Western North Carolina Emerges Strong from Stay-At-Home Period After experiencing a total shutdown of real estate activity in its most populated counties, western North Carolina rebounded moving into mid-April, despite continued stay-at-home orders restricting non-essential activities well into May. Real estate, considered an essential service by the state, was initially completely shut down in Buncombe and Henderson Counties following a robust first quarter of 2020, which saw many areas see sell-through rise by over 15% compared to Q1 of 2019. Outlaying counties in the foothills and west of Asheville, chugged along at near normal levels into May, albeit off slightly due to limited out-of-state travel into the region. As restrictions lifted in May, showing activity and pending contracts surged to roughly 70% of normal May activity, very encouraging at the time considering that out-of-state travel was still mostly
dormant. Moving into June and July, travel by vehicle has picked up, and we anticipate this will trend upward as we move into mid-summer and the third quarter. Luxury traffic above $750,000 in list price emerged a bit more slowly but is now trending at about 70-80% of last June/July, pointing to a solid recovery in this key luxury price segment moving forward. Uncertainties remain due to the unpredictable nature of the COVID-19 spread and any additional restrictions that are enforced, also taking into account the potential sidelining that presidential elections have historically driven. There has been a noticeable pattern of increased interest both regionally and from out-of-state in properties that provide more social spacing, almost mirroring the hot trend in urban living that existed just 3-4 months ago. This seems to point to more balancing of interests between city and suburban/rural settings for the near future.
