Regional Luxury Market Rides Consumer Prioritizing of Housing With luxury consumers still feeling flush, yet relatively limited in terms of available discretionary spending options on things like international travel, the region's luxury real estate property market saw many people turning to the pursuit of both larger and newly owned secondary homes. One of the many trends to emerge from the historically unique impact of the Covid-19 pandemic has been the rapid emergence of the heightened priority many Americans are placing on not only their primary housing needs, but the desire for secondary homes to serve as escapes and sanctuaries that in otherwise normal times, might be pursued through travel and other means. The need for in-home office space for remote work schedules has led many homebuyers to once again evaluate larger living spaces while simultaneously enjoying the flexibility of being able to work from almost any geographic location. Within our region, both Lake Norman and Asheville have seen explosions in buyer activity from the already active out-of-state segment, which views both markets as highly
desirable places to both vacation and work remotely. Charlotte, likewise, has seen changes, with more people relocating due to their newly discovered geographic flexibility. Additionally, we see existing homeowners opting for areas that offer more space and possible acreage parcels. Outlaying areas like Union, Lincoln, Cabarrus, and Gaston Counties are seeing more luxury activity, along with both Lake Wylie and Lake Norman. Showing activity in the luxury range (above $1 million in list price) was up well over 50% from Charlotte to its outlaying suburbs, with some areas like Lake Norman posting 100% increases in requested showing appointments for properties listed above $1 million (in comparison to last year's same October period). Historically, elections have brought about pauses in the high-end property market, both in the period running up to the election and just following one. However, this year's fall housing market has been full steam ahead and portends a strong finish to 2020.

Showing activity over the last 30 days in Charlotte appears significantly higher in almost every luxury range compared to the same 30-day period in 2019. The $1 - 2 million range is up over 50% compared to last year. The $2 million+ range has also seen more activity. Absent some unforeseen circumstance, this points to continued strength for the next 90 days in most of our key luxury markets in Charlotte, with the $1 - 2 million range being particularly hot.
Showings in the $1 million+ range at Lake Norman were up significantly over the last 30 days compared to the same period in 2019. The $1 - 1.5 million range doubled in activity, while the range above $2 million jumped over 30%. Like Charlotte, the ultra luxury segment above $3 million had a large increase, albeit on a very small relative sample size. Historically, the luxury market has slowed leading up to election eve. We are not seeing that normal activity this year.
Covid-19's impact on housing and the continued bullishness of American consumers combine to produce significant increased showing activity in all luxury price ranges, bucking the last 3 elections' historic trends of downward home showing activity preceding the election. These numbers seem to indicate continued high levels of activity between now and the end of the year, possibly into 2021, pending unknowns related to the pandemic's continued impact.
