesson learned: While creating a random pattern sounds cool, it’s risky and might double or triple the required labour. So be careful to calculate the extra time cost if you are doing anything out of the ordinary.

I always wanted vertical random battens for the cedar, but to make it more random and bespoke, I got samples of all the widths and thicknesses and made up my own pattern. I took out the widest board, as these would end up cupping, and out of the narrower widths and thickness, I made up an 11-board pattern. The builders didn’t like the idea, and neither did the supplier, but both agreed it looked awesome when done.

I’d built in a generous 30% top-up on the QS to cover unforeseen obstacles and hold-ups, but we still blew the budget here. Hitting a log deep beneath the surface didn’t help, and neither did Covid-19 forcing us to hand mix the concrete. But the main issue was the geo-tec engineers made some mistakes, and the structural engineer came up with an impractical floor design based on an assumption the boat to go in the shed was an aircraft carrier.

The inside of our new home looks better than I could have imagined, but to be fair, most of my thoughts were about the exterior, and Kaylene put a lot more thought into the interior.

Framing and structure – as expected

We started the build without deciding what our internal wall linings would be, the architect specified cedar ply, but we were concerned it wouldn’t take the knocks and would be hard to clean.

We shopped around on structural steel, which helped us get a fair price. And the guys installing the steel turned up when they said they would and did the job. The frame and truss was the same; it was on time, on budget and slotted straight into place. I expected this to go well, and it did.

This was the first time as owners we saw something take its finished form and find out if we made a good decision. We went for three exterior claddings. The boatshed was 90% AlumiGard tray to match the roof, with a little bit of random batten cedar and cedar facia. The house was a mix of the tray, cedar and hardwood rain screen over membrane.

By chance, I was at Bay of Islands ITM to pick up some structural ply when I spotted some sheets of Okume ply, it had a hard veneer and nice fine grain, and I was pleasantly surprised at the cost. Kaylene was chief in charge of interiors, so I showed her, and she liked the look of it too, only it was pink, which I didn’t notice due to being colour blind.

Lesson learned: Talk to the paint experts sooner rather than later. I thought the stain was pretty basic stuff, but they all react differently to various timbers

Interiors – better than expected

Kaylene set off on a mission, trying close to 100 combinations of stain and polyurethane to get the ‘tone and colour’ of the Okume ply just right. To be honest, they all looked pretty good to me, and the process of choosing a stain drove me crazy, with any conversation we had for three months revolving around the interior wall stain. But she nailed the colour, and then the builders did a fantastic job of the install, with perfect mitred corners giving a sharp finish; even if some of the nail lines weren’t straight, we’d say that’s helping to match the rustic sleeper wall.

Matt and Kaylene are happy to have a finished house, but even happier the filming for the TV series is finished…for now at least.

To make this space usable in all weather, we used the hardwood rain screen with open slats to allow airflow, but we did a double layer of hardwood with insect mesh sandwiched in between to keep the bugs out. A large pull-down mesh blind on the north, and eastern side of the alfresco area allows us to pull down the blinds, open up our big living room sliders, and create an enclosed outdoor area that flows indoors. And it works exactly as I’d imagined.

I’ve just touched on a few facets of the build here, but you can see it in more detail in the videos we’re releasing on our Facebook page @buildingthekiwidream. And that’s also the place where we’ll be screening the completion of my boat shed. If you thought the house was cool, wait until you see what we’re doing in the shed!

and application methods. The Dulux paint specialists saved us from making some big mistakes, and we should have consulted them sooner. And if you are having negative detail and your wall linings are dark, paint the wall studs black before lining. I asked the builders to do this, and they said it wasn’t necessary, but I wish I was more insistent because using a tiny craft paint brush to do it now is a real pain in the butt.

Deck and Alfresco area – better than expected

I’d thought a lot about how this space will be used and even more about how it could work together effectively. The alfresco area has an outdoor fire,

This was an area that the architect left out detail, and while this caused the builders some headaches, it allowed me to see the space evolve and get a feel for how we could make it work…and I’m sure this caused the builders some headaches too! We have a decent amount of kwila decking around three sides of the house, with the northern side facing the ocean the biggest. For the house to function well, it needed to link to the deck, and the deck also needed to be connected with the pool, lawn, beach and outdoor dining area.

Lesson learned: When you have beer on tap, the pale ale is best served at 4-5ºC, and the lager is spot on at 2ºC. I made the rookie error of having them in the same chiller; if doing it again, I’d have two keg chillers under the deck instead of one.

Owning a house has been more than just an aspiration for New Zealanders – it has been at the heart of our national identity. When Norman Kirk couldn’t afford a builder years before becoming Prime Minister, he did the work himself. He made concrete blocks from sand, cement and coke dust in his spare time. He carried building materials 10 km home on his bike.

Embracing intensification

Higher-density housing is transforming our cities and towns, and the construction of townhouses and apartments could soon outnumber standalone homes. However, it isn’t a smooth change with the pressure to improve perceptions, lift quality and shrink carbon footprints.

Government pushing intensification

Today, those attitudes are changing fast, with the attractions and convenience of an inner-city lifestyle now driving significant growth in multi-unit housing. Of the 47,331 new homes consented in the year ended September 2021, 21,886 (46%) were multiunit homes, up from 29% just five years earlier. If the trend continues, Aotearoa New Zealand will soon build more multi-unit homes than stand-alone homes. This is already true in Auckland, where multiunit homes account for two-thirds of all new homes consented, and in the Wellington region.

As recently as 2016, a BRANZ Housing Preferences Survey of 1,600 households found that people strongly favoured stand-alone houses.

Hamilton, like other cities, wants to intesify rather than continue to allow greenfield developments.

A shift in thinking

At the launch of Future Proof, a 30-year plan for the Hamilton, Waipā and Waikato subregion, Bill Wasley, Chair of the Implementation Committee, said, ‘We can’t just keep allowing greenfield developments –our communities and our environment can’t afford it.’

The standards enable smaller private outlook spaces (between windows and other buildings), smaller outdoor living spaces such as balconies and reduced side yard setbacks to allow development closer to side boundaries. Where resource consents are required, more will proceed without the need for notification. The standards give landowners, developers and designers much more flexibility than before, and the number of MDH homes is expected to grow significantly as a result. A graph later in this feature showing the BRANZ forecast for townhouse consents gives a vivid picture of this.

Multiple drivers for MDH

One key area is energy efficiency that far exceeds Building Code minimums, making homes healthy and comfortable year-round while needing very little energy to operate. Many developments are achieving this with computer modelling at the design stage. Toiora in Dunedin achieves this by complying with Passive House requirements, a process that starts with specific design requirements and ends with as-built certification. Kāinga Ora has begun work on a 3-storey, 18-home block in Māngere, Auckland, that is on track to achieve Passive House certification. The agency has a further seven Passive House projects (all 3-storey) in the design phase.

The social and community-friendly nature of welldesigned MDH developments is also a drawcard. Articles later in this feature looking at community gardens, cohousing and build-to-rent all refer to the social benefits that residents can enjoy. Some communities, such as the 21-unit Toiora High Street Cohousing in Dunedin, even have their own Facebook pages.

Measures of good design

Ways of measuring good higher-density design aren’t hard to find.

Even without government efforts, there are many drivers for MDH. Population growth around the country is one. The population of the Auckland region is projected to hit 2 million in little over a decade, up from around 1.7 million today. Wellington City is planning for an extra 50,000 – 80,000 residents in the coming decades. The capital’s newly released spatial plan shows how this will be achieved, with certain parts of older inner suburbs, today home to villas and bungalows, marked for buildings up to 4 or 6-storeys. Smaller centres are growing too –Cambridge will likely need an extra 2,300 houses in the coming years and Carterton an additional 1,000. Both are making provision for MDH.

When it comes to assessing how well designed a dwelling is in terms of its usability, safety and adaptability for people of different ages and physical abilities, a Lifemark star rating can help. Homes can be given a 3, 4 or 5-star rating, and there are higherdensity homes with 5-star Lifemark ratings.

Other drivers include encouraging people to walk, cycle or use public transport to reduce greenhouse gas emissions from private car journeys. New Zealand’s greenhouse gas emissions from road transportation have doubled since 1990. Roughly half of all our carbon dioxide emissions come from

transport, two-thirds of this from light vehicles, so cutting car journeys has the potential to make a useful contribution to reducing emissions overall.

Funding priorities for the government’s Housing/ Infrastructure Acceleration Fund announced earlier this year include brownfield intensification and projects in locations of high housing demand with good access to public transport, jobs, education and amenities.

These requirements were brought forward by a year with the Resource Management (Enabling Housing Supply and Other Matters) Amendment Bill announced mid-October this year and supported by both the Labour Government and the National Party. In a giant step in support of medium-density housing (MDH), the Bill also requires the councils to take on board medium-density residential standards that will allow landowners in those cities to build up to three homes of up to 3-storeys on most sites, covering up to 50% of the site, without the need for a resource consent.

The lack of affordable housing is a significant consideration. Per-square-metre, construction costs are not lower for MDH or apartments than houses, and they are frequently higher and, in some cases, much higher. But because MDH or apartments typically have a smaller floor area than the average new house, costs per unit can be lower.

Achieving a good Homestar rating is another approach. New homes built to minimum Building Code requirements typically get a Homestar rating of around 3–4, but homes in a growing number of higher-density developments are achieving a Homestar rating of 6, 7 or 8. Dwellings designed to this level will use considerably less energy and water than Code-minimum homes over their lifetimes.

Hobsonville Point

Many aspects of good higher-density design are well illustrated in Hobsonville Point, the former defence base 20 minutes northwest of the Auckland CBD. When it is complete in 2024, it will house 11,000 residents in 4,500 homes at a higher density than traditional city suburbs. There are already amenities, including cafés, restaurants and bars. There is lots of green space – 26 hectares of parks and reserves and 5 kilometres of coastal walkways. Over two-thirds of children walk or cycle to school, and over half of the residents take public transport, walk or cycle to work. No house is more than 800m from a bus stop, and there is a ferry connecting to downtown Auckland.

● While intensification can mean fewer daily car journeys and lower transport emissions, big challenges remain around carbon in new construction, particularly for apartments. BRANZ calculated the greenhouse gases that new homes could allowably emit while moving towards our 2050 net-zero carbon goal. The results for MDH and stand-alone homes are similar – they exceed their climate targets several times over – but the figure is higher for apartments.

For all the benefits of well-designed and constructed medium-density homes and communities, there are still some thorny issues to face:

Design and construction of the housing has been carefully thought through. Around 85% of material waste is recycled during construction. Kāinga Ora is overseeing the project and has a target of reusing/ recycling over 80% of waste (excluding contaminated materials) in large development projects and in small to medium developments in Auckland. The homes are energy and water-efficient – they use 25% less electricity and 32% less water than the average Auckland home. Over a third of the homes built to date fall into the affordable bracket. Medium-density housing is common.

● Progress in existing built locations or brownfield sites will be dictated by the capacity of existing infrastructure and services. If in-ground infrastructure cannot cope with a large number of extra households, that will effectively block big developments. Plans for increased population numbers also need to consider services such as schools. In Auckland, many schools are near their limits and would only be able to take more students if they get funding for new buildings.

● In the coming years, there will be more debates around intensification in inner-city suburbs – in Wellington, the city’s draft spatial plan received 2,897 submissions. Some think inner suburbs of mostly villas and bungalows should be protected for aesthetic and heritage values. Others see older homes as cold and unhealthy, better replaced by warmer higher-density homes housing more people. (On rare occasions, both sides can be winners – a heritage building in Whanganui recently gained resource consent for conversion into 18 apartments, retaining its historical street appeal.)

Having a lot of people living above you – and particularly above your head – is not good from a Māori perspective, and this has big implications for high-rise apartments. Some urban iwi are exploring ways to house more people on their land in a way that doesn’t conflict with this.

Māori and higher-density housing

Central and local government bodies recently published guidance, from Kāinga Ora’s 2021 guides around large-scale urban development to the Hastings residential intensification design guide

update should increase the appeal of apartment life by reducing some of the drawbacks seen in the management and governance of apartment blocks. The Unit Titles (Strengthening Body Corporate Governance and Other Matters) Amendment Bill currently working its way through Parliament will amend the Unit Titles Act 2010. The Bill aims to improve information disclosure for prospective apartment buyers, strengthen governance arrangements, increase manager professionalism and ensure adequate planning and funding of long-term maintenance.

Growing support for industry and clients

Locating this in the kitchen, with one person preparing food (tapu) while someone beside them is loading the machine with dirty clothes (noa), is not a satisfactory arrangement. (The health and safety concerns that are part of the concept behind tapu and noa are clear.)

James Berghan, a lecturer in urban design at the University of Otago, says a practical example is the location of a washing machine cupboard in an apartment. Putting this in a bathroom is generally acceptable.

● Residential blocks converted from older buildings in earthquake-risk areas have been hit hard by legal requirements to upgrade. A 2019 survey by the residents’ association Inner City Wellington found apartment owners in earthquake-prone buildings facing an average cost of around $437,000 to upgrade. They face insurance hikes of up to 10 times or more as premiums adjust to better reflect risk.

While issues around housing intensification remain, developers, architects, and builders have a growing number of resources to call on.

Two classes of building products

The regulations will make it easier for designers, builders, and homeowners to decide which products are suitable for the job, use them as intended, and make decisions about alternative products where there are product shortages.

Government’s new Building Regulations (Building Product Information Requirements) Regulations 2022 set out the information which must be provided for designated building products. The regulations will increase confidence and support decision-making when choosing building products.

Undertaking supervision of building work is an important role. All LBPs need to consider the practical and legal implications of performing this function.

The Building Act 2004 in section 7 defines what it means to supervise building work: ‘Supervise, in relation to building work, means provide control or direction and oversight of the building work to an extent that is sufficient to ensure that the building work: (a) is performed competently; and (b) complies with the building consent under which it is carried out.’

What can an LBP supervise?

An LBP cannot supervise another LBP undertaking work in the same licence class. LBPs are legally entitled to carry out RBW and are always individually accountable for the work they themselves produce. The LBP who completes RBW must also be the one who completes a record of work afterwards.

Different types of supervision

Only Licensed Building Practitioners (LBPs) can supervise restricted building work (RBW), and only that which they are licensed to carry out themselves. For example, an LBP with a carpentry licence can supervise a non-LBP doing carpentry RBW but cannot supervise a non-LBP doing blocklaying RBW.

There are three different types of supervision – direct, general and remote. The supervising LBP needs to consider both the work being done and who is carrying it out to be able to gauge the level of direction and control necessary.

It can result in failed building inspections, poor quality workmanship and rework – all of which are going to reflect badly on the supervising LBP. It is an offence to supervise in a negligent or incompetent manner, and you could be held to account.

Complex tasks involving risky details being undertaken by low or semi-skilled workers require direct supervision or working one-on-one with them. An example of this might be an apprentice installing weatherboards for the first time.

Remote supervision

It is crucial that the LBP accurately completes their record of work or certificate of work, outlining what work was carried out or s upervised. There is plenty of space to do this on the form.

Just being licensed does not mean you are capable of supervising non-LBPs carrying out RBW. It may be difficult for newly licensed practitioner with only a few years’ experience to supervise a non-licensed tradesperson with 40 years’ experience.

Poor supervision can involve poor on-site health and safety records, disorganised and untidy sites, little or no quality assurance, poor sequencing resulting in rescheduling of work, missed milestones or handover targets, or disgruntled staff or clients.

Remote supervision could be used when an LBP knows that the non-licensed workers carrying out RBW on a different site are highly skilled.

These forms will be held at the council for the life of the building they relate to. Therefore, having an accurate record is in the best interests of the LBP. You are unlikely to remember what you did on a particular job years from now, so accuracy is important.

Where a competent but unlicensed designer who is well known to the supervising LBP works in a different office, remote supervision would be appropriate, and would be provided primarily by phone or email.

Holders of a site licence are practitioners who are recognised as possessing specific skills that relate to coordination, oversight, organisation and managing building projects.

It all comes down to competence, and not being afraid to say “I need more experience before I can competently do that.”

The site licence is an indicator that you have the skills to manage personnel and provide technical site supervision within the scope of your licence. The site licence holder undertakes supervision of general building work, rather than the supervision of unlicensed people undertaking RBW.

As the supervising LBP is going to be providing a statement about the building code in their certificate of work (CoW), dialogue with the non-LBP throughout the design process is essential.

“This influx of workers coming in that employers see as the panacea for all our woes is not going to happen the way it used to, and the numbers are likely to be much smaller than usual due to the intense competition from other countries.

“A lot of people see the borders opening as a panacea, but I would urge people to take a deep breath on that. There are people who have been here on a visa of some kind are now leaving because they were previously afraid that they couldn’t get back.

“A lot of small to medium-sized companies have sold the family silver, mortgaged their homes, and they’ve hung in there, and at the very time when they want to get busy and grow, everything has become more expensive, and they can’t get product, and they can’t get labour.

“All of a sudden, it doesn’t look as good, especially if you compare it to Australia or Canada. A lot of candidates we talk to end up going to Canada.

“Then there’s a whole bunch of young people who haven’t been able to go on their OE, and there are probably three years of pent-up demand. You will go now if you’re a young 20-something and you’ve been cooped up.

“We’respace.

“We don’t see any real change until at least late October, maybe even later. We source a lot of people from the UK and Ireland, and it’s summer there now, so if you’re looking for a working holiday for 3 or 6 months, you’re going to wait and get back-to-back summers.”

I’m no economist, but I’ve been around long enough to recognise that we are heading into difficult times. Between supply shortages, rising inflation, increasing interest rates, and an unstable housing market.

If your biggest client disappeared, would you still be okay? We’ve all seen bigger companies fold and little guys get hurt.

Watch the numbers closely. Look for the early signs, so you’re not surprised.

Don’t let it happen to you: Make sure you aren’t carrying late payers and have solid terms of trade.

Especially if word of mouth is the only way you get leads, build a larger number of sources. There are many different and effective ways for tradies to market their services. Then even if some dry up, you will still have other work streams.

Don’t rely on your backlog of work. Make sure you do all you can to keep the work flowing.

In slow times, you can also diversify (into other types of jobs you can make money on). As well as specialising in what you are good at. Do both! Spread your risk.

Cash is king, and you want as much of it available as you can. Reduce overheads. Work on becoming more Reduceefficient.debtas

Identify options ahead of time. Have a Plan B for all scenarios. Such as a higher overdraft facility or cash buffer in the bank.

I have recently taken all my clients through this. A smaller client of mine saved $17,000 from just a few tweaks. Not bad for a few hours of work.

You’ll be ready to dominate and have less competition when things bounce back.

Companies don't necessarily protect you from personal liability for company debts

In contrast, as a shareholder of a company, you are generally only liable for money you’ve borrowed from the company. This usually means shareholders are not personally responsible for company liabilities, and personal assets will be protected.

BUT there are a couple of scenarios where a company doesn’t provide personal protection, and personal assets are on the hook:

If a personal guarantee is in place, a company structure essentially provides no protection for personal assets.

With small companies, it’s common for banks or suppliers to ask for personal guarantees.

Get ahead of the curve this financial year by avoiding the top mistakes tradies make when filing their taxes.

As a sole trader, you are personally liable for all debts incurred. That probably doesn’t come as a surprise.

In fact, unless you’re planning to raise capital or bring on business partners, a company structure might actually leave you worse off than if you’d remained a sole trader. Here’s why:

Once the site information has been gathered, the designer is initially responsible for locating the planned building on the site and must ensure that the proposed location complies with district plan requirements. These include checking requirements for:

Responsibility may be attributed to one or more parties, including the owner, building consent authority, designer or builder. To avoid litigation, it is essential that new buildings are correctly located on sites – as residential sections have become smaller, there is little room for error, and accurate location is even more critical.

Setting out a new building site

A house built in the wrong position on a section can cause major problems. For example, if built too close to a boundary, it may not meet district plan requirements or comply with New Zealand Building Code requirements of a minimum separation distance to the relevant boundary or neighbouring buildings.

Non-compliance could be costly

Before setting out and establishing the exact location and relative height of a new building, an accurate survey of the building site is required to:

● establish the location of existing underground and overhead services

● establish locations of existing boundary fences and retaining walls

● resource consent

Survey the site

● determine site and boundary levels

● building set-back lines in some areas

● permitted heights and building recession or sunlight access planes.

It can be an expensive mistake if a house is not correctly set out on site. This happens too often, so here are some basics for getting it right.

The designer must describe the building location using a reference point such as a boundary peg or other permanent marker, from which measurements can be made (Figures 1 and 2). The reference point must have dimensions given in two directions to enable the builder to establish offsets or locate a corner of the building. On rectangular sites, a wall of the building may run parallel to a boundary, but on irregularly shaped sites, this may not be the

Building profiles are erected to enable the exact location of the building to be marked out on site. They should be located outside the building perimeter, approximately 1.2m but a minimum of 900mm away (Figures 3a and 3b).

On-site, the builder must establish the location of the boundary corners. If survey pegs are not present, a registered surveyor should be employed to establish exact boundary locations.

A building line marking out one side of the building – preferably a long wall – can be established, and a second building corner can be located on this line.
