HOUSING MARKET STEADIES AS INTEREST RATES RISE
Western North Carolina’s housing market shows a steady hand as national housing markets begin to cool. Inventory remains low in most areas, which in turn has kept pricing and days on market stable across the region. Regional and national buyers continue their migration to the area which has paced sales and home prices in most segments. It will be interesting to keep an eye on interest rates and inventory over the next 60-90 days, as it will certainly impact pricing and days on market moving through the 3rd and 4th quarters. As noted in the most recent market reports, outlying areas such as Polk, Jackson, and Cleveland counties are seeing a surge in luxury home sell-through and many markets have seen record breaking sales.
Keeping an eye on the "Emerging Markets" piece will be key as some luxury buyers have continued to look outside of Asheville and Buncombe county to find a second or third home while also staying close to arts, cultural entertainment, dining, and regional air travel hubs. As a firm, we have seen an uptick in ultra-luxury (Over $2M) transactions in communities such as Balsam Mountain Preserve in Sylva. These ultra-luxury buyers aren’t as sensitive to an expansion in the mortgage rate as much as they are tied to the financial markets. Moving forward we see these areas continuing to gain traction with buyers from across the country.
Interest rates have steadied but still remain near record highs for the year and we don’t see this easing in the near future. While some economists speculate we are seeing a plateau as it relates to inflation, it's still too early to know. The mid-market ($500k-$999k) are still heavily reliant on interest rates and we’ve started to see a slight pull back as consumers wait on the sidelines to see how interest rates shake out. Cash still rules the luxury segment as over 75% of our firm's transactions over $1M closed with cash.
While both closed sales and pending transactions are up in most of the segments outlined in our most recent Q2 Market, we do expect a bumpy ride for the remainder of the year. The FED has continued to signal a potential interest rate hike which will result in higher mortgage rates in the future . As mentioned above, the mid-market is much more sensitive to interest rate hikes, while the high end market is much more tied to the stock market. The financial markets have been up and down for most of the year and many of the top economists believe we will likely continue this trend until at least the end of 2022. Razor thin inventory across Western North Carolina will continue to affect sell-through as demand will more than likely continue to outstrip supply moving forward. We anticipate sales volume to cool slightly, while values continue to remain stable across the region.
