Western North Carolina has seen steady sell-through in both the luxury and mid-market price points during the first half of 2023, in sharp contrast with the national media reports about the activity occurring in larger metropolitan areas. With a reported 20 million people projected to relocate to the Sunbelt region between 2020 and 2030, we see a huge upside across the North Carolina mountains.
Asheville and the surrounding areas have seen the luxury ($1-2M) and the ultra-luxury ($2M+) markets continue to enjoy stable activity throughout 2023. The luxury market saw 176 closed sales with over half of them being closed as all cash transactions. Likewise, the ultra-luxury segment witnessed similar successes with 24 closed transactions over $2M - including 88% of them that were closed with cash. Although those sell-through numbers are slightly down year over year, there is a simple explanation. Inventory has continued to lag and thus has affected sales numbers across the region. On a positive note, with 14 homes over $2M currently under contract, we expect the 3rd and 4th quarter sales to be robust as we enter into the summer and fall selling season.
Contrary to the luxury and ultra-luxury markets, the mid-market segment is much more rate sensitive and often times are party to a mortgage. Obviously, rates have continued to climb over the last 24 months. For example, as of June 17, 2021, the average rate for a 30 year mortgage was 2.93%, while that rate on June 22, 2023 was 6.67%. Recently, on the bright side, we have started to see signs of cooling inflation, which should trickle down to mortgage rates. The FED decided to pause its systematic rate hikes, which in turn should slow down the mortgage rates in the short term.
Inbound migration to the mountains of Western North Carolina has continued throughout the first half of 2023. The influx of people originating from areas such as South Florida, Atlanta, and the Northeast to our Western North Carolina region have created a hotbed for real estate activity here. We currently don’t see this trend slowing down anytime soon. With inventory levels still near historic lows and demand consistently on the rise, we will likely see values rise slightly in most areas in and around Asheville.
