What’s going on in the local real estate market?

So far, North Carolina has faired better than many other places. The market at the entry level and mid-market range changed swiftly from April to June, with the rise in mortgage rates, resulting in showing requests off by as much as 30%. In the luxury and ultra luxury markets ($1M-$2M and over $2M), demand has remained strong with both showing requests and pending contracts actually above last summer by 10% to 50% in the highest ranges. Remote work, appeal of the region, and a relatively resilient Dow are supporting activity. That said, savvy buyers are asking the right questions and evaluating values with a more discerning eye.

What is going on with non-refundable due diligence fees up front?

Non-refundable money was used as a competitive edge for the past year or two to lock down properties up front in multiple offer situations. Fees jumped to five and sometimes six figure amounts in the upper ranges. As inventory has begun to build slightly, we are starting to see less multiple bid situations although prime new or nearly new renovations are still being contested, which means meaningful up front money to take them off the market and under contract.
