Charlotte and Lake Norman Regions Rebound In probably one of the most unique real estate markets in the region's history, our area went from a historically torrid pace in which the market for the first quarter of 2020 was as much as 20% ahead of last year's showing pattern and sell thru, to near shut down in a matter of days. Nationwide stay at home orders leading into what was the beginning of our peak listing and showing season led to a complete disruption in the marketplace, at one point dropping showing activity to near zero in all but the outlaying counties of the region who classified real estate as an essential service with the remainder of the state. As we monitor system-wide pending contracts and showing appointments requested MLS wide, one of the early surprising trends was that we never shut down to complete zero, but actually continued to see some contracts placed. As Mecklenburg County began to slowly relax restrictions, showings surged to near 90% of normal the first weekend, indicative of pent up demand, which we viewed as the basis for our clients to get their homes on the market prior to the state's phasing in of more relaxed movement.

What has transpired since then is that high demand areas such as Myers Park and Cornelius, who were near total shut down, surged to near record high pending contracts in most price points. Outlaying counties such as Union, Lincoln, and Iredell, have all returned to normal showing patterns for this time of the summer, pointing to a solid 3rd quarter considering travel restrictions are just starting to relax in our traditional feeder markets. There has been a marked movement by some consumers to explore suburban and rural locations, which will be interesting to watch as our area deals with expanded cases of COVID-19 in a more relaxed environment. Significant uncertainty remains relative to the potential for additional restrictions the second half of 2020 and into early 2021. In the short term, our region has returned to robust selling conditions in the upper ranges above $750,000 in list price and into the ultra luxury price point ($2 million or higher in list price). Ivester Jackson affiliated companies currently lead western North Carolina's luxury marketplace in transactions brokered in this ultra luxury segment so far in 2020.
