With some minor differences, Lake Norman's luxury market has been similar to last year. So far in 2015, 87 homes have closed above $1 million, compared to 85 during the same period last year. In the ultra luxury range over $2 million, this year's 15 closings compare similarly to the 17 last year through the first 3 quarters. Overall, there have been 444 closings over $500,000, compared to 434 last year. A recent September spike of 114 pending contracts (including 29 over $1 million, has the area on track to likely surpass 2014's total of 552 luxury closings. While this year's ultra luxury activity has primarily been focused in Cornelius and the Brawley School Road region of Mooresville, the activity in the $500k to $1.99m range has spread to all parts of the region, with the west shore, Davidson, and the north shore all showing solid activity.

Some 182 individual million dollar homes have closed thus far in 2015. That compares with 175 during the same period last year. In the ultra-luxury category, 21 homes have closed over the $2 million mark, compared to 19 last year. Activity above $3 million remains selective, with 3 homes trading just above that range compared with 4 last year. With 53 more homes pending to close in combination with the 182 thus far, the area is a lock to exceed last year's total of 214 sales over $1 million. Based on those totals, a forecast of 230 or so closings would represent an increase of 10-15% over 2014. Showing activity has tapered since the hyperactive days of May and June, but there will likely continue to be meaningful activity in the range right up through Thanksgiving, while interest can be more sporadic in December and early January.
