North Carolina Continues to Attract Home Buyers Riding a wave of recent national recognition that highlights the Charlotte and Lake Norman regions, the local real estate market is enjoying another solid spring, much in line with last year's results at this time. With interest rates hovering around the historically reasonable 4% level, and four straight months of national job growth in line with last year's spring numbers, the underlying dynamics in our housing market continue to be strong. The price range entering the luxury segment, $500,000 to $1 million, continues to show high activity, with areas like Ballantyne, Weddington, and much of Lake Norman showing sell-thru increases over last spring, while traditional high demand areas like Dilworth and Myers Park continue solid results in line with last year.
In the luxury segments, the region currently sports 94 homes under contract over $1 million in list price (39 at the lake, and 55 in Charlotte), while the ultra-luxury category above $2 million records 18 pending transactions - a pace that's slightly ahead of last year but still subject to significant choices in inventory. Showings continue at a solid frequency in the range around $1 million and below, with most homes recording weekly showings. Further up the food chain, homes in the $2 million and up range are seeing 1-2 showings per month in most areas, with new construction also presenting a popular alternative.
