Tight Inventory Opening Up New Areas to Luxury Buyers The past twelve months have seen several new dynamics emerge in the luxury real estate market in our region. Once in a lifetime low interest rates, a surging stock market, active private equity markets cashing out private business owners, and Covid-19's continued impact on the importance of both primary and secondary housing have all combined to create increased demand for luxury homes. Over 50% of the past year 's luxury transactions have been funded with cash; in some price segments, that number has been as high as 60-70%. Both the Charlotte and Lake Norman markets have seen steady declines in inventory since last May as the influx of buyers from other regions attracted to the many great lifestyle options that our region offers continues to drive demand. In the mid-market luxury segment just below $1 million in value, inventories have declined below 60-day absorption rates to as low as 30 days or fewer in some high demand areas. Days on market have dropped well below 90 days in the luxury segment below $2 million in list value. Comparatively, the ultra-luxury range above $2 million in value has seen a similar pattern, albeit with 3-6 months in inventory, and thus a few more options for buyers.

New to the market in recent months is the impact this inventory dynamic is having on previously lower demand areas relative to active luxury property sales. Cabarrus County saw a sixfold increase in the fourth quarter of 2020 in sales above $500,000 in value, no doubt impacted by tighter inventories in neighboring areas like Davidson, Cornelius, and parts of Charlotte. This dynamic is also playing out in rural settings, with family compound-style properties drawing increased interest as far away as 50 to 75 miles from larger cities in the region. The recent rise in the 10-Year Treasury does appear to be impacting the mortgage markets, and thus we will likely see at least some flattening of the rise in demand for mid-market offerings. That segment recently saw its first week in 6 months in which pending contracts did not outpace homes coming on the market. Significantly higher lumber and materials costs, in addition to trade labor shortages, have also hampered new construction expansion over the past twelve months. Given the above conditions and their likelihood of extending into at least Q3 of 2021, it appears we're likely to see similar market conditions in most areas of North Carolina.

Digital Home Makeovers and The Power of

Virtual Staging

The value of staging a home is not lost on most homeowners. In a recent survey by the National Association of Realtors (NAR), 77% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as their future home. And 40% of buyers’ agents reported that their buyers were more likely to schedule a showing for a staged home they browsed online. The challenge is that staging can often be a time-consuming and expensive part of the home selling process. Enter virtual staging, which has emerged as an affordable and simplified approach to traditional home staging.

WHAT IS VIRTUAL STAGING? Virtual staging looks almost exactly like traditional in-home staging but without the added stress, labor, and cost of moving in furniture and making cosmetic changes to the home. Digital stagers take images of your empty (or sometimes furnished) home and using photo-editing programs, digitally alter the images to present a highly realistic and alternate version of the space. It’s ideal for giving realism to an empty room, decluttering a busy space, or adding other desirable elements to a home.

Attract More Online Buyers Over 90% of buyers start their home search online. Virtual staging allows you to showcase your home at its highest potential and make the best first impression to potential buyers. How to Find Up-and- Coming Artists When it comes to collecting the work of emerging artists, it pays to do your homework, and know your hashtags, say gallerists and the experts from Christie’s auction house.

If you’re considering buying art, the next piece you purchase may already be in your pocket. Providing, of course, you have an Instagram account on your smartphone. Search #Artist and you’ll have access to a mind-boggling 186 million posts, with something in every genre, from painted landscapes and portraits, to political illustrations and still lifes. Be a little more targeted, with #CollectibleArt, for example, and that number comes down to a more manageable 16,000. Clearly, emerging artists are using the platform to get their work seen, and logically, many gallerists—and savvy art investors—are using it to scout for the next stars of the art world.

“I check Instagram regularly,” says Cem Angeli, of CA Contemporary gallery in Vienna. “I’ll see what they’re about, and if I like the look of them, I’ll reach out to them.” Marcello Kwan, Vice President, Senior Specialist, and Head of Sale of Contemporary Asian Art at Christie’s Hong Kong, agrees: “Try finding art-related hashtags to find not just artists to follow, but galleries and museums, new trends, and new names.” But don’t stop at hashtags. Both Angeli and Kwan stress the importance of doing some homework when you begin collecting the work of up-and-coming artists. “Look at their resumé, where have they exhibited, if anywhere, and what kind of shows?” counsels Angeli, who opened his space in 2016. He also advises looking at the beginning of an artist’s career—where did they study, did they get good grades at art school, what was their degree show like? “Go to graduate shows!” he adds. Away from smartphones, Kwan points would-be investors to art fairs. Either online or, when the time comes, back in the real world, believing fairs to be a good way to explore new talent. “It’s always best to view artworks in person, but virtual tours are a good preparation.” Rachel Uffner has been showing emerging and mid-career artists in her eponymous New York City gallery since


2008, and spots new talent at shows—both individual and group—and sometimes through recommendation. “I’m looking for something new, something that pushes whatever medium the artist is working in: sculpture, painting, photography, in a direction that I find new and interesting.” Once someone has piqued her interest, she will pay a visit to the artist’s studio to see if they connect. “Starting a relationship with an artist is a big commitment from both sides, so there has to be something about the artist, their rigor, their personality, their thinking, that I’m going to want to work with.” Both Angeli and Uffner recommend building a relationship with the gallerists who act for artists producing the kind of work you like. Be a regular visitor to their galleries, talk to them about the people they represent, ask them why they decided on certain artists. Emmanuelle Chan, Associate Specialist and Head of Online Sale at Christie’s Paris, also advises meeting the artists themselves whenever you can, either through a gallery or via social media. Gallerists, of course, are happy to arrange meetings between their artists and potential clients, at private views and hosted dinners, and can also arrange studio visits. Both gallerists and auction house experts advise taking a long view when it comes to investing in emerging artists. “When I get asked about starting a collection, I say look at

Uffner recognizes that every art buyer wants to see their investment appreciate, but reminds would-be buyers, “when you’re investing in an artist you’re investing in a person. It’s not like real estate where you might buy with a view to selling it for profit in a couple of years. Collecting should be a long-term relationship.” Kwan agrees that you should collect with your heart, but adds, “Remember, all big artists start small.
